The Lodge isn't so bad. My neighbor is dangerous and sells drugs, and the guys above us listen to music constantly, and kids run through our porch area all the time, but it's not so bad. There aren't roaches in my building, that I am thankful for. We get the palmetto bugs from under the door a lot, but my cat chases them. Spiders sometimes, but no roaches or other creepy bugs. The kitchen water takes about a minute to heat up. Someone once told me that the Lodge is known as a halfway house because of all the ex-and current-drug users here. There is certainly a certain type of demographic in the area, but no one bothers us. We live near the back of the complex, so perhaps we're just lucky. Most of the units aren't very accessible. Steps up, and then steps down, or uneven pathways, poorly marked signs, etc, etc. Maintenance has been very helpful the two times we had emergency problems (leaking water heater thing and a burning smell coming from the air conditioner). The guys came out within the hour. Other minor maintenance problems took weeks or months to do. My unit is huge compared to others I looked at. Great floor plans. The kids around here don't cause us TOO much trouble besides playing outside our door. All in all, this isn't a bad place to live if you don't cause trouble yourself.

I moved into this apartment back in June of last year and i heard all my neighbors complain of roaches problems and rat problems and was very satified that i didn't have that problem. The problem I did have was my neighbor upstairs stomps on the floor when she walks, has a complaint about every tiny lil thing that she may have heard from my apartment. When the leasing office was called they told me what her complaint was and that i needed to fix this now. Well I came back with that this woman blars her music until 1-2 in the morning every night and stomps on the floor gets in arrugements with me and my 7 yr old son just walking into the apartment so don't call me about my dog barking once. Well they put the Asst. Manager on the phone with me and he actually told me one of us had to move. Now lets keep in mind i just had a house fire that i was injured in and i'm a single mother of a 7 yr old and your going to make me move because she has an issue? well after much aruging the Manager got on the phone and was actually nice and calmed the situation down and nobody had to move. Well that would have been just wonderful if i didn't develop a rat problem not even a month later. I called because it was my sons bday party at the house that day and i saw a rat. Well spoke to a leasing lady who assured me that maintance would be right there to help. well i had to reschdule my 7 yr olds birthday to another time because they didn't show until 4 hrs later. Then the maintance man shows up and aruges with me that there is no rat. Not certain how they can claim that when there was rat crap all over the floor and he talking about i need to sweep. Here it is 2 weeks later and i have to call the office yet again because the rat traps they claimed they were putting out they never did and yet once again i see the rat just chilling in my kitchen floor. If you want to be happy where you live don't move here they are the WORST apartment i have ever lived in and only got trapped into another lease because i didn't make my 60 day move out date!

I have been here for close to a year and will be moving at the end of my lease. The entire complex seems to have a roach problem. They have an outside company come spray about once a month and it doesn't help. I have purchased industrial strength bug spray, but the roachs and cockroachs (BIG) will not go away. My apartment is never dirty and food is never left out. The office managment also gives you the run-around when it comes to getting referral fees promised and money that it owed to you from overcharges on their part. Like most leasing agents, they're very nice when they want you to sign the lease, but afterwards you're all on your own. Move in at your own risk. The only positive thing is that maintenance usually handles all issues in a timely manner.

I have lived here for 2 years, and now I'm moving for work reasons. I've seen at least 2 management changes and staff changes. Good: Spacious rooms Maintenance comes in a timely manner Right on the bus line and close to malls Grocery store in walking distance Utilities for one person (please note I work 6 days a week, and only homes at nights): Water/Trash:$25-45 OnlyGAGas: $50-70 GAPower: $50-80 Bad: 3 rent increases 2010 - $645 2011 - $675 2012 - $677 If I renew in 2013 - $695 to $735 Staff is just okay, and they sometimes act like I'm bothering them any time I have a question. Just depends on their mood. Gate is always broken, and when they fix it some people there can't afford the keys so the lines get crazy! Keys are $25 per person. Only Comcast for cable. Other notes: I live on the top floor in one of the last buildings, I've hardly had any insect problems, but I hear its worst for the building close to the front and 1st levels. There is a ALOT OF KIDS. So, if your not a fan of loud playing kids.... My roof leaks in the pantry, doesn't bother me but they've come and looked at it twice and haven't fixed it. I think it's partly because its very costly to fix. Don't think about paying rent a day late even if its dated the 3rd; they will be unsympathetic even to someone who's been living there for 2 years. If you love roaches this is the best place to live in. I moved from these apartments because of roaches that I tried all ways to get rid of but I could not. If you care about you health do not even think about sleeping for one night as a visitor at this place

