Not for mainlanders

I agree, if you are a mainlander, you probably won't dig living out here. IF you are a local, you won't know the difference, this place is great for you. I am military and it is hard to live here. Our utility bill is over $400 a month and there are only three of us, and we aren't home at all during the day.So a/c is off then. My neighbors utility bill is over $700 a month, with 4 kids, not home during the day either. There are bugs, but not nearly as bad as when I lived in HMR. Lots of ants. The neighborhood is good in that there are lots of kids for your kids to play with and safe enough for them to be out and about. The Puuloa housing is cheaply remodeled. We had many issues with hooking up the cable when we moved in due to the cables being cut from the outside. Had to be totally reinstalled. You can hear the neighbors plain as day, we always heard ours fighting. Plus kids jumping down stairs.There is some crime, I had my purse stolen out of my car when I ran back inside to get something. Happened to two of my neighbors too. No mayberry, but not bad. Gym is pretty nice for the size, don't go right after kids go to school, too busy.

    Don't Do It!

    I know its tempting... the private beach, the fitness club, the school near by, the big green yards... but resist the urge to move here.<br><br>Why? All the reasons have been mentioned in previous reviews... the walls are made out of plywood... (thats it, just one wall, no insulation), the jalousie windows let in a constant stream of hot air. At night, in the dark, if i turn off our AC, the house still heats up because the air comes in. And so do the bugs. Big brown carpenter ants, little sweet ants all over the kitchen, about 4 different types of cockroaches, including the 2 inch long ones, the long narrow black bugs with pinchers in the bathrooms, millipides, daddy long legs, and little black spiders. OH! and the gecko poop... EVERYWHERE. in the kitchen, on your bed, on your pillow, in your silverware drawer. YUM.<br><br>the lush, green yards... 95% is weeds.<br><br>we're lucky enough to live right on the main drag, so we get noise from all the lovely folks who have loud mufflers and loud music. at all hours of the night.

      I absolutely HATE this place

      If you like driving two miles just to get off of the main road, then try it. The houses are made of plywood and the sun makes the walls so hot you can't touch them. BUGS, BUGS, BUGS, whatever kind of bugs that live in Hawaii will live with you, and be warned they don't send out an exterminator unless you say the bugs are crawling in your bed and biting your children. They don't let you in the house before signing the lease, therefore you really don't know what your getting. There is a power outage almost once a week and the noise from the airplanes is almost deafening especially the C5's.

        Staff is very rude and changes rules by the hour

        The staff is very rude all the time and they change the rules by the hour. I like the neighborhood but, don't know what to expect. They tend to apply the rules to their benefit and not to everybody. Just paying $50.00 for your pet it is outrageous. They should ask for a pet deposit and that is it. I am not sure if the owner of the project is aware of all the problems that people are having with the management company. If you ask to talk to the Manager, they won't provide that information. Of course, they wanted to keep their contract and don't want to let Hunt Co. know what is really going on. With a change of personnel, they will be able to rent the empty houses.

          rude staff, lacking promised amenities

          The staff is horrible. The "coming attractions" like the pool, etc are not coming any time soon from the looks of it. The rules are very restrictive and only enforced randomly. They claim to be pet friendly, but the pet rules are very restrictive. They ban "aggressive breeds" of dogs, but I have 4 pitbulls in my 4 neighboring houses. Jet noise is bad, but I don't mind it too much. Every now and then there is a screamer at the wrong time of day or night. The beautiful beach is not fun for swimming due to the rocks instead of nice Hawaiian sand. It's got to be the rock-iest beach on the island. The rent is affordable for now, but going up all the time.<br><br>The beach cafe could be better (like serve freshly prepared food instead of 7-11 type food), but their ice cream is REALLY GOOD!!!

            Love to take and Hate to give

            Although I do believe that management is trying they are missing the mark. WE received new house rules today and were rewarded with our expedience with a chance to win a trip to Vegas. THAT IS BECAUSE they do not want you to read the rules. Plants have to be 3 feet apart and you can have no more than 3-4 hanging pots. Although you were previously allowed to have metal sheds - now you can not - I am assuming they want everyone to go buy a shed. Additionally, they got yah - Especially if you are military - rarely do military like to move within a move and because they are continually changing the rules you are left abiding rathering than moving. If you move here - beware you may buy something and the next month they will make it rule you can not have it. Oh and do not even think about watching a friends pet while they are out of town. That is forbidden. Pet friendly actually means "you can pay us for the presence of you pet"

              Stay Away!

