i think the roaches moved in a week before i did they told me where i can put my stuff and when. The roach problem is crazy they have this fake a-- pest control that sprays sugar not pest control. They come out more than ever its like a roach o thon. The roach to man ratio is 100000 to 1 man i dont know if i leased from the roaches or the lodge. Now lets talk about the maintance they are the worst in the country they have a storage shed by my building and they hang out there and play there music loud like they in concert and dont fix nothing my dishwasher been broke since i moverd in 6 months ago what the h---. The leasing offices is full of children that point the finger at everbody else but themselves they are full of it. they charge you for stainless steel applances but they are cheap and broke i pay 50.00 extra a month for a dishwasher thats broke and a refrigator that in order to make ice i have to cut the temp all the way up and it freezes every thing in the bottom part all my food is threw and i pay extra a month for this bs. last but not least when they remodeled it seemed that they traped the bugs and animals in when they did the siding on the buildings they didn't take the old down they just put the new on top and there are no screens in none of the windows in any of the apartments steps are messed up and falling apart new white rails i guess they bought from big lots. Its like an upscale slum lord i rather live in the projects than this least i know whats going on than the apartment trying to hide all ther mess ups and bs.

I've been lucky

I lived in a townhouse, and I was lucky enough that my only neighbor wasn't noisy. Here are the details: PROS: - Cheap Rent - Quiet town-homes - Close to the perimeter area CONS: - The gym is falling apart - Tennis courts are used for soccer by tons of kids - People drinking on the parking lots - No covered parking - Gate works once or twice a year - Expensive water/sewer bill with tons of small fees - I can tell that it gets noisy once inside regular apartments - You will occasionally see people drying their laundry on their balconies - People playing loud music in the parking lots

Please Don't Move Here. I wish I hadn't.

7 more weeks and I am finally done with this lease. whew. I didn't think I could make it, but seriously, I have never been so disappointed with an apartment. I have lived in a few apartments between here and Marietta and this place is just the worst. I read some reviews before moving in and thought I could deal with a few bugs, but this place is approaching unsanitary. The pest control comes all the time and we empty out the cabinets so they even spray inside them, but the roaches are never gone. They just fill the kitchen and bathrooms. We leave the kitchen lights on at night to deter as many as possible. I wish I could say the infestation was the worst of it, but I'd have to say no place has ever been occupied with so many uneducated and disrespectful employees. Every time we have a question we get a different answer. They always act like they are being interrupted when you need something even though it is their JOB. I wish I could get paid to act like a jerk, but instead I work long days and have to come home to this place. Maintenance has no idea how to fix anything and every time they come by they have an attitude. Please just do the job that you're not even good at and don't talk to me. This place makes my blood boil. I really want to tell people as I see them on the golf carts, "run, run away. don't live here please!" Places like this need to go out of business or change their ways. I hate that they take advantage of people trying to find a good deal on rent. I have decided I would rather pay more. I might live longer because this place is about to give me high blood pressure.

MOLD, Inconsiderate staffing

You are GOING TO HAVE AN OLD MUSTY SMELL, then an airborne smell you won't know whats going on. I did my own mold testing and it was not good. Develop some health issues during the stay also. They will bring their maintenance guy to stick the walls to say it shows no water damage. I could never put my bed against the walls of the bedroom, because the smell came from out of the walls. Had to use a fan to help stay cool, because the biggest source that was harboring the mold was the air conditioner unit. This place is bad, liers and just trying to fill the place with occupancy. The roaches are bad, the staff need training, and occassional issues in different apartments with mold. Entry ways need wooded steps and railings fixed. Maintenance does come within 24hr usually but they don't know what they are doing half the time, usually a shade tree repair when they repair. I am not a disgruntled renter, this place is not good ditto for me also,

VERY VERY Serious ROACH INFESTED!! Beware.

