This apartment complex is averaged and can use a face lift. However when I moved in, the application process which was told to me by the leasing agent Shay would take a couple of days to get processed really took longer than stated. It actually took me almost a week to get approved and another week to move in. If you have a sense of urgency to move then I would not recommend this place because they don't care about your urgency and they drag their feet on the application process. They state they are almost at 100% capacity but if that's the case, why does the application process take so long. They tell you anything to get your money but can care less about you once they get your application fee and administrative fee. I recommended a friend to move here recently and they are going through the same issues I faced when I applied. Their lease is up where they are living and they only have a few weeks to find a apartment. Also, the front gate which secures the property need to be fixed. The arm on the gate has been missing for quite some time and the gate is sometimes broken. I feel the leasing agents are overworked which is why they cant offer quality customer service to tenets or potential tenets, and cant understand why you see one person in the office most of the time to support over 500 units which is impossible. I feel there should always be a full staff to support those that require assistance. This apartment complex needs improvement on their customer service and do more to communicate and understand their tenets and potential tenets needs.

I went around to different apartment buildings and none of them were as welcoming as Birch Landing! The office staff were very helpful and made sure I understood everything about the apartment as well as the lease! The leasing agent assigned to me was Ms. Shay White! Ms. White worked after hours to make sure that my move in with Birch Landing was a great experience. I will definitely recommend these apartment homes to someone else!

My sister moved into Birch Landing in November of 2014. I was reluctant to move so closely to my sister after we had just finally stopped living under the same roof. But after constantly hearing about her service at Birch Landing, I figured taking a tour would be worth it.. and it was ! From my very first phone conversation with my agent Portia, I was super excited about being a resident. When we met in person, she was extremely descriptive, helpful, and very interactive as far as touching bases with me in preparation to move in, as this is my first apartment. My experience was less stressful thanks to Portia. Compared to other apartments, Birch Landing rates superior. The landscaping and architecture from the moment you turn into to the neighborhood. The complex though very large is always well lit and maintained. You will constantly see maintenance men at work throughout the complex. The area/location is perfect; you are not too far from anything. There are restaurants, gas stations and grocery stores all within the mile. I love the area, the employees, and my apartment. As a new resident, I can honestly say I would definitely recommend Birch Landing to anyone!

I recently moved to Birch Landing Apartments and I really have to say that I've experienced excellent customer service from the very first phone call. Prior to my move in each agent has went above and beyond to make everything convienent and comfortable for me. I have a one bedroom apartment, its spacious and nice to my likely I finally feel like I'm at home and I've already recommended the complex to my friends who are looking for a new apartment. Great Location! Great rates! Great customer service! :-)

After a recent job transfer from memphis tn to georgia, i found myself being denied for apartment after apartment based on a prior eviction. Right when my hopes were almost tarnished, I came across the Birch Landing apartments in Austell. The lead agent ms. Porcia assured me that Birch Landing was geared toward helping people like myself get the second chance at acquiring their dream home. The application process was easy like a Sunday morning, and plus I received HALF OFF MY FIRST TWO MONTHS RENT!!! The grounds are well kept, maintenance are prompt and efficient, neighbors are quiet, and I enjoy the two pools and tennis courts. I've been calling Birch Landing home for 2 months now and my leasing agent Ms. Cris assures me that she's only a call away if I have any questions. -- BK

Just attended the casino night at the office it was really nice. they gave away prizes and had a buffet of food. I have lived her for 2 years and I love my place. It's huge and in my price range. We do have our maintenance issues every blue moon, but they are pretty good and fixing the problem. I could go to buck head or midtown but I don't think I would get as much for the price. Birch landing works for me #comfortable¬leaving

My apartment is cute and works for me. I really like the area/location for the most part quiet and everything is close by. My neighbors stay to themselves and the office staff is friendly. No complaints here.

