My husband and I have had an extremely bitter experience with the management here... we guys recently moved in frm florida and upon one month of apartment hunting and several trips to many many apartments and FOUR trips to this particular apartment, we finally shortlisted The park at Abernathy... By now we had made exactly 4 trips to the apartment to make sure that we got an apartment of our choice and location...Later on, we signed a 1 year lease contract, paid our first month rent, application and admin fee as well. Just when we were about to move in on the sept 1st, Joseline (the lady at the reception) calls us exactly 3 days prior to our move in date (aug 28) and tells us very cooly that the apartment that we had selected wasnt ready to lease out on the promised date. Imagine our dillema and frustration after spending a good whole month hunting for apartments every single day and the no of trips to this particular place, time and money! To add to the mess, My husband's flight ticket to florida was already booked on 30th august as we had planned beforehand that he would u - haul all the belongings in florida directly to our new apartment.... So now we had no place to store our luggage once he brought it here to Atlanta neither could we leave it there in florida, as our lease of our florida apartment was ending exactly then. Looking into the situation, we scheduled a meeting with the property manager, Mr Marquee and explained the situation to him. We requested him to compensate for the inconvenience caused as we would be incurring additional costs (storage costs, accommodation until we get a new place) as a result of THEIR last minute intimation. He consulted his senior manager only to get back later to us saying that they would not be able to do ANYTHING. His argument was that there was another apartment available and we could take that...i wasnt ok to move into that apartment as i did not like its location. We explained to him that he cannot expect us to move into ANY apartment without us liking it as we had waited fr a good amount of time to get an apartment of our choice..And besides that, we are not getting it free of cost.. we further requested him to either reduce the rent of the second apartment since it wasnt something of our choice. He dint agree... we asked him if we could move into the second apartment temporarily and then move into the apartment of our choice once its ready...He did not agree to that either. He insisted that once we move in there, it was permanent... So basically there was absolutely no compensation given by them in terms of reducing the rent or paying fr our storage when they were the ones at fault... We finally decided to let go of this terrible place and look fr something better....We are so glad we dint settle for this as we found another apartment which is way way way better... I would finally like to say that, the customer service and management at Park at abernathy is extremely unprofessional and they care a damn about customer satisfaction. They only look into their advantage and convenience even if it means causing inconvenience to their guests.... Lease an apartment here at your own risk...

The apartments are not worth the amount they are charging for it. Things break very easily and it is infested with bugs. There are roaches everywhere! You can't get rid of them! The place was clearly not exterminated before they gave us keys.

I felt like the move in experience was very easy and I was pleasantly surprised by how great the apartment looked and how spacious it was. The staff was very helpful in answering all of my questions. My apartment was very clean when I arrived and so far there are no issues with any appliances or fixtures. I would 100% recommend this place to anyone I know, as the price point is great for what you get out of this community.

Nice property. Apts are a little over priced. Walls are thin. When my neighbors upstairs is walking sounds like she's a 500 lb woman. I'm in a 2BR and the apartment is pretty big. Overall I would give this property a 6 out of 10.

When I came to see the apartment I was very please with what I saw. Everything was new and the apartment was spacious and the setting was wonderful. Things didn't remain the same. Other tenants was not maintaining the building. Trash is thrown all over the parking lot. All my friends who visited love my apartment how it is designed. I must say I am not happy anymore.

Nice staff. Very bad construction. I can hear each step that make my neighbors who live about over unit all the time. The worst is after midnight in bedroom. And each time that they open the glass door for used their balcony.

The new features in this apartment is gorgeous especially for the cost and area. Community is nice and quiet. Neighbors are nice. Exterior is nice and they are renovating so thats a plus. Maintenance guys are on it. Office staff is pretty helpful and attentive! Im enjoying my stay so far.

This place is really average. The maintenance crew is usually pretty good, but management doesn't really seem to be on top of things, and I've had a number of frustrating interactions with them. They don't really seem to follow through with things.

Great experience! Brand new appliances! Love the new tile flooring and new carpet in bedroom. The floor to ceiling windows are wonderful. The remodel left the apartment with the new feeling. Kinda like buying a new car with the new car smell.

