Wont even sign my lease here! submitted an application here 3 months ago, gave them a 100$ money order! And now they have the nerve to tell me that the person who did my application is no longer with them and there is no trace of my 100$ money order or application! The customer service is horrible!! How do you lose track of someone's application and money? I guess its just my fault that I send my stuff to the wrong employee!!!!! SMDH!

Thought about moving recently but decided to renew my lease. The change in management influenced my decision. I enjoy my home and the property. I encourage anyone looking for a nice place to stay for a reasonable price to come see Birch Landing.

Im very satisfied with my apartment! Since the new management, Mrs Kippie has arrived, it has been even more pleasant living at Birch. The staff is very kind and respectful towards me if I need any assistance. I have no complaints. I enjoy all of our ammenities and feel very safe with the courtesy officers that are always patrolling thru our area. My apartment neighbors are quiet and we look out for each other. It feels very homey. I had a minor situation I needed help on and Tammy one of the office staff responded quickly to me. I'd recommend this place as a matter of fact I have and enjoyed the referral fee that came thru right on time!!! Around Christmas. .lol... so come on by! Thomas

My name is Tera Knight. I am requesting a breech of contract for several reasons at the Birch Landing Apartments. I will not pursue this in civil court if you DO NOT ATTEMPT to place this on my credit due your policies mentions in the lease. The first reason is the pictures below indicated why I my rent was late. I had toilet water coming from my bathroom leaking into my dining room causing MILDEW and another bacterial virus where my son was rushed to the emergency room twice in one week. My son suffered fevers of a 102.8 on several occasions to find out he was infected with a virus caused from mildew and unsanitary conditions ( I have the documents for proof). I notified the maintenance crew from the supervisor Antwan to Courtney n call maintenance to the leasing consultants Portia and Deborah to the property manager, i was told the problem was bigger than maintenance; it required a plumber. I was told by ----- the property manager that I would receive a new toilet in 3 days and they will fix the problem...no one never came. I was told by the collection manager Kim in writing to come to her office and she will work something out with me in reference to the late rent...she filed an eviction anyway and I completely understand and so did the Judge after the judge viewed the pictures she ask me to hold on to the pictures and Birch Landings attorney and I agreed I will pay $251.96 weekly and the plaintiff was supposed to have Mold Remediation to come in and no one showed but the collection manager Kim came to my apartment with 2 men on Sunday to place my property on the streets after the Birch Landing apartments failed to comply with the order written in black and white...plain as day. The Ventron company is not accredited by BBB (Better Business Bureau)and you can not get a response from them...BEWARE....I need something in writing that we Birch Landing Apartments and I parted ways due irreconcilable differences or I will pursue civil litigation against you.

I've been a resident since 2010 and can honestly say I have no complaints. Maintenance issues have been addressed in a timely manner, the staff is always nice and they work with you on rent. I'm very excited about their new program of splitting rent in accordance with your paydays. This can prove to be quite helpful to my budget. I had planned on moving closer to my job once my lease was up but because of this new program, I'll go ahead and stay for another year until I qualify to purchase a home.

I would not recommend this place to my worst enemy. Staff is rude and confrontational. My air has been out for weeks with no explanation as to when it will be fixed. The place has no security, and the tenants run wild here all times of the day and night. Am currently looking for a house. Can't wait to get out of this place.

Just moved in...highly disappointed unit looks nothing like model. Everything is old,worn and way outdated. Management staff know what they are doing and are not as pleasant after you move in. In fact they hardly greet you when you enter office. Locked in for 13 months and six days. The property really needs a facelift inside apartments and outside. Decided that I will send emails to Management and take pictures and post them if necessary. Apartments in front including the well lined parking lot fade as you drive towards the back. Its aweful dumping area, buildings covered with green mold,nasty breezeway and parking lots. Don't move here unless you have exhausted all options. Moving at end of my lease..and I have been here less than two weeks.

Three separate apartments in one building was broken into and robbed. All 3 were No Forced entry. The property mgr put out an notice to all of the residence that there was, "criminal activity" on the premises and informed me that he could not inform the residents that the "criminal activity", he mentioned in the letter was referring to 3 No Forced entry robberies in a single building because of legal reasons. I have no idea if this was limited to the building that I live in or happening around the entire community.

