Rent too high and raises every year at lease renewal. Too much noise from the airport. Termites and other bugs out of control. No security, our unit has been broken into. Gardeners come when ever they want, and leave grass clippings in clumps. Rules apply to only certain people.

The Waterfront is a really great community for families. We enjoy it here tremendously. We love the spread out layout, nice people, safe clean parks and beach. Great schools and mellow Hawaii feel. A+

I have lived at Waterfront for about a year and a half now. When I transferred with my company to Honolulu, I had about 3 weeks to move myself from Florida to Hawaii. I had no clue where to live, and to make things more difficult I have a large husky. Hawaii rental properties are not overly dog friendly, especially large breed friendly. I did most of my research on line and came across Waterfront, at first after reading the reviews I was somewhat hesitant about even looking here. As you can see the reviews are mixed between this is the best place on earth, to this is hades on earth. I pay about 2100 a month for a 3 bedroom home towards the north end of the property about mile from the beach. Although old the homes are in relatively good shape. They do require maintenance and TLC but if you stay on top of your home, and contact Maintenance at the first sign of problems you should be all set. Maintenance here is great, the leasing office is ok. All in all this is a great place to live and I would recommend it to people, but if you work in Honolulu be prepared for a long drive. I would suggest if you move here, do not join the Facebook resident access page. It is a group of your typical Army wives who have nothing better to then sit home and complain about everything under the sun. If the power goes out(yes the grid is old) if its not on within an hour they are complaining and blaming Management, and they also complain about the 500 bucks worth of food they bought at the Commisary the day before. People who have left Waterfront to live the glamorous base housing life on Schofield still comment and complain about stuff here. They kind of remind me of people who retire from companies and complain years later. There are people on the page who have lived here for years and complain the loudest, I have to wonder if you hate it so much why do you keep renewing your lease?? A few weeks ago we were, scheduled to have a community movie on the beach night, but it got cancelled because of the weather. You would think that they cancelled Christmas, everyone was complaining. They were complaining that there kids were in tears and traumatized over the cancellation. Honestly if I were Carmel I would not do anything like that, the Army wives do not appreciate it. I would honestly love to see any of these Army families function in the real world!!!! I was in the military for 21 years, and listening to the constant complaining really gave me a bad taste for active duty. They complain that the rent is high, yet there out eating every night, driving around huge trucks, and running the AC non stop 24 hours a day 7 days a week. Perhaps that s why the rent seems so expensive. All in all though, with the exception of the Army Wives Facebook complaint page, this is a great place to live, with lots of benefits. I feel that the rent is right inline with what is charged throughout Oahu.

We love it here!! Here is a list of Pros and Cons. Cons: Noise- airplanes and some cars with subwoofers and scooters- not that bad and we have gotten used to it. and when the 15 seconds of noise is over with, the neighborhood is actually very quite and peaceful Bugs- when we first moved in we had a minor bug problem, called maintenance and the problem is gone THAT'S IT FOR CONS Pros: Amenities - amazing 14 million dollar to refurbish beach, lagoons are nice, playgrounds, very nice gym but can get crowded, farmers market every wed has excellent food and is fun, fishing is ok. Check out their website for a full list but everything i mentioned is awesome House layout: we live in the 4 bedroom single story and we really love the layout of the house. very open. and the sliding walls are pretty cool. Even though this is one of the hottest spots on the island, there is a constant breeze through our house and stays comfortable. PRICE: good luck finding a house this big with this many very nice amenities anywhere else on the island. At first I was nervous about moving here because I had heard bad things from people and had read some bad reviews. But I am glad we did. This place is awesome!! and relaxing!! and fun!! and we are saving a lot of money living here.

We moved here in 2010. We are a military family. We love the amenities here, fitness center, beach, school, lawn service, tennis courts, fishing, weekly farmers market, volleyball nets, play grounds, grills, beach chairs, security, the list goes on! The office staff are friendly, the maintenance is fast and friendly. For the price compared to other rentals you can't come close to all that these rentals have to offer. Yes there are instances of issues with management, maintenance, neighbors and other things. But there's no perfect neighborhood. But this place is great for your money. There's a commute, depending where you work. But you will get that with every rental here. Loved being here past 3 1/2 years!

I moved to the Waterfront in 2009, my family and I moved here because when comparing all options and locations we felt that there was more bang for the buck here. A year ago the property was purchased by Carmel partners and like most people we were skeptical of the change and how it would effect our lives here, all I can say is it has proven to be a change for the better. In fact if you are considering a move here, and looking at different reviews I would recommend you only stick with ones from the past year because the change has been very noticeable. They are renovating all the homes before re-leasing them, the beach has been renovated and is now one of the best on the island, and there are more amenities here (Gym, schools, yacht club, paddle club, basketball and tennis courts, parks, dog parks, gated security, etc.) than anywhere else. Some people complain about the noise from the airplanes, but it seems there is some type of noise everywhere on the island and for us everything we enjoy here outweighs whatever noise we hear. We try to barbecue as often as possible and anytime we have people over for the first time - they are amazed at how we live here. We tell everyone that this is the best kept secret in Hawaii and are very happy here.