I absolutely love Birch Landing. From the moment I met Portia she was dedicated and enthusiastic to find the apartment that exceeded my expectations. I have the remodeled 2 bedroom 2 1/2 bath and not only is it very spacious it's absolutely beautiful. 5 stars, I definitely recommend these apartments to everyone who wants beautiful apartments with great customer service.

This is the worst place to live ever. The office staff treat you so nice in the beginning, once you move in they totally forget about you. I've only been here for seven months and it's been the worst seven months of my life. This place is roach infested. mold infested and the office doesn't care about your well being. I have had pipes to bust in my apartment twice and mold every where. I had to call and beg the office to come treat mold. Nobody has to live with mold. I pay to much money to live like this. I finally got the health department involve. Every time you call the office with a work order they turn it around and question you with other stuff that doesn't even pertain to the reason why you calling. This place is a joke.... I can't wait until my lease is up. I'm thinking about breaking my lease because no one has to live in this dump. I have pictures to show...

Coming from a house to an apt setting was not easy for me, here at Birch Landing apts. the staff made my move in experience very satisfying. I've lived here over 3yrs. now. Miss. Porsha and the rest of the staff is very accommodating, it's also refreshing to be greeted by name and refreshments. I have not had any problems that was not addressed in a timely manner. Sometimes you only hear about the negative, get to know the people you give your hard earned money to on a monthly basis, that's what their there for. I can truly say I'm pleased to call Birch Landing my home....

I've lived at Birch Landing for about 3 months and I haven't had any major issues thus far. Aside from being able to hear my neighbors walking as the walls are pretty thin, I haven't had any major problems. I've only seen a bug or two since moving in as I do my own preventative maintenance for pests at move-in and routinely, & I live very clean to maintain (as everyone should!). I've had no issues getting my maintenance requests completed and I believe that the leasing and maintenance staff do care about getting things done. I've noticed lights out here and there driving through the complex and the gate was broken for a couple of weeks, which is probably where a lot of the safety concerns are coming from. But the gate was recently fixed and my particular area has always been well lit, so I can't say I've felt unsafe here at all. As far as inner appearance goes, my apartment is nice because of the upgrades I asked for & I personally keep a nice home, but this complex definitely isn't your Midtown or Buckhead standard of living. It's pretty basic, and the pricing and outer appearance reflect that. The outer appearance isn't completely awful, but it isn't perfect. The walkways and buildings could use a good pressure wash because they look pretty dirty in some areas. I see the same maintenance guy picking up trash every morning & they recently cut down a lot of dead trees, so I can say are at least attempting to maintain the grounds here. The amenities could use some upgrading. The outdoor pool looks great and the indoor pool is a nice touch, but the gym equipment is SUPER outdated and the tennis court looks abandoned. I haven't seen the racquetball court, but I haven't known anyone to use it or even access it, so I can imagine what that looks like. The biggest piece of advice I'd offer is that they get updated on their technology. They were supposed to have updated their website to accept payments & maintenance requests this month and it hasn't come full circle yet. I've lived in a few complexes, and this is the first I've ever experienced lacking those online capabilities. Granted, I haven't had many issues in my apartment, the idea of having to call the leasing office for EVERY maintenance request, big or small, is a stone-age concept, and is probably a huge task for the office staff manually entering all that stuff on a daily basis. Speaking of which, the leasing staff always seems SO busy when I come in. They're a pretty pleasant bunch, but they seem like they're being spread really thin. Constantly walking back and forth, taking payments, listening to residents' issues, talking to prospective residents - all the same time. Literally, I've seen them do it. Granted, they're there for all of the above, but maybe if they updated the site with those capabilities, they'll have more time to slow down be more attentive and deliberate with their interactions. Bottom line, as a person with realistic expectations, Birch Landing has served me well thus far.

This is a great community! It has spacious floor plans. The staff and maintenance are great! This is a very safe location. I have not had any issues what so ever at my apartment and I love living there. I would highly recommend my complex to anyone.
