Resident 2014 - 2015

4.8

I have had the pleasure of residing at Chelsea 88 for a year and have enjoyed my living experience so much so that I have decided to stay longer. The staff have been nothing but professional as well as personable which are great qualities when discussing customer service. I would definitely recommend this apartment home community to others looking for that awesome living experience. When I think of ease, peace of mind and professional pride; I think of Chelsea 88 and it's staff, who always strive to make every encounter a great one!

This is my first apartment since moving out of my parents' house so I don't have others to compare it to but this is a great place to live. Prices are great and it's just a great community overall. Its quiet overall although from time to time you will get a few people talking loudly outside or driving by with loud music. This doesn't happen often however. The gym is great, the lounge is great, and the complex is very clean. I've only had one problem since moving here about two months ago and it was fixed the same day.

This is probably my favorite apartment so far. The rent for a three bedroom is comparable to a what i was paying for a two bedroom elsewhere, and much higher ceilings, built-in computer desk, and overall much nicer apartment. There are two pools which are both very nice with comfortable chairs in abundance, though i dont like that during pool season they're both closed all day Monday (my day off) for cleaning (it doesnt really take all day if they got them out of the way early, then the pool could be closed in the afternoon.) The only real problems I've had here are with other residents (noise, double/triple parking, being inconsiderate.) Many people, for some reason, drive extremely fast thoughout the neighborhood and have no respect for pedestrians. The staff have always been kind to us, and unlike many other properties I've lived in the people in the office actually stay the same and know who I am and which apartment I'm in when I walk in.

We've lived here over a year. We moved to be closer to my work and this is the first apartment we've lived in. The staff is awesome. Maintenance is timely and we love it so much we signed another year lease. The Cares Team puts on awesome events for the adults and children. We are very happy here.

Upon reading some of the views I can agree while other reviews I do not agree. Since living here the issues I have is the neighbors, their very inconsiderate at times when some of us have to get up so early for work and they are out hanging around drinking and smoking talking loud, or they have their music up too loud in their apartment...and this have been mentioned to the staff before but i gave up on that matter since nothing is really done. Most of them don't live here is the issue. As far as security here its not as bad but I do expect security officers to be present especially for noise issues, another issue is drug activity I have notice as well, I don't think people really see it unless you really pay close attention to your surroundings. Cops were called in relation to it but nothing really done about it. The staff here are pleasant when you are new customer of course. I feel they are rude mainly brush you off when you want to raise concerns about the property or need work done. Will I recommend this place no... I feel the staff needs to be more nice to us being we pay their salaries and plus for the upkeep of this property. Make me feel at home for a change when I come to your office. This will be my last year as I have found a few apartments better than this one and much quiet. People be safe out there and your surroundings and good luck in your stay here..

We love living at Chelsea 88! From the day we moved in, we've had no problems. We love the property management staff - they're always so kind and willing to help with any issues that arise. The maintenance staff is incredible! They are fast to respond and always do a great job. We've been really impressed with the additional safety measures that the management has put in place to make us feel safe (courtesy officers, gates, extra bright lights for the parking lots, etc). We have great neighbors and have really enjoyed getting to know them. We rarely hear them when we're in our apartment, which is awesome. This community really feels like home.

I've had a pleasant experience as a tenant at Astor Place. There are not too many kids in the complex and the leasing office staff is professional and very polite. I had some noisy neighbors and I noticed trash accumulating the wooded area adjacent to my apartement----I made Christina McGinnis aware of the situation and the problem was rectified in a timely manner. I am now sleeping better since my neighbors are no longer noisy and the view from my balcony is much more pristine now that the accumulated trash has been removed. My only issue that I have with the apartments is that the walls are too thin which yields privacy concerns. Besides that, I am pleased with the aesthetics of the buildings and landscaping and the interior design of the units are immaculent.

Pool was rarely open and always closed for maintenance. It would be nice to have some notification that it closed. Overall a good experience.