When I first moved into this apartment, they had put in new carpet and obviously spackled the walls from all the cracks that are here now. This is one out of many problems. I called the office about the strange cracks in my walls that came out of nowhere and they told me they were "settlement cracks". Whatever, I can live with that. One little thing after another kept happening; lights in the kitchen going out, A/C broken, even the ice maker was broken the 1st day I moved in. I had to get rid of my couch because of a bad bedbug infestation and still have that problem after 6 months. Random flies started infesting my apartment as well. God knows where they came from. The neighbors beat and yell at each other constantly, and it's gotten to the point way past a noise complaint. Oh yeah, one of my friends came over to visit, accidentally bumped into a neighbor in the parking lot and the neighbor dropped a gun when my friend bumped into him. wtf? The office staff actually harassed me one time about a package I received and made me show them what was in the package cause I guess they didn't believe me...? Also, there was a break in about a month ago. The apartment complex is "concerned with our safety" so they sent a letter to everyone describing the crime. I still don't know where the location was, but the fact that it happened is reason enough to move out. There are so many other issues that have happened, but nothing compares to what I woke up to today. I woke up to a rustling noise in the kitchen, got up to see what it was. Low and behold it was a giant dead rat with a pool of blood trailing behind it. I had a rat problem in this apartment back in the summer of this year, but no pictures to back it up. So we set up traps and so did maintenance. Believe me when I say I took several photos of this crap. It happened at around 6:00AM and I called the after hours line and they called back saying they would be here ASAP. It's 7:09AM and they are still not here to clean this filth up. I am completely dissatisfied with all the issues and events that have happened in my first apartment, but that's life. Just warning you, everything is NOT what it seems from the outside.

Don't Even Think About It!!!
Save yourself the hassle and pay a little more or drive a little further so you don't have to rent here. While I write this review I can hear the neighbors outside yelling up and down the stairs at each other (which they have been doing for the past hour and will continue to do until someone calls the courtesy officer on them). The place is filled with problems from a gate that has been broken since last year (I was told this would be a gated community when I signed the lease) to pest issues and safety issues. I could go on but you should just listen to the reviews and avoid this place.

Rats!!! Rats
There's is a previous rating, stating about right! I feel exactly the same way. I been having this problem and when a call about rats in the apartment they all seem shocked. I talked to them a few times about the problem and always make it seem like it is the first time they have a rat problem. I would NOT recommend moving to such a place

