Don't understand why!
Not quite sure what's going on in this place. It is an awesome place to live, beatiful neighborhoods. Children friendly! Only problem I have is the service us tentants get. Things don't get fixed fast or they aren't able to complete work well or at all. Paint is constantly peeling off. Lawn Service is not done well. Security is very unproffesional at times. Lighting is very bad on streets and around home. I wish these things could improve.

Beautiful Scenery of the Beach
I moved in about a month ago and love it. I get the beautiful scenery of the beach. Everytime I go there with my family, it is never ever crowded. I take that back. It was crowded on the 4th of July. Management has always been professional with me. We haven't had any problems in using the lawnmowers, and we've used it twice. Our neighbors are great and the ones across the street are wonderful as well. They are all military. Speed bumps are there for the safety of our children but we are responsible for our children as well. I would recommend this place to in a heart beat.

Living in former Gov. Housing
I currently live in the south neighborhood, in a single family three bedroom home. We have our own covered area to park, there is a school nearby, plenty of recreational activities, the beach is within walking distance of anywhere on the property and they have a gym that is for residents only. Of all of the places that i have lived in Hawaii, i like this place the best.

No I would not recommend this to any military or anyone who is not a "Local". After they opened this place up to Section 8 housing and to the general public, the community has rapidly decreased. There has been an increase of robberies and break-ins, and severeal rapes. The management has been sworn to secrecy and they dont want this informatio to get out because they want to continue to get a good recommendation fronm the Military for housing. I have been here a little over a year and shall be moving out as soon as my lease expires. The Military is rapidly moving out and Section 8 and "Locals" are moving in. Im not against the Local people, but Im tird of living next to 3 families with a total of 12 children in a bedroom townhouse. Then on the weekends additional family members come over and there are 37 people in 1 household over the weekend drunk and loud and combative. Ive had enough. Im outta here!!! And oh by the way the Management is prejudiced towards the Locals.

Water Front at Puuoloa
Been here two years now. Never had a problem with management,but I pay my rent on time. Only problem I've had is with the idiots who speed down the narrow streets. I've had two vehicles struck now. The other problem is the large number of pet owners who don't clean up after their pets. There is dog crap all along the path around the lagoon. I've made a number of requests for maintenance, both in and outside the residence. All calls have been handled promptly. I've read a few disgruntled blogs about this area, but that is only one side of the story. Keep that in mind.

Not so bad
I don't know what ya'll are complaining about. I had the opportunity to visit several months ago and liked the area so much that I decided to move here. I have enjoyed living here ever since. The rent is reasonable, the grounds are well kept, I feel safe enough to go jogging in the evenings and management has been very professional and helpful in my dealings with them. All in all I think it is a nice place to live.

Nice place to live
I actually think this is a nice place to live! My rent is reasonable, especially for all that I have here, the gym, beach close, yard space. Management has been friendly and helpful to me. My only complaint is maybe the traffic, but hey,it's Ewa Beach. Overall,I like living here!

The management here is crazy
This place sucks they sucker you in here any way that they can.they told me before I moved in here that my electric/utility bills had an average of $90-$250 a month.I havent seen a bill for less than $600 yet.I wasnt even home for a month and the bill was the same.They said that I am one of the few people here that they cant figure out why the bill is so high.I am sure that I am not the only one.For one thing every place that I have ever lived before has had an electric meter that I can read and estimate my monthly bill.This place has a "wireless" meter with no way to see your usage.The utility bill is paid to the same company that manages the property also kinda suspicious.also the bills are not cut on the same day of the month you never know when you are gonna see the bill.Sometimes its for 38 day sometimes for 27.

If you don't like it here -LEAVE
I normally don t buy into what I read online, however after reading what many people have written on this forum I couldn t help but want to write a positive review for the place that I have called home for 2 years now. While I agree that this place does have some problems, I would have to say Noise, Traffic and Bugs are my biggest complaints. With that being said-I knew full well prior to signing my lease that there would be traffic on Fort Weaver. Luckily for us we are military and can take advantage of the grey boat. I also knew prior to signing my lease that there would be noise from the airplanes. It is annoying but I have since gotten used to it. And BUGS no matter how hard you try, you will not be able to keep the roaches and geckos out of your home. I however am proactive and treat my yard and home twice a year and haven t had any major problems. When I have called maintenance to come out to spray-they did. I have read that many don t think this property is pet friendly; hello do you walk around with blindfolds on? There are several pets in this community, I myself have two dogs and they even have an off leash dog park for you to take your dogs to. Having to pet $50 a month pet rent does suck-but to me my pets are worth it. They do have breed restrictions, but so do several other housing communities around here. Management and the staff have always been professional and polite in my dealings with them. If we were not scheduled to be transferred this year we definitely would be staying longer. I truly believe that if you pay your rent on time and follow the rules then you will be as happy living here as my family and I have been.

