Scary!
This is a scary place to live!! It is pretty sad when you live in a place that you think is home and then all of a sudden you get a eviction notice and they don't tell you why! When a concerned neighbor inquires at the office as to why this is happening they are told it is because you do not pay the rent!!! I do pay the rent and have the receipts to prove it!!! I was even over charged this month but because my son was in the hospital I did not have the time to go and argue with them!!! I pay them monthly pet fees as well as gardening fees on top of my rent - every month and have done so for years. You would think that they would want to keep a tenant like that. It sure is frightening to think that they have the power to throw you out at anytime without warning or reason.....it sure doesn't make you feel safe!! And they try to advertise this place as a family living community!! What a JOKE!!! Now we have to move and my son will not be able to finish his graduating grade 6 year as well as go on the grade 6 trip to DC which he has worked hard for with fund raising etc. How cruel they are here!!!!!

Terrible
I had a friend here who was robbed multiple times from kids down the street. Another friend came home to find someone had broken into her house but nothing seemed to be missing. A security guard told her that sometimes kids would cut school and break in people's houses for a place to hang out. I had a creeper shine a flashlight through my windows one night trying to see inside. This place is not safe at all. Another issue was the staff. Completely incompetent. I had multiple issues with them during my time here. The biggest one occured when I paid rent with a check from someone whose name wasn't on the lease. I turned the check in to the office with no problems. Some time later I recieve a notice that I was going to be evicted in 7 days if I do not pay my rent. No prior notice or contact, just straight to eviction in one week. When I found out I couldn't pay rent from someone's check who wasn't me, that was fine but I didn't feel that I should have to pay the $400 late fee since they accepted the check and it was on time. They were VERY rude to me during all of this. I had never paid any bills late before. Probably the craziest thing about all of this is that the check I used that wasn't my check?? It was a check from a PRIOR tenant. Despite the fact that it had MY address on the "for" line, they just took the money and thought it was rent from their prior tenant. Who hadn't lived there for months... Sorry if that was confusing, but really....don't live here.

BEWARE
BEWARE! I have lived at the Waterfront for almost 2 years and I have never missed a payment. I am Active Duty Military and have deployed twice in service of my country. My wife recently left to attend school out of state. I now no longer need a 3 bedroom 2 bathroom apartment for just myself, but the Waterfront Management will NOT let me leave without charging a FULL security deposit. $2000. I even offered to pay a $500 penalty. NO DEAL. This is sad. The Waterfront at Pu uloa is NOT a military friendly community despite what they advertise. MILITARY STAY AWAY.

GO AHEAD PAY THAT $1500 AND UP RENT!!...You will do nothing but regret it!..Place is a dump-staff are mentally challenged--rude and ignorant...I am not too sure why Cirrus would choose such people!!!! And I am sure they wouldn't if they knew what was REALLY going on!!!! I currently still live in this sh*thole and I am counting the days until I can wave goodbye=).....I cannot agree on the "local" comments as I don't think local renters, is what this places issue is...NO, I am not local =)...Oh ya, and I eat rice =) and I love my "Local" friends...however The staff here are unprofessional and have no real management over-seeing their work!!...they do what they want, how they want, when they want and quite simply are on a freak'n Island and don't give a shyte what YOU or I think!...They ain't going anywhere---see the analogy? The only time you might see some things repaired or the place remotely cleaned up is when the Corporate office people from the mainland come visit...something like when the parents come visit and you wash the dishes syndrome--that is the times when your front grass will be cut by them!!! LMAO!! People say yadda yadda yadda about the beach...we are on an island people!!! Much nicer beaches around this island than this small piece of overheated, trash lightened, rusty pipe gorging, rock cutting piece of sand has to offer...and the BBQ's do not work-go figure! The comments about the bugs and cats are true-Ya, I know it's nature but nature needs to stay outside??...Get it?...Repairs on the houses are endless and they attempt to make it look shiney by waxing over existing dirt... There is better places to rent guys...don't be fooled by the cute pics posted...I am not an angry renter-just disgusted and disappointed. I really wished for what we pay for. I can honestly say this...the place could be just O.K if the management was changed...and sorry if some truth hurts the local gals...but your grade 10 or GED just doesn't cut it when dealing with a management role-ya know sista!!!! LMAO.... The Golf Cart thingy quite honestly " cracks my azz up" Every- Single- Time!! ...And Please save all your angry Local Azz responses-I have been in Hawaii for 14 years and I know, that YOU know, just what I am talking about!!! Oh Yes, If you think for a minute you are going to get that rent deposit back- forget it people!!!...Clean until you bleed-and I promise you will do just that!!!! In fact the place will look better than when you moved in...but you can kiss it good-bye!! I won't mention names of "the golf cart gang" or front office people because my comments do include every single one of them..and honestly it never really interested me to know you on a first name basis...rather my interest is merely getting what I pay for. screwy billing
i have lived there almost a year and the biggest complaint i would have would be the handling of the bills for services. the billing period and due dates change alot and while management have worked ewith me on late fees they need to keep it constant as most people have stable paydays