I have been here at Chelsea 88 so far 5 months and I can say I am not impressed. I will be giving my 60 day notice soon....I had better apartments up north for the money I am paying now. I like to bring some things up on what I dislike about this community, 1. The disrespect of the neighbors stumping over my head and the parties, the hanging outside like its a club. 2. Maintenance have bad communication, sometimes they do not let you know that they came in your apartment or if there were any issues with your apartment for them being there, or if you need to be aware of an issue in your apt, another big issue they are lazy when it comes to fixing things and you have to stay on them to get it right. They also have nasty attitudes as well when you bring it to their attention. 3. The gates, when the gates aren't working people go on the side of the exit gate and nearly have an head on collision trying to race in before oncoming traffic exiting, Coming in the issues of tailgating in behind you can cause accidents. 4 The staff was pleasant when I came to get the apartment until i signed the lease, than all hell broke loose..there rude and are not honest with you on things you question them about that includes property management as well, their never there when you need a issue resolved, unless you stay on them. 5. TRASH, many have spoken about that on here and its still an issue til this day even when they brought in a temporary trash disposal. 6. Drug selling is another notice that goes on time to time and never security around to monitor this community and people who aren't suppose to be here. I feel if these issues were resolved and the staff extra friendly I would consider this home but unfortunately I cant. There are days its quiet and most days can be loud during the week or weekends. All depends what area you in. Place has potential if the attitudes here stay pleasant. 10/10/14... Adding to the comment that the Property management says about garbage. This has been an ongoing issue even before me moving in here from speaking with neighbors and other pictures I have been shown. Gates has also been ongoing issue as well and the rudeness of tenants not respecting each other here. Loud noise trash on ground and beer bottles or cans from their party and smoking drugs outside. Idlewylde apartment name had same issues and doesn't look like any changes besides the apartment upgrades. When you say security what security? He does not do anything,, where is he when they are waking people up odd hours of the day when people need go to work? Where was he when cars was being broken into and cops had to come here and secure the area for little bit. Why should we tenants have to locate security when he should be making rounds? One person shouldn't be here as security. I feel these issues would not be happening here. Sorry just need put this out there its the truth. IS THIS WHAT WE PAY FOR TO LIVE HERE?

I lived here at Chelsea 88 Apt for 2 years, and overall i was pleased. I liked the location and scenery. Although i won't get to enjoy all the fancy upgrades to the complex i was still impressed. The Maintenance crew is always nice and pleasant whenever they see you. I personally had no problems with Mgt Crew in the leasing office. They were always helpful when needed. The only thing i didn't like was that by living on the terrace level, it often smelled like dog poo whenever i'd open my balcony doors. Dogs gotta go too I guess. (lol). Thanks for Everything and Best of Luck with all of that FANCINESS!! :-) Tee

Dear Astor Place Resident, First we would like to say that we apologize for any inconveniences that you are dealing with. We have been in contact with Gwinnett county to get the bus stops added but this will not be changed until the 2015 Fall school year. With that being said we have allowed Astor residents to have access to Chelsea88 in the morning and in the afternoons. The first week back to school was a little hectic and we had a few issues with the gate but we assure you that the problem has been fixed. We would also like to apologize for the car break ins. Crime does not have an address and can happen anywhere but we have taken the appropriate actions to try to prevent what we can. We have a courtesy officer who lives onsite at Astor Place and Chelsea88 and we also keep the gates closed at night. If there is anything that we can do to make sure that your stay here at Astor place is more pleasurable please contact us at the office. Have a wonderful day! Thank you! Trash has piled up in the compactor and spilled over. Gates were activated (after 10 months of false promises that they would be operational "soon") without warning, locking some tenants out of their homes. I gave more than 60 days notice, however the apartment manager claimed that I had not. Fortunately, I kept the receipt given when I gave notice, so they should have no leg to stand on should we have to fight it out. The year I have spent as a resident of Chelsea88 has been horrible. I am glad to be moving out tomorrow.

I moved to Chelsea 88 from out of state, out of all the apartments I could have chosen I picked here. Due to the club house, gated community and my leasing agent TJ, I was blown away so I made the move. Overall the community is great but the one BAD thing is the trash. I mean it gets ridiculously BAD. Being as though my patio overlooks the trash I see it gets bad often. I was it fill up and once it fills up I watch residents put the trash on the ground due to no where else to put it. You go to leasing office it beautiful you go up the hill and trash EVERYWHERE. It makes the community look bad. Why upgrade but dont resolve a major trash disposal issue??? For this very reason I will NOT renew my lease if this is not resolved soon. They can keep pool table and fancy club house b and keep the community free of trash.

