The property is aggressively neutral. The maintenance staff is keen, helpful, communicative, and friendly. The management staff?not so much. The property itself is nice, though the houses are old and the renovations are so much lipstick on a pig. I am content with my housing here, but would neither recommend it to a friend nor suggest that others avoid it.

Very relaxing, I enjoy the slower pace of the area and would recommend moving in to anyone who wants to enjoy living in Hawaii away from the traffic and tourists. I enjoy sitting on the beach watching the airplanes land and the submarines/ships coming in and out of Pearl Harbor.

My family and I love living here! The community is beautiful and the events are great! Any issues we have area addressed and we have been happy. I see a lot of people upset about utility bills, but I have lived in Hawaii for quite some time and they are normal here...just generally a sticker shock to those not from the Island.

Melissa, is wonderful. She helped me to achieve my dream location and views. I looked at a lot of apartments, Waterfront is a great value for the price. after seeing the apartments at waterfront it was a no brainer!!!!!!!!!!!

House structures are old - Built in 1960's - but the new renovation incorporates updates products/fixtures. Community amenities are plentiful and the managements staff is warm, cooperative, and helpful.

The only thing I would change or comment on is the cutting of our lawns along the beach front, it should be done on Fridays. my reasoning Is we tend to get very heavy traffic on the weekends and that would be a very good marketing tool, seeing manicured lawns fronting the beach to visitors.

Ive lived here since January 21st. I moved in believing that I was getting a newly renovated house, however all they have done is changed the floors and put a fresh coat of paint. Its like putting lipstick on a pig. The sliding doors have been falling off since day one. I put in a request to fix and all they did was come and put it back on the tracks. The next day the door fell off the tracks again. Termites are eating away at the walls in one of my bedrooms.. Maintenance came in, vacuumed and sprayed the room. 2 days later more dust continues to fall from the walls. The dish washer is broken and the garbage disposal breaks down on the regular. Believing that living in a gated community would lead to more safety... However the crime rate in the neighborhood is growing nightly. The gym is in very rough shape.. There is hardly paper towels in the disposals and the water fountains are both broken and have been for over 7 months! Pretty pathetic considering the amount paid for rent here. Very dissatisfied.

We have found that the Waterfront at Puuloa is everything we expected from time we made contact with the Management , the Management is very friendly and well informed and are willing to assist when asked , we are looking for a wonderful stay here and we would recomend the Waterfront at Puuloa to any and everyone

We love living in TWaP. Love the community, beach, and activities put together by Management or Resident services. TWaP is worth every penny. Maintenance is on the ball and responds in good time. Office staff are awesome and always seem approachable). All that is missing is a mini - mart for nonmilitary residents - then you would have no reason to leave - except for work and errands.

Beautiful tropical setting with waving palms, flavorful mangoes, the fragrance of plumeria blossoms, shaded by huge historic canopy trees; walking paths leading to a private beach and lagoon; some exciting ship and airplane activity :-); hate the drive, but love the beach and the spacious, beautiful, peaceful surroundings.

Management and staff have been very good so far. The maintenance staff is very good. Grounds staff very good. My only complaint is, myself being a retired Honolulu Police Sergeant, the traffic violations, Speeding and Disregarding stop signs, a lot of needs improvement. There are a lot of children walking and playing near the streets and it would be a great tragedy if one of them were struck by a speeding car or a car disregarding a stop sign. In my observation, ninety percent of the drivers disregard the stop signs and speed limits.

Our living experience over the past 5 years here has been a wonderful lifestyle with many amenities and activities. The best location on Oahu to live. The Kapilina staff are always friendly and professional and willing to help in any way to accommodate any needs the residents may have.

If you can afford better do so. This is not a good place to live with huge energy bills and lack of energy star applices your wallet alone will feel light. They will lure you in with false promises that they cannot deliver. Do not walk, run away from this property.

Truly love living here just wish we could have access to all that is in our community. My family enjoys all the functions and activities you have for families. What we pay now is fair for what is available for us to use here but wouldn't want to pay more if there isn't any improvement to some of the issues at hand. Trash should be picked up twice a week.

Property is well maintained and all staff teams are very attentive to meet tenant needs. Location is ideal with private beaches and beach park-side amenities like BBQs and Gazebos for reserve. Pet Friendly, Neighborhood watch for families safety with additional random roving security forces throughout the grounds 24-7. We feel safe and well taken care of here at Waterfront.

