I really enjoy living in this community and have had no issues since moving in here. I am able to walk my dog everyday around a beautiful lake with the cutest little turtles swimming around. My balcony faces the woods, and I love sitting out there and drinking my coffee and quietly watching deer come out into the opening. Very peaceful. The leasing office staff is very nice and helpful. When I put in a maintenence request, it is literally handled the very next day. I have no complaints about this community. : )

we love the community itself , but we have recommended 2 people and have yet to get the 500$ off even when documented . we love the area and everything about it but it's been twice now that we haven't received the 500 off .

I really have nothing bad to say besides parking, but tbh, its apartment living. The staff, and MAA, as a whole, has been more than accommodating for me . Thats just my experience. Im grateful, and overall happy.

I have lived here since 8/08/26 and I was happy until I have had issues with the rent going up with out notice our stove does not work and also the carpet is horrible for my sons allergies. I have asked if it was possible it can be removed but no response. I also have ring footage of my neighbors selling drugs with multiple men coming to that apartment to purchase drugs. I am highly upset that none of our needs have been met and just awaiting for our lease to end because if we leave before we will be charged more money. Everything at this facility is about money and it makes our family upset and not happy .

This is a great community to live in! The green spaces and lakes bring me daily joy, and everyone seems pretty peaceful and respectful of each other. The only odd thing is that you have to walk your trash to the dumpster, but even that you eventually get used to, especially with such great weather here. Maintenance and the front office are on top of things and very easy to work with.

I have not had a good experience at MAA Benton. There aren't enough parking spaces, and the entrance gate is always broken. The Car Care Center vacuum is always broken. The trash is always running over.

It's a nice community with a great maintenance team. There is not enough parking. There are too many cats on property. When you report it and the people who are feeding them, nothing is done. The trash compactor is broke about 90 percent of the time. They are older so by the pond, there are some mold issues. Ronnika has always been nice in the office but there is a lady of -------- descent that has a nasty attitude. There is no corporate number that can be provided for issues that need to be escalated. Ride through at night to get a real picture of just how bad the parking situation is.

The office staff at MAA Benton are very helpful especially Katie and May. Always took the time to explain and answer any questions I had any maintenance issues were resolved quickly and professionally.

The parking is horrible never no where to park everything else is ok it's peaceful don't have any problems just the parking if they can fixed that it will be and on community to reside in but that's all I got to say I have to park four buildings down almost by entrance to have done where to park

We've always had access and good communication with the two leasing agents up front (Ronnie and May). Maintenance is always helpful as well and timely. The small park, pools, and gyms are easy to access as well. However, safety can be a concern. There are multiple entertainment facilities neighboring and no wall or high gate to separate the neighborhood. There has been multiple nights where we are awaken by gun shots and seeing people run into the neighborhood to hide. Homeless people and non residents have access to the neighborhood just by walking in the back woods. We pay a community fee for the amenities and key fob but access sometimes doesn't work or homeless people are still able to access the grounds. The raise in rent also does not compare since there were no changes to ALL apartments.

The admin team are kind and attentive. They are super fast with maintenance. The lake gives me such peace and I'm lucky to have a unit right on the water. I can't wait to use the pool in the summer. It's beautiful and also right on the lake. I love that they have 2 pools!

Overall, the experience is acceptabe. The main issue is that we have no grace period as the majority of property management execute. A 3 -5 day grace would be beneficial for the resident. The pagota at the pool looks like it'sabout to collapse and no attention has been given to the problem.

I would never live here again! The staff always seems too busy to help you all the time. They never answer the phone when you call. They don't keep the apartments updated like they should. They don't do ANY routine maintenance things that they should. You have to constantly ask them to do the normal things

Mostly love the grounds. Do not enjoy the slightest increase in rent for an apartment that has not been renovated since building. Enjoy work out facilities, docks, and pools. Absolutely dislike the dog park as it consistently filled with dog feces. Dislike old air conditioning that cost extra to run leading to a higher bill each month. Dislike trash compactor continuously full with garbage outside. Dislike the cats roaming around. Dislike the fact there is no place for large packages to be held other than outside the mailbox. Dislike very cheap blinds. Like the service group because they are prompt, patient, kind, and helpful. Dislike finding poison Ivy on property along with wasps nest. Parking is not good as many people park on curves which can be dangerous. Dislike catch and release policy for pond the Brim are over populated. Enjoy the office staff who are prompt, professional, and kind.

Great and friendly office staff, with quick responses, was able to be approved within hours where as another place was taking days to find out if we were approved. The maintenance staff has been excellent, get the work orders completed in a very fast manner.

This community cares more about the shrubs than tenant satisfaction. I've lived in 2 units here and I enjoyed the first one except for the gnats that come through the drains. I moved to the 2nd one for more space since the base rent on my original unit was going up to the same price as a 2 bedroom. At my second unit, there have been multiple problems with the alarms and I've complained about my neighbors upstairs cat litter damaging my patio furniture for months and the only thing they did to relieve the situation was a power wash one time. They claimed to have talked to them, but it's never stopped, and the gnats are still bad in the summer. The gate doesn't work, yet rent goes up every year. The pool is open year round, but not heated during cold months. Also, when I moved in there were about 5 stray cats on the property. Now, there's about 15. It's a pretty place, but it could be managed a lot better. Would not recommend.

The apartment is less than 10mins away from the airport, outlet, grocery stores, post office, restaurants, planet fitness etc. The only issue I experienced is that the staircases are not clean often. The gym needs an upgrade to provide equipments for abs work out.

The people who work here are very nice and efficient. They are prompt at answering questions, sending maintenance out. They work with you if you have pets in the apartment. Very pet friendly community with the honorary geese who roam the property.

The office staff is amazing. They listen and respond to you. Maintenance is always right on top of it and makes sure with you that all is working well. The grounds are well kept. How can tou not like a lake you can canoe in or even kayak in! The staff makes sure tou are set. Mey is the best

It is not as well maintained as it were I first moved facility maintenance would blow out and hose down the breezeway. I can't recall when it was last there is huge mud dabbler wasp nest on my breezeway exterior wall has been there for months. Parking has become unbearable tenets don't respect the handicapped parking spaces. They park in the in non parking areas that disrupt the flow traffic through the complex

Loud music after 10pm. ------ people take all the parking spots that don't live here and residents have to park further away. What's the point of telling the office your license plate if you can't find a parking.
