I just recently rented an apartment here for me and my daughter. We attended the casino night which was a blast! And totally unexpected for an event like that to be completely free. My daughter was given necklaces, candy, balloons. We had great appetizers and drinks. We entered into giveaways that were called off at the end of the night and I didnt gamble since I had my 3 year old with me but everyone that was seemed to really be enjoying it!! Its a nice apartment, love the price thats easily in our budget, and lots for us to do their and stay active. The staff is so helpful and one of their new wmployees asked me to give them a rating good or bad. I like that I wasn't pushed to give a "good" rating. Great honest staff!! love living here!!

Very professional staff in the office. I know they are busy often but it's well worth the wait once they are to help you with all your questions or concerns. As I was observing the tenants that would walk through the building it seems as though everyone were very friendly. So I am looking forward to joining the community here. The apartment is very nice for the price. I cannot complain at all. The ammenities are a plus. The location is great you have all you need for shopping on austell and thorton road. And also 20-25 mins from Atlanta. Hmmm and an added note this is my first apartment but have knowledge on what should be expected with rental properties, so I put my money on it that it's worth your time to view the place. Special thanks to my leasing agent Ms.Portia and her boss. They are very funny & yet straight to the business to make sure you're making the right decision at Birch landing. And I am sorry if anyone had an issue with these apartments and staff but don't take it out on my post. My experIence has been great this far. Just have to stay positive instead of getting upset all the time.

If this property management group spent as much time on customer service and acting in an ethical manner with people wanting to rent as they do in writing these fake ads to raise their approval percentage, this would be a great property! Don't believe all the false hype and get lured into this money pit.

lol the staff here is a joke. once they see the rating going down on this site they wil come back with false reviews to make it higher. DO NOT move into this complex. their are obviously too many tenants, apts, and problems that none of the staff are capable of really helping in a timely manner. if you enjoy living here then this must be one step up from the slums you came from

I moved into Birch Landing in May 2013, and had to break my lease in October (5 months later) because I was no longer safe at this property. When I first moved in, my leasing agent was wonderful (She was gone before me, but she played a huge part in my choosing Birch Landing.) On my move in day, I arrived with my moving truck to find that my unit was not "ready". They were still painting and making repairs. The bathroom could not be entered due to wet paint, missing tiles and debris. When they finally completed the work on my unit, I found that I did not have air conditioning. When I questioned the office, they beat around the bush, but I eventually learned that I would be without A/C for over 2 weeks. In that time (Late May going into June, so it was HOT and HUMID) my apartment became infested with gnats/fruit flies due to the dampness. Everything was moist and uncomforable. It wasn't until I requested some type of concession that they rushed to have an a/c unit brought over. (No concessions though). It took about 2 months and A LOT of fly paper/spray to get rid of the fruit flies. Even with all of this, I still loved my apartment. The floorplan was great (though overpriced)and I really liked my upgrades and the location. But in October, another tenant (that I did not know) began to harass me. (I politely but firmly declined his advances). I brought this to the office's attention, and they advised me to contact the courtesy officers the next time I had an issue. Meanwhile this individual was hanging out at my building with other tenants who were violating their leases by hanging out at all hours of the day and NIGHT, consuming alcohol and smoking weed while playing their music loudly. This is on top of the fact that there were at least 4 kids and 4 adults in the units that were 1 bdrm units, 2 bdrms at the most. I didn't have much issue with these tenants other than the fact that the man bothering me was only at that building to party with them. Long story made short, the result of my contacting the courtesy officers/Douglass County PD, the man slashed all 4 of my tires on my new car. It got to the point where I would have to park my vehicle at other buildings throughout the property and "sneak" into my OWN apartment to avoid this man/his friends, and to keep him from vandalizing my vehicle again. I am a single woman who was living alone and I did not feel safe even going to my apartment when I'd get off work (I get off at 10 pm). I usually ended up having to spend the night with friends and coworkers to not risk any drama. When I brought this to the office's attention, they were condescending and rude. Kippie (The property manager) refused to even speak with me about the matter. She was either never in the office or if she was, she'd send her messages through Portia or other staff members...while I was sitting right there facing her office. Her lack of concern was unprofessional and cowardly. If all she cared about was money she could have at least said THAT to my face. Yes, every apartment has its risks, but when you let ANYONE in, and allow them to terrorize your other tenants, you have to take some type of responsibility for the property you call yourself "managing".

I WOULD NOT RECOMMEND BIRCH LANDING TO ANYONE!! THE LEASING AGENTS WILL AND PORTIA ARE WONDERFUL BUT OTHER THAN THAT I HAVE NOTHING POSITIVE TO SAY! THAT PLACE IS INFESTED WITH ROACHES AND THEY WILL TRY TO GET MONEY ANYWAY POSSIBLE!!! I MOVED OUT AND THEYRE TRYING TO CHARGE ME $180 CLAIMING I DIDNT CLEAN THE STOVE AND REPLACE DRIP PANS. I CLEANED THAT ENTIRE APARTMENT NOR WAS IT STATED DRIP PANS HAVE TO BE REPLACED. THIS PLACE IS A JOKE, THEYRE CROOKS, AND DISHONEST. DONT WASTE YOUR TIME LOOKING HERE, YOU WILL BE SORRY!!!