Great Value/Great Place! =]
I've lived here for over a year now, and can say that the value you get here is unlike anywhere else. We have a 4 bedroom 2.5 bath, that's right 2.5 bath, with central air(impossible to find in town), washer/dryer, dishwasher, cozy fenced in yard, with a good enough amount of space for the crazy low price of $1650. The residential homes, which I do not live in, do not include central a/c. They also are more prone to dust flying in because of the close proximity to the beach, and are MUCH hotter. I would not recommend living in one, unless you get a place right by or on the beach, which is pretty fantastic. I recommend the townhouses because they are much cooler during the humid summers, less expensive, and more modern. A real cool perk is a FREE modern gym facility with all the basics and more, including yoga and kickboxing lessons during the week(7 sessions for $40), right on the property. There's also a pond to go fishing, tennis court, basketball court, walking/jogging path, and a private beach with cabanas you can reserve that includes a gas grill and beach volleyball net provided. And the beach is only a short walk away, with some properties literally right on the beach! The place is secure, and when I mean secure, it's a little over the top(which is good for law abiding citizens). To even gain access to the neighborhood, you have to pass through security. There are also cops EVERYWHERE patrolling in, and outside of the neighborhood. BEWARE, the police out here have nothing better to do than pull people over for rolling stops at intersections that you can only turn one way with nobody else around. Drive the SLOW speeds and just put up with it, or you'll be paying. The good thing is about that level of security is that kids and families feel safe. There is an elementary school, and daycare center provided(at a cost) exclusively for the kids in this neighborhood(although I'm not 100% sure if other kids come to the school outside of the neighborhood). There are also community activities, such as 5K races, fun competitions for kids, yard sales, etc. that keep the sense of community here. There is also a nice church, which I've visited, at the school on Sundays(Christian). Many military families stay here, and there is a Mini Mart on property, but only those in the military can gain access. When you drive here, many of the GPS's do not give you a correct route. They've been programmed for when it was military housing, and not since it's been remodeled as a citizen apartment rental housing. Get an old fashioned map, or trace your route online. The best way to get here is to turn off Fort Campbell to Iroquois Point Drive by taking a left. You'll see the Foodland on the right. Then, drive straight through the first light and go for about a mile and take a right at the stop. Drive another 2-3 miles and take the next right at the stop. Then, you'll see the unit on the left just a few hundred yards ahead. Of course, living all the way out in Ewa Beach doesn't come without some disparities. First of all, I should say that I am self employed and work from my home. Those who work an 8-5 job M-F will definitely point out that traffic can be a nightmare to and from work. I would agree with that. The best way to avoid that in the morning is to leave just a little extra early to ensure a smooth drive. Otherwise, in 15 minutes time the traffic goes from smooth to bumper to bumper very quickly. The only other issue is that the property is located very close to Pearl Harbor and the Honolulu International Airport. You do get jets buzzing by during the daytime, but it's not as frequent as you might think, and only lasts for a few seconds. The main point is that living in town is about 2-3x more expensive with not as many amenities, which makes the value of living here through the roof! The workout facilities, and the being right by the beach makes it a great place for someone, who lives and works in the area. If you can endure 3 hours a day in traffic going to and from work, it is also a GREAT place for you! Aloha!