NEVER RENT HERE!
I lived here for about 6 months. At first it went well, I loved the spacious 2 bedroom, 2 bath. Then one day a weird smell started coming through the wall that I shared with my neighbor. I called maintenance and they came out. They told me that I had put something in the garabge disposal and that is why it was smelling. He told me to run the disposal monthly with a bunch of ice in it... I then spoke with my neighbor about it and he too could smell the terrible smell. He told me that he thought it was a dead rat because he had heard a squeaking noice come through the wall like something was stuck. The smell finally went away. A few weeks later I left for Thanksgiving and was out of town for about 4 days. I came back and in my laundry room/pantry there were rat droppings!!! I called the office and they told me that they would have pest control come.. they never came into my apartment. They apparently set traps outside in the heater closet. After a few more weeks my puppy was acting weird and would cower into a corner when I would get home at night. I could not figure out why she was so terrified. I left town again, I think this time it was for Christmas. When I came back my laundry room/PANTRY was COVERED in rat droppings. All on my shelves with my food, on my clean clothes... EVERYWHERE! I called the office again and they said they would have the exterminator out the next day. I came back to the apartment from work the next day (at this point I was staying back with my parents because the thought of sharing my pantry with rats grossed me out) and went straight to the office. I asked if the exterminator had come and they looked at me like they did not know what I was talking about. I said "I am the one who called last night about the rats" I got the response "Oh well did you talk to me?" I was thinking HOW MANY CALLS DO YOU GET A NIGHT ABOUT RATS??" He then brushed it off and said "well if they left a strip of paper saying they had been there then they had if not then I guess come by tomorrow and I will see about getting them out here" I was so frustrated because they were bruching it off as if it was not a big deal. Of course no one had come to my apartment. The next day I called Buckingham Company, which is the company that owns the property and asked to speak to the regional manager. Once I talked with her and explained the situation she said that they had recently taken over the property and have had many many complaints. She then said she would research it and get back to me. They let me out of my lease due to all of this. They brought an exterminator in to set traps so I could move out without worry of rats. I came back one day to get clothes and the apartment smelled like dead rat. Sure enough, in my pantry, in one of the traps was a giant rat! It was honestly the size of a teacup yorkie... so gross! I called the office and asked for someone to remove the rat. They said they woudl defintely send someone. 3 WEEKS later when I arrived at the apartment to move my stuff the rat was still there!!!! All of my belongings smelled like rat.. It was the most disgusting thing I have ever been through! When I spoke with the property manager again she explained that she had been out of town and it must have slipped through the cracks. I explained that I was trying to be as nice as I could be but it was getting very difficult to do. She had someone come and get the rat and "spray freshener" in the apartment. Needless to say I got my ---- and got out... Please Please read all these reviews before moving into this place... they are awful! The management is terrible, the complex isnt safe - the gate is NEVER shut. DONT MOVE HERE!!!!

Nice Place
There's good and bad with the Lodge. Ive been here about 6 months so far. The good: I have a really nice 2 bedroom apartment that's in good shape for about $100 less than comparable apartments in Sandy Springs. The complex is in a good location for getting around, traffic isn't that bad where this place is. The pool is nice in the summer. No one has bothered me except for religious solicitors when I first moved in. They came everyday until I complained to management. My neighbors are quiet. Management has been good with a few minor exceptions, no one is perfect. It is very pet friendly. The Bad: The frickin speed bumps are so annoying on the way in, it feels like my car is going to break, even if I just crawl over them. There are lots of kids at the pool in the summer, I don't mind them, its just crowded. In the summer the electric bill is high because Im on the second floor and its hard to cool the apartment below about 74 deg. I have not had any issues with roaches, mice, or other pests, loud or rude neighbors, inept or rude management, maintenance issues going unaddressed, or any other typical apartment problems that Ive had EVERYWHERE else. I highly recommend the Lodge.

Half and Half
I am a current resident here and have been through three different management companies and I must say the new management is really trying to work on the complex. I will admit when we moved we did have a roach problem and yes the so called pest control sucks but we were able to fix the problem for $3 at home depot. That made life so much easier. I feel like this new management might want to go to home depot and invest becuase the amount they pay this pest control to do nothing is ridiculous. The apt is old. There is a lot of dust in the apts because of the air ducts and they wont fix it. The foundation sucks and I wish to god they would try to really fix the actual foundation then just trying to do a quick fix. I love the space you get and lets be real people you pay for what you get. There is no where else in Sandy Springs at the time of my move in that I could get this space for the price. I like maitenece but I dont like the fact that with this new company there is an inspection like every month so you always have people in your home. If you get it right the first time your good. If management would really take the time to work on this property it could be so much better than what it is. I would recommend living here but at the same time I would say be very carful. We made it very comfortable to stay here for ourselves but everyone is different.

