I just moved back to BIRCH LANDING i am a past resident i lived here back when it was TREE TERRACE and i can honestly say that BIRCH LANDING is a much better place from the moment i walked in the staff was friendly i got to meet the property manager on my first day there she was so so helpful with my move back and i must say that the maintenance staff are the best i have seen in a long time i came to the office to put in a Maintenance ticket and before i can get back home from the leasing office one of the maintenance guys met me at my door.

Very Please long term resident

I have lived here through all the different management changes. I must say by far the last change has been the best. Finally a manager and a staff that have a clue and a manager who gets out on the property, and dont hide behind a closed door. Since Decemeber the property looks like a new community.In speaking with the manager today I understand that both pools are open which is a first in years, the gates will be closed in a week or so they ran into a road block with a small electrical issue. But the overall appearence of the community has turned around 200%. I am thankful for whomever decided to make the change in putting the current manager in place here in Dec.

Not happy

This is hardly a nice place to live. I would strongly suggest that before you move here drive around at night and see for yourself. Just watch the rats run as soon as your highlights hit them. It's disgusting and hulimitating especially for your friends and family to see. The outside pool has been down forever it's now June. The office keeps saying that they failed inspection because of the gate to that pool isnt in compliance. THEN GET IN COMPLIANCE and FIX IT. And that poor jacuzzi maybe if you sit in it long enough the jets will work. The indoor pool smells horrible. And what about the gates they have been broken since I moved here 6 mos ago. People walk all night, standing in gangs in front of your apartment that you are afraid to go inside of your place in fear of being robbed. Abandoned cars, street lights work when they want to. Kids playing in the street and refusing to move out of the way so instead you have to wait until the feel like moving out of the way. Neighbors are loud, on the phone outside of the apartment cussing out baby mamas and daddies. Throwing garbage bags in the middle of the streets and woods. Complain to management and they don't care. Maintenance is ------ and horrible they can't fix a toy truck if they tried. I say go live in an extended stay and you will get better service.

It's funny how the last few reviews were posted within the same time frame, days apart and also are from an anonymous user. Clearly it's management posting these positive reviews because they all sound the same. Well here is the truth about this place IT'S A DUMP WITH RATS and unprofessional ------ management, they are LIARS!!! Also the type of people that work there and live there all are very ------ and the appliances are horrible!!! This was the worst place I have ever lived I was counting down for my lease to be up and it's a hassle getting a damn member of management on the phone unless u paying your rent. There is no type of polite behavior out of these unprofessional people trust me on this one DO NOT MOVE HERE!!!!! From a REAL resident.

I am EXTREMELY displeased with the quality of service that has been provided at the TREE TERRACE/BIRCH LANDING APARTMENTS/VENTRON MANAGEMENT in Austell, GA. Over the LAST 6 MONTHS my neighbors and I IN BUILDINGS 4900, 3300, 4200, 4400, 4300 BUILDINGS have been calling repeatedly about the STREET/PARKING/BUILDING LIGHTS BEING OUT AND NOTHING IS DONE IN A TIMELY MANNER OR AT ALL BECAUSE MAJORITY OF THE LIGHTS STILL REMAIN OUT. I HAVE CALLED ALMOST EVERYDAY AND AS RECENT AS TODAY TO BE EXACT, I UNDERSTAND THAT PUTTING SIGNS UP ALL AROUND THE PROPERTY TO REMIND THE TENANTS THAT RENT IS DUE IS MORE IMPORTANT HOWEVER WE HAVE HAD ENOUGH OF BAAAAAAAAAAAAD MANAGEMENT OF ---- ----- AND HER STAFF, --------------------------------------------- I SUGGEST REPLACING THEM ALL FOR QUALITY AND PROFESSIONAL STAFF THAT OUR RENT PAYS FOR. WHAT DOES IT TAKE TO GET LIGHTS REPLACED??????????? ENOUGH OF THE BINGO, PINOCHLE AND DOMINO GAME NIGHTS IN THE RENTAL OFFICE AND GET FIX UP THE PROPERTY. REPLACE THE GYM EQUIPMENT, DO SOMETHING ABOUT THE HUGE RATS CHILLING AT THE DUMPSTERS WAITING FOR FOOD. CALL THE ANIMAL CONTROL ABOUT THE STRAY CATS. INSTALL STATE OF THE ART SECURITY CAMERAS AND HIRE A REAL OFF DUTY POLICE OFFICER TO PATROL THE PROPERTY SO WE CAN START USING THE DROP BOX TO DROP OFF OUR RENT CHECKS INSTEAD OF US HAVING TO WAIT FOR SOMEONE ON THE 1ST-3RD OF EACH MONTH TO OPEN UP THE OFFICE TO PAY BEFORE WE GO TO WORK WHICH ON SEVERAL OCCASIONS NOBODY IS THERE ON TIME. The Worst Place I have ever lived

I talk to the so call management with complaints from late fees to owning over $742 when I moved out. I was in another state, I mailed the keys(MY BIG MISTAKE) They claim that they never received it(FUNNY THEY CASH MY LAST CHECK THAT WAS SENT TO THEM) Charge me for the keys(FUNNY THING IS I MADE THEM A EXTRA SET BECAUSE THEY LOST THE OFFICE COPY). I was getting $50.00 a month discount because the carpet needed to be replace.(They are trying to charge me stating the the carpet needed to be clean REALLY) This place is a joke, I filing a complaint against them and the Collection Agency. I was told after my file was sent to the collection agency and they had no paper work. Again this place is a JOKE. Last thing they never ever has a card for the Laundry room on-site. I ask about 5 times.