SECTION 8 AND SEX OFFENDERS WELCOME
If you are on Section 8 and are a sex offender, well this is the place for you. This complex specializes in accepting less than desirable renters, felony convicted criminals, people who are unemployed, families with 18 people living in a household at one time, all while advertising how great the Management staff is and how great living next to the beach is. If you need to pay your rent Bi weekly, well then living here is the right place for you. If you want to have your property broken into while you are at work, then look no further. If you need a large supply of properties to break into well this is a treasure trove because our security here is a joke. If you like your cars vandalized, then your gonna love it here. Ever wonder why there are so many cars parked along side the street, well when you have 4 families living in one household, you need more parking along the street. You too can enjoy all this while dealing with an uncaring office staff, and old outdated housing. We offer a high turnover rate because when we lock people into a lease they soon discover that they no longer enjoy living here and they soon move out. A lot even move out overnight under the cover of darkness. This place is loaded with many jewels such as glass and rusted iron pillars on the beach. We also make you sign a release for asbestos in our rentals and possible unexploded WWII Navy ordnances on our beaches. This place offers many lessons in Hawaii's abundant insect population specializing in Carpenter Bees, Giant Roaches, Ants, Centipedes, Geckos, and Ferrel Cats. Not only do the termites eat through the wood walls in our houses, but they will eat thru your nice wooden furniture too. Remeber your children are welcome. Not only are Sex offenders NOT restricted from our Complex, but they are allowed to live around the corner from our schools. Don't believe me, go to http://sexoffenders.ehawaii.gov/sexoffender, and see for yourself. Come ask the office staff, and hear it's not true.Remember your children are welcome.! And so is your money, cause that's about all we care about here

I really enjoy living in this community. I absolutely love the school. The principal and the teachers that my children have had the opportunity to work with have been amazing. In regards to the management staff. My property manager is Danielle Rock and I have had the opportunity to meet with and interact with the rest of the staff in the office. They are ALL amazingly wonderful and helpful people. They don't just "do their jobs", they care about the people in the community. When someone in this community is in need... they get out of the office and they organize fund raisers and they don't just organize them they give to them. Hear me say this and feel these words because I am one of those people they came out for. They did not know me or my family. They heard we were in need and they went into action. They didn't ask for anything in return and never made a fuss. Did not draw attention to themselves they just GAVE. The community gave. This is where we live.

Awfull! STAY AWAY!!
Horrible roach, centipede and ant problem! Don't bother asking for pest control, you're going to have to pay for your own before you ever see their help. "gate guards" dont even bother raising their head from their conversations with each-other to see who is driving in, We and our neighbors have gotten multiple mistakes on utility bills where they tack on other houses to your bill or loose their records of payment (we even brought in cancelled checks to prove we paid but they wouldn't accept them as proof until a lawyer called). a tree fell onto a neighbor's house and they fixed it a couple months later with thin ply-wood, the new neighbors in that house complain of roof leaks. another neighbor complained for nearly a month about a large broken limb hanging over her roof before they came and cut off THE WRONG BRANCH! it was nearly another month before they took off the large dead limb hanging inches from her roof.From what I have seen and heard from others, the staff has race discrimination problems. Rules are strict for some homes (no plants or wind chimes hanging on house, how often lawn must be mowed, no leaves on driveways, which direction you park your car, you must carry a special "waterfront ID" to be on the beach, playground and other areas etc.) and are not applied to other tenants at all. Rent prices vary in large amounts from neighbor to neighbor for the same sized home. Most tenants only stay because they're locked into a lease, and if you move out, plan to spend alot of time detailing the house perfectly!, they charge $20 to screw in a dead lightbulb or $40 if any dust is still left on top of a ceiling fan, its another $40 if their is any dirt or dust in the track of the sliding glass door! I have been told the waterfront at pu'uloa has been removed from the suggested housing list for the AirForce due to multiple complaints. BEWARE and STAY AWAY!!

Looks can be deceiving
The picture on the ad are prettier than the real houses. These houses are so old. THere's a big ant and roaches problem here. The agreement says they will treat for pests but when we went to ask for it they said they don't deal with ants, just use RAID... What the heck???? ALso, we requested for tree trimming and it took 7 months before they came and trim our tree>..... THe beach is not really the safest place for swimming... too many rocks and most of the time it's so dark. Oh the non military people especially the local ones think they own this place... They are not very friendly to "-----" people. Also, what is up with the $50 monthly rent for pets???

