I LOVE my apartment! The floor plan (The Pine 2br/2ba) is the one I chose...and it is huge!! The best part about living here is how easy it is to get to other parts of the city. We're close to Kroger, I-20 and E/W connector. Thornton rd turns into Camp Creek so getting to the Airport is super quick. Shopping is nearby and I also love the school my son goes to. My commutes to work are less stressful from this side of town, so enough can't be said about living at Birch Landing.

Where do I start?? Just please read carefully.. Now I've been a Resident here for two years.. Its convenience to the Shopping such as Kroger's Walmart is a plus.. And the banks. CHASE AND Bank of America a fee Gas stations. numerous Temp agencies. Now to the staff.. Okay Tammy can be very...... And I'll just leave it at that.. If you Dont have nothing to say nothing nice Dont say nothing at all.. Portia a sweetheart . Camille so far good. Now Mary was a employee there and I miss her. Also Miss Justin.. But the Man of Birch Landing is Will. He makes it happen he needs to be a Supervisor. Birch Landing prices are high. And the Maintence I never had a issue with personally. Now Kippie is the Manager and I can say she is nice..I think I covered everyone.. Oh wait the new Lady. Kris.. She is okay no complaints. If they lowered there prices and kept the indoor pool warm and spoke to people with respect and acknowledge the tenants for courtesy such as.. A thank you for being a resident not when the lease is about to be up. That's just not right we in the south where is the southern hospitality?? I mean Will has it Portia and Camille and Kris.. I feel that this Complex can have more tenants if they lowered the prices. But then they quick to say you can leave..or your still here That is rude. I know I'm a rude person .. But anyway. I can say it's a OK place And they Dont give free rent. Dont believe it. And the x amount raffle yes I believe its a hoax. I never won and neither has anyone I know.. What's that about.. Keep the gate locked. Or get a better gate.. Go ahead and say its the residents.. Take responsibility.. Add more lights please... Be more Courteous and listen to the Tenants. $630 for a one bedroom is EXPENSIVE VENTRON!!!!! HAVE A GREAT HOLIDAY WILL CAMILLE KIPPIE AND PORTIA AND THE MAINTENANCE STAFF.. YOU ALSO TAMMY JUST WATCH YOUR TONE WHEN SPEAKING TO ME.. OKAY THANKS.. Saw a few of the ratings and have to disagree. I really like my home I guess some people experience different situations, but for the location and the price you cant beat it. My apartment is really big and the only I will agree with is that some people do put the trash bags on their car to take it to the trash and drop it on the way. Other then that check out the place yourself and decide.

Been living at Birch Landing going on 3 years and they have continuously improved the property and maintained the grounds. I really enjoy my one bedroom as it is spacious and no real issues.

Birch Landing has turned out to be a great community. My wife and I love the convenience of being 10 minutes away from the highways and local market places. The staff is great and profressional as well.

I've lived here for 5 almost 6 yrs. just bought a house so I'm moving in a months but I must say I'm going to miss swimming in the winter with my grand baby's. If I wasn't purchasing a home i would live here forever!! I'm going to miss the staff, the free landscaping, carpet cleaning, diversity and FREE maintenance (lol)

The staff is very nice and helpful. They will do their best to get you the best rates. Quiet neighborhood with peaceful sleep in. A great variety of choices on the floor plans. So overall it's a pretty good community to live in. It has gotten a lot better since I've first moved in so check it out for yourself. The two things that I do not like is the wall paper and the breezeways needs to be cleaned.