My wife and I moved here in February of 2013. We like The Waterfront housing. We feel that we get the best for our money here. We paid the same price for an apartment which was half the size of our house here, plus there was no parking at the apartment. Yes, there are some cock roaches and once in awhile ants. But, maintenance will come and spray as soon as you ask them. Garbage is part of the rent. The location is convenient to grocery stores, Cosco, Target, movie theater, Wal Mart, and Kmart. There is an elementary school in the complex. High school and middle school are two miles away. Lot's of recreation either on the complex or near by parks. The beaches have been renovated and are very nice. Planes do fly overhead during the day landing in Honolulu. A little noisy at times. I would recommend Waterfront at Pu'uloa to anyone.

While these older homes are nice, it is not worth the trouble of dealing with management & their unreliable services. I'll start on the positive side of this community, the houses are about 60 years old but for the most part are kept in good condition. It seems the further back you go into the community and the closer to the beach you are, the houses get much nicer. There is a baseball field, 2 playgrounds, dog park, and a mini exchange/gas station for the military members (gas is about 20 cents cheaper than non-base gas stations). Maintenance/groundskeepers are always friendly, smiling or waving as you walk or drive by. And the beaches are just finishing a major renovation project and look amazing, not to mention that it's basically a private beach just for the housing community. Also, they've added a new option to pay online (which will also be mentioned in the coming paragraph). Now onto the bad points. The resident services employees give off a particular sense of just not caring about where YOU live, even though it's their job. There is one woman in particular who I have never had a positive experience with. Every time I talk to her she is short, rude, and even argumentative. She is not in any management position, what right does she have to argue with residents about their questions? We've been hearing lately that when you renew your rent you can expect it to take a significant hike. This is probably due to the community recently being bought by a new company which is "trying" to make it nicer, plus the million dollar beach renovation. When I called to inquire about our rent going up the woman told me that they can't let us know until 45 days before our lease is up... this was after I told us our lease is expired in almost a month, so I had to remind her that we have less than 45 days on our lease. She then informed me that our letter would not be mailed until "somewhere between June 1st and 14th," possibly leaving us 2 weeks to decide if we want to move or not. Rent for our neighbors and friends has gone up a few hundred dollars and we have 2 weeks to decide if we can afford it and maybe find another place to live? Absolutely unacceptable, and possibly illegal. I will be looking further into that part since I don't know for sure. Other issues we've experienced since living here include a security team that leaves us feeling less than secure. At night the front gates will be left open so anyone can come and go without getting a visitor pass even though the gate has a guard 24/7. To me this comes off as pure laziness, why else would the guard sit in his shack and not look up from his phone as guests come and go at all times of night? We also have chosen to pay the extra $60 a month for lawn services instead of mowing it ourselves, but for 60 bucks we often don't feel we get our money's worth from it. Grass grows high enough that we would get a violation taped to our door if we were responsible for doing it ourselves. They do however loan mowers out on certain days at no cost so my recommendation would be to do that. A few months ago we were experiencing routine power outages which would last anywhere between 2-10 hours at a time. This problem seems to be fixed though as it hasn't happened in a while, although I would not be surprised to see it happen again. The new option to pay online has been more convenient, especially since I work nights and rarely have time to make it to the bank or resident services office while they're open. The online option though often takes almost an entire week to process, not really a big deal but I'd rather KNOW that the money rent through instead of wondering if I missed a field, forgot to hit Submit, etc. Maybe that's something they can improve easily. Overall, I'd rate my experience here as about so-so. It's not terrible, but it hasn't always been pleasant. Personally the beach, mini-mart, and dog park have been the winning factors that keep me happy here. But I don't want to be "okay" with the place I live, I want to love it. And when dealing with matters of my home, I want to speak with professionals that care about me and my family. I sincerely believe this is not too much to ask. We will be moving out when this lease expires.