LOVE IT HERE
I've been here for 6 years and until they ask me to leave, I'm not going. I love the community, I know my kids can ride their bikes and be safe, I love the school with great programs, it's the type of living that I grew up with. People watch out for others and you can go next door to borrow some eggs. I hate that we have to pay $50 for a pet, I wish they would just ask for a deposit and keep it if I have damages. I have seen my neighbors dogs tear up the baseboards and pee all absorbed under the tile, but I'm sure the deposit would cover that. I have 2 dogs and don't like paying the extra $100 every month. I have other neighbors that keeps their dog stuck in a kennel and never takes her out, breaks my heart. We have a beautiful dog park but you get owners that let their dogs misbehave so I don't go as much. I love the beach and the people in the office are really helpful and funny.

like it here
I actually like my home here, and it's really not so bad...it's a decent place to live! The rents are affordable. Sure, you've got the Ewa Beach traffic and the airplanes...both things I knew about when I signed up to live here. I know there's alot of postings on here about management, but I have never had any problems. There are definitely worse places to live on this island where there's more crime, less space, more rent, no parking. I like it here.

management is bad..
This place is horrible. The management is the worst. The people are rude. Security guards are worthess and rude on their ATV patrol bikes. They harass my son all the time for no reason ... and Im right there to witness it from a distance... pure harassment. I have leaks and broken pipes in my home that take forever to get fixed. It is so far away from everything in Oahu. It takes forever to drive down Fort Weaver. My car has been vandalized numerous times. I would NEVER suggest anybody move here... except for the fact that it is relatively cheap. (still around $1600 and up is alot to me) I cant afford to live any where else on the island that has this much sq feet for my family and things. If I could afford a better place for the same money... i would go in a heart beat. The WATERFRONT AT PUULOA is AWFULLLLLL.

Getting Better!!!(original-not pet or tenant friendly)
No complaints about the area (very nice). But when we renewed our lease (Feb 09), we were not offered any incentives. Well, since then, we have learned that several renters (who renewed) were offered $100.00 off per month. Some were offered other incentives- such as lawn care for a year or $500.00 off as a one time deal. When my wife spoke to our rep, she stated that when we initially signed- (feb 08) the economy was better, so all new comers are being offered incentives. When she was again told that these were renewals, she told my wife she should have ASKED for the breaks. She also stated that she did not beleive that anyone got any breaks so she would need names and addresses of who actually were given the breaks so she can investigate. Of course she didnot supply her with any names. If she wanted to get the names, she simply has to swivel her chair and ask her five co-workers. We also pay $100.00 a month pet fee (yes, $1,200.ooyr)(2 dogs-$50.00 each). Seems to prey on pet lovers. If your dog gets loose- threaten you with tickets/fines (whats the $100.00 a month for??? my dogs don't chew or bite)Stay on your toes!!!!! Also, workers take shortcuts across your patio/yard- are not friendly, solicitors knock at your door (gated community), workers frequently run stop signs. pest control is weak. When we moved in, we were told they were building swimming pools- never happened.(I know -beach- but water cold as all getout in the winter months. Most beach events held are those to rent apartments- not really for tenants when continually interrupt (intermissions) to rent apartments. Update May09- we were given our $150.00 reduction, and it was prorated from the start of the year!!!. We really appreciated that. The maintenance time has improved a lot, must have gotten new contractors. Called for maintenance and pest control, were out within the week. Workers no longer take breaks in my back yard! Some even stop at the stop sign! See, venting sometimes does work! Democracy at work! I've even changed my rating, because the service seems to be getting better!!!!

Great Place
Sorry people I can't agree with any of your nasty postings since the only thing my family and I have experiance is GREAT service, smilies at the office, and a nice clean home when we get home from a hard day of work. Yeah the traffic is horrible, but what does that have to do with the Waterfront? bugs in your home, your on an island, buy a can of insect killer (same thing you would do if you had your OWN home) right? But after reading all your nasty postings, i relize its all the ones that are looking for the CHEAP rent, the property cant damage itself, its the residents like you...so do all of us a GREAT favor and cry yourself your own river else where.

It's a beautiful place to live but unless you work in Ewa or Waipahu the traffic isn't really worth it. I've enjoyed my time this close to the beach.

