I lives at this complex for 3 years and I am still wondering why I kept renewing my lease. I have read a few reviews from other on here and I know I'm NOT alone on my bad experiences. My first year wasn't too bad but just as soon as I renewed for the second it went downhill fast! I had the apartment above me overflow their toilet several times and had to wait for the maintenance staff to figure out what happened and fix it, one occasion took them almost a week and I had to threaten to call the health department to get any kind of update or response. They also tried to find any way to get extra fees out of me. They fabricated the move out conditions of my apt and claimed I owed them money because of things THEY ruined when they FINALLY did address the leakage problems. They also claimed I had a pet when I have NEVER had a pet since their pet fee is absolutely outrageous. I will be pursuing legal action. My advice if you live here is to take very good photo and video documentation of your place when you move in and out, like I did.

    I've been a resident here for 2 years and really enjoy my apartment. I got a discount when I moved in because where I work, which was helpful. My rent has gone up each time i signed another lease but it's still worth it with the washer and dryer and free cable. It's nice to have a fitness center here and I use it alot. The location is great and I have found the service has gotten alot better and faster with the new staff and office is friendly and helpful. Good place to live for the money.

      This is by far, the worst complex I have ever seen. The crime rate in this complex is extremely high. My roommate's friend that was staying with us for a few days was held up at gunpoint outside of our apartment door!!!! The maintence takes at least 2 weeks to get to anything you submit a request for! Roaches invade your apartment and the management says it's normal. They don't do anything to help you with anything. Our dryer quit working and our AC stopped for 2 weeks and they wouldn't come fix it! Our AC was also leaking and did water damage to the carpet! The pet fee is crazy and it doesn't cover anything your pet may or may not do! I DO NOT recommend moving here. Save your money and go else where. ----- (the property manager) is one of the worst property managers I have ever encountered! They are all about ripping you off for whatever they can get from you. They also bill you 2 months after you move out! They are unwilling and very uncooperative to work or assist you with anything. If you're moving in here, GOODLUCK you'll need!!!

        OMFG...YES it is true, ROACHES will be your new roommates if you move here. I have lived here for about 6 months and it has been a complete nightmare. Worst place I ever lived in. I am a very clean person, and no matter how much I clean, how many measures I take, I keep seeing roaches. DISGUSTING. Not to mention there has been a murder here, and a serious break-in all during the 6 months I have lived here. COMPLETE NIGHTMARE. Please do yourself a favor and take my review seriously. DO NOT MOVE HERE. You will regret it a 100%. Yes, the rent is cheaper, and that is one of the reasons I moved, I wanted to save on rent. But believe me it is completely not worth it, and you will probably spend more money trying to get rid of roaches (and it will not work - I've done everything). The complex is dirty and staff don't care about your issues. They will tell you that it's normal to have roaches in Savannah. If I have convinced at least 1 person to NOT move here, I would be happy. Please do not live the nightmare that I have been living. As another reviewer said "I would not recommend this place to my worst enemy."

          I only lived here for a year, but it was a terrible experience. The complex is extremely old as are many of the apartments in Savannah, however this complex has not renovated since the 80's. The appliances are very worn, and the cabinets are old and discolored. My roommate and I had continuous issues with roaches, this problem was never fixed. I have lived in apartments in both statesboro and savannah, and I was amazed at how poorly the staff reacted to issues in the complex. I now live at 8000 waters and it is a complete difference! The employees actually listen and are eager to assist at all times. Colonial Village had one particular employee that really ruined my experience, I'm not sure her name but she was ---------------------------------------. she had the most negative attitude any time I ever needed assistance including an incidence where my purse was stolen and I lost my keys to the apartment, I ran to the office at 6:10 to find her at her desk with the door locked because they closed at 6:00. She at first refused to open the door and when she finally did she told me she could not help me because it was after 6. After pleading with her she very rudely informed me I had "5 minutes" to run unlock my apartment and quickly bring her key back... I've never experienced someone so hateful in customer service. I was a paying tenant and she had the audacity to be so annoyed by my request for a key after I had gone through the stress of being mugged that day. Colonial village is a disgrace to savannah's living and I wouldn't recommend the place to my worst enemy.

