Don't move there

I'm from Hawaii--it isn't the military that have ruined the islands, its the ice head locals that no wanna work and steal--and you all know it. We should have ran when a week before our move in date the leasing agent called and said "sorry the water front unit I told you was reserved for you has to go to another family, how about a inland home?" We fought them and after 1 day they mysteriously found another previously unavailable home for us on the lagoon. We never got rid of little fast ants, roaches, centipedes. One neighbor was inappropriate toward kids, the others were great. Maintence was always looking at your stuff....get a dog if your going to live there. The school was ok, if you dont mind sending your kids to school with thier own toilet paper and soap!!! As for letting your kids ride there bike to school--bike always were stolen and a kid got hit by a car. Not to mention the girl that was raped in an empty home...there isn't very good security. Love your family, spend more money and do not move there!!! O-and your move out. They charge $400 bucks to clean the house and then they just paint it and hose it out the home with water, litterally.

    just a little info

    just so you know the navy moved the grey boat because the patrons cars were getting broke into and the navy approved to have pools built but the management hasn't done it yet and yes i will be moving after living here for 2 years because no matter if i turn off my a/c or what or do all i can to lower my utilities they still go up each month we were gone half a month with nothing on but our fridge and it was higher than the month before when we were here all month i really think that something fishy is going on with the electric

      The real deal

      The Waterfront at Puuloa, formerly Iroquois Point Island Club, formerly Iroqois Point is not only a complete bad experience, it is poorly managed and all perks offered at lease agreement are tentative at best. 1. Pool- Its been coming for 3 years now with no preliminarly building, yet advertised. 2. Maint services leaves you you wishing that you had just done it yourself-dont worry though they will leave enough of a mess for you to clean. 3. I now have 3 types of random tiles atop my uneven kitchen floor sporting seperation in tile approx. 1/4 of an inch in places. 4. HPD is compensated by drastically lowered rents to live here and they are offered beachfront, of course. Nothing against HPD, but it is still fundamentally wrong. 5. Some day there may be no construction or cones lined along the front gate that is secured-I think. 6. Dont believe the hype-same place different management, as the new name suggest. Lastly, rent is going up again. Ultimately it is more worthwhile to maintain than to move the family, house, schools, and so forth. However, elementary school is great.

        Not Happy

        I used to like this place, but things don't feel the same anymore. The biggest change is they moved the gray boat shuttle (I am Military) which I ride everyday away from The Waterfront at Puuloa. I was told management knew about this change for months, but they did nothing to communicate it to me. I heard the Navy moved the stop due to cars being vandalized in the parking lot. Scary. I also have had two break-ins in my house over the past month. It just isn't safe anymore. Bottom line, I'm leaving this place.

          So Pier Management-------- got fired

          This management company (Pier Management--------) has caused so much distress for tenants on Oahu. A couple of years ago they used to manage Moanalua Hillside Apts where some friends of ours lived and also Royal Kunia Island Club (both were low income properties when they took over). If you click on those properties and read those reviews you will see the same pattern of problems at all 3 of the properties they have managed. They also have the highest number of reviews, so not everyone can be wrong. You will also see a pattern of what appears to be positive "employee" responses to the bad reviews on all 3 of these properties. The person who was the General Manager at Iroquois Point Island Club was also the General Manager at Moanalua Hillside. Pier Management goes onto these properties and does cheap remodels so the rents can be increased and then they move onto the next property. There is nothing wrong with making money but decent companies would make their money without destroying familys. As they increased the rents some people are pushed out of their homes because they could no longer afford them and some have even become homeless as a result of this. Then a non-profit was founded called Housing ------- by one of the owners of Pier Management to help the homeless. Does this give you any insight into the kind of people these are? You might ask why they would add to the homeless problem then start a non-profit to help that same problem..........because of the money and then because of a need to earn brownie points to make themselves appear to be charitiable. This company blatantly disregards the tenants who pay their salaries and at Moanalua Hillside Apts they received a $55 million dollar bond from the State to pay for the remodelling which mostly consisted of painting pretty flowers on the buildings, adding some new cabinets in the units, a pool and of course their trademark state-of-the-art fitness center? Public records will verify this information and the business ownerships can be verified at the States website. If you want to donate money to help the homeless give it to Catholic Charities and make sure you check the management company of any apartment complex before you rent, and check out the reviews at this website for any management company who has an excessive amount of reviews because that is a red flag. Cirrus Management will have a great future on Oahu as long as they do not do business the same way as their predecessors. I hope they are interested in the tenants as well as the bottom line because it takes both to make a happy place for everyone to work and live. Good luck to them. We got moved back to the mainland earlier this year after living at IPIC for a year and it was a very long year. They also kept our security deposit because of mold growing on the walls which we couldn't stop and old stove had quit working. They were the worst managers we have ever had.