The new management company/team has taken over. They have tried to present a more caring and in-touch atmosphere. On the surface, it seems to work. I have lived here two years now and try not to need anything from management just to be a good tenant. I have only called in one work order and I pay my rent on time. One of the first things the new management did was cut the office hours during the week to 5pm closing time. It is almost impossible for any of the military living here to make it home by 5 from any of the military bases because of Oahu traffic. They added an e-pay option as a way to pay your rent. It would be helpful if it worked better. It worked for me my first month. Then it wouldn't. I went in for help paying my rent and was told I was good to go. This week again I paid on line and again the system told me my payment was accepted. But I checked my bank account to see that the money did not transfer. I called on Tuesday wanting helpI was told to wait until Thursday, as 'it sometimes take a few days.' I called again Friday when my payment did not go through and told them I could not pay online and they were not open when I got home from work. When I got home from work today I found a letter from them, dated today threatening to evict me without notice if I did not pay within 5 days. What is wrong with these people? I have never been late on my rent and have been on the phone with them repeatedly and they say nothing about evicting me on the phone, but sneak the letter over here and tape it to my home while I am at work. I am currently looking for another place to live and I might just let them evict me since they seem so keen on the idea. The air traffic noise is ridiculously loud. The kids on motorbikes racing up the streets on weekends are annoying. The homes are 60 yrs old. Residents are for some reason allowed to let their lawns grow like wheatfields instead of management cutting it then adding the standard $60 monthly lawn fee to the bill. Maintenance was prompt when I required it once and did a fair job. The landscaping done by the crews is nicely done I think. At night when the planes have slowed in arriving it is usually pretty quiet. They removed the speed bumps from most of the housing area and residents generally drive 25-40 mph in what used to be 15 mph zones. The drive time to Pearl Harbor from here on the morning commute has grown to well over an hour the past month and will stay that way as they continue to add housing in Ewa Beach. Power outages are common here, the last one lasted 18 hours(!)several weeks ago. Go somewhere else.

I have lived here for about a year and am in probably the WORST place you can be on the property but still find it better than other places we have looked at. Here are my points: 1. Space - These houses for the price and proximity to the beach is UNBEATABLE. When you throw in the utilities charges you will never beat it. I live in one of the smallest units (2BDRM 1.5 bath) and it is way bigger than 7 other apts we looked into prior to coming here for a little less money...and we are closer to the beach. 2. Location - If you need to be close to a walmart to target then don't come here. If you work in Town in the morning hours and you HATE traffic, don't move here. But if you just want something you can afford close to the beach, in a neighborhood where you kids can play outside then this place is great. IT IS NOT WAIKIKI Beach, but it works for EVERYDAY usage. Sometimes we go to other beaches but if we just want some sun time and a lil play time or snorkelig or SUP it is awesome here. 3. Amenities: I have a elementary school age child...School on property, cant beat that. FREE CLEAN GYM, BEACH, LOW UTILITIES (no one can argue that)...because the property is on a military grid the electricity price is lower than outside. So for us our average monthly cost for GAS/ELECTRIC/TRASH PICK UP/WATER/SEWER/GYM blah blah blah is about $150 per month. While we only run the AC during really hot periods, I have friends with bigger homes who run it all day who are paying about $250 both reasonable. Negatives: Look there are some negatives. Noice: Depending on where you live there is extra noise (by the front gate, along the flight path of the airplance landing, and if you are near a pavilion on the beach - where parties are hosted). Some people feel then need to rev Harley engines and play there car steros loud....is it an epedemic no, but at times it can get annoying and I am in the WORST place to be so I see/hear it all! Houses are Old - While many are getting upgrades as they go along, these are old houses and you know that going in. If you are close to the beach, have kids, or animals the floors will get dirty....that would happen anywhere. Bug: Not sure why everyone complains about the bugs, but if you have a bug problem call maint. and they come spray...if you are closer to the wooded areas the bugs are worse than if you are closer to the beach...just fyi. Parking: Parking is limited and tight throughout the neighborhood unless you are by the beach. Each house appears to have one covered carport and then enough room in the driveway for another car...the rest of the parking for most of the neighborhood is street parking which makes it very tight in some areas. OVERALL: Look if you are looking to be close to the beach at a reasonable price in a safe neighborhood for your kids to play and go to school you need not look any further. If you complain about anything and everything that goes wrong well please do me a favor and look somewhere else.

One of the main reasons we moved here was for security. Initially it was great but now the security gate does not work and the guards wave everyone in without verifying that they have a resident pass. They need to fix the gate and train the security to be more aware. If security is not going to do their jobs, they should be fired and our rent should be reduced being that I m sure we are paying their salaries.