            Wouldn't allow my worst enemy to rent from here

            To start off with I am in the military and came here asking about their military clause to make sure I was able to cancel the rent at any time that I was given orders. Upon receiving my orders I brought them right to the managers hands. She said ok that's fine but wouldn't allow me to move out of the apartment until two weeks after I was in the new area. I told her this and she said that he couldn't do the move out inspection until the day that my lease was up when I was not going to be there. I made sure to clean everything and the apartment looked better than when I moved in. I left my number and a forwarding address just in case. Months later I am getting a call from a collection agency asking why I hadn't paid the 400 that I owed to them. I was shocked they has an address and a phone number to reach me but still sent me to a collection agency without contacting me. When uncalled the company to talk about this the manager was gone like she always is any time there is a problem. Also while living there our a/c broke at least one time a month. My power bill was over 300 a month in an extremely small apartment. I know it wasn't due to anything I did because I didn't have a tv or anything in that place that uses electricity other than what came in it an a laptop. When you need to get something fixed they tell you they will send someone right away that doesn't happen. Front desk is rude. This place is the worst place I have ever lived would go back to the middle east before living there again.

              EVERYTHING THAT YOU HAVE READ IS TRUE.. THIS PLACE NICKLE & DIMES THE HECK OUT OF YOU IN ORDER TO MEET THEIR 1 MILLION DALLAR GOAL TO GET THEIR RAISE.                 Bad experience

                This apartment complex has been the worst experience I have ever experienced. I have had numerous issues from the day I have moved in till now, I was promised new carpet on move in, what I got was someones old panties hanging on the balcany, lights didnt work, and the new carpet?? It looked years old, and it wasnt even steam cleaned before I moved in. Another note... Roaches... there is nothing better than watching TV and a roach goes crawling by, or sleeping and one lands on you... and this being almost on a daily routine. The complex has fixed the situation by having the man spray for bugs EVERY Monday, well it must be water he sprays. All of this and I was 1 day late paying rent and I got a $100 late fee, I was told there is a Fair Housing Rule, and the late fee some how went along with it... well what about my issues?? what about my roaches?? I read the reviews for this complex after I signed the lease, and everything people say about this place is all true.

                  Absolutely ridiculous

                  I am astounded on a daily basis by the things that go on at this property. First, they don't communicate with one another at the front office, leading to multiple problems. The new manager, hired to "straighten the place out" seems to be completely out to lunch mentally. She is rude, condescending and slow on the uptake. I have read some reviews that say maintenance takes forever... It's not the fault of the maintenance staff - it's the front office, again, dropping the ball on communication. In fact, the maintenance staff is about the only gots thing about this property. The rents vary wildly and as another person said, they nickel and dime you on "fees", yet they pick and choose when and on whom they will level the fees. The place was built in the 80's, but they keep talking about "market rent". You can't ask for market rent on a place that isn't on trend with current market demands. They truly will rent to anyone... This place is teeming with drugs. Don't count on using the amenities... The pool is always full of people who don't even live here. No real pest control... You will have earwigs, silverfish and spiders along with cockroaches galore. Great if you are an entomologist, but we don't have anyone of that caliber living here. When it's time to renew your lease, they actually have the nerve to ask for MORE money. If all the issues weren't so annoying, this would almost be comical. This would be a decent property if they would hire qualified staff who gave a rip instead of insolent, rude and uneducated talking heads. We won't renew, or recommend.

