This has not been the best experience. The quality of the property is not properly aligned with the price of the community as well as the amenities offered. The best thing about the complex is the location.

Living here was the worst experience I have ever had in apartment living. I signed my renewal right after the new company took over, and it has been hell waiting to be able to move out! Trying to reach the manager or even assistant is almost impossible- I called and left messages for them on several occasions and never heard back. When I finally was able to talk to the manager, she was rude and impatient. I paid my rent on time every single month, but was treated horribly. My heat and AC went out I don't know how many times and somehow when I had a $250 power bill and a high gas bill, there was nothing that could be done?! My apartment and several of my neighbors' apartments were infested with roaches, even though I cleaned my apartment regularly and requested pest control almost every week. What's worse is that when I moved out, I was over-charged for my final bill. Once again, I tried reaching the manager and assistant manager to get this corrected, but rather than have the decency to respond, they sent the bill to a collections agency! I was charged for several days after my move out date and when the collection agency called the office, they lied and said that I moved out later than I did! I have already spoken with a lawyer and filed a formal complaint with the BBB. I have never posted an online review before, but just couldn't go without warning others about my own experience. I'm so glad to finally be out of these apartments and away from the dishonest people who try to take advantage of their tenants!

Beautiful renovated apartment! My first apartment and glad with my decision! Everything is so close by (stores, mall, restaurants, Grocery stores etc.) Staff and maintenance is super nice! I can't wait for the new amenities :)

At first I loved my place, but now learning that a RAT has been intruding in my home makes me feel uncomfortable. The rodent has left little gifts around my home, around my bed, and even chewed through my bread. Not cool

I would recommend this place to anyone. I've had one problem since I've moved in and within a week, it was fixed and I've been cool ever since. The staff in the office is attentive and maintenance is very, very quick with responding! Within a day they are there. I've only had minor issues... like my peephole and a screw coming a loose that I wasn't going to screw myself :-) . So basically, I'm saying that to say, I had to FIND a problem... aside from that, my apartment is super cozy and I feel good at home. Thanks!

DO NOT MOVE HERE. I moved into these apartments just after they started renovations and even though the cabinets and countertops, etc. are nice, it is not worth it. First of all, when I looked at the apts I asked what I could expect for my renewal in a year. Even though the leasing person said they couldn't give me an exact answer, I shouldn't see some crazy out that was a lie. When I got my renewal offer, it was MORE than what a new person moving in would pay! On top of that, I wouldn't have access to the gym or laundry facility for A YEAR because they're tearing down the building. I was in the office (the old one, not the hideous trailer they have now) and observed the manager (who is a real witch by the way) dealing with a resident who spoke Spanish mostly and was having a hard time understanding her. The manager (red hair, glasses) was SO ugly to this poor woman and after the resident left, the manager joked with the leasing staff about how 'if you live here (I assume she meant the US), you should have to speak English.' When another resident approached me to sign a petition to have her fired, I signed it immediately. To management: I wouldn't be surprised if a lawsuit was filed for discrimination, just so you're aware. Since I moved in last year my water has been turned off without notice and there have been numerous police cars on property more times than I can count (the picture I attached was taken just a few days ago!). I found out that earlier this year apparently a woman living her was carjacked and held at gunpoint. The old office was set on fire by somebody (right after it happened, there were fliers around the property asking for information regarding an arson investigation) AND there have been a ton of apartment break-ins!! Maintenance has been alright for the most part. The biggest issue I had was when my neighbor's water tank exploded (probably because they haven't been replaced in 20+ years), no one bothered to make sure there was no damage in my apartment too. I opened my closet door and was disgusted to find a huge water spot and tons of mold! Seems like that could have been avoided completely with some extra thought. I added that picture, too. Do yourself a favor and look at any of the dozens of apartments in the area. They are just as nice and worth a little bit more money for the peace of mind you'll get! Not to mention you won't have to worry about a manager who clearly prefers white residents.

Everything has been great so far. The staff is very friendly and they are very responsive. Maintenance request are taken care of within a 48 hours window. Move in was smooth, everything was clean and ready to go. Overall great experience. Thanks!

I've been living there for several years now, the Lodge and now is The Park, same crappy apartment with same horrible maintenance service. Roaches, molds, broken AC, water bill paying for the whole community. And, because we complaint too much about roaches and other issues we are being kicked out along with other 20 plus families for the holiday, I guess that's their way of saying Merry Christmas to those families and kids! They only evicted Mexican and other ethnicity. Basically, anyone other than white!! PS. There are plenty of apartments through Roswell Rd. which offer much lower rate right now and check zip code 30350 or around Dunwoody Place. All apartments may have similar problems but cheaper. Also, they have a $ referral. Please, don't do this to your friend or anyone even if you don't like them! Peace

I have had great experiences in my apartment. The new leasing staff is very friendly and prompt. When my first year's lease was up, I moved from my original unit to a newly renovated unit and am very pleased with that decision. The aesthetics are great, especially as a designer myself, I can appreciate that the colors and finishes would coordinate with all styles of decor. Since I read online reviews prior to signing my lease the first time, something I'd like to specifically note is that since moving into a renovated unit, I do not have the bug issue I used to have. I do wish that the painters paid a little more attention to detail when they were painting the building, though, since my front door was not finished well. Overall very pleased with my experience here.

