I've lived at Birch Landing for the past 2 years & just renewed. I browsed some other places in the area just to see if I could find a better deal & didn't, but I'm not complaining. Some of the past staff were a little rough, but the girls & the one guy in the front office now are pretty cool & the new manager is too. Barely saw much of the last one because she always had her door closed but I see him all the time. He took my rent up a little more than I'd like but he threw in a new fridge for my pain. Fair guy, pretty funny too. There have been a couple of incidents, but I can't really say I've felt unsafe in general. It's pretty quiet around here. They put new lights on all the buildings, so it's super bright here at night. The office sends a text for literally everything now so I feel in the loop. My only real complaint would be the gate because I've been late for work a couple of times behind it. It gets stuck on one side at the exit every so often, but it's never down for more than a couple of days before it's fixed. Just happens more often than I'd like. Overall, I'm happy.

Birch Landing is an affordable place to stay in the metro Atlanta area, however if you can afford a little more I advise you not to move here. Don't get me wrong the management plans these get togethers for the community which is great, but they don't really care about your safety. There have been shootings at the complex and even a murder, recently there have been cars that were broken into also. Birch Landing always puts it back on the people of the complex to themselves safe, but I think that's extremely hard since the gates that are there to protect us are ALWAYS broken. Aside from the crime in the complex, the management is okay at best. Some of those who work there are nicer than others and actually care about the residents. People who are looking at this complex please read all the reviews because most (March 9th is suspect) are true and I wouldn't want anyone to feel unsafe in their apartment.

I've been here since 2007. The property is beautiful and the management does their best to keep it that way. I have noticed that since the current property manager arrived a few months ago, certain things are changing for the better. The men and women that maintain the grounds have always been great. They pick up behind the few, less respectful residents that live here who leave trash on the ground in conspicuous places, even though there is a conveniently located trash dumpster right at the entrance of the property. The trees, flowers, and evergreens are really nice and well manicured. One new thing I've noticed is that the entrance gates have been maintained and functional consistently for the first time since I moved here. Also, I've noticed there are many more community programs facilitated by the property and regular communication via email. These things make me feel much more at "home" than in the past. The office staff is quite professional and I usually get greeted with a hello and a smile when I walk into the office even when they are busy with other tenants and phone calls (which is all the time). Few things are more off putting than walking into a leasing office to hand over a rent check and being treated like you are a burden to the staff. That happened frequently in the past but NOT with the current team in place. They have their act together in there. It's refreshing. My worst experiences have been the result of insensitive neighbors (noisy, messy, etc). The thing is, those kind of residents generally aren't around for long. They either move soon or I assume get evicted. Overall this past 12 months (2015-2016) have been as pleasant as any for me since I moved here nearly 10 years ago. Lastly, I haven't seen anyplace comparable to Birch Landing anywhere in metro Atlanta that comes close to the price.

I'm a new resident and I'm loving this new property. The ladies in the office made me feel at home and have always been nice. Looking forward to using this beautiful pool and getting to know my neighbors..

I've been in Douglas County for almost ten years and yes there's been a variety of change; in addition to more people moving to Atlanta, the surrounding area, expanded public transportation, demographics among other little things.. Fortunately along with change people for the most part will pull together, for example the person that manages this property, Demetrius is quite aware of this. I've seen swift change and more's coming. The safety of all of us are his primary concern. But you have to realize this is a village behind these gates, and when we take pride in our community, while showing a sense of unity, not only will that attract like-minded people, it will free up money to do more to this complex. How do I know? I witnessed it myself. According to me where a person stays is a reflection on them, not just the place where they dwell. These apartments have charm, and a timeless appeal. Maybe in a few years past, there may have been huge problems but I cannot speak on the past, I can only speak upon now. But I would like to add this, I'm quite sure you've read through and saw some pretty disturbing images. That was caused by a number of mistakes starting with that one person who did not care because the property was being leased. Over a period of time, it turned into apathy, rage, gossip and neglect. To add, which is my own experience what you put in the karma national bank are the dividends that surely will be paid back to you. Truly, I can speak only on what has happened to me here, and it did take a little effort on my part, but at the end of the day, common sense and intelligence goes a long way. I've posted one pic - then look inside yourself and ask yourself some honest questions. Those who love themselves first in turn can love others. We need more people who care about their surroundings, and treat them as if it was their own. In regard to these negative comments tinged with drama, those who post a bunch of garbage about Birch Landing, do so because they're garbage themselves. The altitude which you'll fly, the happiness you'll experience in your life, depends on your attitude. Unfortunately, the people who behave like that are for the most part are hiding behind a negative review; I would too if I claimed I lived in such a manner. I don't live like that, I live right here :-) If someone asks about my experience concerning where I stay, this is what it would be: When I first walked in this unit, I saw a lot of potential. The only thing I don`t like is the flight of steps I have to go up/down, can't deny I need the work-out, but some days I grimace, suck it up, and cruise down. However once I walk in, it's a totally different world. I have a charming screened in porch that opens into the bedroom. You won't find that in many places today. They just don't build them the same anymore.. I smile when I go somewhere in my unit. It reminds me of the days when there were real musicians, for example, and whoever designed the layout in my unit did it from his/her heart. The advantage I do have living on the terrace level is I don't have to run my A/C like crazy. I do however have it on but I only have to set it at a temp that don't send my electrical bill into Neverland. I do have to pay my share however since there's something called "peak" and "non" peak hours. I've had Maintenance rescue me from my neighbors however, that don't have a clue what they're doing above me. Getting back to my unit, yes, if I left, I would miss my bathtub. When I get out, I feel like a whole different person. Spring will be back soon, and after the pollen falls, there will be better times. I like opening up the doors and allowing the fresh air to circulate throughout my little home, And finally, I want to thank the individuals from the top all the way to the bottom who try all they can to allow me to stay starting the ones who show up here daily and those I knew when I first moved here: Kippie, Demetrius, Matt, Mikkell, the lovely ladies in the office staff that do their level best to accommodate my needs the best way possible in addition to EACH AND EVERYONE of the people who I interact with that make up Ventron. True, pictures are a thousand words, but so is the attitude of the people who post them. It takes a positive attitude and teamwork; this is what I've learned from my stay so far. If this continue to go in this direction, it'll get much better. This is not just a unit, this is where I stay. PS: The cherry trees are GORGEOUS in the spring!