                    Worst Rental Property

                    Me and my fiancee moved here Jan 201 thinking that we would be paying the extra price for a better neighborhood. We got the worst service ever. No one EVER answers the phone in the office. Maintenance fixes things on there own time. We have been here for 6 months and have a long list of items that have yet to be fixed. The property manager ----- is very rude, and does not concern herself with the needs of the tenants. Not to mention the neighbors. clearly they will approve ANYONE!!! We lived next doors to the loudest college students and not to mention domestic violence. The property is never kept clean, I woke up to beer bottles and cigarette buds everyday. Plus your charged an AUM fee that includes pest and trash but they NEVER spray your house just the outside courtyard. And they have a huge stray cat problem. My BRAND NEW CAR was destroyed with scratch marks from these creatures. I tell you the worst experience ever!! I could of just paid a low rental price and saved money for the hassle there.

                      DO NOT MOVE HERE !

                      Ugh the issues I had with this place are numerous. First of all- they will show you a nice show apartment that looks NOTHING like the place you will move into. When I moved in there was a fine layer of dust COVERING the entire place and not to mention numerous broken cabinets. I of course reported these in my move-in papers but nothing was ever done about it. Don't get me started on the roaches. I dont give a crap if this is Georgia or the freaking Amazon jungle. If there is adequate building structure and pest control there should not be 100s of roaches including BABIES roaming around the apartment. I could not go more than a couple of days without seeing a rat sized roach in the apartment despite that I kept it clean AND they "fumigated" numerous times. I had to go through mannyyy cans of roach spray and even though I had friends as neighbors with the same problem (there is obviously an infestation) the front office staff denied ever knowing of a problem. I moved to another apartment and have only seen ONE roach in a few months. I don't appreciate being treated like an idiot and expected to believe that because it is warm -there will be roaches. That is an excuse among the MANY this place gave. Also if you move in here dont ever expect to get in the pool. It will be yellow by the time all of the kids from South Savannah go swimming in it- without interference from the management. I guess it is a public pool. There are sketchy people living there and the reason is the good price and neatly gardened outside (seems to be ALL they spend money on). Do yourself a favor and spend a little more- it will save you the misery and you won't have to worry about roaches crawling on you at night.

                      We've been had...

                      This is the first apartment my wife and I moved into. We chose the loft style. The staff seemed very nice and so did the community. All of that changed when we signed the lease papers. Promises made to us were never accomplished. The pest problem is ridiculous. The kitchen was filled with roaches, even some in the refrigerator itself. Everything seems to be falling apart. One of our closets never was in tract, thus making it useless. Huge cracks in the walls and poorly filled in holes and plenty of tears in the vinyl floors in the bathroom. We moved in during the winter months, so we couldn't really tell how bad the ventilation really was. Right now, it is the beginning of summer and our apartment has yet to go below 85 degrees. We are miserable in here. We had maintenance check it out, but he said our unit works fine, it's just the 22 foot ceilings we have. This is a joke. It's almost close to being false advertisement. We can barely sleep because of the heat. Basically, we're dissatisfied with the service, apartment design, apartment upkeep, and the overall experience. We will not be renewing our lease next year. And of course, we will not recommend it.

                        Blech.