Getting bad, fast!
I have lived in Iroquois Point (now the Waterfront at Pu uloa) for 3 years. I first lived in the town homes and hated it. They are not sound proof, and you can hear everything your neighbor has to say. They are also not cared for. The yards are trashed, toys out, dead cars, it looks awful when you drive down the street. After the first year, we moved into a one story house. It is a nicer house, but they are HOT. Even with the window units we have installed, there were plenty of days we had to leave and go to somewhere else just to cool off. The walls are hot to touch, and they are made of these wood slats that are only about 1 inch thick. The only thing keeping you from being outside is 1 inch of wood. The cafe and spa have both been closed down. They were building a swimming pool, but that has been cancelled and the hole filled back in. When things are broken, I have to call 3 or 4 times to get someone to come out. It usually takes about 2 weeks. (Before the new management it would be no more than 48 hours) The lagoon is really pretty, but it stinks and at night is VERY DARK. Simple lights would fix the lighting problem, and a good cleaning would fix the smell. It really seems the beach is getting more and more dirty and noisy. They are not fixing the parks that are being broken by neighborhood teens. It was such a nice place to live. They give you several gifts for moving in (1 month free rent, etc...) but no reason to stay. We are looking for a new place to live when our lease is up this next time.

its buggy, hot, i hate tile floors, the kids next door are loud, the planes give me head aches, and now theirs a guy running around with his willy out! welcome to the real world. wow this place is pretty safe compared to Africa, Iraq, Israel, and many other countries. Im from the mainland and moved here months ago with my husband. i think IPIC is a very nice place to like this is our first house we've lived in together. we have nice neighbors and have had no problems so i don't see what everyone complaining about. break ins? i have not had a problem maybe its cause i don't complain to every one or im not mean maybe its cause i have dogs? who knows. the beach is beautiful the dag parks clean the gym has A/C and it enjoyable just to walk around the block or the lagoon. we really are living in a paradise my sisters, parents, in-laws and friends would kill to live in Hawaii surrounded by surf and fresh air. i recommend this place its by the water its got nice back yards the houses are very open and spacious the managers i think our very friendly and the ones i met do live in here. and half the resident who live here are military i fell very safe here.

my opinion
The negative: houses are not the greatest in size/construction, the positive: the yard space and the views. The negative: concerts that were loud and opened up our community, the positive: they are gone now. The negative: closing of the cafe and spa, the positive: they still have the mini-mart, which by the way I go out of my way to give my business to them so they will not close down. If they do close then I would consider moving based on that alone! The negative, the noise of (usually drunk) people using fowl language and playing music on beach til late hours: the additional negative, the poor construction of house having no soundproofing at all!! The negative, monthly pet fee, what a rip off!!! This is another consideration for moving. The negative: scared to swim in ocean, the positive: I can smell the sea, hear the waves, see the view with breathtaking sunrises and sunsets, watch the ships and subs come and go. The negative, the plane noise and occasional smell of fuel, the positive: you get use to the noise after a while and I love to watch the planes. Some more positives, the gym, the walking trails, the spacious yards and lush green grass, the ability to walk on the beach. The rent is reasonable considering what we have here. There is no perfect place, some are better than others some are not, all have problems. With all of that said I have been happy here. IP is comparable or better than other communities. That is unless you have an unlimited supply of money to spend and then sure you can find the perfect rental. The traffic is bad, where on the island is it not bad though? Even if I left Iroquois Point (yes, I know the name has changed but everyone refers to it is as IP), I would probably still stay in Ewa and that means still dealing w/ traffic and plane noise. I asked around and spoke with a lot of residents or friends of residents before we moved in and was given positive feedback on the place. Yes we were warned of the traffic and the plane noise, even the management warned us of this. We were even warned of a few other things but overall it was positive feedback and everyone said they were happy here. The one's that had moved away all said it was because of traffic. I don't personally have a problem with roaches, I did when I first moved in, I called maint. they sent someone to spray, I stay proactive in treatment, and find the occasional dead one every now and then. I wanted to give some positives because most people that are happy are not going to seek out a place to praise, but those that have been wronged or who are unhappy will find a place to express their displeasure. I love it here and I am happy, yes there are things I would like to see happen, like the pool that was promised!!!!!!! and the pet rent done away with, and having a curfew for noise in the community. I always recommend this community but I do give of all of the downfalls too. Oh yeah, if the rent were to go up considerably, yes, I would move. I am military and fortunately have the option of military housing but I would much rather be here. I did want to add that I was not aware of problems with thefts, other than what was mentioned on this website. I am not saying that it is not happening just that other than to read it online I would never think it was a problem. I am proactive in locking my stuff up, I have always been that way no matter where I have lived. Sorry for the long post, but did not want to leave anything out.