It's a sad thing not to get the return of your deposit when you gave it in good faith. On now the third month and haven't received my deposit for the rental unit. Granted it was the lowest deposit possible but still its not free money for a landlord or management business to keep. It is not FREE MONEY but a business deposit that should be returned in a timely fashion just as quickly as you (Birch Landing) received it; it should be return in the same manner. Some apartments try to get your deposits as a form of revenue because they are either incompetent or just morally challenged. I had many of problems at this property from day one. The leasing agent told me it was total electric when it wasn't and I later confronted him he states basically it was only used to heat the water. Hello, that still GAS! Are you kidding me! The painters they used had paint all over the carpets more on the carpet than the walls. The refrigerator wasn't clean and had rust on the outside doors. The sink had been damaged. Doors at the washer and dryer connection wasn't on hinges. Bathroom ceiling in tub area patched up like a big bubble. Security gates open always or broken. Mailboxes open, broken or mail scattered about. Trash everywhere through out walk trail alone with over turned or up rooted trees blocking or on trail. Weight room many broken machines. The noise was loud in the area and from apartment to apartment. At night throughout car radios blasting; I thought it was far away from this type of activity but I was wrong. No, bus route near you have to walk far to reach a bus, and this location was far from Mall. I would not recommend this location to anyone, and I am sorry I was in a rush to move and I will plan ahead with enough time next time not to take the first place I visit.

Hi, We are The Charles Family. We currently reside at Birch Landing Apartments and are most definitely enjoying our stay here. We moved in in the middle of October 2013. Since being here we've experienced no major issues and have accommodated a host of welcoming neighbor and friends. No apartment complex is perfect and ----- landing is certainly far from that, however if your looking for comfort, a reliable staff, and a luxury apartment to call home, then ----- landing is the place to be. Confidently located in the neighborhood and easily accessible from either direction.

Birch Landing is such an awesome, beautiful place to be. We moved in 10-01-13, and have just really enjoyed our apartment. We have had very minor issues they happen in all apartment complexes. But the staff are always on it. The whole office staff are alway helpful and willing to help the residents, and they even help you if you can't pay ur full rent on time. Maintenance staff are always on their game. Making sure my issues were addressed ASAP. Granted they were not always 911 issues. But still made me feel important. The grounds are so well kept, yes there is trash sometimes on the grounds, but I saw a car who just dropped their trash and never came back to get it. But I saw maintenance staff picking that up the next morning. I know it seems as if their is a lot of negative words about Birch Landing, but Kippie the manager is awesome. Along with her awesome staff. If ur looking for a beautiful area this is the place. Also, ask for the creek side view. I found it's super nice to overlook the creek from ur apartment. Thanks Birch Landing for all you guys due to make my place feel like a home.

At first I decided not to waste another precious moment with these people but I think anyone interested should NEVER experience what I experienced with them. I put in an application in with these people on 12/19/2013 only to get an answer back on 01/03/2014. Being that I couldn't move on that day my application was rejected but according to the staff because I couldn't pay my deposit (BS). I did my application with a guy name ---- who only works part time (2 days a week) and if moving wasn't on his terms then forget it. After arguing with the whole staff finally on Friday 01/10/2014 the manager ------ promises me an apartment the next day (BS). So on Saturday morning I get up, pick up uhaul, get movers, load truck, and no apartment!!!!!!!!!!!!!!! The only thing good about this staff is ------ bless her heart she should either find her a more knowledgable, professional staff like herself or find her another job!!!!! The rest sucks, has attitudes, unprofessional, and our liars. After calling back on Monday, ------ didn't even have enough courage to answer my phone calls so she used her assistant to handle me very unprofessionally and sarcastically. Please DO NOT waste your time with these people and please by all means take the other ratings unto consideration. I absolutely agree with them all. Although I had to put my furniture in storage and lost money on a uhaul and hotel I found a really nice house in lithia springs for the same price that's recently renovated and clean grounds. I guess sometimes God has a way of showing us garbage is not needed in our lives. Happy 2014 to all that's reading this and trust me thus is not what's in store for you

Boasting an amenity package like no other in Austell, you can also enjoy a winter dip in the indoor pool, cool off after a workout in our resort style outdoor pool or play a game of tennis on one of our three courts (TUB BROKEN, POOLS LOOKED WHEN OFFICE IS CLOSED, GYM HAS OUTDATE BROKEN EQUIPMENT, PLAYGROUND IS UNSAFE FOR CHILDREN). We have something to offer every lifestyle at Birch Landing! Closed on Sunday(EVERTYHING IS CLOSED ON SUNDAY, GYM AND POOLS!)

The management is competent. Portia is a nice lady who will do her best to answer a question with an intelligent response. Deborah is just as nice and will help you with the wifi or coffee machine if you ask nicely. The concession upfront to reduce your monthly rent is great and works if you are willing to abide by the terms of your lease. I've not seen a nicer group of people in my life. They are hard-working, intelligent, and can think on their feet. I love living here, though it's only been a week now. MOVE HERE, YOU WILL BE GLAD YOU DID.