Why didn't I know about this website before we moved here? We just moved here 2 months ago and the roaches are unbelievable!!! THEY WON'T DIE!! And I'm not talking about small little critters. These are BIG 3-INCH COCKROACHES, WATERBUGS!! 2 nights ago, I came home late from work only to be met by 2 BIG COCKROACHES WITH WINGS!! I'd heard about the bugs when i first moved here but I thought people must be too lazy to buy a can of bug spray for an occasional bug or 2, but NO. THIS PLACE IS DIFFERENT. These bugs are a different breed and they mostly only come out at night. They send pest control! I spray chemicals! I put down bug powder! I fumigate the apartment! I put down the Ortho Home Defense Insect Barrier from the hardware store. I do EVERYTHING and they keep coming back! It's like they're living in the walls. At night I literally walk through the entire apartment with a can of Raid in my hand like a security guard on patrol, making sure they aren't crawling near my kids. And there's more!! Wait until it rains...it's like the bugs all come inside the apartment buildings to keep dry. I can't take it. Be sure to wear shoes when going outside at night. They are everywhere. On the ground, on the sidewalks, on the stairs, crawling on the sides of the buildings. It's like they come out in full force once the sun goes down. Seems like the only way to get rid of the bugs is to burn the buildings down. I think we are going to say screw this lease and get out of here. The landscaping is great, the staff is fast with responding to maintenance requests, but these damn ROACHES are the worst. I even asked one of the maintenance guys how to get rid of them and his exact words were "You can't. There's nothing you can do for them". Why do the staff act like living with bugs is normal and acceptable? Maybe it's because they don't live on the property. Also, I have nothing against other people, but I can only wonder if this place is a hangout for illegal immigrants. Not many people seem to speak English around here. This is our 12th apartment in Atlanta and the first one we've been totally paranoid in. After stumbling upon this website, I only feel much worst. Over 60 reviews for this apartment and nearly all are negative or talking about the bug problems here. I never imagined a place like this would be nestled into Sandy Springs. I guess I was stupid enough to really think apartments like this were only in the bad parts of town. Boy was I wrong. No wonder they offer such amazing deals. Just wait until you sign a lease. Don't be fooled by the nice landscaping and water fountain with the ducks out front, once you sign a lease...get ready. You couldn't live closer to this many bugs even if you were homeless and lived outside in a garbage dump. Why me Lord? What did I do to deserve this??

The Lodge at Roach & Rat Filled Springs

I've lived at this apartment complex since June of 2009 and to anyone considering moving here, RUN!!! Since the week I moved in I've had a SERIOUS roach problem (on a day that I'm home all day, I kill AT LEAST 5 roaches), which nearly a year later has yet to be resolved. Througout the summer pest control came by every week for about 6 weeks and the roaches never left. When they put the gel in that was supposed to be super amazing, still nothing changed. When I asked to be moved to another apartment, the leasing office staff were not very excited and were not at all helpful with getting me another apartment within the complex. A couple of months ago I had a rat in my apartment, I immediately called the leasing office to tell them and they said that they would bring me some traps, to this day I've received nothing. When I actually took pictures of the rat when I caught it, they finally took the matter serious and did some true pest control and solved the problem, leaving me with only roaches instead of roaches and rats (yay). When I asked if I could be compensated for all of this by being let out of my lease ONE month early, the manager Stephanie said that she would ask her boss. I called her back numerous times and she was always "busy" or "not available".I left messages asking for her to call me back, but she never returned any of my calls. I finally go to the office and catch her there and she tells me that since my rat problem has been solved they won't let me out of the lease. I asked for her to tell her boss to give me a call and she agreed. Three weeks later, no phone call from anyone. Dealing with the hardships of living in this community is a true headache. The staff could care less about any of the problems you have, and do the bare minimum to maintain their licensee. Front gate stays open 24hrs a day 7 days a week. Maintenance requests go weeks unanswered. The gym constantly has dated and damaged equipment. Please save yourself the heartache and pain of living here, you'll be doing yourself a huge favor.

I Disagree-The Staff is Very Professional

I have lived at the Lodge at Sandy Springs for 4 years and think the office and maintenance people are super nice and really care about us residents. Before the new management took over, the property was horrible. I love my apartment and have really nice neighbors. Don't Do It!!!!