              I live at Iroquois Point and have no idea how your rent is that low. I've been here for a year and a half and pay $1725. I started out at around $1600 but rent continues to increase. I have now been told that I have 2 months to move and if I want to stay and move to another home my rent will be $1900 plus utilities. They want to "renovate" the inside of my home so not only will I have to move to a different house, but also pay more to do so! I have a dog and thats about the only reason I am still here. These luxury homes were built in 1940 and all IP does is throw on a few more layers of paint and call it renovation. The windows don't lock and that's a big problem when tenants are being robbed. IP does not report any of the robberies of course. The gas stove has to be lit with a lighter every time, theres no insulation so its very expensive to cool. We have 2 bedrooms that we can't use because we are only allowed 2 a/c units and they only cool part of the house. The staff is another story. They are all very condescending and dishonest. There's also constant construction going on with the workers and lawn crew constantly in your yard. I have woken up many mornings and found several workers in my yard doing nothing but milling around and staring in at me. Not very pleasant. It is extremely hard to find good rentals but if at all possible STAY AWAY from IP. Trust me, the traffic is enough of a reason.

                Roomy for the price & nice amenities

                OK, yes, this is old Navy housing but I have to tell you, for the price you're not going to get more house and yard space on Oahu. Here's the good, bad & ugly. If you're not too picky, I'd say IPIC is a good place for the money.<br><br>PROS..<br>1. Roomy floor plans (we pay $1625 for a 3 bedroom/2 bath house)<br>2. LOTS of yard space<br>3. Pet-friendly ($75 extra/month but not too many rental allow pets)<br>4. Brand new, large fitness center<br>5. Private beach...only residents allowed<br>6. Brand new beach cafe<br><br>CONS...<br>1. Airplane noise...this is the worse thing. You get continual traffic right above your house from morning to early evening. Mgmt is trying to work to prevent this during "sleeping hours"<br>2. Older houses (yes, you do get an asbestos warning upon move in)<br>3. Small bathrooms...If you're a big person, you'll find it a little confining.<br>4. Variety of neighbors - You have everyone from military to local; those who take great pride in their home/yard & those who don't<br>5. Yard care...If you don't like mowing lawns, you'll hate the upkeep.

                  My Experience with Iroquois Point Island Club

                  From the beginning everyone here has been very nice and had no hesitations about answering our questions. They were very honest and to the point about the pros and cons. Yes, this was the old Iroquois Point Military Housing so we knew very well that they didn't tear down every structure and re-build it all! So the trace of possible asbestos and lead wasn’t a surprise. If you rented or bought any place anywhere in the United States that was built in the 1950s to 1960s you would run into the same problem. There are precautions to take to prevent any health issues. Any wise person would know that!<br>Upon moving in we did our walk-through and turned in our form before the 5-day due date. The very next day we had maintenance at our door with a list of things to check and fix! Even the items that we said we'd do ourselves were done! <br>If we had a question we'd call the neighborhood manager and she'd get back to us right away. There was never a problem there.<br>The bugs? Well, as everyone knows, if you live in the islands, we have bugs! But here at Iroquois Point Island Club, we haven't had any problems with that. We do have central AC, that keeps the house pretty cool, and that is a deterrent for creepy crawlers. And we all know that insects prefer warmer climates.<br>Here we have a air conditioned fitness center that is open 7 days a week, the Beach House Café that is open 7 days a week, we’re provided with lawn mowers, weed whackers, rakes and whatever else you’d need to take care of your lawn. We not only have regular trash pick-up but we have oversize and green waste pick-ups too. (No more hauling the big stuff to the dump!) There’s also a childcare facility here, Kama’aina Kids, and everyone there are very nice also.<br>We’ve met neighbors and staff here at Iroquois Point and they’ve all been hospitable. We don’t have any complaints there and for the price that we’re paying… IT’S WORTH IT!! We moved from a small 2 bedroom, 2 bath townhouse in Waipio; paid more and didn’t have the amenities that we have here. So I don’t see why there are all these complaints on this site. We would recommend Iroquois Point Island Club.<br>