I've been living in this complex since 2006. The apartments are larger than ones you will find available nowadays. The buildings are old but decently maintained. You wont find many communities this large anymore. For some its a turnoff that the complex is large but its perfect for walking with (leashed) dogs or children and set back far from the hustle of Roswell Road.

I have yet to have a encounter with the office staff that hasn't made me feel like a low life squatter in a apartment that I have been in for more than two years and I don't think we will stay here once the least is up next year and we were hoping to stay one more

Excellent community and close to everything! All apartments have undergone a complete renovation. The pool and other amenities are getting a complete upgrade. Staff is the best I've seen and responds within hours to any questions I have.

My daughter has been living here for 3/3.5 years and I never had an issue with the staff. Until now, you have staff that lie in your face. All the water outages "to save me money" is what I was told haven't saved me any! Unleased dogs, trash area??

Office staff was organized and on time for the move in. No waiting or other issues. The newly renovated apartments are among the nicest I've seen without having to pay for a Buckhead high rise. I'm very pleased with the apartment and area. Just lacking a car care center. Otherwise, Great.

There are a ton of bugs! Huge water bugs, roaches, spiders, beetles and various other insects. I spray weekly and sweep up a pile of dead bugs afterwards. They are doing construction and charged the residents for the increase in water usage. Our bill went up twenty dollars yet we were without water for 4 days in that month. When I talked to the manager about the increase he said he could do something about it but he was choosing not to. Then he suggested I reached out to corporate. Water is charged by resident capacity and NOT your personal usage. You could be gone all month and still be charged 90+ dollars formatter you didn't use. They are working on the gym so I probably won't be able to use that even though I am paying rent. The air and fixtures break DAILY! Everything is cheaply put together. Your money would be better spent elsewhere.

The staff here is very nice and courteous, but they just don't do what they say. In other words, their word is not their bond. For weeks there have been multiple complaints about feral cats near the property. The staff says, "yeah we receive the complaints and we will send out notices to the tenants about feeding these feral cats since there seems to be someone feeding them versus find a home for them. Till this day nothing has been done. When you come outside, specifically at nights, all you see is these cats. IT IS A MESS! In addition, the water bill is OUTRAGEOUS. According to the staff, it is based upon the square footage of the apartment. So if I am the only leaser and I lease a 2 bedroom in the event a friend or family member comes to visit. I pay more because of my apartment's square footage. Yet, a couple upstairs who has 1 bedroom with a washer and dryer pays less, even though they use more water that I do. It just does not make any since.

After finishing 2 years within this delightful community with pleasurable people, I have just signed another lease. I can't thank the office, management, and maintenance team enough for their outstanding performance and their willingness to complete all tasks in a timely manner! The constant improvement of the grounds is very noticeable and I'm sure that the future will bring many new amenities and property improvements! Betsy in the office has been extremely helpful with all my questions. My experience within the neighborhood has been that it has been peaceful, and I have not experienced any disturbances or parties. My deepest appreciation and gratitude goes to Perlamaread. She was nothing but helpful and understanding from the very beginning. She is the sole reason why we least at the park at Abernathy Square. In comparison the rest of the losing team was quite helpful and very accommodating as well. Wheel East and moved in right around the time of the office fire. In a high-stress time the team handled the community's needs very well.

The apartment is nicely renovated with all new appliances. It's extremely quiet and for the most part I feel safe. The Maintenance staff could show a little more care and concern for the property and the residents, but I realize they are most likely overworked at the moment due to the carelessness of the Renovation staff and the extra work that may cause. I must say that the Leasing Office staff showed concern and worked quickly to correct the issues I reported. Right now, all of the work being done on the property can cause a headache. I have a feeling once all the renovations are completed, new front gate installed, and amenity upgrade completed that this apartment complex will be very nice and it's already in a great location!

At the time of moving in, the price was affordable. This is not a bad community to reside in. It seems to be getting better too. There is only a whiff of ratchedness from time to time, but that is what happens when you are around other humans. There is really nothing to complain about here.

Overall, very positive. The inside is very nice. As a female living alone, I feel safe. The place is well lit and neighbors are mostly friendly. Maintenance is very personable. Extremely disappointed in the trash situation. There should be more places to throw away trash and they should be spread out so driving your trash is not necessary.

I have been here for a little less than a month and all I keep thinking about is how much do I need to save to get out of this lease. I STILL have issues that maintainence has yet to fix. Montell or martell continues to give the same excuse on why maintenance isn't fixing our issues "there are work orders on AC being down so those get taken care of first." BUGS, BUGS,BUGS! They are everywhere. And when it storms the lights go out. Only the grace of God Will get me through this year with my sanity. Praying that it gets better but I would advise anyone not to move here. Unless you're use to broken things and roaches.