When we first moved in, the office staff was very helpful, attentive, friendly and personable. Now, however, the new manager and assistant manager are horible!!!!! Edward the assistant is rude, obnoxious and just downright disrespectful. He doesn't take the time to get to know the tenants or whether or not they have special needs, he doesn't take the time to read the paperwork regarding a tenant and he constantly talks down to tenants. The manager appears to be afraid to discipline Edward; maybe because he carries her workload and she doesn't want him to leave. She always covers for him. Also, its rare to even see her in the office. If she is in the office, she never has time to speak with you. The leasing consultants, Janet and Claudia are WONDERFUL!!!!!!!!!! If it were not for them, I'm sure a lot of tenants would have moved out. The upkeep of the property has gone down drastically. With the previous management staff and maintenance crew, the grounds were kept beautifully. This new management teams seems to not care. They got rid of several of the maintenance staff members and hired new maintenance crew members and it hasn't been the same since. There is trash everywhere and the overall appearance isn't the same. Maintenance issues take a long time to be addressed now as well. So....if you want to pay someone to treat you disrespectfully and keep your living surroundings a mess...this is the place for you. Roaches and Maintenace Issues

Roaches Roaches Roaches. I can't say it enough. Even orkin couldn't take care of this pest problem. My daughter constantly has mysterious bug bites. I call them all the time to fix my stove and one of the toilets only to have them come and jimmy rig the stove and toilet and they still don't work. I am breaking the lease as soon as the school year is over. The ONLY plus is that I like the elementary school my daughter goes to. DONT MOVE HERE!!!

One Year @ The Lodge, A Review ...

After "surviving" a year at the Lodge I decided to write a review about the place ... Anyways the place is okay, probably in between a 2 and 3 out of 5. Its probably one of the worse places I have had to deal with in terms of overall experience, but ... It is fairly cheap, so you get what you pay for. Here are my top three survival tips for making it at the lodge. #1 inspect your prospective apartment with a very fine tooth comb, leave no inch of flooring, carpet, woodwork, or bath works not inspected. It is essential to ensure you are moving in to something that is not already broke or having serious issues. #2 you are more than likely going to have to deal with bugs, roaches. Even if you are clean you will be lucky not to have to deal with these puppies. Count your self lucky if you havent had this problem. #3 be prepared to have the kids upstairs or down the way make plenty of noise. There are lots of kids at this place so dont be suprised if find your self annoyed by their screaming, running up and down the stairs, doing jumping jacks up stairs (thin walls and ceilings.) and what ever. If you move in to this place with out having looked at other places, and not figuring in things like a gas bill, and dont check your prospective apartment out with a keen eye you might find yourself rating this place low. PS. the gym sucks your better off going somewhere down the way at the intersection of Roswell & Abernathy. The only thing it offers are working walking / jogging machines. Which are really just walking machines :) Also : The staff is okay, no real problems for me. The thing to remember is to make sure you know what you are getting yourself in to. If you dont, you are probably going to regret it, or maybe you will get lucky.

Very Happy at The Lodge at Sandy Springs

My husband and I have lived at The Lodge since Jan. '08. I have read all of the other reviews concerning roaches, inattentive office and maintenance staff. The first time we tried to use the A/C we had to call maintenance to charge the unit. They responded within 10 minutes of our call. The only roaches we have had came from the apartments around our unit. A call to the office and the pest control person was here that day. They are only required to spray the bathroom and kitchen, however, he sprayed every room and also outside. The only other problem we have encountered was July 4th last year when some of the tenants in our building nearly caught the building on fire with some homemade fireworks. Other people's stupidity is the reason we have renters insurance. We have been very happy here and expect to be here for many years to come due to the great location, office and maintenance staff.

Run now...............I'm warning you ...Do Not Move Here!

Thank God my lease will be up in one month. This place is the worse. I have to agree with all the other reviews about the roaches, they are here to stay. The model apartment will make you think that you're moving into a well kept facility; I'm here to tell you that you're not. We have been here for 11 months and maintenance has come out 6 times to fix out water heater instead of replacing it. That's 6 times that we were without hot water. We called them out to fix the lock on the patio door and guess what, it still doesn't work. The water pressure sucks in the shower and to top it off, our refrigerator stop working. We called them at 12 noon and no one came out, when we called back we got the answering service who informed us that it was not considered an emergency so she couldn't call maintenance because she would be fired. The so called fitness facility is broke down and the kids have destroyed all the equipment. The SECURITY gate has not worked since we've been here. Trust me ,you don't want to live here!!!!!!!!!!!!!!

The worst place I have EVER lived in my life.....