                    don't move here

                    I have lived in Iroquois since it was still military housing. All that we have gotten is alot of broken promises and alot of broken appliences. Why not call maintenance you say? Well, it has been my experience that the maintenance workers are great at temporary repairs. My downstairs toilet has not worked for (literally) years, the AC is always breaking or freezing, the dishwasher leaks, the master bathroom has many problems of its own. And, all of the people on here who have complained about bugs ARE NOT EXAGGERATING. They have managed to raise my rent every six months, without getting any of the repairs done. Unfortunately, we are stuck, so I am hoping this will make some people think twice about renting here. As far as safety goes, the only people that are truly safe are the ones who stay in their house and never leave. Since they've been letting the younger crowd (with no kids) there has an increase in speeding down side roads, most of which are dead ends, I can;t tell you how many times kids on my street have been in danger because of speeders, and, THEY WILL NOT PUT IN SPEED BUMPS. Any way, to end this, I just want to warn people that thefts are pretty bad. My son had 2 bikes stolen within 2 months, one of which was taken from my kitchen, Not to mention that my spare tire was stolen. Beware, it's not worth all the aggravation. Goodluck

                      Great neighborhood

                      The location is great and the new amenities are outstanding. There is no association fee that has to be paid in order to use them and they are restricted to the residents only. You never have to fight parking at the beach and the gym is never crowded. There is a childcare facility and Elementary school located in the housing community. The quality of the housing is adequate especially for the price and the air traffic takes some getting used too but it's just that you get used to it. I did have a couple of problems when I mover in but they were resolved in a timely manner and with little to no hassle. My family and I love living here and good luck finding someplace that offers as much as Iroquois Point for the amount that they charge.

                        are you this desperate?!

                        please don't move here.<br>1. the office staff is nuts!<br>2.the airplane noise and toxic jet fuel in your home 200 feet above your head.<br>3.Are YOU AFRAID OF THE DARK?! it is very dark there. street lights? no. broken like the homes.<br>4.Homes are built in the early 1950's<br>asbestos anyone?<br>5.old appliances that always need to be repaired.<br>6.Termite infestation<br>7.Centipede and scorpion infestation especially near the beach side homes.<br>8.BIG HUGE carpenter ants INfesting in your tv to make a nest because it is nice and warm in there. no kidding my 52 inch flat screen hdtv had carpenter ant eggs and mamas in them yuuuuuuuuuckkkkkk!<br>9. don't let me forget spiders that bit my baby!<br>10. Of course roaches duh.<br>11. ugly old floors you know that standard grey floor laminate.<br>12. the doors in the rooms and the bathrooms don't lock.<br>13.the windows have jealousies on them and old fashioned manual loovers many were not working.<br>14. you need to cut the grass every week and watch out for the fire ants!<br>15. OH my goodness the loose dogs this is a pet community. but these animals always get loose BEWARE!<br>16. THey only allow you to have 2 ac units in your home which you need to pay them 60.00 to install each and to uninstall when you move out each unit.<br>17.DO NOT LIVE ON 106 or 107 the commuters racing thru and the planes you may as well cry!<br>seriously unless you are ready to deal and you have no other options please think ask people drive around. many people will say it's ok since the are living there already. like i did. that's all you can do to not lose it. the beach there is really not for swimming no one really knows this but longtime locals of ewa beach but the sewer line dump right in there! if you go to the beach look care fully you will see the pipes. also the sharks breed there the sand has mites. but the view is nice hey i guess the view is nice most places in hawaii too.<br>I'm a local and i say no no no.<br>GOOD LUCK!<br>aloha