I HATE this place!!!

I used to live here as a child, when it was tree terrace. The place was amazing. I moved to oklahoma for 4 years and decide to come back to georgia. Well, I loved this place so much, this was a first pick. And it has been a DISASTER!!! I don't know how many times i've had to call the police for noise complaints, people partying until like, 4 am. Music so loud I can feel the base in my couch. Not to mention that I can never find a place to park because people who don't live here are taking parks and partying!! I actually had to walk to my apartment from somewhere else a few times and i'm telling you, I was pissed!!! My garbage disposal hasn't worked for a year...still waiting to get it fixed. I just got tired of constantly running to the office and calling them. I got bugs all over the place, loud, ignorant --- people all around me. I can't stand it here, its like hell. They never fix the gate, the pools a mess, the jacuzzi doesn't work, my laundry facilities suck, most of the machines are broke and filled with spiders and crap. The office people act like they are better than you, the police don't give a d@mn about their job. I am working on moving ASAP! I rather live in a box on the street. That's how I found this site, searching for apartments, thank god my lease is going to be up soon. The only good quality is the forest this place rests in, but even that isn't worth it to me and I am a very spiritual person, but this place has torn me apart! Good-bye forever birch landings and #uck you!

Love these Apartments!!!

I just recently moved into Birch Landing and I have no problems with them!! They are quiet and laid back, I stay in the back and it is very quiet. These reviews on this site are total opinions and me being a first time apt buyer it really makes finding an apt more difficult than it really needs to be!! Alot of the negative comments are really ridiculous. Anyway there is nothing wrong with these apts, go for it!!

When it was called Tree Terrace before birch landing

I moved in Tree Terrace apt in 2007 and moved out in 2010. Tree Terace staff was alot more friendly and they didn't act all stuck up. They where there to help you. The weight room was always kept up you had a code to get in when you wanted to work out. The indoor pool was clean and the trail was maintained. I loved my apartment but as the time went on when Birch Landing brought the property it when down hill. Then weight room was never open when you wanted to use it. The indoor pool was so dirty that they had to close it down in order to bring it back up to code. I ended up with bad mold in one of the bedroom closets which they did finally take care of. When I move out it took them 4 months to get my deposit back even though the apartment was in good condition when I left. The manager would never answer my calls I would keep getting a run around when it came to giving me back my money. I moved out because I moved out of town. I'm planning on moving back to Ga. If birch landing had different staff in the office I might consider moving back. I really did love my apartment it was nice and rooming,comfortable and quiet.

Not a place to call HOME

I've lived here going on two years and it has gone downhill! I loved the apartments when I moved in the rates are affordable and the office employees were very helpful but as we moved in and months went by, one by one new employees started rolling in. They became rude and lazy! When you call down to get on the pest control list or have a maintenance issue you have to stay on them (like a job) in order to see progress! Also the apartments itself started to started to look shabby, trash is thrown in the woods and left there for weeks (literally). Now they will clean outside the gate and front of the buildings but wooded areas are left a mess. One of the main reasons I moved here is the front gate made me feel secure but that broke and no attempts have been made to correct the issues of it being broken or fix the gate period. On top of that lighting is HORRIBLE I do not feel safe walking through the parking lot at night or even driving through the neighborhood in fear of hitting someone walking!!! All of these issues have been brought to the managers attention but no progress has been seen. Manager never answers or return calls but as soon as you're late on rent you have a letter in your door!!!! I will not be renewing my lease another year!

Now Called "Birch Landing" still same ol, same ol.

This has to be opne case of straight bad management. This community has beautiful landscaping, front entrance, and it all stops at the gates, which still don't work. I have lived here for a little while, my apartment was not ready at move in. Still have maintenance problems, which have never been addressed. If you want bang for your buck this is not it. They all need classes in customer service. The manager herself returns no calls, and your lucky to get anything short of the answering machine when you call to report a problem. Lights stay out for weeks before they get fixed. NOT YOUR NEXT APARTMENT!

Relaxing and a great place to live

I was just reading other reviews, I have been here since 2007 and yes there were issues but now managemnet went through some changes and everything has runs smoothly. The indoor pool is great all year around and everyone is friendly around here. I think its a great place to live for a long or short period of time. I recommend checking it out.