This is the nastiest dirtiest place I have ever lived.....The Model apartment they showed up was Perfect....However....the first week we moved in we began i see roaches, the people upstairs from us had the police called on them 3 times in 2 weeks (I guess they just let anybody move here), The floor in the apartment is uneven and the ceiling droops down in the middle.....and did i mention roaches roaches and more roaches.....The leasing office staff act as if roaches are just a part of apartment living....but thats not true.....I have lived in 5 other apartments since i have been an adult and this is the first one that had tons of roaches.....Please...please....please.....DO NOT MOVE HERE......at any givin time we might see about 25 kids playin in front of our lot and they purposely destroy the property.....tearing down fences moving decoratinve rock tearing down decorative trees throwing rocks and the gate has never been closed and i have been here for 6 months.....the exercise room door nover opens (I was told by the leasing office staff i had to wiggle it 5 time and it will open....why not just fix it).....when I first moved here there was dirty water with a very foul odor backing up into our dishwasher coming from the persons dishwasher next door to.....maintainance came back 6 times b4 they actually fixed it......one time when they came they made it seem as if we were making it up and were laughing.....This is very unsanitary and they didnt even get us a new dishwasher......this is the worst place I have ever lived in my life.....Plaese listen to all of the comment about this apartment and know that they are all true....Do not move here....our utility and water bills are also high.....this apartment does not have good insulation...This apartment also does not have any laundry facility.....that crazy to have to pay this amount in rent and not have a laundry facility....

The Lodge at fu&ked Up Springs

I have to warn everyone thinking about renting here. I lived at The Lodge for 1 year, and its the worse decision that i have ever made! When I leased my apartment, the leasing agent blatantly lied to my fiance and I. She assured us that the apartments were clean and quiet and very safe. Like I said, a blatant lie! The apartments are very dirty and there were roaches everywhere!!! One night my fiance and I were eating in the kitchen and we actually saw them crawling out of a hole above the patio door!!! There were so many of them, and they were literally in the walls. We went to the leasing office several times to complain, but they did not show any interest in helping us. All they said was that we can schedule a pest control appointment, but we had been doing that every other week anyway, and obviously it wasn't fixing the problem. One day i went to use my microwave and there was a roach stuck ( and moving) in the digital read out portion! I would find roaches in my drawers, my cabinets, i even saw a few on the shower curtain!! My boyfriends car was also broken into while we lived there. The police said that three cars were broken into that night. We went to the leasing office after this happened, and once again they did not care. This apartment complex is not safe at all. The gates are never closed, and even when they are closed i have seen people walk up to them and push them open. When i asked the leasing office why the gates never work, they said that there was someone coming out to look at them that day. They also claimed that people complain when the gates are locked. I really find that hard to believe because one thing that most renters want is a safe place to live, and up until the day i moved out the gates were never fixed. There are always shady figures out at night, who do not live there. And on a regular basis i see police cars with their lights on parked outside because someone's car was broken into, or someone is getting arrested. My neighbors were also an absolute nightmare. They were very loud and did not have respect for any of their neighbors. My fiance would go outside and they would be sitting on his car like it was theirs!!! We actually had to start parking across the street so they wouldn't sit on our cars or hit them when they parked. The people who lived above us always had no less than ten people in their apartment, being loud, stomping, and having loud drunk parties (on weeknights). I am so happy that I am out of that hell hole!!! All I can say is, don't rent from this place, and don't trust the leasing agents. They will show you a beautiful model apartment, and you will think you are getting a great deal, but trust me, you will regret it if you move here. Save yourself the drama, and look elsewhere.

Teenagers egged my windows and were smoking up on grounds

No! I have only been here 3 months! 1. Ice maker didn't work 2. Trash and carpet still on my deck. 3. Outlets did not work. 4. Gas was turned off for a week!!! 5. Cabinet broke 6. Shower faucet wouldn't turn on. 7. Can hear my neighbor having sex. 8. Wrong mailbox key! C 9. Roaches and water bugs. 10. Someone stole my pumpkin!! Are u kidding me? 11. No recycling. 12. NASTIEST PLACE I HAVE EVER LIVED