Great place to live!
I have read a few of the reviews and I have to disagree with a majority of them. I have lived at Iroquoise Point for over a year now and aside from the pet rent (which I do agree should be a deposit) all has been well living there. A few months after moving in they came to replace all our appliances with brand new models, everytime I have called maintenance they have either been out that day or were able to make an appointment a few days later, and I feel secure living there. Yes there are planes but you live on the flight path so what do you expect. They are usually done by 7pm and don't start up till 7am or so, again not a bad deal and you get used to it. We came from an apartment in Makiki which was not only hot and dirty but our cars were broken into or keyed. While living at Iroquois we have not once had anything happen to our cars or had anything taken from them like we found in town. The one story houses are not only spacious with loads of storage space but they are well ventilated when the trade winds are blowing and cool because of all the trees. I agree it has its good and bad points and though everyone keeps saying 45 minutes to get out of fort weaver it really depends on when you leave. I leave between 8 and 8:15 and can get to work by 9am with no problems. Fort weaver traffic in the evenings seems to only take 25 minutes to half an hour but still compared to LA traffic that is nothing. I highly recommend living there and am sorry to hear that so many people have had such a bad experience.

going downhill rapidly
This is our second year here. We were in the 2 story housing which has AC but no soundproofing. It was extremely noisy and the neighbors kids ran up and down the stairs all day and night. There was also 12 people living in that house. I complained and eventually got moved to a 1 story, free of charge. The one story is quieter but there is no AC. The blinds don't work (I am still waiting on them coming to replace them as I was told they would call me when the new blinds came in.) One of the screen doors has fallen off. This house is so hot and if you put our hand to the wall it will burn you.. I have to keep my windows and doors open all the time because of the heat and the neighbors pass by so no privacy. Under the old management they would come out and fix problems with the yard. My husband and I have called 3 times to get them to spray the plumerias and turn down the sprinklers but they have not come out in 3 months. The school has a good rep and my 10 year old has done well there in the last 2 years. It is not worth the bad quality of life. There is a lovely view of Waikiki from the beach but nobody goes in the water. Why? it is full of rocks and the current is too strong to swim in safely. The beach is now full of trash and they have noisy concerts which encourage non-residents to come here. They stay on the beach, drink and make a lot of noise late at night. The Navy also moved the Ferry recently so you have to cycle or drive to it now.. If you want to get out of here you have to walk 30 mins to wit for a bus or take Fort Weaver Road which is a nightmare. The Mini Mart and the Naval Station are under threat of being closed down. They want to turn the mini-mart into a 7-11 for the non-military residents and put the mini-mart outside the gate. There is also talk of closing down Barbers Point Commissary so your nearest military shopping facility would be Pearl Harbour or Schofield but you have to negotiate Fort Weaver which is not slated to be finished until Dec 2009. If You like HOT HOT HOT weather, inconvenience and bad management then this is the place for you. Just doen't go to Makaha, that is just awful............ Worse than Iroquois Point.. (or Waterfront at Puuloa as it is now called) same crap, different name, worse service..

You do not what to live here. I have lived here for years and can tell you from personal experience you do not want to live here. Used to be, you could fish all night at the beach and the divide between the lagoons. Some non-fishers got loud and rowdy drinking at the beach and closed down fishing for a while there. Then, when fishing on the beach opened back up it's just a spit in the far southeast corner that you are allowed to fish from and it's not worth it and it's only dawn to dusk now. The lagoon fishing areas are from dawn to dusk which is obviously not defined the same among security as I have been run out as early as 5PM. I watched my neighbor move after being robbed (allegedly by the tree trimming crew). I have heard from other neighbors about the perverts and the rape that occured. I was promised swimming pools (yes 2) that never happened after years and years. The cafe was nice, but it's gone now. It wasn't just military, it was for everyone and it's just gone. There was a spa, it's gone now, it was relaxing and reasonably priced and it's just gone. I have yet to have a pleasant experience with management and I really question any post on here that says all the flowery positive things about management. The housing has gone "section 8" and that's good for those unable to afford housing, but with that has come more crime and the neighborhoods are simply going down hill. I have not heard many people at all who are really happy. Mostly people just make due, or they hate it.