Hello resident, Please accept our sincere apology for the trash issue. Due to a scheduling conflict as well as the holiday weekend, the pick-up was delayed for the week (June 30- July 4). We are continuing to improve the community and will work to the best of our ability to ensure that this does not occur in the future. Management is rude and could care less about the needs of their tenants. They create bogus statements if you have not renewed or given 60 day notice to vacate. After going to office several times, calling and emailing only to be told statements went out late and no info in computer. Login does not tell you your balance on resident portal and with all that in mind my lease isnt even up. They finally gave meba false doctored up statement and said I would get the corrected statement attached to my door in order to pay July 2014. The staff dismisses any concerns... Michael Lawson is not concerned and neither is Property Manager Denise Noel.... The bogus statement i got 6/22 & 6/23says I need to pay almost $1300 for July 2014. I have emailed all parties necessary at corporate and will be driving over to Peachtree office asap. Mr.Lawson even refused again today to give me an accurate statement unless I sign the 60 day vacate.. I will never recommend them. However Nichole has honestly been helpful during my entire stay at Chelsea 88 until she went to Astor Place all formerly known as Idlewylde Apartments.. Shout out to Nichole Parsons ONLY!!! Oh did I mention that the neighbors above me constantly make noise, wrestle, etc all times of the day and night @ 2&3am . Asked neighnors nicely on more than one occasion to please stop. Have complained twice as well as spoke o Mr. Lawson and nothing has been done yet.. Please believe that the BBB will be hearing from me about the management here at Chelsea88. Did I mention I have been a great tenant while here.

I recently had to transfer apartments after I discovered my apartment to have a serious issue with mold. It was awful. I couldnt breathe and it was dreadful. I had to sign a year long extension in order to do it. When I moved, after handling my own moving expenses for a move that was not by choice, I was served with a bill for the mold related damages to my old apartment. I documented my experience with mold and only after sharing the pictures I took ( pictures that ive attached here) , I received an email from the manager with intent to refund my security deposit. After months of following up ive received no updates. She's even made light of the situation. Im not the kind of person that likes to write reviews about anything, but people should be warned about what they are getting into. The gates work...this month. Chelsea and Megan are pretty helpful. Isane is too. The rest of the team also tries to protect the asset by monitoring any suspicious activity. The top floor apartments dont have mold. There are sometimes random acts of violence. There was a murder a few weeks ago. The police are here quite often.

I have lived here for almost 4 years. As of April 1st, I never received a renewal letter. So I was undecided if I was going to leave. Assistant Manager Michael Lawson calls me on 5/13/14 to see if I was going to renew my lease or move because I need to give a 30 day notice. I explained to him I want to move but am having problems due to their eviction procedures. (EX: When you are 11 days late they go to court and file for an eviction. So the eviction filings are coming up as if I were evicted when companies are doing eviction searches for me.) I ask him for a letter stating I have never been evicted or owe them any money. He tells me that he will be gone for a week and will contact me when he gets back. He calls on May 28 or 29 and speaks with my 17 years old daughter. She tells him I'm not home so he asks her if she knows if I am planning to renew my lease. She tells him she doesn't know. Now my lease is over as of May 31. I emailed Nicole Parsons a 60 day notice advises her that I don't plan to renew my lease. Today June 1st I go on their website to pay my rent now they are charging me $1058 instead of $780 for a one bedroom apartment. Because I didn't give them a 60 day notice 60 days ago. I go to the office and they tell me that Michael had a rep Nicole write up a new lease for me to sign because I agreed to renew my lease. Well Michael haven't spoken with me since May 13. He also added to my file some letter pertaining to renewing my lease that he supposedly gave to me in May. I NEVER RECEIVED ANY LETTER FROM MICHAEL OR MANAGEMENT in reference to my lease. So I don't know what underhanded crap they got going on at their office. But I plan to contact an attorney because they are trying to charge me for the 60 days $1158 for rent plus $100 month to month charges when my rent is only $780. So for the two months they are charging me a total of $2,393.07. This is just wrong because I have stayed the entire time of my lease and PAID MY RENT ON TIME BY THE WAY. I would not recommend anybody to do business with these dishonest people. Pissed of Tenant!

I have been a tenant since 07/2013 and absolutely loved it here. Of course, everyone will have their own opinion but at the end of the day the new management company has come in and completely turned things around for the better. When the incident happened a couple weeks ago, I knew Astor Place would never hear the end of it. THINGS HAPPEN PEOPLE! What if a similar situation happened in a neighborhood where you own your home?? Would you just pick up and move? I don't think so. The office staff has been every reassuring with everything and have been good about communicating with anything that is going on in the neighborhood. My lease is almost up and I will most definitely be renewing. The upgrades are phenomenal! Management and the construction men are extremely nice. I am very happy that I get to call Astor Place HOME. I will be a long time resident.