I absolutely love the property at Birch Landing the property manager has done amazing changes and the new lights make it feel safer I would refer anyone to live here

Birch landing is the worse place to live in atlanta. I'm from Atlanta and I moved in on the strength of a friend referral but he's a man so men don't care about certain things. He said the gates ain't working , his girl wanted to swim and the indoor pool is never open the chicks who work in there front desk never on their job when it comes to sending people out to fix anything broken. I moved cause it was to much deaths people getting killed no real security anybody can come through the gates resident or not and Rob or steal. They promise change but lie lie lie to keep you in. Ask for stuff in writing if you move in and see no change but I'm warning you your gonna hate it. The laundry room machine are tore up and when I stayed there it stayed dirty in the laundry room I hope the clean the pools. If you wanna a put experience move there

I've been a tenant at Birchlanding for 9 years, and it is one of the nicest community's in this area. They have a great management and staff. There had been some problems, but since the new manager Demetrius Kelly starting running the property it has come back up to it's original high standard for a reasonable price. I would recommend this community to any person looking for a clean quiet and peaceful place to live.

I applied to Birch several months ago. Needed to leave this review about my experience while I was writing a review on my current residence. I decided to withdraw my approved application after learning how unprofessional and ------ the staff was. When dropping off requested paperwork for my application to be completed I overheard ditsy workers, ------------------ talking about the residents. I also witnessed them being nasty with residents coming into the office. ----- was no better. I can't do ------, unprofessional staff especially when I'm the type of resident to be in your office for EVERYTHING wrong. How are you looking down on residents when you pay next to nothing for rent. I have several friends in that property whom also have complaints regarding insect issues that have yet to subside. The night I stayed over by a friend that lives in an apartment next to the woods. I heard some kid get chased by another man and all I heard was "Get in the woods" and someone replied "I have a daughter". I chose to not bring my deposit after my application was approved and I'm happy I didn't. No way I was putting money in their hand. I love where I am now.

I was shown a GREAT unit, once excited about living there. The unit they wanted me to rent was UNDER the back of the building, TOO DANGEROUS for a single woman. Then I was told there was a walk-in unit available, but it was rented, then I was shown a DUMP on the second floor with laminated flooring, island and no light fixtures in the bedroom...NOT! I said not I really don't want that if that is all you have please return my deposit. Then I received a letter they are keeping my deposit and I didn't even move in, and also gave a notice within 72 hours! I was promised my security deposit was "fully refundable". I will proceed with legal actions against Birch Landing.

This is the worst place ever! These people are slum lords and it ain't even be the people in the office. The owner of this place don't care about non of the people payin rent on time or nothing. Last night there was a shooting here and it was on the news! This place ain't safe and when i told them I wanted to move out they was tryin to make me pay 2 months rent and not get my deposit back even tho I ain't never been late or had no problems. Stay away ! Oh and on the real - this is the news report.

The management and employees at this complex are horrible! Our air condition has been out since September and they have yet to fix it and it is October 7th. The also refused to take money off of the rent. A young lady in the office had the audacity to tell us if it was not 85 degrees outside there was no need to fix the air yet in the rental agreement they require you to run your air condition for the months of June-September to avoid mold. Also, someone offered my husband a freeze pop when he initially reported the air was out (ppo customer service)! Every time they came to our apart to attempt to fix the air, there was something different with the unit. We went from needing a new thermostat, to a new outside unit, to a new fan, to a new handler. Oh, and we were lied to saying there is no way to contact the corporate office/person who is over the property manager as they have no phone number and only provided us an email. Beware if you want to move in here. The way they handled this situation has been beyond poor.

Thanks to Shay for my apartment. I love the floor plan and its everything i wanted it to be. The ladies in the office are very professional and nice and help you out as much as possible. I like that its quiet and easy access to the expressway. Very nice apartments would recommend to anyone. Thanks Shay!!
