The move-in process was rocky due to unforeseen circumstances, but other than that I am happy. I was going to move out of the community because of the previous management, but the new management company is pretty good so far. I would recommend this community to others.

Great experience living here. Maintenance responds to requests very fast the staff is very helpful and very courteous. The new management has taken over a few months ago and I can already see all of the positive changes that they are making around the complex. I love being a resident at Park at Abernathy square.

The community has really changed for the better since I have lived here. The staff is very friendly, The maintenance team is very good always jumping on service request right away. The community is gated, which adds a secure feeling to living here. The community landscaping is very nice, although it could be better. There should be speed limit signs posted or speed bumps need to be redone, over the years the speed bumps have worn down and people tend to speed through a community with alot of small children running around. There tends to be alot of pets that do not have leashes on them and the animals sometimes tend to go after people. The pool area is kept up and very relaxing. Basically a great place to live.

I would recommend this place to anyone ! The staff is very nice and always willing to help The office constantly provides updates and follow ups regarding maintenance requests and the maintenance aswell when they see you out .I am really happy with the community and the apartment new manegment is slowly working things out Should be great once construction is fully completed. They take a true pride in providing exceptional service. Not only did I choose this property due to the beautiful apartments and amenities, but most of all because of all the awesome folks who work in the office and the maintenance crew the superviser sorry forgot your name and ray and dollh . Residing here is like being at a 5 star resort, with guaranteed excellent care and service.cant wait for the new pool !!! worth your buck !

It's just the last last management we had, focus more on the front of the complex, make sure there's flowers and cleaned so the public eye can see it when they come to view an apartment. I will not be renewing my lease this upcoming renewal, I'm so done with this place.

I just recently moved into Park at Abernathy Square and so far I am very pleased. I just moved into one of the newly renovated apartments on the property and its gorgeous. I was informed a new management property took over recently and that is where the new renovations are coming from, you can tell the last company did an AWFUL job taking care of the place but the new company, BH management, is doing a lot. They are putting new roofs on all of the buildings right now and they have been re landscaping and cutting down old dead trees and cleaning the place up a lot. My one bedroom apartment is awesome so far and I haven't had a single issue. The maintenance staff came out to my apartment to look at something for me quickly and the staff in the office is great. Betsy helped me and was exceptional and probably the most flexible and attentive leasing consultant I have ever dealt with. I have also met Martel and Perlamar (sp?) and they are always friendly as well. To compare, the apartment complex I moved from was 6 years old and simply 6 miles away, the staff there was rude / snooty and no where near as helpful as they are here. The look on the outside was nicer but the inside was not, my 6 year old apartment's finished were cheap compared to Park at Abernathy Square and that to me makes a huge difference. DO NOT JUDGE A BOOK BY IT'S COVER!!! The outside of the buildings may look mediocre but the inside of the newly renovated units are incredible. I think the negative reviews below are reflecting people who are dealing with the leftovers of the last owner when it was "The Lodge at Sandy Springs" because so far in my new apartment I don't have these issues / problems. I would 100% recommend this to my friends or anyone else.

Did anyone else notice that The Park at Abernathy Square was on the 11 o'clock news the week of April, 11, 2016? Two -------- females drove around in a car. One acted like they were sick in the back, and when they pulled over to the good Samaritan walking around in the complex to "ask for help", the females pistol whipped, robbed and kidnapped her (They dropped her off up the street so the victim was fine). I was watching and my jaw dropped when I saw my building. This is the kind of people this place attracts. I will be moving soon, and I can't wait.

BH Management has just taken over our complex and I am not quite sue how I feel about them. As a tenant for two years they treat me as if I am not already paying rent. There was a big hassle to move from one apartment to another and I haven't heard from the head person.

DO NOT MOVE HERE ! I've been here for literally ONE month and everything has broken. Front office is unprofessional. They don't tell you anything until you need it . I currently have no heat but the office doesn't care. I want to break my lease im so fed up here. These are far from luxury apartments.

DO NOT MOVE HERE ! WARNING ! It's all nice at the beginning but after about a month, bugs come out the vents, mold will appear through what they painted over numerous times, termites will come out the small corners and this is just a few of the things I've experienced in my six months living here. I cannot wait to move far away. I took over a friends' lease and I should of known it was a major issue because she paid me a month's rent to take it over. Do not be a fool.

Moved in mid July and since then we have killed over 40 roaches, bugs, flies, mosquitos, etc. Besides for that, there is a fat white gentlemen who sits in the office and likes to insult people and threaten to call the police. I just sat in the office and he called the police on me. My issue? that he doesn't open the gym at 8 (when it is supposed to be). I just said, "I'm going to wait for Chris, the manager" and when Chris came he told me to, "get the f*ck out". All I ask is for the gym to be open at 8 because I have work that I need to go to. Is that so hard? It is for this fat guy, and Chris.

Paying rent 1 day late, they are charging 120$ extra. For entire community only 1 dumpster is being used. No proper security. Only 1 gateway to enter the apartments.