            NEWSFLASH: Pier Management------- has been FIRED

            PIER MANAGEMENT------- HAS BEEN FIRED....THEY ARE GONE....WE ARE FREE I couldn t believe it when heard those control freaks with the huge egos were fired. The new managers are Cirrus Asset Management & so far they seem to know what they are doing & appear to be very capable but we are going to have to give them some time to clean up the mess & the many disgruntled tenants left by Pier Management-------. Welcome Cirrus and thank you for coming. The woman whose title was General Manager of Pier Management------- had some very unprofessional ways to do her job. One of them was to have the staff write positive reviews to this site whenever there was a bad review (one of the workers told me she had to do this to keep her job), but many of the complaints were valid & instead of this woman doing her job properly she stooped to doing cover-ups. This property will be much better without Pier Management------- because they did not know how to manage an apartment property. They obviously had a huge advertising budget because they would get their photos and names in the paper constantly & they ran huge ads while the property was not being maintained. If they used half of their advertising money to improve this place and do the maintenance properly, the residents would have been a lot happier living here but they were more interested in getting their names in print or having a photo opportunity. I met the guy who owns Pier Management------- one time & he has a narcissistic personality who has the power to be very deceptive & intimidating. He bullys everyone to get his own way & thinks he is the only one who is right. His staff are loyal to him but only because he pays them huge salaries which keeps them from speaking up. This company s ability to manage is a huge myth and a fallacy, & they were only able to obscure their abilities in a small place like ------ because people here are much too trusting & they never question. Lucky for everyone that the company who owns this property finally saw this bunch of manipulators for they are and fired them. We all had problems with maintenance which was never done properly. The buildings are old & the renovations they did are only cosmetic. Mold is growing inside on the walls of a lot of houses & although we agree that pests are normal in a tropical climate, these houses are overrun with roaches and centipedes & nothing gets done about it. The managers constantly threatened to evict or fine anyone who would complain it was more like living in a prison than living at an apartment property. Most of the people here did try to follow the rules but they were changed constantly & sometimes without warning. All that is behind us now. THANK YOU TO THE OWNERS from the bottom of my heart. I was so depressed about the situation here that I was considering breaking my lease but now I don t have to. A message to the owners: PLEASE PLEASE PLEASE do not let this happen again. Living here with Pier Management------- as the managers was like being incarcerated. If anyone who reads this applies to rent an apartment from any complex where Pier Management------- are the managers run away as fast as you can. The other name they operate under is Island Club Communities. Make sure you read the previous reviews here with an open mind before you move to one of their properties. People living in ------ need to be aware of this company s practices because they have destroyed a lot of families and also the credit of many many tenants.

              Sinking Ship

              I have lived at Iroquois Point for over 4 years now and honestly, have absolutely loved this place. However, a new management company took over last month and I do not like what is going on around here. It seems as though much of the staff was fired and the new company is cutting down on security. Before, I felt safe to let my kids run around without me. Not anymore, in fact, I myself do not feel safe some of the time. The whole feeling of community also does not seem to be important to the new managers and really what makes this place so special. It is really sad to say that the bugs, airplane noise, traffic, location really did not bother me. Now, with the changes occuring, all these things are driving me absolutely crazy to the point of I do not want to live hear anymore and am moving at the end of October. My advice to you... if you are looking for a place to truly call your home, Iroquois Point's ship has sunk. I would look elsewhere on the island as there are many deals to be had in this economy.

                I enjoyed living here.