EXTREMELY noisy
If you want to not get any rest and have constant vehicle noise, move here. Overall, it's not bad considering it's Hawaii. However, its location from everything is bad (it seems like you have to drive light years just to get anywhere) and the noise level is terrible. The noise level is atrocious. On the weekdays, planes fly over (about 60 feet above your house) about every 15 minutes. On the weekends, they fly over at intervals of 3-6 minutes on peak hours during the day. So if you have a day off and want to enjoy sleeping in, forget it. On top of that, if you live on Iroquois Ave the noise level is even worse because of the constant flow of traffic. You never get a break from noise and if you do, it's very, very short lived. To top all of that off, the fire department rolls through the neighborhood almost every day, several times a day and they seem to think that they're in New York City, so they blare all of their sirens...I really don't know why because it's not like they have to fight through traffic. You'd think as much as they come through there, they would have had the common decency to mute their sirens. The residents aren't bad, but almost every young person has to own a motorcycle and prove their manhood by revving up the engines as they go through the streets to make themselves look good. If it's not a motorcycle, it will be a member of Hawaii's notorious scooter gangs going down the street...and you can hear them from a long way away and they're quite loud and obnoxious. Also, if you live on Iroquois Ave, be prepared to have your daily dose of rap music blared as loud as possible. Evidently, you need to be fans of their music too. Other than the noise issues, it's not a bad place as far as price goes. If I had stayed in Hawaii longer I would have moved out and gotten something more modern, better looking, with more space between me and my neighbors, with little traffic, and without planes flying over at 60 feet. One last thing: if you're a pet owner, be prepared to be punished! We were going to bring our cat here, but then found out it was $60 per month...why I don't know. That rule makes no sense, but like Hawaii, everything has to be difficult and make zero sense. So if you're a pet owner, be prepared to be discriminated against.

i do not recommend this place
Houses are small and dirty. No matter how many times you clean its still dirty. Floors are a pain to maintain. These houses are old and bug infested. Even with being sprayed. Maintenance men are nice, however the woman answering the phone is a horrible pain and very very rude. Under no circumstance do I recommend this to anyone much less anyone with kids.

Home Sweet Home!
When we first moved on island we moved into a new house in a new neighborhood, this house was beautiful all updated. The downside was the neighborhood was jammed full, no additional parking and I felt completely claustrophobic like I was living in an apartment for $2400. When our lease was about to come up we decided to look for another place to live and found the waterfront. We have a three bedroom home very close to the beach and the rent is surprisingly reasonable. After reading a few of these reviews I started to get very defensive .I m not sure why there are so many freaking complainers on here! The homes are nothing spectacular but what do you expect when the homes are over 50 years old people?? Of course they are going to have some problems and newsflash there are bugs in Hawaii. I don't care where on island you live, they are everywhere. But if you are clean and spray your exterior you can prevent them from entering your home. Maintenance is fine. I've had a few problems here and there and they have came out to fix them in no more then a week timeframe. I've never had a problem with the other offices. I come in around the 2nd of each month and pay rent AND utilities in one transaction......totally convenient. Oh and just an fyi our household utility payment is around $160 per month and that is for water, sewer, electric and gas. The ammenities in my opinion are great. The beach and lagoon are pretty and the gym rocks. Love the dog park....my pups go swimming in the ocean all the time. I hope people will read review and take it seriously. Some of the reviews on here sound very exaggerated and far-fetched. I will encourage my friends in the community to come here and write a nice and HONEST review because unlike some people there are a lot of us that really enjoy and appreciate it here and do call it home.

Finally moved out-my regrets and sympathy to those who get sucked in to the switch&bait tactic of the cute pics they post online! All what is said is true-bugs,planes,bees,pipe gorging beach,filthy playgrounds, section 8 mentality and oh yes,waxed over dirt, broken appliances, simpletons that work the gate, dog doodoo, Utility bills over 350/month--did I mention planes??? .and the golf cart brigade is the most curb side entertainment I have ever witnessed on planet earth-whats is that anyways?? I am glad we found a 3bdrm home in mililani with a pool in the backyard-great neighbors, fruit trees, garage, fenced yard, pet friendly, FOR 400 LESS A MONTH!!! with central air AND with a utility bill of less than 150 /month!!!-go figure! My regards to the Big D! I ain't mad! Just walking away shak'n my head .and ask'n myself-what the heck did we just endure for $2300 a month LMAO! BTY it is illegal in the State of Hawaii to charge a monthly pet rent.