My mother and I have been living here for only a couple months but in those couple months we quickly realized that this is not the place for us. They claimed that our unit would have clean carpet but when we got in there the carpet was filthy! Then they told us if we wanted new carpet we would have to pay extra each month....what? I find that ridiculous. After all of the extra fees that we had to pay before we moved in here you're going to ask for more money for some carpet? Ok. Our unit's kitchen floor wasn't finished properly and the sink's drain was clogged up before we moved in. We told Porsha about this and it took almost 2 full weeks before anyone came out to our apartment! If you move here and ever have any issues with your apartment, good luck trying to get things fixed in a timely manner. Maintenance is SLOW and LAZY. If they don't feel like fixing it they won't. When they came to "fix"our kitchen floor they instead left a note saying "the floor is fine"! Okay y'all. To this day our kitchen floor is still jacked up. We also had an ant infestation in one of our bathrooms that took weeks to resolve. It was impossible to even use the bathroom. Ants were coming from the faucet, the shower head, the toilet! Everywhere! Luckily those are the only bugs we've seen so far inside of our apartment. I wouldn't be surprised if roaches started knocking on our door though. The last thing to mention is the neighborhood as a whole. The residents are always leaving their bags of trash in the middle of the road and they looove hot boxing it up in the parking lot at 11pm every other night.....ummmm we were told that there was a strictly enforced curfew? Also, the fact that the neighborhood is so dimly lit at night is pretty scary. Although I'm sure most of the people who live here are somewhat okay(minus leaving their trash everywhere), not being able to see my surroundings at night is pretty unsettling. It's like the office is reluctant to pay any bills around here. The neighborhood has so much potential but unfortunately the people who run the place are more concerned with how to nickel and dime you while saving money for themselves.

I've been here almost a year. It's a great place to live. Friendly staff, pool, gym, and hiking trail. What's not to like.

I have lived at Birch Landing for three months and have had nothing but a great experience. The leading staff are all friendly and extremely helpful. The community is quiet and well taken care of.

I absolutely love my community, I moved in 11/1/2014 and my experience of the Manificent Intelligent, knowledgeable leasing agent by the name of Will was MARVELOUS. He is ABSOLUTLEY the reason my family and I chose this community. The leasing office itselft is very inviting and warm, Will showed us around with enthusiam and excitement. He made me and my family feel very welcome and he showed us in so many ways that he sincerly wanted to help us become residence at Birch Landing it is a great quite friendly place to live. The pool indoor/outdoor is very nice and clean. Overall I have had a wonderful experince while visiting and living here and thanks a BUNCH to Will for his help...Boy did he sell me and he was right in everyway about the property. Oh and I love my appliances...TING!!!

I love everything about Birch Landing . The security gate is a plus for me. I love the amenities that they have . The apartments are in great condition. Overall I just love Birch Landing . Everyone spoke as you entered the room. If you have been there before they remembered your name.

This place is the worst place ever, it's like you're living in a roach motel and the roaches are the residents just to start. They come in all sizes in all areas of the apartment it's like they should pay rent. One day I opened my pantry and seen a house roach on hind legs staring at a box of cereal, you tell me which is out of place, the cereal or roach? That's not the least, the apartments had a flood and carpet mildew b/c they wouldn't come out to clean per they were making rounds but I randomly asked residents at mailbox or in route and no one was part of those rounds. It was mold around the the base boards in the bathroom in the tub crevices just horrible oh not to mention the toilets euh no matter how many times you cleaned the insides the gross water turns the bowl brown looks like constant diarrhea stains in a toilet that isn't frequently being used. Ppl speed through parking lot, none of the amenities work kids or adults who knows poops in the swimming pool, just call this place twilight zone landing, this can't be real, but it is! You complain of the things going on in your apartment while doing a count down of when your lease is up and get this after knowing all this they try to utter the words let's get you to sign another lease, kidding right? Who are these Ppl the king roach pin. This review would be an essay if I could but to try and sum it up don't do it, wish someone could have saved me. Oh if u pay a deposit not only will u not get that back but charged extra. If I'm not mistaking pay me b/c I plus you by cleaning the dump when I left. If they used all the money they stole from ppl on the up keep of these human size roach motel apartments they might be worth driving by giving a quick glance but never will these roach motels be livable for a human unless you are low life, no drive, stay on the system, don't recognize nice things If it introduced itself, got to be on drugs to ignore this, if so twilight zone roach landing is the place to be come on in! This site made me give 1 star to post, if I had it my way I would had chose negative signs.

The leasing office is very friendly and was there every step of the way to get me an apartment that suited my budget and ideal living arrangement. I have been to other apartment complexes who seemed to not even care If I became a tenant or not. For once, I found a place I could call home without any super ------ experiences. Now it is an apartment complex like any other with minor disturbances from kids (adults who havent matured) from time to time, but Its been an overall peaceful stay. Most of my neighbors are quiet and keep to themselves, which is great. By far I would recommend this place above any other. Im from Florida and Georgia has a LONG way to go before understanding what real customer service is. I think Birch Landing is a place that could show the rest of the state how its done. ~ Carl

I love my apartment I have been her for a while and yes I will say that I have enjoyed my stay so far. There are somethings that you may have to deal with because you are living in a apartment community, but if you let the office staff know they are pretty good with handling the issues. I will say maintenance has its days its a large property though so that might be the reason, but for the most part they are pretty good and get the job done. The staff is pleasant and the property has an indoor pool, which is why i moved here. The people in my building have been here for a while and I assume they love it here to. I do recommend this property if you are looking for an apartment that has large rooms and kitchens for a pretty good price. I will also say that the school Factory Shoals is awesome its a new school and my son loves it there.

