What's UP Friends
Just Moved in. I stumpled onto this place when I was cutting through from Cobb to I20. Decided the stop to lokk was what I needed. I spoke with several ladies in the ofice and was also greeted by a maintenance individual that spoke yeah maintenance . I have lived at several places in the area and by far the customer service here is way better. Each time i have meet a different person and now know all the staff, even the manager. I have recently refered several persons and they have now doubled my referal for sending someone eles in the same month. Hey the indoor pool is hugh and it is actuall y hot. Come on down, and check it out.

I'm Loving It
i must agree with the last resident. I have been living at TreeTerrace for some time now and have had only minor issues that were handled immediately. The office staff is really caring and helpful when it came to my situation. As I did make your own opinion and do not take the opinion of those who just have nothing better to do in life but to be negative. As for me I love the indoor pool and the gym that they updated this year. I plan to continue residing at TreeTerrace for a while and as for my unhappy neighbors you can make a difference.. BY MOVING... cause I'm loving it!

Love the Trees
Hey Guys,
Give them a break. Its great here. The staff has changed in the past year but for the better. The place rocks. Love the hugh indoor pool. Come and see for yourself. The people that are negative have issues that is not Treeterrace's fault. Maybe you should be a better tenant..

DON"T MOVE HERE!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
I am moving when my lease is out. I got a letter saying my rent is going up to $800.00 a month if I renew, that's almost a $300.00 rent increase. I have been here four years, never once have I been late on rent, not once. Why is my rent suddenly being jacked up? I looked on line for all of 10 minutes and found several places much cheaper. I pointed this out to the office manager and told her that with as bad as this place is to live no one with a firing brain cell is going to pay that much to live here when they can, with 10 minutes of looking, find something much better. She was more concerned with telling me not to lean on the arm of her couch than with how hard is was going to be for me to cope with such a high rent increase. The office manager is the rudest, meanest, uncaring person I have ever had to deal with and that's saying a lot. I work at a pizza place, I have to deal with petty rude people all day, Sandy has them all beat, and her boss, Nancy Sprott, isn't any better. From what I hear they treat most of the tenets that way. Where I work you don't get to treat people that way, even if they deserve it, and I don't think I did. I was trying to get a problem solved, not make trouble. I was very courteous. I told her I would have to move if they raised my rent that much, I just plain don't have that much money, and she told me to do it then, get off her couch, and stop wasting her time. I don't want to go through the head ache of moving but they are forcing me to, someone who has paid they're rent on time for 4 years. Yeah, they really care. By the way, the gates never work and are a constant head ache, I had something stolen out of my mailbox and the apartments said the post office was liable, the post office said it was the apartments so I didn't get the issue resolved, there is mold everywhere, roaches everywhere, my upstairs neighbors are loud and nasty, they come through here with a leaf blower at 7 am when you're trying to sleep (if you have a third shift job that's not good), it's dark, no outside lighting and unsafe. I hate it here.

Stay Away
I so agree with all of you. I am staying there now and I can't wait for my lease to end. The property manager is never there, but from what I have heard you will always see her in court if you miss a payment. Nothing gets fixed. You'd be better off fixing anything broken yourself. The front staff seems clueless and the ones that seem to try to help you out for some strange reason don't stick around too long. This place is a JOKE! Bugs everywhere even though the place sprays once a week, if your lucky, the bugs are still there! Mold can be found everywhere and something is always broken. This place is a NIGHTMARE. So if you are thinking about moving in , a shelter would be a better choice!!!

RUN AWAY
If your looking for a nice quiet place to live, where if you have a problem office staff and maintenance will quickly fix the problem and not cover it up. Then you should look some place else. Tree Terrace Apartments is eat up with roaches that they can't get rid of, along with ants. The buildings are 15 yrs old, there are leaks through out that never seem to get fixed. There is mold everywhere and instead of fixing the mold problem they paint over it.This can't be good for you to be around. You ask for something to be done and if you don't stay in the leasing office with the hateful ladies all the time, your problems won't get fixed. The property manager is never there to talk to about this and when she is she talks to you as if your a child and trys to cover her butt. This place is a joke, the people who work there are a joke. If you want something safe, clean and bugless go somewhere else.

I like the apartment. The office people are useless. They don't get anything done besides renting the apartments. Nothing gets fixed.

I don't know about the previous comment...
but I lived in Tree terrace for a year. It wasn't perfect. For example, some bugs, competition for parking, and the kindest staff member lefted. The others weren't so nice. The apartment besides the occassional bug...was really nice. It was quiet, which is very important to me and Austell is one of the better area's to live in. The gate was at times broken but I blame that on the residents. I didn't get my deposit back and the apartment was left spotless.

I moved in these apartments a few months ago, I have no complaints, Its always quiet, the neighbors are nice, office staff attends to your needs very quickly, I have read some of these reveiws in my opinion they are just BULL-S***. Its most likely the people who just look for something to complain about, or who were always late on your rent, Most of the minor problems you have in an apt can be fixed yourself with just a lil bit of commen sense, just an example i put on a new shower head, I also put on a new toilet seat, i mean this is easy stuff. Take it from me, These are very nice apartments, just to assure you its ok if you would like to talk to a resident before you move in, you can email me gapcrepair@yahoo.com

No lights at night
This is probably the worst place I have ever lived at to be luxury apartments. I imagine living in a motel 6 is better. I've lived here almost a year and I cannot wait to move and I hate moving but the management could careless about your safety. I've called about 10 times about our parking lot light being out not to mention every other street light. Also after a terrible storm in June a huge branch from a tree has been hanging literally about to fall we called to let them know this because people are unable to park on that side of the parking lot...again ok we will get someone out there...nothing! I called at least 10 times in addition to my neighbors calling. I went to the garbage the other night huge rats just waiting to be fed.don't walk by these apts but run don't drive by but speed I promise you this is not the place for YOU!!!!

