The experience of moving from the mainland can be very hectic. We secured the apartment without having viewed it prior to moving in. Melissa was informative, very attentive and always pleasant throughout the process. After arriving from the mainland, Melissa was out to lunch; however Clinton stepped up and filled the void with processing the required paperwork without hesitation. Excellent experience!!

Electricity rates are sky high, more than any other community on island. Rates are more than HECO rates, rent is not comparable to property/community worth. Crime is high, theft is normal around the town home and flat areas. We had 2 bikes, scooters, wake boards stolen from property.

The homes are great, but what is better is everything else: the beach, the fitness center, dog park, playgrounds, etc. Hawaii is a tough place to feel a sense of community. Not here! You get to know your neighbors through all the great activities and amenities. We love it here.

These houses are very old and even the renovated ones seem like they just put a bandage on it and called it good. The neighborhood is located right under the Honolulu airport flight path so there are jets flying just over head all day and night. very bad ant and roach problems as well.

The waterfront at Kapilina is a complex I really like. It might not suit other people with the aircraft noise and being that there is no eating establishments in the immediate area. I would recommend this place to a friend.

Kapilina Beach Homes is the most wonderful community I have ever lived in. The staff around the community is very commited to their jobs and are always happy, helpful, and kind. The amenities in this community are probably the best on the island and there is always something going on to keep you entertained. The houses are older but in great shape and the openness with all the windows is propbably my favorite thing about my home. I love this community so much I could never live anywhere else on this island.

It was really really easy to get a hold of someone- the staff were very kond. Thie personnel were very very very helpful and fixedly water heater! What more can I say! Come on 200 character minim about a water heater fix!!!

All the paper work was done over the internet and was completed before we got to move in. Love the community and the beach. The kids love the playgrounds and every thing is close. All the staff was very helpful and friendly.

I love living here in Kapilina and enjoy all the things they do for our community. Kapilina is a great place for your family, there are some issues that need looking into but nothing that can't be fixed with the right person to represent us here. All in all great place.

Paint contractors are doing less for more pay. Units are being transformed from first housing to class to third class motel by their sloppiness and inefficiency. Some contractor maintenance is exceedingly slow (Energy Management meter repair).

Everybody here is very nice, its a Beautiful area with the beach, and all of the trees and flowers it makes it very welcoming. The location is a bit remote and the homes are older, but the maintenance team is very willing to take care of your concerns. I think that it is great that Kapilina Beachfront Homes see the importance of solar energy and are installing it!

Utilities at a quarter the value of your rent with bills higher than $600.00. Add that to a rent of $2400.00 and you can afford a $600k mortgage payment. Check out the average utility spend for 96706 and you'll see for yourself.

I like Carmel Partners. I worked for them a few years back and regret leaving them for another position. If there were an opportunity to work for them again I would jump at the oppotunity to do so. The workers here, office, grounds people and maintenance are the best I have seen.

Just moved to the Island from Colorado and could not be happier with the transition into our new home. The staff is always friendly, the grounds are always well kept, and the special events and farmers market are awesome.

Going on two years living with the Kapilina Beach Homes (AKA Waterfront) and me and my family have had a very good experience. We have had good neighbors and great maintenance and staff. They put on different things throughout the months for the families to do.

It is a good family friendly community. The housing is old but renovations are nice. It is in great location with beach access, weight room, dog park, friendly staff and great school. There are a LOT of bugs in the area but overall we really enjoy living here and attending all of the community events.

Kapilina Garden is a great community to live in. My family and I feel very safe with security. The ammenities on the property are amazing. From the newly restored beach to the gym and the multiple parks for the kids.

Kapilina Beach living is very relaxing for the most part. Its nice to be able to stroll down to the beach without having to fight local trafficThe main draw back is the constant air traffic flying over head.

Air traffic is very annoying; the grounds maintenance is average at best, no way to establish effective privacy with in the outdoor area. The price for renting all the way out in Iroquois is too high, considering the drive times also there is a false sense of security. While the security personnel occasionally make their rounds the seldom challenge people and or just ask the basic security questions. A big problem with security is the cameras at the front gate have not worked in months and yet they say youâ??re paying for security. A neighbor of mine recently renewed his lease only to find out he had to pay a two hundred dollars more a month and yet they have done nothing to improve the rental.

Our first night was Wednesday and we had ordered a vegetable box. When we went to the beach to get it there was live entertainment, food booths and community. We are really happy about the beach it looks so nice and look forward to the months ahead here once we are settled.

We have lived here just over a year. So far the only issue that I have is the bugs. Everyone says its part of living in Hawaii but I do not agree. This is not the first place I have lived on island but it is the only place I have lived that has 4 different types of ants, scorpions, and centipedes all under one roof. Other than that I am still liking living here.

I had a fairly stress free experience with all of my rental paperwork, a first for me. I knew to expect the beauty shown from the website, but it is much more than that, it's the staff, the nature, the homes,and the neighbors. Everyone is very personable and polite, always a smile or a head nod. When they say Welcome Home it truly does feel so.

Rent is going up the roof!!! Pedestrians are not safe to walk at any time and most houses have mold. Even Cops speed through the street... If you like to run at night be sure you are all light up like a Christmas tree, because even so people won't even see you half of the time. They do not enforce any rules throughout the whole community, they tell you can't have certain thing in your back porch but still around the corner from you they have what you were just told could be there/displayed because it looks bad, like a trashy/dirty community.