                          Beware - rent elsewhere

                          IP is the perfect case of someone slapping paint on a cardboard box and trying to sell it as adequate family housing, which I guess is typical for some parts of Oahu, but at least they dont try to sell that as paradise.<br><br>Iroquois Point is old military housing located next to the ocean in Ewa Beach. The housing is very very old and many of the homes closer to the beach are vacant as they're trying to "remodel" them (aka replacing cupboards/cabinets in the kitchen, as well as adding a dishwasher and putting in a new sink/cabinet in the bathrooms). <br><br>We've had trouble here since day 1. The Leasing Office is full of trouble - lots of lies. They'll claim all appliances are brand new and in working condition (only the dishwasher is brand new). They'll claim that the homes are bug-free (except for whatever you let in). They'll claim they've remodeled them with lots of new amenities. For us, they offered a discount if we signed, only to take it away the day before we signed our lease and wouldn't uphold their employee's word.<br><br>First day we moved in, we were not accompanied for the initial walk-through (I suggest, if you decide to live here, you take this seriously - take note of every problem and flaw). The floors were filthy, the counter was filthy (they even left us their dirty rags on the counter). There were footprints all over the dining room floor (there is no carpet in these homes - just Wal-mart type flooring with asbestos). There were holes in the window screens and paint was peeling off the walls (the floors are painted, too, due to sloppy painting). But, the kitchen counters and cabinets looked and smelled new. <br> <br>About an hour later, we noticed we had carpenter ants in mounds the size of my husband's fist. Lots of B52 bomber roaches everywhere dying (which means someone sprayed or did something...but we picked up more than 15 roaches in the first 24 hours). I was so scared to stay there, I paid extra to stay in the hotel we were at. By day two, we had 2 seperate mainentence guys over - one to fix the fridge, which was left open for a good while and when we got the keys and walked in, water/condensation had leaked all over the floor (reason it was open was because it was unable to close). The dryer timer wasnt working - the repairman moved the dryer out to get behind it and discovered a huge puddle of water underneath the dryer - the plumbing was clogged. (Remember, these are old houses and in some cases, no one has lived in them for years). The four burners didn't light (and I will concur that they just recycle your broken appliances with someone else's broken appliances as our neighbors got our old stove, which they replaced promptly). So, by the end of day two, we at least had the fridge fixed and the plumbing was fixed after 5.5 hours of doing whatever plumbers do. The stove was replaced later after two more men came to play with it. <br><br>However, when people moved in across the way, the plumbing clogged up again and we had sewage seaping in the grass - the pipe had busted from our new neighbors driving all over the lawn - which is a no-no, but no one enforces rules.<br><br>The dryer timer never worked and it's always overheating (as in, the entire unit is so hot you cant touch the top). Our fridge continue to not close correctly and leaks. We light our stove with a match or lighter. We've had maintenence come over so often that we know them by name.<br><br>Anything anyone tells you, GET IT IN WRITING. If they tell you you wont have to pay a fee til a certain time, get it in writing. If they tell you you dont have to do something, get it in writing. I cannot express this enough. Their staff turnaround is attrocious and most people dont work there longer than a few months. Most are incapable of listening to what you're saying because they're too focused on whatever rule they've got memorized and how they're going to apply it to whatever you're saying, even if it has nothing to do with your problem. Dealing with anyone here is super difficult. Getting anyone to return phone calls is even more difficult.<br><br>The community is "safe" and almost is crime-free. Yes, it's an a military base, but there are a few sketchy folks living here, for sure. Every time you enter via vehicle, you go through a security guard. This can be fast, or the line can be really really long to get in. Most of the people who live here are military and are nice. There are, however, some folks who throw loud, large parties and I've never seen security do anything about that when they go past 10pm. <br><br>The beach is nice. They've added 2 umbrellas and a gazebo for shading, which really dont do anything except take up room, as well as a few wooden lounge chairs. There's a playground (in fact, there are a few scattered the complex) and covered picnic tables. People do a lot of fishing on the beach in designated areas. Do note that there are large pipes and rusting bits on some parts of the beach. It's also popular with breeding sharks. There is plans for a "Beach Cafe."<br><br>There's a basketball and tennis court. The Fitness Center is now open. It's pretty crowded but the equipment is new, unlike their home appliances. Lots of sweaty people who don't use towels as well as a lot of children whose parents let them run wild (one fell off the treadmill, skinned his knee, then rubbed blood all over a bench...the blood stayed there for over a week...Y U C K). <br><br>The airplanes that fly over are pretty bad. You learn to ignore them til a screecher comes overhead. On the upside, I like watching the military planes fly over in formation, but I can do that from living just about anywhere else on the island. The person who said planes fly about 200ft overhead is not kidding. They're really, really close.<br><br>Maintenence has improved - they get to most things within a day. The people fixing things arent exactly the most knowledgable, however, and it's not uncommon to have 2-4 men working on the same issue for 5 hours.<br><br>Many of the homes have large yards or trees that drop fruit or pods. Beware that you will be required to do take care of your yard or you'll be fined. Yards are a rare find in Hawaii and these yards can get pretty big. Many folks have their own playgrounds or large trampolines, which I find to be an eyesore in some cases, but the kid's love 'em so it's not really a complaint of mine.<br><br>There's also a daycare and school. I do not know the details of those except that they exist.<br><br>They often try to have "expos", concerts or community activities such as triathalons or yard sales. Their "expos" arent really anything except for one or two booths. I cant say anything about their concerts as I've never been able to attend. Their yard sale was ok, but because we're so out of the way from the rest of the island, most of the shoppers were from the neighborhood. I didnt see many triatheletes - just lots of signs for it.<br><br>The bathrooms are OK sizes. I mean, it's just enough size for a shower and a toilet and sink. Nothing fancy obviously, but the master bedroom shower was pretty filthy upon moving in. I'd suggest investing in a large amount of Draino as well as a drain cover because you'll have lots of clogs and centipedes coming through the drains.<br><br>Rent will be going up soon. I'm not sure how they can get people to pay it for these dumps. Their rent, in comparison to the island, is cheap for the square footage you get. But all that money you're saving gets spent in gas driving to and from civilization as well as your electric bill. On the upside, you pay what the Navy pays for utilities.<br><br>The bug infestation is pretty bad. We have carpenter ants galore as well as all varieties of roaches. Our pets like to play with the geckos and centipedes. I think it's the centipedes that really bother me - caught one in the house that was 5.5 inches long. We've had exterminators out here several times; nothing changes.<br><br>If you happen to get to see some of the homes that are not rented out and have just been sprayed, the bugs littering the floor is astronomical. <br><br>Our lease is up in two weeks and we've found what seems to be a nicer place to live. We'll miss being so close to the beach, but we will not miss all the hassle of the leasing/residential offices nor will I fear to put up artwork without punching a hole in a termite-eaten wall.<br><br>Not a day has gone by when I didn't feel like I was camping - this surely does not feel like a home - it's like living in an old cabin. I may as well live in a tent in Waianae.<br><br>IP is more focused on what they can put on their website or tv commercials to lure in people so they can get some money back from their "upgrades." All of these activities just don't add up to the poor quality of service from both offices and the pathetic quality of the old homes. <br><br>I'm not a picky person nor am I difficult. But there are lots of other options regardless of the "tight" rental market on O'ahu. I hope you look elsewhere before signing your name to anything at Iroquois Point.<br>