We are directly in multiple flight paths for military and commercial airlines. And I mean directly as in you can view passengers because the aircraft is so low. It shakes the entire home and makes talking, tevelision, movies and phone conversations impossible. PEST PEST PEST... PEST. Everyone knows we are in hawaii and are expected to see a few geckos and occasional bug here or there but this is not that hawaii!! This is the BREEDING GROUND. So the first encounter I had was carpenter bees a large number in fact on both sides of the home. Maintenance was called and they sprayed. The bees ignored it and three calls later and three fixes later and exterminator finally sprayed and filled in the digging hole for the bees. TERMITES and ANTS. I group these together because MOST renters here share these common pest in THIS neighborhood. So I first encourter termites with wings. Which usually means there is a thriving colony nearby. May not be your home but nearby. So I call and initial spray was done. My wife request that the for boards be pulled away to see if they are present and what the damage is because there are wood chips present inside and outside of the home. She was ignored and told that they will return. No return was made. I go to sweep the floors as usual and when the broom hits the wall. Hundreds of ants pour out and a few termites. Totally disgusted I call again. Reminding management that I directly told them that the damage needed to be repaired and holes filled in so that nothing could return. Something did return. The ANTS found the TERMITES and began the EAT them. So now in my 6 yr daughters room future room there were ANTS POURING OUT of the WALLS. Management comes by again with pest control and finally pull the boards of and of course. A FULL COLONY of ants occupied a TERMITES NEST!!! The area was sprayed again and remains without the board recovered or the termite tunnels filled. Not to be outdone ROACHES and I mean BIG BIG roaches. 2 to 3 INCHES nd an inch WIDE!!!! The roaches here may not number as high as the rest because of the geckos all over and INSIDE of the home. But they come and go as they please. The houses are so old that there are NUMEROUS entry ways and no fix in site. My home has literally no food outside of the fridge because of pest and it does not matter. I have called and called to have windows sealed, doors sealed, walls sealed and NOTHING works. NOTHING. This beautiful sliding doors they will show you. Will never be opened because geckos, roaches, ants, and termites will be the first ones in!!! I no long have use of 3 OUT OF 4 of my doors in he home because I have HAD to SEAL them shut myself as an attempt to slow the pest. Caulking, foam, tape, weather stripping anything that isn't directly altering the house and NOTHING WORKS. All I have now is a bunch of doors that I cannot open anymore!!! DO NOT AND I REPEAT DO NOT MOVE HERE. 3 NAME CHANGES HAVE BEEN MADE TO HIDE THE BAD REVIEWS AND HORRID CONDITIONS IN LESS THAN A YEAR!!!! IROQOUIS POINT TO WATERFRONT TO THIS and it is still the same horrid conditions. They will try and sell you on the beach, food trucks, gym and all of that is great BUT YOU LIVE IN A HOME A TERRIBLE HOME.

You would not like my review as my opinion of this community has gone severely down hill over the past several months. It seems you are more concerned with entertaining the outside community than providing a nice neighborhood for those that pay the rent.

Move in was very easy and the staff was very friendly through the entire process. Only thing was that I was never shown were the mailbox is and what days are trash pick up days. All in all it has been a great move in experience.

Fair pricing for the market, friendly management , excellent maintenance of the community, Lots of activities to get involved with. High Quality living for Hawaii. We have lived here for a year now and will stay for many more. Best value for the price for Ewa Beach for sure.

The Waterfront at Pu'uloa is a great place to live if you're looking for a sense of community. The grounds are well maintained as well as the private beach. Community employees and maintenance techs are really kind and often schedule events such as waterslides, canoe clubs, and beachside movies. My only complaint is that it is a little noisy so if you are a graveyard shift employee, there may be a little difficulty getting solid rest after about 9AM.

I love living at the Waterfront at Puuloa. My family and I feel safe as it is a gated community, the services that are offered are incredible and anything that needs to be done on home repairs, etc. are done quickly, effectively and with professionalism. Not to mention the accessories on the beach, fishing, the fitness center, yard service, farmers market. movie night, etc. It is a great and very peaceful place to reside. I love living at the Waterfront at Puuloa.

Pros: Newly renovated beach, Mini-Mart and Gas that military personnel are able to use. Recently installed solar power water heaters. Should do the same for the AC! Cons :Poor Location (the complex is about 15-35min drive to the highway and 5-10 min drive to the closest stores). Old houses. No insulation which in turn causes the old outdated AC units to work three times harder than what it should. Old Non energy efficient appliances (the oven raises the temp in the kitchen by 10+ degrees when it is on). Multiple insect infestations. Rudeness from staff. Cars broken into. Minor theft and vandalism to decorations and children's toys. Local parks are poorly kept (frequent vandalism and broken equipment). Was informed that my lease would not be renewed because they want to renovate the house, when I asked what I was supposed to do, I was told that I should "look on Craigslist for a new rental as we wouldn't be able to afford the new rent." Had faulty electric sockets with a burning smell, I went to the maintenance office and was told "what do you want me to do about it". Have lived in the community for three years and it has steadily declined while i have been here. Every year the rent has had a significant increase with little improvement to the community and none to the house. The only thing that has kept me here as long as I have been here is the close beach access and the easy access to the NEX mini-mart/gas station.

My family moved into the complex in mid April of this year. We have a move OUT date in mid July of this year! That is only roughly around 4 months of living here. I just received a $700 utility bill because my air conditioning inside unit's fan was not working properly and the duct work had many holes. This place was advertised with air conditioned units and that's the only reason we rented from here. Since the 20 year old unit was subpar, it had to work twice as hard to cool the house off. Since they replacedy unit "in a timely manner", I was offered no credit on my bill, even though it was because of their faulty equipment. This week alone, there has been 2 break ins in the community that were reported. I know for a fact that there have been more but they were not reported to HPD. The Waterfront at Pu'uloa resident services employees are a joke and have no communication with each other. I cannot wait to move next month. I would have already moved sooner, but it is way too hard to get our of their lease that they conned me in to.