TRUST ME, EVERYTHING IN THE OTHER REVIEWS ARE TRUE!!!
First of all, I saw the reviews just like other people and I thought "it's in sandy springs, it cant be that bad" - I was assured...just like the other tenant that the roach problem would be taken care of - boy was they wrong!!! The first day we moved in, we killed about four roaches - the guy they use to spray the apartments doesn't do anything, just sprays some mist crap in the corners and that's it! so I had to pay for Orkin to come and do it the right way! The people above us are convicted minors that has nowhere to go after juvie(a half-way house) there are about 5 or 6 kids there, sometimes more on the weekends, so we are constantly hearing them thumping and bumping, talking & cursing loud and blasting their music, I've even smelled weed one night seeping through my walls! I complained to the managers here and just like the previous reviews, they are concerned all the way up until after you sign the lease, then they don't know you and its "whatever". I complained about the windows, they are about 3 windows that are missing their storms, so it gets cool and drafty at night. when I complained about it, the maintenance guy told me that he doesn't have any extra storms and since they are old, nobody makes them anymore, so I basically have to deal with it...or buy plastic with my own money and put them up myself...WTF?!?!?!? The walls are horribly thin, some tenants have complained of rats and even more roaches, they rent to anybody that has $300 to move in...I've never seen so many people that stays here and do not work a job; this is terribly uncomfortable considering that there are so many people that can break in while I'M WORKING!!! Im very disappointed that we have another 9 months to deal with this...It's so uncomfortable here that I'm seriously considering paying more money just to get out of my lease so I can go to a decent area.

I should've listened- It's all TRUE!!!!!!!
When we called to speak with the rep who helped us get the place they were nice and friendly, very helpful and courteous.When we called again after reading the reviews, we assured that with new management that things were different, and NO ROACHES... Well much to my dismay, it was smoke blown up our butts. The initial walk through we saw two, then after the first night we saw four, they began to come out of the carpet, that was suppose to be "brand new". Everything you read about being ignored, treated indifferent, and the friendly courteous, went right out the window. First it was we have to get your apartment right, now it's oh well, I don't handle that. OKAY... this is one lease, I will be buying out of....

DON'T RENT HERE!!
I am a current resident here. My lease is up and the end of October and couldn't be happier!! I have been counting down the days since the 2nd week living here! At first it seemed nice. There were a couple large water bugs.. they freaked me out but I see them everywhere so didn't think anything of it. Then I seen a couple roaches and wasn't about to have that!! So the pest ppl came and "sprayed" which they didn't really spray anything they put some Goo stuff in all the cabinets. That was it. But I haven't seen a roach since.. I guess I'm one of the lucky ones when it comes to that. But I still get notices that there are other complaints and they come about once a month to do the same thing. As far as everything else. I like the layout and there is a lot of space but everything keeps breaking. Maintenance will come and fix stuff bit it'll just break again within the next few days. The walls are weak.buoy can hear your neighbors and everything that goes on outside or in the other room. It's horrible. And can't forget the 2nd week that I lived here my place was broken into and a whole bunch of my stuff was stolen. When I went to the leasing office they told me there was nothing they could do and I would have to deal with the police. When I asked if I could transfer to a second floor apartment they said I had to pay a transfer fee of $800 plus another month rent not including the rent for my original apartment. Just to feel safe. It was ridiculous. I had only been here for 2 weeks!!! So going on from that the management and everyone that works in the le asing office are rude, and never have answers to questions... And again are very, very rude! So... I would never live here again. And I do not recommend living here!!!

New management is making a difference
I came to The Lodge about a year ago and was having issues but new management took over recently and things are really good. Maintenance gets done right away, they even have someone who works all day Saturday. I haven't had any of the bug problems that I was told I might have by a friend and they do have a regular pest control company that comes in every couple of months. They are doing a nice job cleaning my breezeway every week as promised and whenever I have a problem they are eager to fix it. I have referred two people to live here and both are happy with their choice.