                        Well, we needed a place to stay that wouldn't leave us homeless, so to say. (aka, cheap.) This community looked like it wasn't a hell-hole, but still affordable. Uck! I read the other reviews before leasing here and was just hoping they were from irrational, ticked off people making things up. Unfortunately, I was wrong. When we moved in, we expected the place to be all spiffed up. The vinyl on the floors was dirty and peeling in corners, there were giant cracks in the walls (really) the bathtub is just DISGUSTING with mildew in the cracks, some mouldings are completely missing, the the doors for the 2nd bedroom closet weren't even ON. (Just resting against a wall). Since we've been here (a few months) other things keep catching our eye. Holes in the wall from previous owners hanging things up have been very BADLY patched and painted over. White paint on the ledges of our windows (inside) from when someone painted them, is all over the side of the window, like they didnt even care about taping things off to make it look professional. The air of not caring here! Agreed with the mailbox thing, the entire front of a section was hanging open and unlocked one day, leaving me full access to everyone else's mail. I am constantly getting previous tenants mail. They dont sign for packages at the front office (though they said they did) leaving me to not get some Christmas gifts until way after since, as a working woman, I left for work before the PO opened and didnt get off till after it closed. If the office accepted things I would have gotten it right away. And the lights in the breezeway and outside our apartment have been off since a week after we moved in! They are NOT fixing them. We have made maintenance requests in the office and online, and keep getting assured they're working on it, but no progress. Its been MONTHS. Its so dark it is actually quite a serious safety hazard, I can't see the stairs and I can't see the locks on my door to get in, not to mention I cant see back behind the stairs where who knows who could be hiding. We live right by the maintenance department and NOTHING has been done. Also, the base rent seems cheap, but they really nickel and dime you with other things. I probably could have gotten a nicer apartment that cost more, but included some amenities that evens things out. I wish I had. Base rent is a trap! I hate this place so much, but am dealing with it until we can move out to a MUCH nicer place. I guess if you need a place to stay that is somewhat affordable and can deal with crap, then this place is ok. Just dont expect anything nice.

                          Hell in Savannah

                          Ok where do you start... My husband and I moved to Savannah from Florida last December. We had a short amount of time to find an apartment and I guess it was luck of the draw that we ended up here. There is absolutely nothing here that makes it any better than anywhere else. It was convenient, that is about it. We should have known it was a mistake when we finally got here (a week after our move in date) to find our apartment in the same disgusting state it was in when when we saw it. We were promised it would be finished prior to us moving in so it should have been our first red flag. The maintenance here is a joke!! Sure they will fix whatever it is that is broken but I hope you are satisfied with a half assed job involving duct tape, super glue, and a gallon of paint to cover it all up. Light fixtures outside have burned out bulbs for months, and you might as well get a PO box at the post office before you move in because there is NO maintenance on the mail boxes (yes that is thier responsibility) meaning your mail is often open for anyone to take, or shoved in whichever box is the closest when it all falls out. Be prepared for unexpected "renovations" and visits into your apartment. They are generous enough to give you dates when they will be doing things, however it is a shame that they NEVER do anything on the date that they say they will. Parking is the only thing this apartment has plenty of besides roaches, however good luck finding a parking space with campers, semi's and bucket trucks. The pet policy here is a joke. You can pretty much use your contract as wiping paper because none of the rules apply here. Just bring in your pit bulls after you sign your contract and they won't do a thing!! We do have a doggy park, with bags to pick up the mess, but it is a shame that nobody uses it. It is much easier to just open the door and let your dog out to poop wherever it feels like it. Who needs a leash around here?? The barking is never ending but it doesn't compare with the constant reving of engines in the parking lot. Again, rules need not apply because its perfectly ok to take your muffler off your car and rip out of the parking lot at 5am. Nobody can sleep here anyways. There are a lot of things that you are NOT told about prior to moving in. All apartment information (including your rent payment info, upcoming events, and when they plan on breaking into your apartment) is simply rubberbanded to your door. If you don't get it, oh well! Routine checks of your fire extinguisher (if you have one) and smoke detectors are done at thier convienence... if they are done at all. There are no restrictions as to who they rent to, so there is quite the variety of people that live here. There are more roaches than residents, and the Racoons have found this place to be quite comfortable with the easy access to the constantly overflowing trash compactor. If this is what you are looking for in an apartment then good luck! You are more than welcome to my apartment which will be opening up shortly! I hope you like your neighbors.

                          Unsafe, Overpriced

                          We have lived in these apartments for quite awhile and are severley dissatisfied. No one answers the phone in the office or returns your calls. It is severly over priced for what you get. Its a very loud neighborhood being right on Abercorn and right next to the post office. There is no place or room for children to play, and it has been my experience that it is not a safe neighborhood. It is poorly lit at night and generally unsafe due to the kinds of people that they let move in. I know for a fact they let someone move in that had just been kicked out of another apartment complex for threatening someone with a handgun and that individual is now my neighbor. Apparently money is more important than safety. As a result of this I am taking my children and moving elsewhere as soon as my lease is up.