An Honest Review
After reading all of these reviews, I always thought that I wouldn't have to write a review on the property, but c mon people! This place is not as bad as you make it sound! First of all, we live here BECAUSE this is what we can afford and for the space, it's worth more! We are happy with the security here, you smile at them, and they ll smile back! If they are having a bad day (who doesn't?!) they won't smile at you, DON'T TAKE IT PERSONAL! Same goes for the office staff; think about someone coming into your office ranting and raving. Wouldn't you be a little ticked off too!? Walk in with a smile (or none at all) and mention your concern (don t scream it), the girls would be more than happy to help! It s their job to help you. Maintenance... They fix everything, on most occasions, on the first attempt, but there are times where we have to wait an additional week for something else to be fixed, and we deal with it. We are getting a STEAL of a price for what we are living in and for what comes with our home like FREE FITNESS CENTER, FREE BEACH, FREE CHARCOAL GRILLS, FREE PLAYGROUNDS AND FREE BULKY ITEM PICK UP (even though the City takes days to pick it up, it s okay . IT S FREE), and SECURITY! Had I had more money to WASTE on renting, I would move to a bigger and newer home, or better yet, I would BUY MY OWN HOME! We agree with everyone about the planes, they are annoying! Annoying when you are watching your favorite show, but we got used to it. I just hold my remote in my hand, and if there's a plane that's flying over, PAUSE! Then continue on with our show once it's past. BUGS? We have none. We are CLEAN. Although, we do spray the exterior of our home every two weeks with Home Defense just because it s a habit we have. We have no issues with roaches, ants or any other bugs, BUT carpenter bees, but it's the season for them. So I called maintenance, waited a week (we rather be present so we know what maintenance is doing when they do come over) and now, we have seen a dramatic decrease in carpenter bees, they AREN'T GONE, but there are fewer bees now. Utilities. They are considerably low in comparison to what we were paying outside of the Iroquois Point. We do have a single leveled unit with AC s installed and on one month we reached a utility bill of $400, we stopped running our AC s and our bill dropped back down to $150 the following month! Yes, $150 (avg) per month with using the bedroom AC OCCASSIONALLY with us two and our child. We used to pay $200 alone in electric outside and $45-$60 in gas in a condo half the size of what we re in now! Again, It was our choice as a family to reside here. We could obviously live in a different neighborhood or city, but for the space we have, the utility bill we have, and the price we pay for our home, we are happy. We give this property 5 stars for what they have to offer. Go and look on Craigslist or Rent.com for something around $1700 per month where it s over 1200 sq ft with a gated community and a mile long beach. Good luck!

These houses should be torn down!
I live in the single family homes right off the beach. We have lived here for a little over a year. So where should I begin?? Ok so I'll start with the roaches in our cabinets and food 2 days after we moved in (our furniture had not even arrived yet). When i went to the office they acted like I was crazy and yes one of them even laughed at me because I was upset that I had roaches in my oatmeal box. They even tried to say that the roached could have came from the box of oatmeal. All they ended up doing was making maintenece spary and we still had to buy all new food and spray outside ourselves. Our neighbors are extremely noisy. They bought a dog and it yelped hours upon hours to the point my 1 year old was being woken up at 4:30am and could NOT nap at all. When I called management they were very rude and since my neighbor was friends with her she said there was nothing she would do about it. They told us that dogs bark and I should be more neighborly. I am not a rude person and I tried to talk to my neighbors about it and be civil, but once again rudeness! The problem was never fixed, it just got a little more tolerable with time. Then our refridgerator stopped working so we called emergency maintenence at 9am. BIG mistake. Our food spoiled and they didn't call us back until 10pm that night. They gave us a new fridge and acted as though nothing had happened. Now today I was cleaning our floors (which are tile and someone waxed repeatedly over dirty was without stripping)and I bumped the baseboards... huge mistake. A hole the size of a golf ball fell through and termites poured out!!! Talk about gross!! It's in my 2 year old son's room! I pressed on the board a little more and almost the whole thing has been eaten away by termites! The master bedroom is the same way. I called maintenece again )I don't even know why I bother)at 10am they still have not responded and it is now 2 pm and I'm sure they won't for a few days. Overall the house is so old it is falling apart. Some of our windows do not close all the way, as I mentioned before the floors have dirt and hair waxed into them making it almost impossible to be or even appear clean, the bugs are horrile here and you can't keep them out for all the cracks in the walls, my dishwasher stopped working last night, and these awesome playgrounds they mention are riddled with litter, cigarette butts, and are falling apart as well. Not to mention no one in this neighborhood has ever heard of common courtesy. We can hear our neighbors having sex at night the walls are so thin. There is constantly a radio booming or someone yelling outside at night and don't even get me started on the parties that are entirely too loud that security doesn't want to respond to calls because they have a "permit". Also everytime I have had the "pleasure" of talking to a manager they have been sarcastic and just plain ------. I hate this place. Originally we moved here due to the lack of options because we were stationed here by surprise and had hardly any time to find a house and this was cheap. I have lived in 6 different houses before and this is by far the worst. I am ready to move. I will be talking to the manager today and they will let us get out of our lease for this disgusting problem. DO NOT MOVE HERE!!!!

Stay away from this dump!
Stay away its a horrible place to live I agree with majority of the comments listed below. The management is completely rude, Your bills are too high and the houses are a joke. . I thought that I would be saving money by living there but I wasn't. My rent was like 1625 plus utilities were like 300-400 dollars a month. The supervisor is never there the manager is a joke she is extremely rude. When you speak to them there very defensive and give you attitude and try to make you feel like its all your fault and not there problem. Good luck trying to speak to any of them if you ever find them in the office. They have so many people working there I would imagine a descent service toward the resident but the service is horrible. In regards to maintenance I had a minor problem with my fridge. The door would not close and my food went to waste anyways didn't make a big deal about it. So I called the maintenance office and they arrived 3 weeks later. The maintenance tried using a hair dryer to make it stick and close, It was so pathetic plus he took his shoes off when he entered my home. He could not fix it so I ended up calling a handy man vendor to fix it. I had a huge termite problem, Ants, roaches, and carpenter bees. Sincerely this place is the worst experience I have ever had in my life. I tried to make it a positive experience but it was impossible with all the negative experiences. Save your precious time, Money and take your family elsewhere.