I love this complex. I am pretty new to GA and it took some me time to find a nice place to live that offered me all the things I was looking for. Tammy was my agent and she was extremely patient and accommodating. She made the transition very easy. Thank you for being so professional.

Not very big on expressing my thoughts online but I have to take the time to recognize a very special team member that this property has on staff Shauna Daley. Shauna was excellent to work with for my apartment search. She is very professional,friendly,and a great resource for the neighborhood .She went above and beyond to to meet my needs and never once seemed disgruntled about anything I asked. My overall experience was absolutely great . Thank you again Shauna for helping me find a home in a desperate time of need. Management should definitely accommodate her for her business and work ethic.

Its so hard to go off of these reviews on here... I moved in last month and i can honestly say i have no complaints.... My leasing consultant Shauna was amazing. She honestly made me feel like i was the only thing person that mattered even though she was extremly busy.... I loved that she always called me by name whenever she saw me. Reviews that say the staff sucks or unpleasent are a lie...i would tell u not to listen to the reviews and come out a see for yourself...

I Just recently moved into Birch Landing and might I say I was overwhelmingly impressed by my leasing agent Ms Shauna Daley. Not only did she make my move in super easy, she was so kind, professional and polite , that I continue to recommend to all of my friends and family to make that move into Birch. Now that I am all moved in I am glad I chose this wonderful little place to call my home. Thanks again Shauna, and the staff for everything.

I really would like to take the time to thank thee assistant manager Azra for helping to resolved a few issues that I had. I have here for an year now, the property manger sharon has done an wonderful job. The staff is greatI All my problem are taking care of. Sharon also did a wonderful job in helping me renew my lease Overall, I would recommend birching landing, great services.

I moved out. Best decision I ever made. The staff may be different but a friend of mine has lived there for years. No matter how long you live there they never show compassion in any situation. My friend has a horrible roach problem and has had it for years. Like, the kind of roaches that don't get afraid when the lights come on. His neighbor that got evicted had numerous men over that would drink, smoke marijuana, and play loud music at all times of night. She never was in trouble for that. They only evicted her for non payment of rent. The rats at the trash can could feed all of the snakes in the city. The maintenance would harass me daily on things such as having my chairs on my own balcony but non residents could run amuck in the pool and all through the neighborhood at all times of night. All appliances are 80s babies. Another friend of mine moved there and the model they showed and "reserved" for her, was definitely NOT what she moved into. I would not even condone a dog living in this apartment complex by himself. The staff seems awesome until you move in. Then they turn into money hungry mean girls that care nothing about you or your issues. They had unprofessional interns who were sleeping with one of my neighbors and had no idea as to simple things like when they're office closed. But they were pretty though. The gym equipment NEVER works. The trash at the children's playground is disgusting and smells. Men of all ages watch thirstily as children play in that wooded mosquito cesspool that has broken swings and profanity written on it. If you are reading this, RUN In the opposite direction of that complex.

The staff is so friendly and really do work with you. I really have appreciated all their kindness and support through some of my struggles. Highly recommend the property! It is a really nice place to live and so close to everything!

I really liked the property. The staff in the front office were extremely nice and willing to work with you. They showed me any floor plan I wanted to see. The property was very nice looking and very convenient next to the highway exit. I will be returning again.

birchlandings office staff is terrible.I lived on the first floor.the ceiling in my bathroom leaked for sveral months.Every time the tenants over me showered,the water would come down stairs.after several months,i decided to withhold my rent.all of a sudden,they fixed the leak.When i refused to pay them,i was asked to leave.That was so unfair.i will never ever live in another apartment.

This place will rob you. They'll put you in tge worst apartment and charge you for the damages that been tupre. They dont do walk throughs and i feel i've been set up

I am a previous tenant at Birch from 2009-2011 & recently moved back to Atlanta from Jacksonville. Deborah & Kippie helped me out throughout the whole move in process that I didn't have to drive to Atlanta at all. Everything was done via fax, email or phone. I didn't see my apt until the day I moved in & I must say I love the floor plan. All it's missing is a fireplace which I did ask for initially but will probably ask them to transfer me to a unit that has one when it gets cold again. All in all I'm happy with my decision of moving back to Birch Landing. The only thing they need to really work on is the upkeep on the bldgs. My bldg is in the back & needs major pressure washing. Other than that I'm happy I made the decision of coming back here. This is by far the best staff they've had here & I look forward to many more years here at Birch.