SO happy we're gone!!!!!
My husband, daughter and I lived at the Waterfront for a year's lease. And we couldn't be happier that we're gone! Do not move here. Management was no help at all. It would take two weeks for maintanance to come and spray for carpenter bees that ate a hole through our wall! Our neighbors complained three times to managaement that we left our, let me repeat OUR porch light on and had even come to our home and taken the bulb out once and another time hung a black t-shirt over it. They also came and unplugged our Christmas lights! We were lied to about the drive time to my husbands work. Oh it's just 17 miles, that isn't a problem says the leasing agent. Once we moved in and signed a lease it took an hour and a half to and from to get to his office everyday. We even got a notice to mow our lawn because it should be no more than three inches tall. SO I went out back to the community courtyard inbetween all of the houses (Managements responsibility) and measured the grass... ELEVEN INCHES! I felt like sending them a notice for $50.00. The leasing office also told us we could paint, just make sure we paint back when we leave and all we had to do was sweep when we left. We painted and painted back and cleaned and were charge $700.00 upon move out for cleaning and painting. And to top it off Maintanace couldn't come to our home until a few weeks later to remove our air conditioners (Which cost about $450.00 a month to run, leasing agent told us $150.00) and we came the next day to pick them up and two out of four were missing! We we're told it was our responsibility after they're placed on the porch. No one including the manager seemed to know where they went. Even though Hawaii State Law says they must hold on to left property for THIRTY DAYS in a secured facility. I am so happy we are gone, there was nothing good about the waterfront. Not even the beach. We went twice the whole year. Look elsewhere!

Very Helpful Managers
My family had lived at the Waterfront at Puuloa for about 6 years and there was one main reason why we did. Our Resident Manager Danielle Rock. Danielle from the very beginning was always patient, kind, understanding, and most importantly helpful. No matter what my issue was she would always try to find a way to help me. We recently moved and I found myself in need of assistance and so I contacted her, she proved that she is simply one of the best resident managers at the Waterfront at Puuloa. Her dedication to her residents can be clearly seen. In all of my years, not one of my neighbors or friends had anything negative to say about her. She is a breathe of fresh air and is a shining example of hard work and dedication to those who matter most. My experiences with her were always above my expectations and I am a difficult person to please. Overall, positive experience.

Love it!
We have lived at the Waterfront for a little over a year now and we love it! The beach is beautiful, the gym is great, and there are 2 preschools on site. We live in the townhomes and though they are a bit dated, for the price, we can't complain. Our property manager is always available if there are issues that need addressing. She returns phone calls and emails promptly and is always pleasant and willing to offer assistance if needed. The office staff is also kind and courteous and the grounds are much better kept than many other communities outside.

we've had enough and we are leaving
My husband and I have lived here for 18 months and I finally agreed to move. I was not excited about moving again because even though he wanted to move, that means I m going to have do most of the work. We moved from the townhomes (SECTION 8 CITY), away from all the noise and the awful neighbors into a single family home next to the beach. Our old neighbors had 14 people living in a 4 bedroom townhome!!!! 2 families both with a mom and dad with 4 kids each for as total of 8 kids and 4 adults. Then they moved in their Auntie and Uncle , for a total of 16!!!! We just got tired of all the noise and drama that was next door. We wanted to live closer to the beach, but this old house has not been much better. We have the old crank windows and our house was broken into. Even though we have neighbors around who swore they heard or saw nothing. We have had our stuff taken from our car port and off our back lani before, but we didn t care much about it, but the break- ins is just too much. Then I was told that last year there were kids breaking into townhomes and that the office knew about it, and did not tell any of the neighbors. They said they had an idea of who it was but was waiting to catch them. If they knew this, then why didn t they tell us?? We probably would have moved out then and would not be going through this mess today. I m tired of the high electricity bills because this house stays very hot and we can t afford these high electricity bills trying to cool it off. We have loud neighbors and with these thin walls you can hear everything And I do mean everything. They went up on our rent last year because they were running about 90% occupancy. Their justification was that their rates are comparable to those in the area. I've had 2 other neighbors to move out because they have had enough too. I think the office people are putting good reviews on this site about this place because they always talk about all the amenities that they have; onsite gym, schools, beach, and schools. I m tired of them sending me the threatening letters about the grass and putting my trash can out on the street early. We have always paid our rent on time, and have always gotten along with everyone. It s just time for us to leave. We have had enough.