                            Its a good place to live

                            Gated community, private beach, new fitness center, incoming coffe shop, building a pool, spacious houses, has its own elementary school, we are happy.

                              Cheaply maintained and Hard to get things fixed

                              I have lived here for 9 years, I moved in here when it was Navy housing, the only reason I stay is because I can't afford to move.<br>I have had numerous problems with equipment, I go through light bulbs every couple of weeks. <br>My stove only has two burners that work, fans in the bathroom are excessively noisy, their ideal of remodeling is to paint the outside and replace the shingles on the roof.<br>When I retired from the military, I was forced to pay a security deposit after I had lived in the same apartment for 8 years, It's hard to get maintenance to come to your house.<br>Houses are not insulated and my electric bill is in excess of $300 a month.

                                Renter Be Ware

                                When we frist moved here we paid our first month rent with our personal check. They had sent it back saying that they are refusing our personal check, that it has to be a certified check (money order, cashier check...etc), and that we now have to pay a late fee of $160.00 because rent was now late. Our lease agreement stated we were able to pay with a personal check and no where in the lease stated we had to pay in a certified check. They showed us a piece of paper saying we are to pay rent in a certified check evey month. One in which we never signed nor ever seen. We kept insisting on a personal check as rental payment and they kept refusing to accept our check and gave us a five day eviction notice. At this point we contacted our lawyers and the housing authorities which both were in agreement with us (Now they have it in the new leases that only certified funds are accepted for rent).<br>Other problems consist of termites, roaches and ants. Been having problem with the stove. The burners dose not turn on. They had the stove switched out about four times before we realized they were just rotating stoves (identified by scratches.)<br>Paint job was shotty. It look as if our seven year old and two year old painted the house. screen door consistantly fall off the frames. closet doors fall off the hinges and they call these luxury homes?!