                            This was the first apartment for my husband and I. We got the one bedroom loft. It's been decent, but not great. When we first moved in we had several problems, but they did correct most of them. Just don't live right next to the road. It is so noisy that you can never enjoy your screened porch. Maintenance isn't very good. They are sloppy painters and they will only half-a** fix things. We had a whole under our sink in the kitchen and they took tons of separate piecse of wood and just nailed them all around. It looks terrible. The caulking around the bath tub is brown and falling off and the stairs squeak horribly. Overall, it's not bad, but it could definately be better. The staff has been changing almost constantly throughout our lease, but they seem to have finally stuck with some people so hopefully things will get better. We will not be renewing our lease though. We want something nicer and bigger.

                            It's Okay.....

                            We live here now and it's okay....when we moved in the carpet in our apartment had not been replaced and was shabby and worn (and still is - although they have made several attempts to make it "right" by having it cleaned!!)....we had to have the entry-way flooring replaced and also the kitchen floor....the apartment needs painting and there are always spiders - everywhere!!! There have been some major security incidents and some management issues. There never seems to be anyone in the office when you need them!

                              It's O.K.

                              My husband and lived at Greentree from 2002-2004. It was o.k. for the most part. When our refridgerator stopped working, they immediately replaced it with a brand new one. One thing I didn't like was the fact that the washer/dryer hook-ups were in the kitchen (2b/1.5b.) Also, it seemed as if you had visitors of neighbors who would take up all the close parking spaces. We didn't have any issues as far as safety, but we had neighbors who were loud at times. Based on the experience we had there, it's a good place to stay if you're looking for something short-term (less than 3 years.)

                                would not recommend

                                My husband and I lived in these apts for 18 months. We only stayed after our original lease b/c we did not have the money to move. I would not recommend this place to anyone. Insulation was AWFUL-air came in through the front door and the sliding glass door. SAfety was an issue-I had a peeping tom incident, called the police AND the apt manager;the apt manager never even called me back. Lighting was terrible and I hated walking my dogs after dark b/c I did not feel safe. Outside our building I actually stepped on a live electric wire/cord that was sticking out of the ground-shocked the daylights outta my foot! I immediately left a msg for the apt manager, who never called me back. When the Army reassigned my husband to an out of state post, it was HELL getting out of the lease. Also, flooring was terrible-the carpet came loose in the front room and the vinyl also came up in the entry way.

                                  What a Joke

                                  I've been here almost 6 months. Nobody in the office answers the phone or even calls you back. There is a serious pest problem. I would think for a little over $700 for 700 measly square feet someone could call me back about all of the roaches. Whatever you do, don't move into a "middle" apartment. The stairs in the townhomes are LOUD and that means that you can hear your neighbor on either side going up and down the stairs all day and night. The lighting outside is a joke. You complain about the tenants in other buildings parking in your building's spot and nothing is done...oh wait...they did put a note on everyone's door which didn't do any good because I STILL can't park in front of my apartment but everyone in another building can. It must be Hell to work here since it seems that can't keep the same people in the office for more than a month. The black girl that signed me up pretty much lied about the deposits. She said the non-refundable "hold" deposit was just to HOLD the apartment and I would get it back. Needless to say, I didn't get it back and was then told that it was for the upkeep of the grounds..which is another joke. They have so much pinestraw everywhere that at night the ground looks like it is alive with all the roaches that are crawling through it. The spiders in these apartments are all over the place...I have honestly never seen anything like it in my life. I WILL NOT be renewing my lease. This used to be the "it" place on the South Side but like everything else in Savannah, it has gone to the ------. I guess that is what happens when you can't hire decent office staff who will answer the phone.

                                    Not nice.