LOVELY
#1 thing to know is to pay your rent on time...#2 thing to know is to be nice to everyone around you including the managment office team...If you do these simple things you will absolutely love this place...its not the most fanciest place you will ever live, but it is decent. You have a onsite gym...you have generally a two carport garage..you got spacious floor plans...you also have a dog park and this community is a beachfront community with cabanas lining the beach...not only that but it is a gated and pretty safe community...you still got them -------s that speed through the community but, eh whatever, there all over the place...overall my experiance here was awesome. I highly recomend you folks just checking it out, you wont regret it.

The management there thinks they do not have to listen to the concerns of the renters. They have housing that is out of code with the State, requirements, There is no inner walls with insulation, There is no insulation in the attic, and there are no solar panels on the roofs, in an area where you have sunshine 95% of the time.They also think they can accuratley read a person Electric meter from Colorado, having worked for Florida Power I can safley say that is not possible. The rental office is set up the way the houses,...Should be...they are noisy due to the jets flying over, the beach has rotted steel pilings from Navy ships jutting out where you, your child or pet can be injured. They truly lack common sense and do not want to do a dam thing to fix the problems. All they know how to do is rationalize, -------- people. in a nut shell, if that place sank into the ocean, it would be a good thing.

Very Happy (for what it's worth...)!
I moved to the waterfront from Maine with my boyfriend and roommate and had no idea what I was in for because I had never even been to this state before. I read the online reviews and was a little (a lot) worried about it, but I have an adventurous spirit and can be happy just about anywhere! I have been here for a year and all I can say is I'm sooo 100% satisfied with my decision! Don't get me wrong, the airplanes flying overhead is not something I'm prepared to live with for the rest of my life but the positives greatly outweigh the negatives... The house is huge, there is literally a two minute walk to a beach that is hardly used, lots of garage and closet space, nice crossbreeze so no need for constant AC usage, free gym, plenty of running paths, in home washer/dryer, two huge lawns (looking at every other "lawn" space in ewa makes me laugh) and the rent is high (for Maine standards) but very cheap for Hawaii standards! I have always gotten issues like broken doors/blinds/garbage disposal fixed within a week by very friendly maintenance staff. I kind of wish it was closer to Honolulu but I feel very safe walking in this community and think the guards do their jobs well. So think of it as you will, this is only my experience but remember some people will always find something to complain about! Loud neighbors, bugs and geckos come with this beautiful state... Which I find it a lot easier to put up with then 10 ft snowbanks and raccoons... But overall I am so glad to have chosen the waterfront and would do it again in a heartbeat!

Rent is raised automatically if your Military!!!!
I'm having the same experience as the others as far as dirty, noisy, and generally not happy with the unit. I am in a townhouse, which I am sure is different from the single story 2-3bdrm. I do like te gym but I dont like the fact that they allow young children in the facility. My major issues are the "Pet Rent" not to be confused with a pet deposit, and the fact that Military rent is raised yearly when your lease expires and I have not found documentation alerting us to this policy.

I agree with the other posts, my townhouse has plywood walls so our kids can't maintain any type of schedule due to the noise. The property is in the flight path of the airport so it's noisy from that. The units are old and dirty and maintenance does the minimum to get by. I purchased steal wool to clean the floors and borders and it didn't make a difference. Geckos and dirt were painted over and the floors are coming apart. Don't leave your family here. You get what you pay for. Plus they charge pet rent, not a pet deposit. All the lights are out behind us and we are constantly having things stolen from our patio/lanai

I have lived here since September. and I like it here. I m not sure why everyone has all these problems. Our house has no a.c. and yes it does get hot some days, but it's our option to put in a.c or not. With the fans it's fine. Our yard is always taken care of, and if there is a problem the office is a phone call away. My dishwasher broke down, and within four hours we had a new dishwasher installed. We can take a walk down to the beach, down to the school for play groups, go to the free gym, and take our dog to the dog park. I've lived on the island for a couple years, in different areas and for the price; this by far is the best. I would say it's a nice place to live and I am happy to be a resident.