                I moved in June of 2007, and have no worthwhile complaints. I was a little unsure after reading other reviews before I moved in, but basically, if you follow the rules/guiedlines provided by management you will not have any problems. I live in a single story home with beach access. Where else in Hawaii (unless you're a millionaire) can you live within walking distance to the beach? A few things to keep in mind: Yes, it gets hot here in the summer. So I would recommend getting A/C if you cannot handle the heat. Personally, I survived with the ceiling fans and plug in fans. For A/C, you purchase the A/C unit and maintenance installs it for you. When you leave, the unit goes with you. Its pet friendy here! And there is PLENTY of grass and room for you to have pets! I used to live in Royal Kunia, and their pet rent was insane! Yes there was grass and places to walk, but here there is even more room AND a beach! There is also a bark park with even more beach access for you and your pet! They just filled in the pool, not sure what the status is for that. Yes the beach is public now, and people cannot clean up after themselves but its not bad. Some visitors park along the street vice visitor parking, if its a problem, just call security. Many times I have seen security checking each and every car parked in the visitor parking spots ensuring they have the proper pass. Finally, just keep windows/blinds closed when you are not home. Do not invite crime. Thats common sense. Mow your lawn once a week. How hard is that? I did get a warning one time for having overgrown grass, big deal. So I mowed the lawn. Keep the area around your house clean, and you wont have problems. The gym is nice! The mini-mart is convient (if you're military). The landscape is beautiful. Oh yeah, and remember these are old military houses. The walls are thin, so it gets really cold when it is cold outside and really hot when it is hot outside. Also, where I am located is very near the airport and hickam, and the plans can be pretty LOUD. Sometimes it drives me nuts, sometimes I dont mind. Sometimes the airforce likes to fly those huge planes, like 5 in a row, in the middle of the night and it makes the whole house shake! Annoying yes, but if you dont live as close like I do, it shouldnt be too loud. Overall, I'm very much going to miss it here. I have great neighbors, the beach is right there, its safe and very quiet. If you have the opportunity to live here, definitely consider it. I have noticed a lot of people whine and complain, but if you follow the rules, you will not have problems. =)

                  SUPER EXCITED!

                  Well, I haven't moved in, yet. This would be my first "home" setting. I've always lived in apartments in waikiki, honolulu, and near the University of Hawaii. Talk about horrible. The construction happens right outside my window. One of my apartments sat over a busy street and I heard traffic and buses and ambulances passing by every day. The noise was horrendous! I had no yard. I had to walk to a different building 15 minutes away for my parking stall that I paid another 200 dollars a month and the apartment was as small as most closets. I have lived where management is awful and never came to fix anything. And when they had to by law. Like a leaky roof, they raised the rent ridiculously. I just visited the grounds at Iroquois and loved the quietness. Yes the planes were a bit noisy, but nothing compared to what I am use to. I hate the old tile flooring, but the space in the homes are unbelievable. I guess those who hate it here probably never lived under the crappy conditions I'm use to, oh well, I understand. I want to live in a mansion some day too and pay people to mow my grass so I don't have to worry about it and if something is broken, I want to have enough money to get it done right away. But until then, Iriquois looks like a slice of heaven. The cute home I picked out is perfect. I think I'll love it there! I just hope I have fantastic neighbors. Their yard looks clean. That's a plus! Happy living!

                    speeding

                    im just mad about the speeding. nothing is done. cars are going faster then 15mph. what will happen if a car hits a child or someone in the crosswalk that they didnt see crossing the street. who is to blame? IPIC is the ones to blame, why you may ask...its because the signs say speed enforced by radar...what radar, i dont see them about there. if they make theirselves seen then cars would drive slow. Managment isnt doing anything about it. And what are the Military Police doing? Nothing cause they aint there. The speed limit sign should read 30mph. So feel fre do drive as fast as you want cause no ones gonna care.

                      Last resort, not a beach resort!

                      Want rats, carpenter ants, screaming children, and ------ parties? Look no further than IPIC! We moved here almost a year ago and although we love the bike path, the beach, and the school, the vermin (both animal and human) are driving us away. The homes (not including Puuloa) are single-walled construction with jalousie windows; i.e., not much more secure (or private) than a tent. Not only do the bugs and RATS find their way inside, so does the sounds of your neighbor's television, the car stereo passing by, and the conversation of the teenagers hanging out in the street. Not only that, but the military that once made up over 75% of the renters? They're leaving in droves because of the lax security and the traffic issues. Although the rents seems like a good deal, especially if you've just arrived from the mainland and are captivated by the great views, those same low rents bring in a caliber of renters you might not want around your children or your less-than-secure home. In other words, let IPIC be your LAST resort, not your beach resort.