                                    I lived here and had many issues. First of all, lighting and safety are a joke. I am surrounded by wooded area and the staff makes no attempt to light anything. Second of all, the chimney system is messed up so when our neighbors light a fire, our apartment clouds with smoke. It's happened twice and it takes over a week to get the smell out of our furniture. Thirdly, there was a murder in the complex. Fourthly, it lacks privacy- it seems it is crowded with nosey people.

                                      Not worth the money!

                                      I thought the place would be a dream, but it ended up being a nightmare!<br>I stay in a one bedroom townhouse. W/D connection upstairs with so call closet. Bathroom small, bedroom small. <br>hard to find parking, and they will not do anything about it.<br>maintenance staff needs help.<br> Lighting at night is terrible, and nicest thing to say about the apartment is the patio unless the water comes in from the rain. oh yeah pest control is a joke. You may rarely see a roach, but you will see spiders, and they will see you...the whole family!<br>Think hard before u go for glamour,..it may not be worth it!<br>Oh yeah i pay 650 now and it goes up to 675 in july.

                                        Don't Move Here!

                                        After being bought out by another company, Greentree has gone down hill fast!! The grounds are nothing to look at, work is started and not finished for months, and when concerns are brought to the staff's attention excuses are plentiful and solutions are not made. When I asked them to fix my air conditioning we were told that they will not service the unit untill it was 80 deg, even though part of my ammenities that I signed for on my lease was central air. I highly suggest that if you are looking into moving to Greentree, DON'T DO IT!! You will save yourself many headaches!!!

                                          A good option for Southside Savannah

                                          I moved here last year, and decided I didn't want to move again this year so I renewed my lease. They had a deal for folks renewing, which gave me a month's rent off! (A great deal, which made a summer vacation more possible.) The place isn't perfect; my apartment really could use new dry wall, and the kitchen cabinets are dated. But...my apartment is almost always pretty quiet, the neighbors (although they come and go) are generally respectful, and the management staff is VERY responsive. The pool is inviting (and never been closed in my experience), and they're right now renovating the buildings (paint, re-roofing, etc.), so things are sprucing up. Reading other reviews for other apartment complexes makes me realize that I did the right thing in deciding to stay for at least another year; I feel pretty safe, it's close to my work, and I've never had a problem that the maintenance crew didn't respond to within hours. I don't think you can ask for better than that for an apartment of this price. It's not plush, but it's comfortable. I'm good with that!

                                            Would not recommend to a "serious" renter...

                                            I am what you would call a "serious" renter. I have a family and moved to Greentree because they have great amenities. (or what I thought) I have had quite a few problems with the safety here. The management is not concerned with the safety of their tenants. They also do not attempt to make repairs for weeks after you complain (months in some instances). Maintenance has also had a large turn over in the past few months. The management is courteous but they do not come through with what is promised. The apartments are older and some problems are to be expected but when the roofs are replaced a month ago and you find water leaks/water in your walls that is an issue. To resolve this they said that the construction crew would repatch the new roof, but my question was what about the damage there now? Am I going to be charged? That is yet to be determined. As for the parking... it is ok. Some buildings have way more spaces avail. than others. The outside lighting near the parking is good, but the lights in the breezeways have went out more than once. When that happens you cannot see anything! No kidding! Like living in a cave. The walls aren't well insulated so you hear surround sound, radios, conversations from your neighbors. If you are a college kid, or young adult who doesn't mind your neighbors who go out all hours of the night and come home drunk then this is the place for you. As for a working person, you will not likely get a good nights rest. As for the good, the bedrooms are both the same size the apt is 955 sq feet. The porches are nice and the pool, gym & tennis courts are well-maintained. The landscaping is very well maintained. Another negative. When you sign their lease it lifts all obligation from them when it comes to security, leaks, basically any main issues. So BUY RENTER'S INSURANCE!!! I wouldn't recommend this to my associates but maybe to the college kid down the street! All I can say is you pay for what you get!