Really did like this place until I had rat, not a mouse but a rat in the apartment for 2 weeks before anytthing could be done. Moved out 3 months later after my contract was up. No compensation for my headaches ad worries. Still having flashbacks about the huge rat at 6951 Roswell road.

The staff at the complex are always helpful and welcoming from the day I toured the grounds. My work orders are handled in an extreme timely manner. I enjoy living here. I would recommend The Lodge to anyone.

I've been living in The Lodge at Sandy Springs for two. Years now, I wonder how did I last so long. The location is great close to 400 and I just. Love Sandy Springs. Other than that there is nothing else to look forward to here. The crime rate in the community is high break in's and 2 ppl have been shot (that I know of) since I've been here, one of them was killed. Alot of children live in the neighborhood and hey I'm no grinch but the way they set up for the children to. Get off the bus is very inconsiderate it block the whole exit out of the neighborhood so I hope you have no where to be around 2:30 when the kids get home also in the mornings. When I first moved in I was lied to about my lease by a woman who is now fired thank God. There is a website made called we hate the lodge.com people are upset with management. I personally pay my rent and don't deal with the leasing office too often. There is ONE place in the entire big community to take your trash it is in the front of the neighborhood. There are a lot of people with pets here and no poop bags or trash areas located throughout the complex. Oh wait there are stations where bags are supposed to be but in 2 years has not been stocked, and there is no trash to dump the pet poop in. Watch your step! Remind you there is only one place to dump all trash and it's conviently located at the front of the neighborhood. I could go on and on about why it wouldn't be the best choice but I won't. Beware of this apartment community. I am currently having someone look into them from the Fair Housing Division. I was discriminated against from the moment I walked through their doors. They are clearly trying to keep a certain ethnicity occupying the complex. They are unprofessional in the office. The manager has no care for it's tenants. All the tenants are $$$ and not tenants. Your problems are your problems and not theirs. DO NOT RENT HERE.

I have been here less than a month and will be breaking my lease soon. This was a classic bait and switch. You see the upgraded model and you assume that your unit will be of the same quality... NOT! The unit that I moved into is infested with roaches, there is mold and rotting wood in the utility closet, the bathroom drains are so full of sludge that they run slow and emit a foul order, and the quiet peaceful setting turns into party city on the weekend. I have not experienced any crime as some of the other reviews have said but this apartment unit is just an upgraded hovel. The staff has been very nice so far and I wish that this community had met my expectations but please beware. I thought that by riding through the community on several different times of day and night, that I would get a feel for the community. However, it becomes a different place once you move in here. Please do your due diligence before moving into The Lodge. Request to see an empty unit, do a couple of drive thru's, talk to residents and ask questions, LOTS of questions, and if another community tries to steer you away from here...take heed.

My lease is up in October and I will be moving out because the rent increase is drastic. I have lived here for over 2 years and done 2 6 month leases and 1 year-long lease, and all 3 times the management worked with me to keep the rent increase low and be sure it was not too drastic. It ended up being about $30 increase each time. Well this time my rent increase is going to be $65 and the office has told me that the new management company will not allow them to work with the tenants any longer to give them a break on the increase. These apartments are old and raggedy and they are not worth that much. It doesn't make sense that if you are a good tenant and always pay on time, you get punished by a huge increase that not everyone can afford. For the amount of $ I will end up paying I can get a very nice apartment elsewhere.

The Lodge is HORRIBLE. I've been robbed and assaulted here on a number of occasions including BY THE STAFF. The Lodge TOOK my deposit to repair a water issue that I had NO part of! The apartment above mine was leaking water into my apartment and I ended up having my whole deposit taken from me to fix an issue that was the apartments complexes responsibility to fix. I've had my skull fractured from trying to stop a man from robbing here and what did the complex do about it? NOTHING. Even after the robbery absolutely NO security within the complex was improved. NEVER LIVE HERE UNLESS YOU WANT UNFORTUNATE THIS TO HAPPEN TO YOU!!

There is a website that residents just created and are updating right now (07/18/14) about this hell hole. It's called WeHateTheLodge.com. Read it. It is very informative even incomplete. This was a Post Complex, but sold in 1989 so landscaping is nice. DON'T BE FOOLED!

I have lived here for about 3 years and I'm planning on moving out at the end of my lease, the rent use to be very reasonable but the new management raised it up dramatically and it's really not worth the cost, the roach issue is uncontrollable, no matter what pesticide I use it doesn't rid them, seems like the floors are made of old wood so if you do decide to move here, move in a unit that is on the higher level to avoid hearing loud and annoying cracking sounds from the tenants walking around their unit above, the sound is so loud it will jump out of your sleep. BeWare of this place there are much better apartments in the area to choose from with same rates or lower.