                        I like this place

                        I have lived at Iroquois Point for almost 4 years now. The last management company was horrible and while the current management company is not perfect, they have done a great job. Maintenance requests have been handled quickly and professionally. I absolutely love my leasing person and my neighborhood representative. I do tend to follow rules though... :-) The stuff that has been added to the property have been great. My favorites have been the beach cafe, fitness center and the items on the beach. I love the fact that I can walk to the beach and my kids can ride their bikes to the school on the property. And while the airplane noise was a little annoying at first, it actually does not bother me anymore. I would highly recommend this place, espcially for the size and reasonable rent of the homes.

                          After the long list of headaches I've had here, I wouldn't reccomend this place to anyone. We should have known what our stay at Iroquois Point Island Club would be like from the minute we moved in. We were told by the Leasing Office that our utilities would run about $180 - $200 a month. It runs more like $350 - $450 a month. I laughed when I walked by the leasing office last week because one of the leasing agents was telling some prospective renters the same lie that had been told to us. We were also assured that our appliances would be replaced shortly after we moved in. A year and a half later I looked across the street and my neighbor's appliances were being replaced. It took call and complaints in order for them to come and finally replace mine. In July of 2007 I was standing outside in our front yard with my kids. Maintinence was going through the neighborhood doing yard work. One of the workers ran the weedeater that he was using through the rocks by our house, spraying the rocks not only all over my vehicle, but also over my kids and I. I called the Resident Services Office and filed an incident report with them. However, the workers continued to run the weedeaters through the rocks on a weekly basis. Finally, after two months of incident reports and phone calls, management got back with me. Head of maintinence had lied and said that he had "cut a deal with me" and that it had been taken care of. I insisted it hadn't and showed them the damage that had been done to my truck. After all of this, rocks continue to be thrown on my truck. One of the reasons we moved here is the gated security and patrols of the community. It was a false sense of security. There are still break-ins. We've had problems with neighbors and told resident services, but little is ever done. Iroqouis Point spends too much time building spas and cafes and making the entrance look nicer and not enough on the actual houses. With its poor management, don't waste your time here.

                            Ask Management about their lenient policies on Registered Sex Offenders

                            Everyone knows you arent supposed to sublease your apartment, it's in the lease. Subletting "USED TO BE" an evictable offense. However, when --------------------- originally of California, sublet from his employer at 5589 Cormorant he was given a notice to leave and his employer was allowed to keep his lease. This might not sound like a huge deal but --------------------- is a Registered Sex Offender. See this link: http://sexoffenders.ehawaii.gov/sexoffender/details,A6007368.html. At the time this was posted, ------- had just updated his status on February 10, 2009 so as far as Hawaii is concerned, he is "COMPLIANT". Convicted of a sex crime against a MINOR, ------- is STILL a resident at 5589 Cormorant which is conveniently, for him, located just down from Iroquois Point Elementary School. When found to be living at the address months ago, ------- was told to move and according to management, was living in Tulsa Oklahoma. Management apparently didnt follow up and verify this information as ------- never left. He continues, as of February 18, 2009, to live at 5589 Cormorant. Protect yourself and protect your children. Management does NOT care about resident safety and it took a small army of dedicated mothers to bypass ----- and get even the smallest response from ---- L0b0. Another notice has been served to ------- and his employer is now being evicted as well. How hard would it be to just deny housing to Registered Sex Offenders like they once did? Hawaii isnt one of the 14 states that enforces residency restrictions. Registered Sex Offenders can live near our schools, parks, youth centers and day care centers. The Waterfront at Puuloa has all those things on or near the property and yet Management still allows CONVICTED PEDOPHILES to have access to our children! Would --------- stand behind her business practices if a child had been hurt or killed at the whim of -------? How many residents have to suffer before ---- takes a serious look at safety? And if you have a security issue, who should you call? HPD says to call the Department of Defense. DOD says to call AKAL. AKAL is worthless. How can the Department of Defense security patrol even have jurisdiction over a privately managed housing area? Even residents of military property have the luxury of choosing to call HPD over military forces. AKAL patrol doesnt even know what is or isnt against the rules. Leave now while you can. At least when you live out on town, you know that HPD will respond to your calls and you expect that you might live around convicted sex offenders. At The Waterfront of Puuloa, youre GUARANTEED to live among PEDOPHILES and you have no recourse.