this house is junk
I just moved in here and I was surprised at how bad these houses really are. The walls are about 1/2 inch thick and are just PLYWOOD!!!!There is no insulation and now I know why my house is soooo Damn hot....Its just pure wood and nothing else. My finger is thicker than these walls. I just received my first electricity bill. $432.00 for 2 adults and an infant for 30 days!!!!OMG you gotta be kidding me. It is soo hot and we cant afford to live here without air. I must have air for my son its too hot without it because there is no insulation. This place is a rip off. I dont believe this at all. This is a mess. Ive been here a little over 30 days and have had 5 centerpedes in my home. These walls are so thin, I can hear my neighbors whole conversation at night and their alarm clock in the morning when it goes off at 5AM. I am very dissapointed in this place. I was not told of this when I moved in and am looking for another place to live. This house is junk.

Currently living on the East Coast with family while husband is deployed. I have been in touch with leasing office and they have been helpful and friendly. Would love to hear from some residents. Are the units noise, made out of plywood and hot. How much is electricity a month? Are units clean, and roomy? Are appliances fairly new? These places look really good on line. How far a drive is MARINE CORP BASE HAWAII? He would have to be there by 6 am and how bad a drive home? Any info would be appreciated. Thanks

I have read and went over every posting on here and some I agree with others I think are totally nuts! I have lived in this community for almost 5 years now and my opinion is like this there are good and there are bad but overall I have enjoyed living here and will continue to live here until they meaning management says otherwise. Like everywhere else you will always have problems! I have not had that many issues with my home, had a centipede problem and they sprayed inside and put granules outside thank gosh I haven't had one in about 6 months now and since they have stopped watering my grass all the time that has helped as well. My children have started from kindergarten and third grade at IPES and it is a wonderful place to send your kids. It is a community, it has a very nice beach, who cares if people who don't live here go to the beach it is public. Security could be better I have seen numerous cars drive thru and they don't even glance up even when I have gone thru the gate they have not looked, they are slow to respond to complaints or sometimes don't respond at all. This place has made major transformations from the time i moved in to now. I love my house and my neighborhood. I maybe one of the fortunate ones who have never had any break ins or robberies but I haven't and I can't complain about safety here I think it is one of the safest places to be. I don't worry about my children when they walk home from school, I don't worry what might happen to them if they go with their friends. I feel safe and so do my children. I get newsletters by email and have received the two emails sent out about the tropical storm coming our way. That is awesome. The mini mart is greatly convenient for the military. There are numerous playgrounds all over the community, some are worn down and some aren't. I do have 2 pets that I am allowed to keep and think that it is a plus to find somewhere where you can keep your pets most places say no! People are able to street park if they have more than 2 cars in their household.I don't concern myself with whether my neighbor has 2 people or 25 people living in their home and if you are you should try keeping your nose to yourself and quit being so nosy. I have not had a problem with management but again I pay my rent on time and don't bother anyone either so that could be a lot of other people's issues. The office even has pamphlets out for the residents to pick up regarding being prepared for the storm. I think they try to work with residents as much as they can. I have lawn service which I pay a monthly fee for , I wish it was free but it isn't. I just want anyone reading this to know that there are people who live here who really enjoy the place and love where they live. This is my opinion and hopefully it helps anyone thinking about moving here. It really is a great place to live!

Management what?
I have left numerous messages, wrote emails, called all different hours, all trying to move into this place. I am in the military and moving from mainland. I wanted to have my family set up and secured in a house before getting there as this being my 7th PCS i know the deal. But nothing.. at all. No response. They must be too busy doing maintenance and cleaning the streets, and ensuring tenants are the ones on the beach, and 27 people arent living in a 2 bedrooms. What am i thinking trying to rent a place here and wasting thier time with mundane questions like can you send me a application so i can bring my 740 credit score and guaranteed paycheck from 16 years of service into this neighborhood. shame on me. They can have it. If they cannot take the time to answer questions and be interested in a potential tenant how would i expect great service once i am locked into a lease agreement. I assure you when i get to hawaii on august 8th i will be utilizing my rank to talk to people who make decisions on where military families can and cannot live.
