I truly appreciate the staff (Jeff and Kippi) for making this transition to GA easy. I got the place without exactly visiting and took a leap of faith. I called their office almost once a week and as the time approached I began to call more because I was so nervous. Cleanliness was very important for me. I wanted to make sure I did not have an apartment filled with rodents. I moved in and everything was up to my standard and if there was something that needed fixing they were on it. If you're expecting perfect then you have to build your own house. Every complex has its issues however it is evident that they are making improvements and working to fix these issues. I moved in a few days ago and so far I'm happy with my decision. 50% of responsibility relies on management and the rest of the residents. Clean up after yourself, be aware of your surrounding, and just have a positive attitude. This place isn't as bad as these reviews make it out to seem.

The customer service is horrible. I witnessed an argument between a tenant and a worker in the office. The office worker was very rude and claimed they were not going to help the tenant with their. Also, when I have told them about a problem within my apartment, they had never told the maintenance team so I had to wait another 2 weeks.

OMG..where do I start...from the time I spoke with someone til the time I actually moved in this experience has went from 0 to 60 ....meaning all bad. Since I was relocating from out of state and my daughter lives iin Georgia and has actually lived in this complex she thought it would be just right for me, was she ever wrong. She worked with ------, she showed her 1 unit after trying to reach her numerous of times with no success, I was eventually told 3 days later that unit was no longer available...what a joke. Now I was steam rolled into going with another unit that was like 200.00 more a month. Only since time was not on my side having to report to work very soon I decided to just go ahead with it.....I have not even been here a month and trust me I am counting down the days to give the my notice to move. If you have any other options please use them because I don't want any one elsew to get bamboozled like I did. Signed, Egg on my face!!!

I dont recommend these apartments at all I been here 9 months and I'm not pleased at all ...the first two months we got flooded out by the upstairs neighbors not only once but twice. They didn't seem concerned .maintenance came all he did was pull the padin from under the carpet. Took them two months to come put pading down didn't change the carpet at all ..now my apartment has a old smell ...I have mold behind my toilet ..reported it twice nobody still haven't came and fixed it ...they harass ppl about rent the lady in the office has a nasty attitude and wants to know all your business .they late fee seem extremely high for no reason ..trash all on the stairways .people sitting out can't even walk in your apartment without people all in the way ..they tried charging us a 25 dollar fee for trash in the hallways ..had nothing to do with us. People rolling dice and smoking drugs in front of my door. Kids loud all day everyday. My neighbors nosey .I seen a couple roaches since I been here. My stove is a piece of ---- .my oven burns your things no matter what the temp is.honestly I wish I never moved here ..they terrible with a capital T ....I will never recommend nobody to stay out here..EVER!!

love love my new apartment !! Read bad reviews about trash and saw none on the property! It looks well cared for and 2 pools !! We are very excited about the farmer's market they have weekly in front of the office !

I would not recommend birch landing because of many issues. One would be a safety issue, as many of the street lights do not work and are not being attended to. I have waited far too long for issues concerning my apartment to be fixed. They advertise a heated indoor swimming pool, yet do not turn the heater on. The indoor pool is colder than the one outside. It seems as though the staff really doesn't care if things are taken care of. Just not a good place to live.

They absolutely suck. I should have known better when I walked into the office and received ------, unprofessional and just bad service. However, because of the price, location, claimed "amenities" and location to the express way, I decided to give it a chance. I get there and then start receiving notices about their being a $5 trash charge and pest control!??!?! Ok - so we all paid it, but how in the world can they keep adding fees? They have been incompetent in repairing items, the grounds are not kept well and the maintenance and office staff are idiots. With that being said, they are not used to people with class or standards staying in this facility. The indoor pool and hot tub stayed shut down by the Department of Health and Douglas County code enforcement, but they would sneak and open it up for people to use. The health center - you really can't get a good work out because kids always want the code to come in and the racquetball portion is NEVER open. My appliances have been broken and not repaired. I would steer clear from this place. Also, the Douglas County Sheriffs Department have been out here a number of times with domestic issues in this complex. If you are looking for a place where McDonalds bags are left on the curb, cigar wrappers that are used to smoke blunts are left on the ground and Newport boxes are all over the place then COME HERE to live! Also the trash is always overflowing - not to mention the residents here are always dropping garbage bags full of trash everywhere and the lights to this building are not working properly... can we say safety issue!?!?!? If the residents are not home and don't have their interior lights on then it is completely dark out there and the issue has been reported to the office. They then claim to be pressure washing and missed the entire deck/patio. They don't care about the tenants, yet they pretend to with meaningless and random events. Be sure to view the pictures.

Just moved in my aparment two days ago!!!So far I must say I'm loving it.My apartment is exactly what we asked for.Brand new carpet,paint and appliances!!!I'm sure at some point that I will have complaints as we all do about every aspect of life.We expect life to be perfect but realists know that isn't a possibility.So until the crap hits the fan I will keep it all positive.I love the fact that our apartment has sooo much space.Even though we have neibors above us we don't hear banging and stomping on the floors which is awesome because our twins are light sleepers and we didn't want to deal with them being woke up in the middle of the night with loud stomping.W e have met a few neighbors so far and they have been nothing but friendly and helpful as far as our questions reguarding the complex.As hot as its been outside our air conditioning works soooo well that I've gotten a little chilly at times and that's almost impossible for me.If..and I mean IF I were going to complain it would be the depth of the pools.Five feet is more for wading instead of swimming.But its a pool none the less so I will make it work.Jacuzzi needs to be repaired and hopefully it will be soon.Fitness room is nice as well.Its small but has what a person needs to work out.like I say its only been two days but my family and I are pleased.So as things develope I will keep posting.Thanks to theJeff and the rest of the staff for the easy transition and constant effort to get myself as well as my family into our new apartment.Later guys!!!