I had to stop unpacking to come to my laptop and write this review. I simply could not wait to rave about the exceptional service I just received from two members of the maintenance team. I had a list of issues that needed to be addressed in my apartment and over the past 3 days, maintenance has fixed them all, including some I just recently discovered. I don't know their names yet, but these guys are so nice and helpful!!! They didn't treat me like I was inconveniencing them with my issues and they seem to really enjoy their jobs. Even the guy that came to rid my apartment of the cigarette smoke smell (I don't smoke) was very pleasant and accommodating. The leasing staff is cool, too. They are very warm and welcoming, especially Shay, who leased my apartment to me. She was extremely helpful and I've had a great experience thus far. New carpet was installed because the last tenants left the carpet in such condition that it could not be cleaned. My building is pretty quiet. I've heard kids outside screaming two or three times since moving in, but someone has stopped them each time. I can hear the neighbors above me walking and it's a bit loud, but that's expected. It's not like they walk the floors all day long and they go to bed at a decent time, so I can deal with it. Pest control came out the Monday after I moved in (I moved in Friday evening) and I have only seen one bug that hitched a ride on one of my boxes. I believe I will be happy here. The reviews of this place are not favorable, but I'm glad I didn't let that stop me from coming to check it out. Of course if anything changes, I WILL be back with an update. **************************UPDATE 11/8/14******************************************************** OK, so here is my update-when my lease is up, I am SO out of here! I can't type fast enough to list all the problems I've had since my original post on 6/25/14. My apartment still smells like smoke, despite all my efforts to get rid of the odor. The leasing staff are as sweet as they can be, but I guess some things are just out of their control, so my beef is NOT with them. This building is so noisy that I think I may actually have a nervous breakdown! Those wonderful neighbors that lived above me moved out about a month after I moved in and then came neighbors sent straight from hell!!!! I swear it's like living below a frat house. They spent 3 or 4 nights moving in at 2 and 3 in the morning and the noise hasn't stopped since then. For a while I had no clue who actually lived up there because there was a group of at least 6 young guys coming and going. The walls are so thin here that I can hear my neighbor's cellphone buzzing if I'm in the master bathroom, so that gives you an idea of how loud these people above me are when they're stomping and thumping. The floors make this HORRIBLE cracking sound and that noise has startled me on too many occasions. I'm sick of it and them! To add to the irritation, there's a big a** dog up there that barks CONSTANTLY when they're away. Those kids that I mentioned in my original post are still here and louder than ever. They now run around the building, up and down the stairs, and through the breezeways well after dark. It sounds like a herd of horse stampeding whenever anyone goes up or down the staircase, which is right above my apartment. I'm so sick of complaining. My next move will be my best move-out of this apartment. Enough about the noise-you get my point, I'm sure. The bug issue actually is a real issue. Since moving here, I have seen bugs I've never seen before in life and encountered freakishly big flying cockroaches. They seem to appear out of nowhere. Pest control does not help. My dishwasher has never worked and I've had maintenance come look at it about 3 times. I don't know what it will take for me to get a new one. My oven burns everything to a crisp within minutes, even if I have the setting on warm, which is the lowest setting. The $900+ I pay for rent and water each month is not worth it.

I highly recommend this apartment complex. I have lived here for 18 months and I am only leaving now due to a job transfer out-of-state, otherwise, I would stay here. The Lodge is very affordable and extremely convenient to everything you need (except nightlife, but that is true for all of Sandy Springs). Nearby there are 2 publix (within 2 miles north or south), 2 gas stations, 2 liquor stores, Big Lots, great Italian/Thai/Mediteranian restaurants, fast food places, Trader Joes, and GA-400. A Marta bus stop is also at the entrance to the complex, if you need that. From the time I signed my lease to date, I have had a great experience at this complex. The office staff are great, my neighbours are friendly and courteous and the community is very chill in general. There are alot of families with kids here and the kids enjoy playing outside. As a parent myself (my children are grown now), I find it cool to live in a place that is safe enough for kids to play outside and get real excercise, rather than staying inside zoned out in front of the Xbox/PS4. As for the apartment itself, the buildings are a bit older construction, but they are well maintained and sturdy. For the price, the floor plans and spaciousness are amazing. I have never had a problem with noise or anything breaking that maintenence did not fix promptly. If anything ever does go awry, the maintenence staff is very friendly, professional and hardworking. One guy even showed up on the evening of New Years eve when I reported an issue. They are always out working and keep the apartment complex looking nice. The only problem with the groundskeeping is really just stupid lazy ex-tenants, as sometimes when residents move they leave furniture and stuff on the street, which is bad form on the tenant's part, but maintenance always cleans it up pronto. Some reviews on here have mentioned bugs, but I have never had a problem at all, except for the spiders that made webs on the patio. But, this is the south, and the patio is outside, so that is to be expected. I just sprayed pesticide on the patio to put an end to the spiders. As for inside the apartment, pest control comes by every couple of months and sprays, so as long as you're not a slob, you shouldnt have a roach problem. I have no comment on the fitness center/pool/tennis courts/playground, as I never used them, but they look ok.

I read all the reviews on the place, no one said anything about BED BUGS. After seeing dozens of mattress, countless furniture, and talking with other residents we found out about a BED BUG INFESTATION after we already began to move our things into our new apartment. Now were stuck paying for cleaning of all our things hoping we didn't take them with us.(photos courtesy of residents)