going downhill
i've lived here since 2004 and all i can say is this roller coaster is going back downhill!! i really loved all of the improvements that had gone in about two to three years ago, with the sprinklers, walking paths, BEACH CLEANUP!! and other nice things like the new gym and cafe. the homes are old but clean and decent, beach is ok for hawaii standards but usually not crowded and all in all pretty with nice views, and the neighbors for the most part are nice and friendly. BUT, for like the billionth time the owners decided to change the managers and now after three years of improvements i see everything starting to go back...i don't know what the poster from a few comments back is talking about the old manager? i met her at one of the marathon things and she was so nice to my little girl and me, and she was super excited about all the things that they had in the works for us, not that i know anything about the new manager but the old one was fine. but now i hear that the cafe is closing down, the spa is gone and the rents are going down the toilet, what kind of people are they trying to attract?!! then i hear that the people who run oasis at waipahu are the ones running here now, oh no! has anybody seen that place?? ------. iroquois point was becoming a mini resort and now the waterfront or whatever were called now is just going to be cheap housing...what are the owners thinking??

Weighing The Good and The Bad
My neighbors here are really nice, but although we share great open backyards I have yet to see any mingling or anyone take up my offer for friendly barbecues. This may be just a sign of our times. I don't know. There has been a lot of issues lately with power outtages, but as this happens a lot all over the island, I'm not quick to judge the complex. The gate guards are really nice, and a new automated system is in the works. Unfortunately, I have seen a drastic decline in the number and frequency of patrolling security guards. There are roaches to be found, but I've discovered that allowing the geckos to live undisturbed, as well as implementing simple bait traps in the corner of each room has cut down the bugs to a very minimal degree. But, really I saw a TON of apartments in Oahu with way bigger bug issues. Some neighbors have told me they've found the occasional centipede or the seasonal ant infestation, but they all recommend various control options that work for them. This is a semi-tropical region, it's to be expected. Traffic ... yes it is horrible. If you don't want to sit for 45 minutes each morning and afternoon just to get out of Ewa Beach don't move here. If you don't like rush hour traffic in general, don't move to Hawaii. Or opt for a tiny apartment in the heart of downtown and walk to work. This is an island wide problem, for sure. Although, I do wish the Bus would come in a little closer to us. For the price, the size of the houses, the convenience of having outside storage and carports, and the size of the yards is fantastic for Oahu. I love the amenities (beach cafe, massage salon, great workout room, beautiful views). And even the "inland" homes are a 5 minute walk to the beach. Also, our kitchen is brand new, with great appliances (gas stove and oven), great cupboard and drawer space. We have no issues with our floors, walls, windows, appliances, etc. Our only issues has been with closet doors, and has require several visits from maintenance. Pet policy is pretty unfair. And was not disclosed to us until we were signing the lease. It is not a deposit, rather a monthly fee of $50 per pet. I disagree with pet rent, but that's just us (feel that a deposit is more fair). Major negative ... and I feel it is unique to this area... air traffic. This community is in the direct path of the many of the planes coming in to HNL. It is also just across the way from Hickam AFB creating some very noisy military jet noise from time to time. This is probably the biggest draw back to living here. But, for my family this is negative does not outweigh the positives of living here. We're happy.

false promises
A pool, a waterpark playground, a gym with areobics classes, a day spa, and a cafe by the beach. These are the things that enticed us to move to IP. We never got a pool or the water park. They only had the classes in the gym for a short time. The dayspa and cafe are getting shut down. I feel that it was false adveritsement to offer these things and never come through with them. They say that the Navy will not allow them to build the pool, that is understandable but maybe they should not promise something they dont even have permision to build. I used both the cafe and dayspa. I assume the dayspa did not get alot of business because I hardly ever say anyone go in or out. The cafe always has someone in it. I love being able to take a walk and have a latte and a snack at the cafe. I am really going to miss it. Being a stay at home mom I was really looking forward to the pool and waterpark. So what do you think? When we signed the lease, we signed it based on all these wonderful ammenities. Do you feel that we were ripped off? Do you feel that they broke a contract by basically lying about what the community would have or do you think I am over reacting?

DON'T MOVE TO WATERFONT AT PUULOA!
We got robbed twice in one day! The day my husband got off of deployment. Thats right 2 times in one day! They came back and stole our car the second time after my husband went to get dinner. The police said it looked like the perp had been living in our house while we were gone because the doors had been UNLOCKED for entry! We notified resident services that we were going to be gone (they require it if you're going to be gone for more than 14 days) and then we got robbed! Coincidence???? Hmmmm. I wonder. They didn't really care and when my husband called the "security" about the robbery, they didn't even show up until the 2nd time the police were coming that day! Its not really gated, they let anyone who gives them an address come in. There is a lot of crime for a gated community. Spend the money and go elsewhere!