I'm pretty new here so I can't really speak from a trained perspective. So far I love it. The updates are great everyone who visits says it's "fancy" lol new appliances countertops and cabinets, who can complain? One thing I really liked that wasn't offered at any of my other places was the alarm system, it's not monitored yet but it sure will scare someone off! Lol. I was kind of Leary about moving in because I saw the reviews after I signed my lease I armed myself with roach spray. Not one roach (at least not where I am)! It's not hot yet but if there is a problem the weather won't matter. I haven't seen any drug dealers hanging out or thugs, then again, we usually keep to ourselves. (Not all minorities talking to each other outside are drug dealers)Lol. Biggest complaint Astor Place ANSWER YOUR PHONES! Hire Some People just to take calls or something, its pretty annoying when you can't get in touch with anyone like ever.

There are a lot of bad reviews on this apartment complex and not enough good reviews, which is sad. I've been in the apartment for a few years and they have improved. The people in the office are always nice and always available, and it's far few and between that you can't get someone on the phone when you call. The office staff keeps you updated on what's going on, you're always aware of inspections and when people will be entering your home. There is security here and within the next week or so the gates will be working. Kids aren't hanging out in the breeze ways like they were, the amenities have all been updated. I've read previous reviews about the pit bulls and I can honestly say that it has been forever since I've seen any of them. The complex has been divided into 2 apartment communities and I believe that has also helped in the office being able to get to know their residents. They do things for the kids, they have done movie nights on our tennis court. The other night, they did a ice cream social. One morning, there were employees out by the gate handing out doughnuts (mind you this was about 5 in the morning and it was still cold out)the previous owners could care less about us. I can't think of any other apartments that do things like that. I will stay here for a while, I'm very happy here and believe that anyone who moves in, will be happy too.

Hello Kittens101, Thank you for the expression of your recent concerns in regards to the Astor Place community and we would like to address those for you as soon as possible. You can reach out to the community manager in the front leasing office at 770.923.2987 or you can email the community at Astorplace@cortlandpartners.com. The courtesy officer can be reached through the customer service line and patrols the property past the midnight hour in an unmarked vehicle. We do have several Gwinnett County police that live here but are not security. Astor Place also has Loss Prevention that is on the property Tuesday through Saturday to assist with any security needs during business hours and can be reached by calling the front leasing office. The current trailers that are on property are for construction and will be gone by August so that should relieve some of the parking near you ??re your building area. The gates are repaired and are now working with the addition of a new gate near the 10 building that will be accessed by emergency personal only and will be installed in 2 weeks. The entrance and exit will be through the main gate and onto Boggs Rd through the front only for all Astor Place residents. Management is diligently working with Gwinnett County to ensure that we are doing everything we can to make the community as safe as possible. We are working to complete the lighting in which you will notice new L.E.D lights on all of the buildings and all bushes on the property have been cut down to window sill height to ensure visibility.

I feel it was much safer when they had security driving around.Did I mention the SAFETY Gates DO NOT WORK EVER The parking lights go on and off making it not safe for a women to go to her car alone at night. We have had things stolen from our vehicle twice, behind 1900 building. Once in march and Last night as well 05/14/2014 we reported it to the police but the apartment said they have not had any complaints of theft.

Hello resident, Thank you for bringing these issues to your attention. We appreciate our resident feedback as it helps us to improve upon areas that require our attention. I'd like to take the time address some of your concerns, now that we have looked further into the situation. We ask that at any time, there is suspicious activity happening at the community, you report this immediately to our courtesy team (via our phone line), or dial 911 immediately. Crime can happen anywhere, and while there's no guarantee to prevent other's devious behaviors, we will continue to provide adequate precautionary measures to limit these things in our community. A part of our renovation plan, included receiving an entirely new gating system. The one we had prior was not up to standard to keep. During construction, our gates were open to allow the constant renovation happening. During the gate replacement, our gates were down until the access system was fully installed and working. We also couldn't operate the gates until our residents were issued activated cards for use. The gates are now functioning. We will be reaching out to you about your 5/14 incident to further follow the process. We will continue to "beef" up our monitoring of community activity in due time. Please do not hesitate to reach out to me directly at jonathan.tucker@cortlandpartners.com if you're experiencing anything that requires our immediate attention. Jonathan T. Director of Operations