WHEN I FIRST MOVED HERE I THOUGHT I WAS SO LUCKY TO HAVE FOUND A GREAT APARTMENT AT A GREAT PRICE! I WAS DEAD WRONG! THESE ARE THE NASTIEST APARTMENTS I HAVE EVER LIVED IN! THERE ARE ROACHES EVERYWHERE AND THERE IS NOTHING THAT YOU CAN DO TO GET RID OF THEM. PEST CONTROL DOESNT HELP EVEN IF YOU GET YOUR APARTMENTS SPRAYED ONCE A WEEK! THEY ARE EVERYWHERE IN THE APARTMENT INCLUDING THE CABINETS, THE BATHROOM, THE DISHWASHER, THE CLOSETS! EVERYWHERE!!!!! MY NEIGHBORS ARE DISGUSTING. THEY LEAVE NASTY PLATES OF EATEN FOOD ON THE STAIRS AND THEY CONSTANTLY LEAVE BAGS OF TRASH EVERYWHERE. THEY DO NOT CONTROL THEIR BAD --- KIDS WHO RUN AROUND THE APARTMENTS AT ALL HOURS OF THE NIGHT. The Cocks at Sandy Springs

I hate this apartment complex, I am a student at the Art Institute and this apartment complex is really close to the school. The day I moved in I started seeing roaches crawling out of the wall near the wall electrical outlet, THE STAFF IS DUMB, THEY SAY THAT SPRAYING WILL SOLVE THE PROBLEM BUT IT DIDNT!!!! DONT MOVE HERE!!!

This apartment community is the pits. There are roaches everywhere. My husband and I have been here for one year and we are more than delighted to move. It's loud, the security gate never works, the office staff is clueless and the maintenance is poor. My husband sent in written notices that we would not be renewing our 4 months before our lease ended. However, it took me physically coming into the office and sitting with a staff member to have that information entered into the system. I'm not sure if this is the worst and nastiest apartment complex in Atlanta but it's definantly near the top. Don't let the pretty model apartment fool you.

Not a bad place to live

I sat here tonight after a long day back from the holiday and wanted to actually write about something nice that happened to me this week. I am new to this complex only living here 2 months. I honestly like my apartment. I came home from shopping on Saturday to find my a/c not working so I called the office and told them what was wrong. I had just enough time to open my shopping bag and start pulling off my tags and a knock came to my door .. ok I was so not expecting maintenance come on it was Saturday. I was greeted with a smile and a hello I hear your a/c is not working .. I was so shocked I do not even know what I said. In 30 min. and no joke I started to feel cool air and was told to have a nice weekend and to call if there was anything else he could do for me. How nice was that .. I am really happy. If you are reading and trying to find a new apartment I can say I recomend here .. they are real and nice .. wow what a change when you get what you sign on for.

Please follow our advice--Stay Away From Here!

I have lived in this complex since August 2007 and it has been one major headache after another! My husband and I moved here so that we could save to buy a home and we cannot wait to move out! We were met with a dirty apartment, many roaches, and the complex FORCED us to change our cable company from Dish to Comcast. No offense to Comcast but we are not happy with being forced to switch so that The Lodge can get kickbacks. Also, they never turned on the gas in our name (even though we signed a document to have the utility in our names) so our gas was turned off. The front office is full of idiots; they smile nicely but really couldn't care less whether your home is full of bugs or your gas or TV service is turned off. We moved in August and couldn't get our TV service working until October! The more I write, the more reasons I come up with for people to not rent from this complex! Now we are hearing noises in the attic--noises so loud it wakes us up in the middle of the night. God only knows what this new problem is now. The area is often dirty from children playing and breaking things. The mailboxes have been broken into! Please heed our advice and save yourself the agony and frustration of moving here! They will also find any way they can to charge you outrageous fees! This place is a money pit!

I have never had such a bad experience leasing from an apartment in all of my life. There are ROACHES everywhere in my apartment. I have contacted the leasing office, the district manager and the regional manager and no one cares. Everyone except the President and he's next. The presentation was nice and yes it was affordable. But they get you in and bind you to a lease with telling about their bug problem, which I think is a against Georgia law-and now to find that there is drug dealing and prostitution! I could have moved to Bankhead. Please do not do it!

IT'S A DUMP AND THE NEW MANAGEMENT SUCKS!!!!!

I ve been here for a little over a year and its hell. Don t be fooled by the cheap rent, it s not worth it. Rats in the walls, roaches everywhere, the security gate is always broken and wide open. Bad --- kids everywhere. Drug dealers in every building ( I actually sit and watch the guy next door sell drug out of his unit).The new manager is a nasty -----!!! I reported a gas leak and he maintenance man came a week later. I reported my shower broken 4 months ago and it s still broken. The air goes out every other week. It takes them weeks to fix your problems but want there rent on time......Did I mention the new manager is a -----.