Stay away
I found this place online and after reading the reviews i was like hey let's give it a shot. Big mistake what you see online and what you get are horrible. Management is terrible Below is whyi say that: 1. We recieved notice that our lawn was over 2 inchs tall and that we had 10 days to fix it ok no problem but it is a problem when you have manitance only open 3-4 hrs on 3 days a week? Ok so they have lawn service that you can sign up for 20 dollars a month for townhomes/ 60 for single/duplexs..Catch 22...this does not include them cutting your back yard behind the fence? So why pay extra money if im goning to have to cut it anyway. 2. Moved in had very little roachs/ants. Even though we keep a clean house and keep our trashed picked up they are everywhere. Ok i can by the spray and try to keep them out, but when that doesnt work and i ask for it to be sprayed i got we dont spray for bugs?!!!! What.....yes thats correct they don't spray for bugs if you want pest control...be prepared to pay for it yourself. 3. Rent--even though it is cheaper than most housing in Hawaii. But beware website says rent is 1675 for a 4 bedroom townhome..but cost is as following... inside unit (meaning you are stuck inbetween 2 outer units) is 1795. If you want an end unit it is 1845..yes you read correctly more money for an end unit with the same floor layout. 4. Cost of utilies- right now ours in the town home ranges from 398-450....im sorry that was more than my house i own and i lived in the south and ran an ac a majority of the time. Something else they dont tell you is that your ulities box is not where you can actually see the meter. It is electronic and screwed shut so that you can't actually see your kilowatt usage? Anyone else find this odd? 5. We actually got another notice about a pool being deeper than 2 feet in height. If i had a pool that was that height then ok.. but considering i dont have one and they sent it to the wrong address then proceeded to argue with me until they looked up my address. 6. And most importantly--when we moved in and signed the lease they credited someone else rent to our account. Would have worked out great for us but not the folks that had paid for their unit. I actually caught it and had to bring it to managements attention. 7. Manitance- I hope for you nothing breaks or needs to be fixed quickly.. Took over a month of complaining to get 3 simple things fixed... on a final note all i can say is take pictures when you move it and document every little thing as far as whats wrong even down to mismatched tiles..you will need it if you want to get your deposit back

Do Not Move Here!
So far my husband and I have lived in this community for about 6 months and to be honest I cannot wait for our lease to be up so we can move out!!! We viewed the community online and fell in love, but what is advertised is not what you get! They fail to mention the unbelievably noisy atmosphere (i.e that this neighborhood in under constant plane traffic to the Honolulu International Airport)and the rudeness of those who manage the property. Due to street noise, we have to sleep in our dining room, because the back bedrooms are unusable. Sleeping here has been the hardest thing ever with the constant plane traffic that crosses right over my house How much would you enjoy being woken up at 3:00 am by a plane? The fact that there is no insulation or real windows lets the noise right in and doesn't keep the heat out. Walls are literally made of plywood, I feel like I am living in a house one of the three little pigs built and not the one made of brick!There is no privacy due to this, you can literally see and hear everything that goes on in your neighbors houses. A day doesn't go by without something breaking so I feel like I am always calling maintenance then it takes a week for them to come by, and that is if you even get a phone call back. Sometimes you have to call three times just to get someone to call you and set up an appointment.Paint is peeling off the walls in huge strips, not to mention that there is hair and dirt visible in almost every painted surface. Did they not clean before they painted? Same thing with the floors, there is dirt and hair waxed into the floors so even after mopping the floors still appear dirty all the time. The state-of-the-art gym they advertise was nice for the first couple months and then the machines began to break and haven't been fixed so I quit going there. The beach is the only good thing about this neighborhood and it is so full of rocks and coral you risk injury just going in the water. Save your money, the rent is too high for the slum type living.