The management sucks! ------ is an ignorant dummy who can't figure anything out or answer a question with an intelligent response. ------- is just as daft and will lie to you to get you to sign a lease. Don't fall for the concession upfron to reduce your monthly rent marketing ploy...they will take your money and will not reduce your monthly rent rate. The assistant manager and head manager ------ are lazy which is why the rest of the staff is so incompetent. I've never sen such a sorry bunch of idiot adults in my life. They are lazy, dumb, and can't think. I hat living here. DO NOT MOVE HERE, YOU WILL REGRET IT.

I have been here for a few months now. It is not bad but could be ALOT better. The buildings are not taken care of ie:being pressure washed, broken light fixtures, spider webs all over. The fitness center is a complete joke. Old creaky or machines just don't work. People will leave bags of garbage any where which is outright disgusting. Old appliances that hardly work and are at least 10-15 years old. Pools are usually closed all the time. Office staff is sometimes rude. You have to go through hell and high water to get things done. And especially to get them done right. Parking is pretty good. Sometimes you can hear your neighbors if they are being loud. They are spacious. Nice layout. But if you can find better, then move there.

I suggest you keep looking if you thought this would be home. Apartment offers 2nd chance rental for people who ruined there rental history. I am moving and gave notice keep all your receipts and notice of termination document ask for copy 3 times I had to show it because the office continue to say it's not in file and no notice was given each time I've brought the document back to the office as proof. The office will not verify your history when you move or they will state incorrect facts on your verification to another apartment complex to avoid you moving. Very noisy location and the management does nothing but tell you to call the police. Place has gone through 2 managers since my 12 months here. I've seen people going through the mail at the mailbox

Birch Landing apartments is the pits. The new manager is arrogant and rude. She has no form of customer sercice. I don't know where they found her. She doesnnt listen and don't care about the residents. The staff have changed so many times over the last year. Work orders go undone, you have to place a request approximately 3x before it is address. The community is advertise as gated but the gate is frequently broken. There is an ants problew With-in the units.Beware of the friendly. Faces once you become a resident their attitude changes.

I have been a resident with Birch Landing for 3 months. The manager, the staff and the maintenance workers are professional and friendly. The application process was smooth and quick. Upon viewing the apartment unit, I became excited to think that I would be a resident at Birch Landing. Then, when I saw the indoor pools, the outdoor pool, the weight room and the tennis court...the deal was sealed. I had to be a resident and I accepted one of the units on the spot.

I have been here a year now and Birchlanding was a great first choice for me. The staff are friendly and understanding and they always answer all of my questions. When anything needs to be fixed they send a maintenance guy as soon as possible. I love the fact that they have plenty of activities to keep your day going well. The pools, playground, the tennis court, and if you want to get fit the gym is here! I haven't had any problems since I've been here and most of the neighbors around me are respectful and everyone is friendly. I love the inside of my place. I have a one bedroom mid-sized and I feel that it is just enough space for me. :) Right now it is fall and I love the beautiful trees and all of the colors. Birchlanding really gives me that Forrest feel. It's like it's own village.

Just wanted to say that Birch Landing Apartments have been great. Anything I've needed over the last 4yrs they gone above and beyond. Also, I must say thank you to Portia an employee at Birch Landing for going above and beyond. Thank Portia!!!!

Honestly, I loved these apartments for almost a year. I loved the old management, the maintenance staff was fine, grounds well kept, and I felt safe for me and my family. I really called this place home and did recommend some people here. Up until September 2013, things have changed from better to worse. The maintenance dont come for a long time after a service request and I have never been used to that, the grounds are very nasty and I always see people leave their bags full of trash on the road, the gate is still not fixed, and majority of the staff are very rude and very unprofessional. One of the staff was joking with a friend of hers and was cursing in front of customers. New management write letters all the time to tenants, but are never concern with any tenant's advice and requests to make this community and great community like it use to be. At one point, I did over heard some staff under new management talk about future tenants and current tenants behind their backs like as if they are bothering them. I am never used to this service and very disappointment in this new group of people and how the apartment complex is running. I was gonna renew my lease, but I can come to a point where I dont feel tranquility and always have tension around. I will be taking my business elsewere and will refer people elsewhere since I see problems are not going to change.

I have lived here for over a year now and absolutely love my unit. Things are much better on the up and up due to the new staff/management. I beg to differ with a lot of these negative reviews on here due to the fact I've never experienced a problem. Anytime I have a problem it's always resolved in a timely and sufficient manner. From the landscaping, amenities and my unit (remodeled). I'd definitely recommend someone to come and live here at Birch Landing.

I have lived here for a year and i have to say im totally disappointed, for the following reasons. 1. ac is always out, you have to beg for weeks for them to fix it. 2. Most staff members are rude (new and old management. 3. They are very strict with guidelines but care very little about tenants. 4. Gym equipment is always out of order. 5.Complimentary car service was is broken lol 6.Maintnance is a joke 7.Management is rude an condescending 8.Garbage is always on main rd. 9.No security cameras 10.They dont have any community events(but advertise they do)