Worst Apartment Ever
No really. On the day my husband and I moved in, there were roaches all over the apartment floor. The staff member showing us around just shrugged and said they just sprayed the building so it was likely that they were coming out to die. This rang false but we tried to believe her. We ended up killing about 30 roaches during the 3 hours it took us to move in. We sat down on our bed and just cried because we knew we'd have to live here for 12 more months. We ended up having to call in Orkin and they come spray for us once a month. The bugs here are no joke. I'm convinced their "pest control" guy just leaves his card and doesn't actually spray. The floor plans are great. The price is cheap. I've never had an apartment with so much storage space. However, it's misleading. We have to pay for our pest control, we have to pay for gas for heat and water heater (the staff at the office told us gas was just for the water heater, so weren't we surprised at the gas bill in the winter!?). The AC is super awful and runs constantly without cooling much at all, so you have to pay a super high electric bill. The $735 apartment ends up costing us closer to $850-$900 a month because of how awful it is. I didn't heed the warnings. I was convinced it was just sour grapes or people who were pissed off. The cheap price had me blinded. I have never made a worse mistake. Our lease is up in two months and I can't even beging to describe how much relief that will give me. We can get a nicer and expensive place and still come out on top. Don't rent here. It's so junky, dirty, and crap breaks all the time. All the staff have attitude problems and are dismissive. I hate it here.

If you have any respect for yourself STAY AWAY!!!!! Reviews don't lie......
77 reviews and only 11 yes's. Look i stayed here for one year, and it was horrible from day one. Roaches are no joke here. I mean roaches roaches roaches. And all the staff says it's georgia and there are roaches in georgia. Look i have been in my new apartment a year now and i have not had one single roach. It's not a Georgia thing it's a Roach motel at Sandy Springs thing! The huge waterbug roaches stay in the apartments also. The exterminator told me that they fall from the pine trees and fly in the apartments. And since there are nothing but trees around there they are in the apartments all the time. The parking lot's are full of -------- working on there cars, playing soccer in the parking lot. I also was getting home late one night and there was a mexican prostitute standing at the stop sign by my apartment. She looked about 15 years old and had on heavy make up with a skirt bearly covering her back side prancing back and forth. I told the front office and they did nothing. This complex is ment for the nastiest of -------- only. They have no issue living with roaches and in filth. Waking up to 500 roaches in my kitchen every morning i got out of there. And after reading all the no reviews, i see the respecting people have kept themselves away from this apartment complex(if you can even call it that) becuase only the disgusting stay there. And where there aren't roaches and waterbugs there are these red and black bugs that stay all over the apartment siding and breezways. I mean your crunching on these things and your walking to your apartment because there are soooo many of them. And again they say they can do nothing! My apartment was broken into and i am not surprised about that. The doors are paper thin i could have kicked it in with my 4 year old's leg. Thank God we were not there but how convienient no one saw anything, it was probably the neighbors anyways.

So far...Not so good.
I have been living here for a month now. The initial walk through was fine...as soon as we moved in. It turned into the little "house" of horrors. The dishwasher broke, no one showed up to fix it. The staff has no respect for the disabled. if you live on the third floor...you are blessed. The walls are paper thin, and so is the ceiling and your floor...I can hear my upstairs neighbors conversations, they stomp around allllll day. I get no sleep and from the sound of it...she beats her kids and cheats on her husband. How can I not hear it..she screams at them all day. Its aggravating. My mother is disabled and has not drove her car in a year, however, it still works. She just has an out of state tag...I came home one night to find that her car was towed because she does not drive it. They do not care. They are nice...Untill after you've signed the lease and payed a full months rent and the sec deposit...they "say" the actual rent is in the 900's but you get a $200 discount but if you break your lease...you will have to pay the difference back to them. I hope they don't think "everyone" that lives here is stupid. The bushes are so high...i was coming home from work one night...and a kid ran out into the street and i almost hit him. I spent over 1400 moving here....I am willing to risk messing up my credit to break this lease.... think before you sign....

Well i am in my 17 month of my 18th month lease and I am though. The gates NEVER work my car has been broken in to 2 times. Last week they totally gutted my car dash. Stole the radio, a/c controls etc. The staff could care less and has not tried to contact me. They stated the Property Mgr Stephanie would, well since she hasnt I am going to notify everyone and their mother about this unsafe hell hole! Dont walk to this complex, RUN RUN RUN Oh and I just bumped into a resident who had a gun pulled out on her in the complex last week as well. WHY not let your residents know that there is unsafe activity going on?????????????????????????????????????????????????????????