                              dont even think about living here; run away; live some were else

                              Poor management. Loud noise. Was notified that my lawn grass was to long and a fee would be charged if I didn t cut it. The day I got the 1st notification I cut the grass but was still charged the fee. Management always looking to getting a fee out of the tenant. The gray boat is full every day so you must drive 24 miles on the road when you can see your work place straight line distance 10 miles away. Traffic is bad going and coming. With FT Weaver Road being under construction for the next five years traffic will be getting worse. In the evening from H1 to Iroquois Point (15 miles) it takes 45 min to 1 hour.

                                Pros & Cons...

                                My family and I have lived at IPIC for just over a year. So far, we've experienced nothing but politeness, courtesy, and professionalism from the property management company. Maintenance requests are completed promptly by knowledgeable people. The community is a former Navy housing and shows its age. In fact, this might as well be military housing because most of my neighbors are military. Unlike my last experience with military housing, our neighbors are great and look out for each other. Overall, this is a nice place to live. It's definitely not a country club but you can't beat the views and location for the price. I listed out several pros & cons below... PROS: -Least expensive rent I found on island given the size of the house and location. -Over a mile of beach...supposed to be public but I've never seen a crowd or the "elements" we were warned about...I have seen people using beach facilities who didn't live here but they offered me food and beer as I walked by...not too terrible. -Spectacular views of Diamond Head. -Relatively safe. -Well off any main street and out of the way. -When people visit, they may park in front of my house. -New fitness center with cardio machines, weight machines, cables, and dumbbells...free for residents. -Beach Cafe...awesome ice cream. -Large grassy yards...for Hawaii standards. -Well maintained playground equipment plus a big playground right on the beach. -NEX on site (if you have a ID card) -Gray boat access (military and DOD personnel)...no morning or afternoon traffic. -Marina (great if you have a boat) CONS: -Aircraft noise! IPIC is directly under the approach for Honolulu Int'l Airport. You HEAR and FEEL low flying aircraft...especially at night or very early morning. -Old houses...most units have plywood walls, jalousie windows (far from weather tight), window AC units at renters expense, and no insulation. -If the wind blows from the wrong direction you get a very unpleasant smell from an aging sewage system. -Unenforced 15 MPH speed limit...especially bad when people are late arriving for the gray boat service. -Not pet friendly...$50 "pet rent" per pet per month. -Feral cat population -Quirky community rules and steep fines for violations...spacing requirements for outdoor potted plants...if you have problems following rules then don't live here.

                                  Electricity Prices

                                  I have lived at Iroquois Point since 2004, the rate that electricity keeps increasing is crazy. My bills went from around 150 to 350 in a matter of a year. It is just 2 adults and 1 child living here. Me and my other half work during the day in which the air is turned to 80 and laundry is only done on weekends. I don't understand why the prices are so outrageous. I have been doing the same thing I have been doing since I moved into the place. I totally don't agree with the whole electronic monitoring of the electricity, I like to see how much power I am using and not leaving it up to a computer. I think all the appliances need to be replaced with energy efficent appliances instead of making a new gate or landscaping the area. I know I am not alone in this and I am not the only one with a high electricity bill!!!

                                    Management is deceptive

                                    after reading the one review about "employee gossip", I did my own research. I would not put it past management to have employees or they themselves post reviews to keep ratings up. DO NOT TRUST MANAGEMENT OR LEASING....... They previously had a sex offender working in maintenance (access to the homes)on the property, and when confronted by a few residents, they got nasty. It was not until corporate office was contacted, that something was finally done. They do not make sure things are done in a timely manner. They are not honest. They say what they believe people want to hear, and only show the model homes that are in "good shape" and don't show what truly takes place here.