Not a positive review..
Okay,I have lived here since 2007 and right when i entered the office to grab the lease application i got 21 qeustions?! I am young i was 18 at the time and I had judgement passed on me right away.Oh well i got over ,it will be happening in life.I was always turning in rent and utlities for my roomates since i stayed here and they would always leave for a couple weeks for training.I ALWAYS was treated with rudely and the one thing i will never forget one of the ladies saying is, "Your lucky you pay your rent on time because i would have you out like THAT" I have NO idea what i have done to deserve this treatment. Besides that the beach would be great if they sifted through the sand and fixed the decaying funiture they have ove there! i had a wooden beach chair just fall apart on me i went to the one next to it so did that one.I called and it had caution tape around it for about 2 months...WHY NOT JUST REMOVE IT?! I am now living with my boyfriend and his 3 kids...the house is always needing something. We have roaches,termites,centipedes and carpenter bees BAD! we now have the red ants undercontol.OH forgot to mention they love to send out "WARNING OF EVICTION" notices I geuss when they feel like it.We have been told or lawn was over the 2 inches,thats when we had rain for 2 weeks the date on it was the day we had a severe flash flood warning..seriously everyones lawn looked exactly the same!!! I just recently had my last straw when our gas stove was acting funny.It was leaking and if it was on for only 2 minutes you could smell the gas from OUTSIDE?! I then just order pizza and called it in they siad they would call back.I called everyDAY FOR A WEEK!!!! my family ate frozen dinner and cereals becuase i was scared to use it,well my boyfriend decided to use it and a huge FIRBALL LIT IN THE OVEN AND ALL THE BURNERS TO! Thats when we decided we had to get out,hes in the military also and never home so im always the one dealing with them.When he walks in he gets presidential treatment he got tired of how they would treat me and now we are BUYING house. This is just my experience it would be such a GREAT place if managment would keep theyre word,quit being rude and just do theyre job!! We pay everything on time,i stay at home and make sure the house is in regulations.Im from a military family i know you have to follow laws,rules,guidlines whatever but when the MANAGMENT does it when they want to they are NO more getting any more of our money.

Awful
Let me start off by saying first, the beach is beautiful. You can see submarines and naval ships coming into pearl harbor and beautiful sunsets. However this seems to be the only good thing here. Management is poor. They just built a bus stop on site which has still been without use since the bus is not scheduled to stop here. There was a petition sent to the city to try and get the bus to routinely stop here but that has failed. Wasted money. Garbage and bulk trash is run by the city and sometimes fails to pick up on time. This results in trash being blown into streets and yards where our children play and is not safe or sanitary. In other words people don't care that the stuff they set out for pick up is not put out properly. You can opt to pay a $60 a month fee to have your lawn mowed and they do mow it every 2 or 3 weeks. We've had to call to get ours mowed a couple of times because the grass had gone to long without mowing. If you don't pay the fee you can mow your own lawn. But what we have seen is a lack of care in doing this at all. Neighbor's yards will grow and become very unsightly for a long period of time. You are supposed to get a warning from management that you need to mow your lawn or you will be charged the $60 for management to do it. However, this is rarely inforced making it unfair to those who do keep up their lawn on their own or pay to have it cut. Moving on, the bugs here are awful. I understand we live in a tropical setting and yes, some bugs are just not going to leave. But, we have had a pest problem since we got here. They have sprayed a total of 5 times. Every time we have had to leave the house for a total of 4 hours so the poison can set in and be less harmful to occupants. Ants are bad here. They have gotten into my husband's car, our entertainment center, my sons bed, bathrooms and kitchen. They just keep coming back. Even came back after only one week of being sprayed. We are not dirty people, we have a clean home and nice furnishings. We keep up with our stuff and do our dishes everyday. The ants still keep coming. Also our plumbing has blown up a couple Of times, backed up into sinks and bathtub. It even flooded our master bath and I had to spend an entire day sanitizing the floors and towels I used to clean it up. Since then the plumbing has been resolved but it was still a red flag for me to watch out for other things in the house. Section 8 is now allowed to rent out homes here. This is not a bad thing for those that need government assistance but, the level of crime and incidences has gone up! There was a fight outside our home involving youth with bats. Police was called, nothing was done. Security is basically a joke here. We found out that reports we had called about had not been filed with management like they were supposed to. so we had to go down to the office ourselves and write out our own reports. They are also very slow in responding to any kind of disturbance call. In conclusion, this is not all that has happened since we have lived here but they are the main concerns we are reporting in hopes that other military families might have a better idea of where to live when they pcs here. I would not recommend the waterfront. Get on base housing instead. It is super nice, new and a lot more easier dealing with housing than these people here. As soon as our lease is up, we're out of here! Sincerely, disgruntled army wife

Would not recommened to anyone
I would not recommenced this place to anyone. I guess for the price it's not horrible for a 3 bedroom 1250 sqft for $1625. There is no privacy, you can hear anything and everything from several houses away. Planes are always flying over!!! The worse part about this place is the property mangers. I have called may of times for issues that needed attention right away and it takes 6 hours for them to respond. Maintenance off was always slow!!!! I've had my bathroom flooding and it took them almost 4 hours to come and fix it.