I lived at Birch Landing for a year then I renewed my lease for an additional six months. When I first moved in I loved the complex and the staff was very friendly and helpful. They had community events, movie night, activities for the kids and a newsletter. When the new management led by the manager ------ took over this complex have gone down hill. They no longer do any of the above activities. ------ is very rude to residences and her staff and many of her staff follow her lead. The resident quality has also gone downhill. I finally moved out in November and due to the laziness of her staff my keys and gate card were lost after I turned them in. I was charged for them. After several weeks my keys "turned up" according to one employee they were hanging on the key rack. I have still not received the balance of my deposit refund. I have contacted the local management And the corporate office of Ventron the parent company multiple times. I either get no response or employees telling me that only management can help me and they do not return calls. In my opinion this complex is horrible. DO NOT MOVE HERE!

I love the apartments.I think its pretty pricey but this was my last option.I like the neighborhood its pretty quiet.I mean i only been living here for a month i jus hope it stays like this.The office staff kool.The apartments are conveient to my job and everthing else

When I first moved here I LOVED it! It was quiet and peacefully. Everyone was friendly and kept to themselves. Four months after I moved unit has become the most ------ Aapartment complex that I have ever lived in. Although the sound quality from apartment to apartment iisnt bad, the outside to inside is horrible!!!!!! Kids yelling at each other and screaming in the walkway at 5:30-6:00 in the morning is not my cup of tea! People drinking and smoking and talking loud til wee hours in the morning is not OK either. I have called night time security and no one ever shows! To come home and in front of almost every apartment building you have groups of ADULTS, not children, standing around sitting on peoples cars playing loud music and screaming, yelling, drinking and smoking is not a good look. I'm so ready to move that I don't know what to do. I also have an ant infestation and have the pest control come out every week and it still doesn't help. And when I say infestation I mean they are EVERYWHERE! !!! the refrigerators are disgusting and seem to have bug eggs throughout. The inner lining as I have had 3 refrigerators and I constantly bleach and clean it out about 3 times a week. The rent office is very ------ they talk very loud inside the office and I can't tell u how many times I walked in and heard the manager lady fussing at someone because they came in and didn't have their rent. That is not mine or anyone else's businesses and you have to be grown to get an apartment so my thing is why are they talking to people like they are children.I am just fed up and at my whits end! The breezeways are filled with trash and its disgusting. DO NOT MOVE HERE PLEASE!!!!

I have been a resident of this property since 2007, and its been a great home for me. In 2009 I had to take a big pay cut at work and after a few years it became difficult to afford the unit I was in. In early 2012 I went to the rental office to give notice that I would be vacating because I needed a less expensive place. The leasing agent I spoke with arranged for me to see the site manager and see if there might be a less expensive alternative so that I could stay, as I did not want to go elsewhere. She could not reduce the rate in my existing unit, but she did find a slightly smaller unit for me in the complex and offered it to me at a rate that would save me about $100.00 each month. The unit was almost identical to the one I left, minus the balcony. It was an upstairs unit, per my request and in the front of the building instead of the back which I also preferred. The property management company does a great job keeping the landscaping up, and clearing clutter and debris from the parking lots daily. They sometimes offer free services for renewals (like carpet cleaning), and they've power-washed the buildings annually for the last couple of years. Every unit received new shower heads and toilets bowls about a year or two ago, and the rates are very competitive. I would strongly recommend Birch Landing (formerly Tree Terrace) to anyone. I think anyone would be impressed with the size of the units for the price, and although I don't swim, there are two beautiful swimming pools on the property (1 inside/1 outside). They have onsite laundry facilities with machines that take debit/credit cards, less than a year old, and the best part is its only 75 cents to wash or dry a load . I've personally had nice neighbors and no problems with crime. Its right around the corner from everything I need (grocery store/tons of fast food and dining/pharmacy/Post Office/and close to I-20). There is a also a fitness center and tennis courts. The fitness center is not cutting edge but they have everything you need to get a complete workout. Obviously I'm a happy resident and I have no intentions on leaving anytime soon.

I just moved into Birch Landing and really love the community. The location is GREAT. My townhouse is really big. The office team was amazing and maintenance seems to be very helpful. I'm looking forward to living here for years to come. My kids love the indoor and outdoor pool and everyday in the office they can get popcorn. I'm excited to see whatever other "little" things they do for the residents. The location, apartment size and price is definately worth it.