                                      Take a deep breath & then think about it

                                      There is no reason to pass on this place. There are small issues, i.e. flight path of airport, lack of courtesy by some residents (loud exhaust, car stereos & speeding) but all this is forgotten when you compare the cost vs. virtually all the rest of Oahu. I personally have had no complaints in regards to maintenance or repairs. They have always responded promptly and twice came on the same day that I stopped by the office. All appliances were brand new upon my move-in and have functioned flawlessly. In case this has not been made clear..the buildings & units are a former military base housing area and are still the property of the US Government. The buildings are circa 1970's and of course will show age and wear & tear. Ford Island Leasing Co. has leased it from you; the citizens of the USA. I am active duty military of 20 years and this was an excellent alternative to going month-to-month or a lengthy lease while I was awaiting base housing closer to my duty station. If not for the daily drive of 25 miles & my moving into a brand new built home, I would stay right where I'm at.

                                        I have read reviews from this site before and I remember the 1st time I read some reviews I called my husband and said,"wow, other people are having the same issues". I can understand that the mgmt has no control over the planes. (face it, they didnt build the place) So I can get over the planes that fly 200ft over my head.... We lived in the town homes our first year. After fighting the cracked stairs, termites, pincher bugs, no cable hook up because they cut the wires, oh and get this one....NEWLY RENOVATED ...the day we moved in and started putting the kitchen dishes away, two cabnet covers fell right on top of us. Had one landed on my daughter....lets not go there. So after a year of that and the $300 energy bill the termites won hte battle. A few people talked us into staying and tring out a home closer to the beach. so like dummies, we did. No termites the first few months but they no have moved back in. our energy bill is now $170 (we have no a/c) oh but wait we just got a nice letter in the mail telling us that our bill is going up 11%. NICE. SAFETY, I dont know how anyone can give this place anymore then 2 stars for safety. If its not the neighbors speeding through here at 30 mph it the UPS and FEDEX truck speeding down the road. I always know its them because I can here them a mile away. Not to mention the on site security, one night I actually needed there assistance and when I called they could not even hear me because the phone they have has no signal on site. Oh yeah I feel safe...so why do I still live here??? IT'S CHEAP. You get what yuo pay for.....

                                          I overheard an interesting conversation between 2 of our "managers" this weekend. The discussion was about upper management requiring them to write favorable reviews to this site whenever there is a negative review so they can keep their ratings high. Apparently not everyone is happy about this but they went on to discuss how they do it because they live at IPIC and they can't find jobs anywhere else that pay as high as the management company here pays them and they can't afford to their lose their jobs. I went back through the reviews and after every negative review a good one follows from someone who lives here and loves the place. Almost all the employees live here so they are not exactly lying. I do wonder why they would make their reviews anonymous if they are soooooooo happy here and what tenant is going to post photos of the complex. That is obviously an employee. Yes my review is also anonymous because I live here and do not want any retaliation. My suggestion would be for management to improve the conditions here and treat us.....the people who pay your salaries.....better and then management will not need to monitor this site and post bogus reviews. This is not a forum for management to try to devalue the real reviews. Life at IPIC is very stressful because of the rules that change constantly and are not enforced equally around the complex. One housing manager will enforce a rule and other managers do not which is a Fair Housing violation. They advertise things such as the beautiful beach but they don't say you can't swim in the water if you value your familys health. The pools.....what pools? Rent here at your own risk. The prices aren't bad but the traffic to get in and out of here is horrific along with the noise, the paper thin walls, the mold, the constant threats from management, inept maintenance, rude office staff, the crime and the ever increasing rents make this place unbearable. No amount of amenities are worth it if our lives are made a living hell when we are home. They rent to everyone here but there are more military than civilians and if it wasn't for our BAH this place would have a lot more vacancies than they do now. Having phony appreciation days don't mean much when you treat us like crap every other day. If you rent here do not believe the leasing staff because they lie so they can make their commissions and they make promises to get you to sign the lease. If you want the truth about living conditions here before you rent ask questions the people you see walking around or on the playgrounds what they think. We have found a nice place at Waipio which is costing a little more but the extra expense will be well worth it so we are moving as soon as the holidays are over. Watch this review because the managers will place their usual positive spin to keep their ratings up.

                                            I love it

                                            All but the drive down Ft. Weaver I love it. Its safe, got the shoppette there, a school. It is georgus and it is affordable. What do you expect for those prices, anywhere else out here you would be living in a shak for that price, and I like the staff. They could be more friendly, but they were never rude to me. The gym is beautiful and they even offer classes. I reccomend as long as you dont mind dealing with the heavy traffic!