My husband, roomate and I moved in January 2011, we havn't had any problems. We had carpenter ants out back of our house and the office sent a person right away to take care of it. I love the fact that the beach is around the corner, it's a pretty quiet friendly place. I read a review before we moved in about people complaining about their neighbors activities, thats no reason to give the leasing office a bad review, thats just a bad neighbor. anyways, the only problem i've had is the fact that the planes are so loud but rent and utilities are very reasonable. I can take my dog for a walk at night and not worry about having any problems, go to the beach pretty much whenever I want to, and the breeze here helps keep the place pretty cool. overall, it's been a possitive experiance. I've rented from some real scum-lords, and this company isn't one of them, they've been understanding and very helpful.

Auwe! Read before you Rent!
I have lived in Iroquois Point (now called The Waterfront at Puuloa ) for 4 years and although I personally like this place, there is still a lot left to be desired. If you are thinking about renting here, then read on. Congress passed special legislation in 1999 that allowed the Navy to lease and sell some of its under-used outlying properties which included Iroquois Point. Approximately 1,463 former Navy homes were made available to military personnel and civilians at Iroquois Point as part of an $80 million land sale and lease between Fluor Hawaii LLC and the Navy under that legislation, of which Fluor signed a 65 year lease agreement for Iroquois. At the time rent ranged from $1300 and up depending on where you lived in the housing area and the developer added a military friendly lease clause that allowed military personnel to leave if they get transferred. I'm not sure if the clause still holds true, but it doesn't hurt to ask before you move here and make sure it is written in your lease agreement. The property is currently managed by Cirrus Asset Management Inc. who has a fairly large staff of on-site maintenance employees as well as on-call personnel who are much more gifted in major repairs than the on-site staff. There is an NEX shopette/gas station, elementary school, and 24-hour gym within the property and a number of fitness and leisure activities available to residents. For the most part this is a friendly neighborhood; people do tend to look out for one another when possible, although there have been a number of reported break-ins, a peeping Tom issue, and neighbors smoking marijuana on street corners once the neighborhood watch goes in for the night. As with anywhere else you live, neighbors can be an issue. My neighbor's children jump on the trampoline at 11 at night, and sometimes I'll see and smell people smoking marijuana as I drive up the street late at night. When we first moved in, my daughter crossed the living room one morning and was welcomed by sparks shooting out of an unused outlet with smoke and the smell of burning wires coming from the wall. I called maintenance who did not respond until a day later. When the repair was done, it looked like they spliced new wiring with old wiring, capped the ends that came out at the outlet and left it hanging outside of the socket. The outlet cover was not replaced until a couple of days later. When they did return to complete the repair, they did a very shoddy job at spackling the wall. No paint, just spackle. Carpenter bees are eating away at one side of our home, while their honey comes up through the floor tile of our master bedroom. My spouse put in a maintenance work order a few weeks ago but still no one showed up to correct the problems. Many of my friends in the neighborhood recently moved out because Cirrus has a policy that does not allow a tenant to move to another home on Iroquois when the lease expires. One friend lived in one of the 4 bedroom beachfront homes which he paid over $3000 for. He wanted to move to another home within the community but was denied because as he was told, they were only for tenants signing a brand new lease. The same just happened to another neighbor of mine a few days ago. It used to be that if you wanted to transfer to another home while you were still in your lease, you just paid a transfer fee along with the security deposit and rent for the new place. It seems odd to me that the policies seem to change often here. Also, the rent on your block will vary despite the fact that your homes have the same layout. My neighbor lives in a stand-alone 3-bedroom home and pays $150 more than I do. This neighborhood is in the flight path for military aircraft and commercial planes. Keep that in mind if you decide to move here because it does get very noisy between 7 am to 7 pm. Military aircraft fly over virtually 24 hours a day, however, commercial aircraft are supposed to keep within the 7am to 7pm time frame when using the Hickam AFB runway closest to Iroquois. That runway is only to be used by commercial aircraft for emergency landings or if the reef runway is closed. Does that happen? Not really. Commercial airlines turn off their tail lights and sometimes fly up to 11 pm at night or will jar you awake at 645 am on the weekend with a fly over. The Resident Services office staff, who although are very friendly, are not well versed in the Hawaii Landlord Tenant code or even with their own policies. They enforce the upkeep of the lawn area in front of your home, grass cannot grow more than 2 inches high. If you violate this, you will get a notice to correct the error and if left uncorrected, you will have to pay a 50.00 fine. You have the option of paying 60.00/month to have maintenance cut your grass and maintain the common area around your home, or you can do it yourself. Some new leases provide you with 1 year's worth of lawn service. You can have up to three pets here, but no pit bulls, they do specify the specific breed in the community policies. Your pet has to be registered and it costs about 50.00/month, a sort of pet rent fee. There is a dog park that is open several times a week, although I am not sure what the new days and times are. Yes, Iroquois Point is not as it used to be and I would recommend doing your homework before you move here to see if this is the right community for you.