We moved into Birch Landing a few months ago and we haven't really had any problems. So far we like it enough to stay for the year, don't know if we'll resign for next year. I'll start from the beginning: - Signed the lease, I think they required like $300 deposit and $25 application. Then we had to give $150 for a pet deposit. Rent is $650 for a one bedroom and that includes water and trash. For the location and the place that's just too damn much, but that's the case everywhere. - The people in the office are alright, that's just it, alright. Don't expect more or less, they're alright. You gotta understand they have to manage a property with 100's of people, so they're busy. I feel like they do their best. They get things done. - We haven't had any issues with our unit, it works perfectly. So we haven't had to call maintenance for anything. Except once I though our freezer wasn't working and they didn't show up until the next day... which if my freezer wasn't working it would have been a problem. BUT it was after a snow storm so they probably had hella calls and there's only so many maintenance guys. - The property: The property itself was COVERED in litter when we first moved in. Idk what makes people be like "ohh, let me throw my trash out my balcony", but I guess there's a lot of people like that. Anyways, there is still some trash but not as much cause I guess they're doing something about it, which is nice because like a regular person I like to take walks, and I like my walks to be litter free. Again this isn't the property's fault, people need to take some PRIDE in their homes and NOT LITTER! If you're reading this and live here: DON'T LITTER! - Apart from the litter the place is looking good, lots of trees (hence the name Birch Landing) and shrubs and stuff like that. No flowers, if you want flowers you got a balcony, bring your own. - The people: Okay Imma be honest, I thought the people were gonna be thugs. But you know what? No thugs, because thugs don't pay rent. Duh. But all joking aside the people are decent people. No loud noises, no rude neighbors, no criminals handing out in the corners and no hooligans running around the streets. The place is so safe that I walk around at night, by myself! It probably has to do with the gates, idk, those gates are really annoying though. - The Apartment: Okay so the apartment is a basic one bedroom unit. The bedroom is actually pretty big with a big walk in closet and a nice sized bathroom. You have 2 small closets, one in the bedroom (linen closet) and one in the kitchen (pantry). Living room is a good size too with 2 long windows and a door leading to the balcony. The kitchen is also a decent size, lots of cabinets and a bar that you have to use as a dinning room table because there is no dinning room. You do have the option of having a dinning room if you so please to, just upgrade. The appliances are dates as are the cabinets in the kitchen and bathroom. BUT if you care about stuff like that you're in the wrong neighborhood, no stainless steel here baby. The appliances work, and they work good. I've actually never had a stove, fridge or dishwasher that worked so good! Seriously, don't judge them for the way they look cause they WORK! Carpet was nice too. I should also note that the apartment is bug and mold free, I've never seen a bug in the unit. And from what I hear about apartments that's a pretty big plus! So all in all this place is pretty dope. It's clean, it's safe and it's a comfortable place to live. You're close to I-20 and Thorton Rd has everything you need. There's a really nice pool (outdoor and indoor), a gym and a tennis court that NO ONE USES! So if you play tennis you will always have the court to yourself (score!). The people working here are nice and they care about their jobs, and the people living here are friendly and they won't steal your ----. Seriously people, what else can you ask for? My only complaint is that they close the laundry room at random times, I don't know about you but I do my laundry at night! So I've been locked out a couple of times. I give a score of 9/10 cause I got locked out of the laundry room.

This is the worst apartment complex I have ever lived. A friend came to visit and he was unable to find my name in the call box, I have lived here for 10 months. When I called to inform the manager the reaction was as if she did not believe me. Well just look through the call back for all active tenants. Also, the lights never work, I have called and called nothing. My neighbor's apartment was broken into they never sent a letter informing us only sent a letter about a late notice and that was in error. The staff is full of incompetent people and the maintenance team cannot fix a toy sink if they had to save their lives. Don't come here its not worth the cheap rent and the 1980s appliances.

I've been living here for 14 months NEVER been late on my rent even referred a friend to complex! but I have experienced so much in my time hear! Stray Cats eveywhere at your door waiting on you near your car leaving out smh!!!! & Termites infected in my building 1807 and been causing me issue this is the 2nd time that I'm having this issue! My bathroom is covered I can't live like this and who should?! I want out of my lease being that I'm month to month now! I put in a request to move to another unit it took them 2 month before one was available and it was in a wooded area and being a single women I didn't like unit so they cancel my request and gave me some bogus charges which they did wave because it wasn't my fault they could accommodate my request in a timely manner! FYI matience will come by with out any notice! Two came by in one trying to service my AC and I told them both I didn't put In a request and when I came home I seen paperwork on my table smh yes they offer a 2 second chance, section8 and drug program for tenants but want to charge ridiculous rent 1b 725 they should be dropping my rent! Can't wait to leave!!!!

I really enjoy living at Birch Landing. I have been here for over 3 years. The ladies in the office are really nice and I have never had any problems with maintenance. I referred my cousin and I can't wait until she moves in, they are going to give me $300 off my rent for her moving in.

I have lived here for a year now! Just renewed my lease because of how great it is to work at a place that has staff that care... I am a single mom and they cont. Help me out and have free activties for me and my little guy to enjoy! I would recommend this place to anyone! Thank you Birch staff!

I attended the casino night last friday with a friend who is a resident, id previously submitted an application and after checking the apartments out and deciding to move there I can honestly say I am very excited to be moving in and the party was fun, the staff is so helpful and friendly. My friend said anytime he has a problem it's taken care of and he's never been unhappy in the last two years he spent there. At the prices they rent at I was expecting dirty areas, possibly trash... none of that, two nice pools and every area seemed to be taken care of