                                            Don't believe the hype

                                            yes, they have their own maintenance crew: who either take forever to get the job done or, do shabby work so that you have to continue to call them out to get repairs done properly. They constantly change their policy as to who is responsible for the shrubs in front of each home. They only come around to take care of that when corporate office is coming for a visit. Resident services is constantly losing staff and they can never seem to maintain neighborhood manageers for very long, which makes you wonder what's really going on. Due to neighborhood managers constantly changing, you have to be very careful and document everything you arrange with any particular person so as to not be caught unawares by some new attempted changes or charges when new managers come in. They have a neighborhood watch program but the residents who have tried to get it going have met with difficulty and lack of support from resident services, to include not informing new residents of the neighbhorhood watch. They really don't want the residents or the community to know of the problems going on here.If you have something that is urgent and you call about it continually, they blow you off if they don't feel it's urgent. When planned power outages are going to occur, they don't inform residents so they can plan, and then wonder why they have so many complaints from residents. There are approximately 1400 homes here and many of them are becoming more and more vacant. People who continue to stay here is only because there are no other options available to them, or because they have gotten themselves stuck in a lease which they know they would more than likely forfeit their deposit even with their home being immaculate upon leaving. Resident services are not the most honest people. Most residents don't know that they have vacation rentals for just anyone to come in and rent at any given time, but they don't feel they need to let residents know those things, or when they have those with criminal backgrounds working here. They more than likely don't do background checks on most of the maintenance staff. If you are a resident and you express your concerns, your concerns go unheard and ignored, unless you call corporate office. Neighbors are mostly great, it is truly resident services office with their constantly changing rules and policies and lack of consistency of enforcement that makes living here difficult.They have a pool that has gone uncompleted for a year now. One other thing: if you have your own washer and dryer, you are forced to store their small and inefficient washer and dryers in your storage unit, or store your own. They will refuse to pick up their washer and dryer unless they are trading it out for a "new"(more than likely refurbished) one. Many residents store the ones provided and buy their own to help save on the utility bills. If you have not rented here, i would highly suggest you be very careful and think carefully about whether or not you want to live in a place that portrays itself as being "affordable resort style living" when in all actuality, the opposite is true. Just look at the majority of the postings here. Over half are negative. That should tell you something. Only one word comes to mind but I will let you figure it out on your own with a few hints Sarcastic Lazy Ultimately Mindless Lying Overpaid Ridiculous Delusional Serpents FUTURE RENTERS: approach with extreme caution.

                                            It might not be for you but for me and my family we are very happy!

                                            I have rented for years and this place has what most places don't have it has a feeling of community. Yes the beach is nice, fitness center is great, and everything else but what keeps me here is it feels like home. Yeah I don't own it but as long as I am here its my home and I choose to make it that. If you depend on management to make you house a home then thats where your missing the boat and you won't be happy anywhere. Its up to you but I simply love it.

                                              Lovely, old-Hawaii feel, family oriented, private beach and Diamond Head views!

                                              Iroquois Point is a very quirky place to live and we love it. There are numerous floor plans to choose from, and settings, many surrounded by beautiful monkey pod trees, plumeria, and palms. Yes, since we are in Hawaii, there are bugs. Yes, it is very noisy due to the two airports, specially the planes landing on 8L! Yes, the houses are not decked out with high-end fixtures and fancy decor but for the price and amenities (especially the beach, ocean views, lagoon, lawn care equipment, and community activities like live music and neighborhood garage sales) it is a great deal. Safety and security are not issues here, which is very important in comparison to other rentals in this region. I've seen some private rentals that cost as much or more and they have horrible living conditions. Management could do better with customer service but they try and I'd give them a B average. If Resident Services and Maintenance communicated better, the residents would be happier. It's a fun place to live! Tons of action/noise at times, but that's part of the charm. I recommend.

                                                A: It depends when you go, if it's traffic time about 45-60 minutes if it is not traffic time, it's good about 30 minutes. Morning traffic is crazy, you either have to go about 5 and take Kunia Road or wait until 8 after all the schools start otherwise it takes almost an hour.

                                                A: 30 minutes or so, depending on the time of day and traffic at the gate. There are quite a few Army folks who live here who commute, do carpooling could even be an option.
