    The amenities will keep the residents in the community along with it being more secure than 80% of the other housing choices on the island. The maintenance team lacks proper communication skills and the amount the bills fluctuates is unstable. There needs to be more information given to residents describing and showing, via a map or digital graphics the electric/water meter zones are in the community. Also the landscaping team starts before the state mandated start time (0800) in residential areas.

      I truly love living here. Great, friendly people, always so nice! The workers are efficient and nice! I love that they keep the place looking good at all times. I love the community, the beaches, pool and hot tub, gym and community center. So beautiful here!!

        I have to say the best place I lived since moving back home was living here even my kids love it here thinking about staying here longterm. What is their to complain about you have the beach the pool splash pad and basketball court tennis and playgrounds and elementary and preschool here in the community

          Everyone has been very friendly. The only concern I have is with the HVAC system in the townhouses. Its outdated and is costing us a significant amount of money on our electric usage. Trying to cool down the home in the summer has been a challenge and a huge expense. Otherwise, everything has been great.

            We have only been living here for three months but so far we have not had any complaints. All the office staff has been helpful with all of our questions we have had so far. The amenities have been great for our kids.

              The staff are professional and nice. My yard moving in looked like it had not been maintained at all in quite a few years. I worked for the past two weeks raking, pulling weeds and watering the ground trying to get grass grow. The worst issue I have had has been the 15-25 roosters in the tree outside my bedroom window that keep my son awake from 3:30 to 7:30 every morning.

                Overall, pretty good experience. The community is isolated, but that is part of the charm. Possibly adding a ferry to the east side of the harbor would be an added benefit. Overall, the selling point is the community, common pool and hot tub, splashpad and playgrounds. It's a great place where you can easily spend the weekend and do things without having to feel like you have to go anywhere. The beach is in walking distance, along with all the amenities.

                  Maintenance personnel are top notch! Improvements needed: bring back public transportation and bring back bulk disposal. Also, please bring in qualified tree trimmers, your folks have butchered several trees in the neighborhood, to include the ne in front of my house.

                    I moved from Denver to here and they made the process pretty easy for such a big move. I was able to do a virtual walkthrough soon after contacting the leasing office. The neighbors next to me are extremely kind and I get the sense that the majority of the neighborhood is that. So far I am loving living here and the staff made it a simple process and have had a quick reaction to the little things that needed touched up in the apartment after I moved in

                      With Greystar now accepting GOVT Housing Assistance tenants (Section 8), the area is getting very loud with off road motorbikes, loud mopeds and loud music from cars destroying the once peace and quiet we had. On top of that, all the parking stalls are full with non-residents due to their extended families sneaking in at night. No enforcement. I can go out on any given night and find cars parked all around with no sticker or pass. Who are these people? Which ones are the thieves? Pool is overtaken with non-residents. No enforcement. Is this why the Jacuzzi was shut down due to vandalism? Love the beach but overall it feels like we are starting to live in a state run low cost housing development. Understand the need to fill vacancies but unless Greystar has other plans for this community in the future, it is definitely headed in the wrong direction.

                        Good value for the price and good proximity to beach. Amenities are nice but secuirty is not enforced. It is a loud community with the air traffic and non-insulated houses. It is a bit out of the way of local bus routes and services.

                          I don't think you could benefit from my experience here. The grounds are not kept up (dead grass). Even though bugs are expected on island, not to the extent I've experienced them, and that's with a monthly pest control fee. Unsupervised youth, little rule enforcement, constant closures of amenities. Not what I thought it would be like living here when we toured it.

                              Overall we like living here, the only thing is that keep rising the rent every year, not by like 60-100$ but 150-200. We started here at 2700 now it’s 3120 plus utilities. So we pay 3900 total. Soon we won’t able to stay it seems that they don’t care because they except section 8 that guarantees income, so there’s no competition since they except section 8, so Middle class citizens get pushed out sooner or later like us. We like living here, but we may have to move, and it seems kapilina/greystar does not care. Because they will always will receive income.

                                  When we moved in we were not informed about the airplanes flying so low over the house and all the military jets flying so often over the house. It’s extremely loud by our home. Also, the chickens and roosters gather by our house and make a mess tearing up the yard and destroying my plants. Is there a way to keep them away from the house?

                                    Absolutely love the front gate guards! Friendly faces on my way home is welcoming. Love our weekly entertainment at D'lish- music, food, fun and incredible sunsets. Move in was easy and leasing agent was helpful. I wish the HOA rules were enforced a bit more since some homes look like they are collecting junk in carports and backyards and roaming dogs make the community a bit unsafe. Beautiful amenities otherwise.

                                      We are happy here. The location is excellent. Very quiet. Neighbors are great! We enjoy the dogs. We’ll maintained yard. Great to be able to see the lagoon from my backyard, nice big trees to sit under, shade and breeze!! Love the turtles and marine life. Best of all the beach!! Yes we are beach bums!!

                                        Leaves a lot to desired amenities are always closed and maintenance very poor. I have submitted work order multiple times and it just gets closed but no one has shown up to do it yet. I have gone to office services and called multiple times but it doesn’t get resolved.

                                            The community is quiet and feels very secure. I enjoy its proximity to the beach and the restaurant there, Dlish, is very good and holds lots of events. The only issue we had is that our dishwasher and sink needed maintenance as soon as we moved in and our maintenance requests have yet to be addressed. So we have to wash dishes in the sink with a bucket underneath or we end up with huge puddles because it leaks so much.

                                              Kapilina Beach Homes is filled with kind and positive “employees” although it shares many beautiful amenities many issues seem to arise the spa is always broken, pool always dirty or broken let’s include the electricity bill, fees, trash in “moving season” it’s pricey and third party billed. Dishwasher x2 waiting for new 1, disposal x5, blinds x15=$1ech, new microwave, new stove burner, light bulbs x2, uncovered drain hole x2, new dryer, sliding door lock, sliding door wheel, all within a year? An update is well needed expected better considering the rent prices.

                                                Kapilina Beach Homes is the place to live! They have hundreds of homes/townhomes on their property ranging from 1-4 bedroom, on the beach, lagoon, or garden, with parking. It is a gated community that is secure, they have a restaurant on property and access to a private beach. If you want a friendly community this is the place.

                                                  This is a terrible community to live in. Other than the residents, Kapilina is a really bad place to live. i would recommend to anyone to avoid renting there at all costs. They are greedy, do not care about their residents, and have very poor management.

                                                    A: It depends when you go, if it's traffic time about 45-60 minutes if it is not traffic time, it's good about 30 minutes. Morning traffic is crazy, you either have to go about 5 and take Kunia Road or wait until 8 after all the schools start otherwise it takes almost an hour.

                                                    A: 30 minutes or so, depending on the time of day and traffic at the gate. There are quite a few Army folks who live here who commute, do carpooling could even be an option.