Unfortunately this is the worst apartment I have lived in. My lease is almost over so I have gotten a pretty good feel of the community. Noise control sucks, or maybe it is just MY neighbors, who slam doors at all times of the day or night which rattles the dishes in my cabinet and scream obscenities at each other all the time. I can only hear my neighbors upstairs slightly like when they are taking a shower and so on. Grounds are very poorly taken care of. Sure the front is nice, but normally there is trash everywhere. Including the parking lots, grass, walking trail, little creek in the walking trails. You name it trash is there. Things are breaking down everywhere railing to the bridges are falling apart, the fence to the playground may as well not even be there anymore. There are areas of the apartments where there are the light fixtures have not worked the entire time I have lived here which makes getting to your car early in the morning pretty scary. Safety is an issue everywhere, you can't go anywhere without being unsafe. Thugs and drug dealers are everywhere this place included, but at least they keep to themselves and are quiet normally. The neighborhood is one of the main reasons I am moving, despite there being a lot of places to eat around here there is nothing to do other than eat. The traffic around this apartment is the worst many days even if I want to go out once I think about the traffic I have to endure just to leave I decide to stay home. Maintenance is slow and they don't always do a professional level of repair. Staff is actually pretty nice. However they will try and pull a fast one mid-way through my lease with they started charging for trash with no notification and no changes to the current trash. Tips if you plan on living here: Send all important mail to another location or email. SPRAY FOR BUGS there are roaches in some of these units. Don't have packages delivered neighbors will steal your packages if its at your door. Read your lease.

My building is quiet, neighbors seem very friendly and/or to themselves. There is an issue with my appliance and I am waiting as patiently as I can for a resolution.

Well, first of me and my family moved there in April and every thing seemed seemed fine over. I didn't have no complaints until now. We got behind a month ago because my husband's checked was messed up and my husband was in a car accident, so a,lot was going on. I was job searching while all of this was going on and trying to stay positive because I wanted to make things right with birchlanding. I started working on the 27th of August and when me and my husband tried to clear up the fee by paying it at the beginning on the month and they took it and after that ----- told my husband that she wasn't sure if she could take it or not and maybe a day or two after she tells my husband that we need to be moved out by that following week on Monday and says to him y'all just moved in here and y'all getting behind already. ----- is very unprofessional. She will not work with you. She don't give you no time before she files eviction. She filed on the 10th of the month after you are late. It's such ashame that your own people will not work with you. I will advise all people to stay away from here. It's not all that anyway. They have centerpedes, spiders, and,worms. We never seen pest control when we were there also maintenance is sorry. It takes them 2 weeks or more to come to your house. Most places it is 24-48 hours. We took our trash out daily and cleaned our house so we wasn't nasty. Also, watch out for ----. He seems cool when he get you in , but we something goes wrong he changes. I was told by my daughter and husband that he was rolling his eyes. That is so childish. They act like they are so perfect and don't never get behind on anything. Im not going to remain anonymous. I want y'all to see that I wrote this cause yall ain't right. If I would have read the other reviews, I wouldn't have never moved there.

There is no place like home! I enjoy coming to my apartment and there is sweet quietness! Birch Landing is the place to be! I love the land scape, the amenities! Kipi the manager is so helpful as well as Tammy the Assistant Manager have helped me through complex times. Ive come in and Portia always seems to greet me with a nice smile..not to mention I like taking one of those damn cookies that they sit out for people. Overall, my experience has been great. Ive been here about two years now and decided to do a review. Everyone has their issues, but its good to know that if anything is a problem with my apartment, the staff and the maintenance team are on it! I dont have any complaints. Like the song says.. Ive had some good days and some hills to climb but as far as Birch Landing, I wont complain!!!! Glory! So, come on and get your tail in here.. they have parties for the residence, back to school events and stuff like that... and I have helpful neighbors too. So Im happy.