                                  pet rent is 50.00 per pet per month. housing is good, no problems with neighbors (maybe we're lucky) airplanes, don't let me get started on the noise from the airplanes, all hours of the day and night. if you can handle screaching noises about 20 times a day you're good to go. however, they just finished building and remodeling a gym, and they have plans to build a pool in the future

                                    We have such a bad termite problem that they swarm in our kitchen and dining room every night. Maint people say it is just comming in from outside but they are comming in through the kitchen light and also from behind the dishwasher. The termite guy said that the problem is so bad that the one wall has been compromised and that the wall in the living room is almost as bad. Maint said that it is not a problem and they are just going to patch the holes. <br><br>Noise is bad because airplanes fly directly overhead on their landing pattern.

                                      It's not that bad. Air traffic is bad but it 'usually' stops around 8PM. After that you may get one or two military aircraft but civilian aircraft aren't supposed to fly that late.<br><br>The roaches and ants are kind of bad but, if you call the rental office, they will have a bug sprayer company out and spray for you.<br><br>Alyssa in the front office is really nice. It's a respect thing; you respect them and they'll respect you.<br><br>If anything is ever broken, it always get fixed without problem.<br><br>DO NOT LIVE ON 106TH ST. People commuting to the boat shoot down 106th St. at wreckless speeds because they left their house late.<br><br>Ft. Weaver traffic is bad in the morning and nighttime as well as Saturday starting around 9 or 10 in the morning.<br><br>Prices can be a big high but oh well. All the houses are laminate flooring; no carpet is provided.<br><br>If do you month to month lease, it's an extra $50. If you have a pet, it's an extra $50/month/pet. 2 pet max.

                                        Overall not bad-

                                        This is not bad place if you can deal with the long communte - up to 1 1/2 hours to downtown. Ft Weaver is a nightmare - yeah just a s bad as H1. other than that the houses are old (built by the military in the 50's) but are being remodled a little. The townhouses conduct noise very well - so you can hear your neighbors - we have really nice neighbors who are mostly quiet even w/ 2 kids. our other neighbors had 4 kids in homeschool - it could get a little loud. However, they are one of the places that allow pets, although i hear that their rules regarding pets are changing and its a lot more difficult. because we've been here since the community was started we haven't had an issue with pet rent or anything like that. the only thing i have a problem with is that inthe Puuloa area there are no sidewalks and the street lights are a little far apart - one has been burned out for months. because there is a military area at the back of the property people are speeding thru the area on their way to work. although they are suppossed to be putting in speedbumps. rent is affordable - and have more space than a lot of newer places - i haven't had a problem with cupboards or shelves. also when my mother came to live with us, the management was very nice about letting us move to a larger home. when they remodled all of the single units they put in new laws - however no on eis taking care of it or mowing their lawns and now it looks all acraggley- we can't even get grass to grow.

                                          Traffic is horrid, worse than sitting on H1.. the staff is RUDE and they act as if they're well over your head when in fact, they work for US. In the lease it says we're close to an airport which we are BUT they didnt tell the fact that airplanes fly 200 ft above your house and i had to buy ear plugs to sleep in the AM. For that fact alone i would not rent here. The place smells like jet fuel most time. The rent is pricey for the area in my opinion... the leasing agents sugar coat it all. stay away from here unless you're desperate.

                                            Nearly everyone here is unhappy...

                                            Pay the extra few bucks to live somewhere else. These places are affordable but you'll pay in the end. If it's not monetarily, you'll pay in the form of stress. The units are poorly maintained, there is constant construction going on, there are rats and roaches everywhere, the staff is curt and passive aggressive, the leasing agents are sneaky and the air smells like sewage. The only saving grace is being able to walk to the beach and see Diamond Head. Oh yeah, and if you THINK you suffer through traffic now, move here and experience the Fort Weaver road commute... it's wonderful.

                                              A: It depends when you go, if it's traffic time about 45-60 minutes if it is not traffic time, it's good about 30 minutes. Morning traffic is crazy, you either have to go about 5 and take Kunia Road or wait until 8 after all the schools start otherwise it takes almost an hour.

                                              A: 30 minutes or so, depending on the time of day and traffic at the gate. There are quite a few Army folks who live here who commute, do carpooling could even be an option.