Dont let the Smiles Comedy and Front Office Fool you
I Stayed here less than a month. The floors were dangerous coming up all throughout the apartment. There were dead Roach bodies when I moved in and live termites in the kitchen. The floors had dips in them and there were plumbing problems. The Front Security gate that residents pay for, that the office employees make a big deal about residents having the propper gate key to use, never worked. It was always opened yet they advertise a gated community. Eveyone can get in. This place is not exclusive. The Employees are not professional and paperwork always came up missing in my file. they deny all factual evidence that would support tenants. You get the run around constantly. I am very upset about how my situation was handled. thanks for Nothing C,T, E and M. wow how do you sleep at night with the underhanded ness that you personally participated in and or allowed to go on while you worked. The Economy is bad. Some will do anything to keep a job. Judging from other post, they definately dont read these.

Honestly, I would never live here again. My husband and I have called the office several times about roach problems and nothing has been resolved. I RAID the kitchen literally every single night in order to avoid bugs (and I still find them when I wake up in the middle of the night and turn the light on to get a glass of water), which is not the most safe environment considering we have a dog. Every time we need maintenance done we've had to call and leave 4-5 messages before anyone comes out and we're so laid back we don't even check in with them until it's been at least 4-5 days between each call so it's not like we hound them. Our neighbor moved out because of a mold problem in her apartment and before even resolving the issue they tried moving someone else in and upon seeing the apartment the woman didn't move in. They finally got someone moved in, but I'm sure they aren't aware of how bad the mold is. My car got broken into WHILE LOCKED in the parking lot here so you have to make sure you never leave anything visible even though the reality is most people have a GPS these days on their windsheild. When I reported it to the police, the cop that came to write up a report even told us that he wasn't surprised and that crime was common here. I can hear every last bit of noise from neighbors. They walk, it's like stomping, they turn on music, i can hear exactly what song they are listening to and recognize it. They open a drawer and I can hear it! It's not their fault so I won't complain, but that's just poor workmanship to be able to hear every last thing from the next unit. That's just pathetic. The AC units aren't the best. We've complained about that as well. One room will cool down, but the bedroom won't (or at least in our apartment it is like this), unless we keep the air down so low that our bills soar! The gate to the apartment complex is pretty much always open, but when they start keeping it closed and you go to the office to get gate passes (they were never issued to us) they tell you each time that they don't have any so you basically have to wait until someone who does have a gate card opens the gate for you to get in (they'll be a stack of cars lined up with you). Parking hasn't been a problem so I can't complain. I haven't had an issue with that no matter what time of day I'm coming home. The staff can be pretty rude and don't really care to address your concerns. We even at one point got locked IN our apartment and had to wait until the office opened to have anything done about it. Who gets locked IN their apartment? Regardless, if you're looking for clean, bug free, friendly and helpful staff, as points that are important as far as a community, this is the very LAST place to look. We're even considering ending out lease early no matter how much it costs, that's how unhappy we are with this complex.

I am a current tenant here at the Lodge of Sandy Springs. Surprisingly, I am very impressed with the community as a whole. Every experience I have encountered with the employers here have been very positive. Anytime appliances need to be fixed, maintenance is always available; not to mention, I feel very safe.

Mold Infestation
Dont be fooled by the crooked management. The Lodge went thru a recent renovation inside and outide of the premises and they covered up every nasty problem you can imagine. The interiors of the apartments which are covered in BLACK MOLD INFESTATION, have been secretly covered up by hired painters using Kilz primer to cover up the problem. The kitchens and bathrooms are disgusting, shame on the management for taking peoples money and subjecting them to potential health hazards. For those of you who do not know about Black Mold, it is very dangerous to breath that into your lungs. The spores attach to the lung tissue and can cause long term illnesses. To make things worse, the Health Dept. and The Housing Dept. are all protecting the property owners of such apartment complexes. The best way to get this matter resolved is to contact the local news channels to investigate.

Everything is not what it seems.
very attractive at first glance, but the problems lye in the fact the the leasing office show very little concern about any issues that may arise with the tenants. I have lived here for under one year and have seen people move in and out within 2 or 3 months. Within this year, my apartment has been broken into and my neighbors car was broken into. They say that they have crime watch, but for some reason crime keeps happening. And dont expect any consolation from the leasing department.