I HONESTLY DIDN'T THINK THE REVIEWS WERE TRUE...BUT THEY ARE! SERIOUSLY.....I HAVEN'T BEEN HERE FOR A MONTH & MY CAR WAS STOLEN! SOMEBODY TOWED IT RIGHT OUT THE DAMN PARKING SPOT-IN BROAD DAYLIGHT!!! THE RUDE FEMALES IN THE OFFICE CLAIMED THEY DIDNT HAVE IT TOWED. SO WHO THE HELL TOWED IT? WHAT IS THE POINT IN LIVING IN A "GATED" COMMUNITY WHEN ANYBODY CAN JUST COME IN? OH WAIT, THIS ONE IS MY FAVORITE--THERE ARE SUPPOSED TO BE SECURITY CAMERAS, YET NO ONE HAS VIEWED THEM TO SEE WHAT HAPPENED TO MY CAR-IT'S BEEN A WEEK NOW. I HAVENT RECIEVED A CALL OR ANYTHING FROM THEM. THEY ARE ABSOLUTELY USELESS. WHEN THE POLICE CALLED THE LEASING OFFICE & REFERENCED THE CAMERAS, THE RUDE BROADS HUNG UP ON THE OFFICER INVESTIGATING THE CASE!! THERE'S NO WHERE TO PARK & THE LIGHTING IS BAD. I moved back! I should have never left.

Tree Terrace is a wonderful complex to live in. I lived in the complex previously for almost three years. I left ATL. My leaving had nothing to due with the complex. I came back to ATL and it was very hard for me to get back in the complex due to hight demand. I had to live in another complex. It was horrible!!!!!! I finally was able top move back to Tree Terrace. I love it agaian!!! I here until its time for the house. Wonderful place to stay!

Not that bad...

The apartments are not as bad as people make them out to be.. I like the fact that children aren't running around wild all day in there. Its wonderful in my opinion and I recommend these apartments to anyone.

Stay away!

I can't wait to get out of this dump. The office people are completely useless, if you move here you better hope you never need ANYTHING from them. Tree Terrace looks really nice before you move in because the the staff is only concerned with the appearance of a nice place to live, then when you live here you learn what the place is really like. They let anyone live here, so the place is unsafe and trashed. Mail boxes and cars get broken into, don't live on the ground floors because it will just be a matter of time before your place gets broken into. I told this to one of my downstairs neighbors when he moved in, a younger bachelor, he laughed it off saying how "no one would dare break into his place..since he was so tough" and all. Then a few months later he was moving out because some one broke into his home repeatedly and went shopping, took whatever they wanted. They broke in during the day when he was at work. This happens all the time here. I know because the police have told me so and so have some of the nicer staff. (There are only two nice ones.) Thankfully I live on the top floor, so it's a little bit more secure.

It's Less than Average

I was highly disappointed when I moved here. The lady in the leasing office was sooooo nice when I viewed the community but when I moved in, she was m.i.a. My car was never broken into but the tag was stolen once. There was always someone outside yelling and cursing at all times of the night. I was was very upset to find that the gates were hardly ever closed!!! To each his own but Tree Terrace was not the place for me

Lets all be honest !

Tree terrace is a wonderful place to stay, only if you don't have anywhere else to go.<br><br>And for anyone to rate these apartments a 5.0 has to be mangement or they all are on Crystal Meth. First of allthe gates are neverworking, it is very dangerous to live there. I have been there for 2 years, we have had a couple of rapes there, every other month there are a ring of car thefts and break ins, the Laundry room and the money machine is always broken. Vandalism is at it's high there. Mangement is very rude here. It is only recent that is staff has been at tree terrace. Last year the whole mangement and staff walked out and quit. So lets keep it real and stop all the lying to potential residents, because once they move in and something happens to their property or vehicle tree terrace will not do a damn thing. I know I had my vehicles broken in twice, fill out a report and nothing was said or done about it. MY RECCOMENDATION IS WHEN YOU PASS BY TREE TERRACE APTS ON MAXHAM RD. KEEP GOING !<br>

No problems

I've lived at tree terrace for over 2 months now. I have not had any problems with anything here. The staff is nice, apartments are kept clean, and i've had minor things fixed and changed and it gets done in a good amount of time. I only have one complaint and that is that the gates are sometimes closed and sometimes they aren't. Other than that this is a great place. And I also don't have any problems with noise. Are you sure you're living in the Tree Terrace off of Maxham bc it doesn't sound like the same place i'm living at. And no i am not staff.

GIVE ME A BREAK!!! THE LATEST REVIEWS ARE BY THE STAFF!!!

Tree Terrace is a horrible place to stay. No tenant in there right mind wrote the last couple of reviews. Ask the people who live here and they will tell you how horrible it is. There are bugs,and did I mention the CRIME. If you like your car being stolen at times, please move to TREE TERRACE APARTMENTS. The staff is just as bad. The rudest bunch of females I have ever seen. <br><br>The noise is so loud I can't sleep at night. The area is so dark. I have gotten robbed a couple of times. And I have been here 3 years and can't wait till my lease is up. PLEASE BEWARE OF MOVING HERE.

Hey, I'm here to say that Tree Terrace is a great place to live!

I have lived at Tree Terrace since 2000.My job relocated me to the area.Tree Terrace is a peaceful place to live. I have had minor repairs to my unit. The staff has always been friendly and accomodating. The manager is friendly and personable.The community is located the woods, there will be an occactional bug.Been here for 6yrs and no real bug problem for me!!!!