I've loved staying at park at Abernathy square until this past month. My air conditioner is broken. I've called 4 times and maintenance has been here 3 times and it's still not working. I stressed to them it needs to be fixed because I have a 1 year old . I was told it's not an emergency unless it's 100 degrees outside. Guess 90 degrees is ok. My friend told me to call the state guess I need to this is ridiculous.

I spent 5 to 6 years working in leasing offices at various apartment communities--just like this one. If anything, the experience made me more pro-landlord. Now keep that in mind as I continue my review. . . . Park at Abernathy Square is an atrocity to the rental industry. Each management company that I have been here with (2 or 3--cannot recall for sure) has been equally bad. With the current company, BH Management, I will say that the maintenance team has made some improvements in their time here. Or maybe they just respond quickly to my apartment now because they see me as one of the unpleasants in the complex (they did not say that; I am just making a logical assumption). Which is hilarious, considering how many customer service jobs I have worked and how I almost always go out of my way to give other people in those jobs the benefit of the doubt. But not in this case. I tried playing nice in the beginning, but it always had to turn into nagging--because things would not get done after 1 to 2 weeks--or reminding--because the office would lose things that I had turned in. The office staff is where my main concern lies. For starters, it can be difficult to get a hold of them. Sure, somebody usually answers the phone, but oftentimes they do not know the answers to simple questions (for example what the standard surcharge is on a short-term lease). So they have to have the manager give you a call back. But if they tell you that, you better leave yourself a reminder to remind THEM, because chances are you will not have your call returned. A couple years back I had roof leak in my apartment (over a carpeted area). Now I am not blaming management for a leak (that is just life--things happen). But I will say that it took almost 2 weeks to reach a resolution on anything, because I was never updated on anything. And days would pass without any action being taken. At MY job, even if I do not have an answer for someone, I give them a call at the end of the day to let them know where things stand. Especially if it is regarding something important . . . like, say, a roof leak? Not only that, but the staff forgets things they have told/promised you. I have started recording all of my phone calls with them--even voicemails that I have had to leave. I have to save all of my emails because almost a year later, issues have come back into play. Like how last summer I received countless notifications telling me they did not have my certificate of insurance on file, even though I had emailed it to them several times (and I still have proof of these emails). I thought it was all resolved, but yet here we are again today and I have received another notice, this time telling me I have been force-placed on their own coverage at an absurd rate. Last year maintenance did a property-wide inspection of all the dryer vents, and when I came home there was a pretty decent-sized tear in the vinyl on my pantry floor, right underneath the dryer (which they had obviously had to move). So I took pictures and left the office a voicemail and even submitted a work order so that this would not come back to haunt me when I move out and am waiting on my deposit. Never once got a response from anyone. Oh yeah, and the MOLD. So I think my apartment is fine, but I had some friends who were here a few months back in one of the "newly-renovated" apartments. Now, again, I worked in this industry, and I know a lot of tenants confuse mildew with mold, etc., etc. But this was mold, and it got so bad that it was spontaneously appearing on my friends' shoes, computers--places you would not even DREAM that mold could be. Maintenance came out and "inspected" the apartment, sprayed some bleach--the usual--and said everything was fine. Well my friends were not feeling well by this point (maybe because of all the MOLD), so they paid an official inspector to come out and test for it. And the average moisture percentage (or whatever you call it) averaged something like 70%. That was the AVERAGE. Some of the walls tested at 99%. The office would not let my friends out of their lease or transfer them to a different apartment for free, and my friends had to get a lawyer and move out. I personally witnessed the mold all over their apartment; I helped them move out. The best part is, the office said the mold was due to my friends hang-drying some of their clothes in the apartment. That is bull. Unless you pay for dry cleaning, everyone in America freaking hang-dries their delicate shirts because they do not want them going in the dryer. And, yes, my friends' apartment was always at a reasonable temperature to prevent mold growth. I get it--I already know all the things you are supposed to do to prevent this kind of stuff. This was not preventable. I mean I could go on and on, but I am tired of typing, and I do not want to sit here for an hour thinking of all the many things that have gone down here (it is so bad that at one point some of the residents created a website with examples of all the terrible things here, lawsuits, etc. But I am pretty sure management got it taken down somehow). The only reason I still live here is because I am waiting on a job offer to go through, and that will mean moving. So I do not want to move and then move again soon after. I am currently going month-to-month, though, and will probably be gone in 1 to 2 months. I will never look back. I should have known in the beginning, especially with my experience, that when it took over a week for my application to be approved that it was a bad sign. Well, slap my hand, and I know better next time. Oh, and one more thing . . . I did hear a kid got kidnapped out of one of the buildings here. Not sure if that is fact or not; you may want to look it up. There WAS a shooting outside my apartment, though--2 to 3 years ago. That is a fact. My roommate at the time was here for it.