PROPERTY MANAGER NEEDED
THE ENTIRE OFFICE STAFF HAS CHANGED AGAIN...THE PROPERTY MANAGER IS LOUD, RUDE NEVER LISTENS TO RESIDENT COMPLAINTS, AND IS NEVER IN THE OFFICE. YOU WOULDN'T KNOW WHO'S ACTUALLY THE PROPERTY MANAGER. HOWEVER, I HAVE LIVED HERE FOR THREE YEARS NOW AND I HAVE SEEN OFFICE STAFF COME AND GO. THE MORE RECENT STAFF WAS GREAT, GET RID OF THE LOUD, RUDE,AND NEVER CONCERN MANAGER, SANDY.

Go somewhere else!!
The gates at this place NEVER work! The pole lights are ALWAYS out. I almost hit a guy in the front cause it was sooo dark. Don't bother to tell the staff about problems. They will either lie or get an attitude and be rude. The only time they are nice is when your paying your rent! And don't bother trying to talk to the manager. I did and she just overtalk me the entire time. Residents should not have to deal with that.

You can do better
The actual apartments look nice, both inside and out.The problems come when the sun goes down.Be prepared to share your apartment with roaches. They are everywhere! I used to watch them come out of my kitchen sink. The laundry facility was dirty and I was scared to wash clothes there due to all the crime. I would not recommend these apartments. There are some much better places in the area for about the same ammt of money.Keep looking, and even though they will try to get you in with some great special dont do it! You really get what you pay for

RUDE OFFICE STAFF
THE OFFICE STAFF AND TREE TERRACE ARE VERY RUDE. THE ASSISTANT MANAGER HAS A NASTY ATTITUDE, THAT NEEDS ADJUSTING. MY SUGGESTIONS IS TO REPLACE ALL.

If you want to feel safe, then don't move here...
I must say, that TreeTerrace is the worst place on earth to live. Monthly, the rental office sends out memos to the tenants informing us of another criminal act. We have had people being ROBBED at GUN POINT. Intruders poising about Maintenance workers trying to break into apartments. Uncontrollable kids breaking gym equipments, kicking holes in the walls. The gates are ALWAYS broken. The rental office constantly lie. The pole lights are always out, never replaced.

Close your eyes and lets pray
I am in my 6 month of living there. They´re a few things wron with tree terrace. Thier front gates never work. So people freely come threw there like they please. We have had over 8 cars that i know broken inn to. The maintenec people never pick up the trash on the grounds. Thier indoor pool always smells like BUTT... Thier excersize equipment is always broken. The hot tub is broken and full of trash and some standing water that west nile breeds inn. The walls in the apartments are over paintes and still have the 80´s wallpaper in it. they never come out to shampoo your carpet. And those god offull speed humps. And Also the is several street lanterns broken, so ladys never go out after dark with out company. The mail lady is never on time. Always be carefull comming out of the complex.. they never stop on red.. yallno what i mean. However on the bright side of things, the leasing office is very nice. the complex is kept in pretty nice shape. the tendents are nice and friendly. its very quiet there and its conveinet to atalnta and marietta. over all i give tree terrace a 7 out of 10.. if they tok some moeny and fixed a few things, we all would be happy. And gay folks are welcomed.

A-HOLES.
The leasing office will rip you off if you look like you have money--they offered me the smallest 1 bedroom for about 460 a month and offered the biggest 1 bedroom to my friend for 430 a month.
I hope you don´t ever need their "security" if someone is trying to beat down your door because they "don´t handle those kinds of situations" and then will try to kick you out even though it wasn´t your fault some crazy maniac is attacking your door. Once again, let me emphasize how "nice" the leasing office manager is.
Laundry facilities are dirty, maintanence MIGHT come around but they sure as hell won´t fix the problem. The trash compactor either doesn´t really compact or is just not big enough b/c it´s always overflowing with nasty garbage. The gates are always broken, and the apartments themselves look like repainted hotel rooms with beige everything.
I can´t wait to get out of Tree Terrace.

Not bad...
*maintenance was timely (roach problem @ move-in but was eradicated by maintenance and the 2 or 3 roaches that were in existence were never heard from again)
*parking was okay
*quiet neighborhood
*low crime level (crime can happen anywhere @ any given time...nothing happened in my building)
*attentive leasing office

My only complaint would be the rent...its not bad but they could have given us a better deal considering we paid the same price for two years (2BR 2.5BA, $765) when people in our building who moved in AFTER us were paying in the low $600s; when we went to renew our lease we were told that there were no specials and we could only get a $100, 200, or 300 dollar reduction for ONE MONTH...we renewed anyway but after we would not renew again...the 6, 9, OR 12 month $630 special arose...we still didn´t renew.

HOLY CRAP
this place is a roach-hole. roaches everywhere. they check-in and then just stay. Very nice apartments though. Ive had roaches in my 3 cars. ALL OF WHICH HAVE BEEN STOLEN!!! I turned on the sink and roaches crawled out of the faucet. I called an exterminator and he said they were a special species (unfubus morticalis) that were immune to its spray! he called them "invincible roaches". i moved out and sued the owner. they declared a mistrial...