It was fine living in this community. There were some pros and cons that were handled well in my time living here with my family. We moved here a while ago and have experienced many things that were never fixed until you came.

The community is nice the apartment is nice however I do hear loud noises from the upstairs neighbor but you hear nothing from this side neighbors. The Community atmosphere is pleasant and very welcoming and the apartment is updated and nice

So far it as been pleasant, with the exception of the front gate access. The card reader has to be accessed by letting down my window, and I been caught in down pours. I enjoy the staff and their prompt response to my issues. I'm concerned about the high foot traffic by my apartment as I am not in a foot traffic area

Ya tengo 3 anos viviendo en estos apartamentos y vivo muy agusto, el servicio de mantenimiento el mismo dia lo atienden. elm personal de la oficina muy atentos y agradables. hacen eventos para ninos y para adultos, siempre tratan de hacer eventos para la familia. 100% recommendable para vivir aqui!!

I have lived here now for one year and the apartment renovations are extremely well done! You get a lot of space for the price you pay.The new management team has really put forth the effort to make this a great place to live! I visit the office often and the staff have been terrific. They are very friendly and accommodating when i need something. The maintenance staff is also great! They complete my work order requests quickly and efficiently I have no problems trusting them. The location has easy access to all major highways and has a ton of shopping and restaurants close by, I plan on staying here!

I am living here for past 10 Months, so far my experience was not pleasant with both the apartment and the management. Unprofessional manager 1st -Extremely bad experience with the Management (especially Chiara). I have my active renter's insurance from the day 1 I rented this apartment and I have submitted the proof atleast 3 times; however every month I will be charged with additional amount for the insurance along with my rent, when I complain they will say it will be taken off from next month but nothing happened so far. I guess I will need to follow-up again!! One day, the manager entered my apartment without any notice and she saw the food which was opened (of course it's lunch time) and I have 2 toddlers who had scribbled on the wall (which always can be fixed/erased); however after seeing it, she literally started shouting at my Wife and guest who came to visit us; I was very unhappy with this rude behavior and no one could tolerate and I could only cut a sorry figure to my guest. I felt that I was discriminated because of the race and the culture! 2nd - Kitchen sink clogging, this had happened many a times and the maintenance guys fixes it. The maintenance team is good and very kind!! I appreciate it. 3rd - Lot of nails on the apartment road because of the renovation works and they don't clear it, I had at least 4-5 times of flat tire and not sure about other neighbors. No action has been taken from the management on this. 4th - The play area that too especially the Tennis court which is not maintained at all. 5th - Roaches.. Roaches.. Roaches.. They say pest control comes every week which is only an eyewash!! Nothing happens.....

The Park At Abernathy Square is spacious residental community. Its worth what the residents are paying for due to working class community. I love the community being quiet family and pet friendly. The leasing management & maintainence is very professional and quickly responds to all problems. Most all the residents feel safe due to highly lit apartment complex & gated community with various amenities.

the only thing I don't like is that the notices on the door has no privacy to the tenant. the other issue is that I don't like the pest control company for saying that I have house keeping issues and I never receive a notice ever in my life

It's a beautiful community the units are beautiful however maintenance issues haven't been addressed timely. I have sent in a request and I am still waiting for a resolution or fix to our problem. The staff has been nice with signing the lease and answering questions. I love the updates in the apartment in the room and storage they have however I have been disappointed with the maintenance

Apartment community is very clean. Appearance and grounds are in excellent condition. Community offers fitness center and swimming pool which is convenient and awesome . Staff is very helpful and courteous.
