I've lived here since 2007 and recently had to move due to the renovation of my home. I mostly enjoy the beaches and the farmer's market. The grounds are well maintained and the amenities are nice. I've been through 3 management companies and was pleased to see the same employees that I've come to know well, love and appreciate. Evalani has always been wonderful since I met her when she worked at the cafe. I'll miss her in the maintenance department but am happy she's helping in resident services

The Real story about the Waterfront My wife and I are from the mainland so moving to Hawaii was a big task at hand already. We were making plans on where we would be living by looking at a map. We were calculating the distances from work to normal shopping needs. Me being the expert since I went to UH and had some idea about the island, I was in charge of finding our new home. We first decided to look at the option of purchasing a home since we were selling our other house. I contacted a few real-estate agents and found one that fit our needs. She was sending houses for review and the locations on the island that fit our needs and budget. This process was easy but we decided that we would rent for awhile so we can see the locations better before we made a huge investment. The agent was very nice and put me in contact with agents that do renting and she set us up with a web-site that had all rental posting for the island. This is where the nightmare began. After contacting hundreds of agents hundreds of rental properties no one would rent to us SITE UNSEEN. We only had one option and that was to pay $1000 dollars to an agent so he can be our eyes and ears and go to the open houses in hopes of finding a place for my family. He advised me that he would find five locations and if the property manager agreed to rent to us site unseen then we would have a new home. If we couldn't decide out of the five then it would cost more money. On a side note, I have to say that the agent was very professional and very nice and I will be buying a house from him in the future. With my family being on a budget we were hesitant in paying the $1000. My wife was getting worried and then the stress started getting out of control. You can imagine selling everything to go live in Hawaii and not being able to find a new home. Out of the blue my wife sent me a craigslist link for the Waterfront. I called the number and, I was stunned with the kindness of her voice and the wiliness to help. Rachel took down all of our information and told me that she will find us a location on the Waterfront property. The stress was lifted and my wife and I were glad that we found a place willing to help us. I need to point out that, I called numerous of times asking for dimensions of the spaces in the house, to changing house locations (Thanks Clint), to sending me pictures of the house and view (Thanks Rachel), to taking care of my concerns when Raquel was not in (Thanks Travis). I have been treated with respect and kindness from the start and it has been continued thru there Relations staff (Thanks for the smiles) to the maintenance crew (Thanks for the paint and keep surfing Barbers). As you can see my wife and I have been treated with the best service and Aloha spirit you can find. I have to say that after looking at the reviews from the Some on web-sites about the Waterfront my wife and I were getting a little hesitant. I would like to address some of the issues raised by the Some. 1. Insects: are everywhere in warm areas so don't move to the tropics. You have to learn to deal with them but you can control them especially when the Waterfront will spray once a month and they are willing to help if you have issues 2. Jet noise: Not as bad as you all make it out to be. Yes the military Jets are the loudest but they sure are awesome as I sit on my private beach or run on the lagoon after I workout at the gym and then get a plate lunch from the weekly Farmers Market while I surf looking at Diamond Head and then watch a movie on the beach while in the distance, I see the Noisy Congested Cement forest City. 3. Waterfront Staff: Are you kidding me..... The staff takes the Aloha spirit to a new level. I have been treated with kindness and respect from the start with Rachel, Clint, Melissa to Travis and his surfing son.... To being greeted on the beach with good morning and a smile by Patrick who cleans the beach. Talk about professionalism, respect and kindness this is what Aloha is all about. 4. Utility Bills: Being that you live in EWA which is the hottest and driest area on the island, its a personal choice in weather you run your AC's 24/7 or use your dryer and dishwasher. You pay for your luxuries of comfort. I found that in Cali its 13 cents a kilowatt and in Hawaii its 34 cents a kilowatt. Energy is higher and prices may vary depending on where you come from. My wife and I lived in the bay area so we are used to high prices and have always lived within a budget. 5: Shopping: Just like on the main-land some stores are more expensive then others for certain items. You have to shop around and yes Costco to Safeway to Target to Kmart to Home Depot to Wal-Mart to Starbucks are all right up the street. To be honest Ewa and Kapolei have newly developed shopping centers that are designed a lot like the main land shopping centers. 6. Security: Please treat all that are in this line of work with respect. We should feel safe that we have security guards that are doing there jobs to help protect us. Enough Said.... Driving around sometimes feels like Cali. I have to say that the traffic doesn't even come close to Bay area HWY 4 traffic, I also want to point out that gas at Costco is very similar in price to the mainland. I wrote this to get the real story out about the Water Front. I know you can't make everyone happy and some are just never satisfied. The staff at the Waterfront have made this journey for my wife and I wonderful experience. I can't thank them enough. Thank You Walker

Tons of cockroaches. Lawn maintenance is always blowing lawn clippings onto the patio and in the windows. Most of the service repair people don't speak English making it difficult to show and explain the problem when they come to the home.

The renovated homes here are wonderful. They are the only 4 bedroom homes that we could find for this good of a price. The renovations are very nice. The staff is wonderful here and the NEX, maintanance building and beach front is very convenient. Overall this is a great place to live.

The apartments are over priced for no reason. The electric bill is ridiculous. What I dont understand is how to they come up with these price? The reason I say this is because there is nothing close to us walking or driving distance.

Love the area. Would like to see more events in the future. I have not seen or known who is my property manager. Perhaps an email from him or her to introduce themselves. Also, like to see more times for cutting the grass.

Honestly love living here , I work in town but the drive back home is worth the living space you get for the rent. Don't has to worry about parking like you do in town and the gym and fishing on the beach is a plus.

This was HOME SWEET HOME for a YEAR. We need Public Transportation for our teen girls to go out with their boyfriends and friends. We wouldn't have to be Chauffeur's all the time. Moving to where I have that help for our family's needs.

If you can get past the termites,the bugs, and the loud neighbors, you'll be alright here. The floor plans are definitely a plus and there's a lot of green space. The walking distance to the beach can't be beat. If you can afford it get a single unit is not connected to avoid loud neighbors. The only constant negative are the airplanes. 24/7 airplanes! I remember when there was a time when I loved airplanes and I really wanted to be a pilot. This place has made me just hate airplanes so much.

Overall my stay here is so far GREAT! I have had a couple issues here and there but I hope those can be resolved so others in the community have to go through that. As far as your staff I suggest a class on how to speak with their clients. Even though the intention might not be bad, sometimes they come off rude.

If you have family this is probably a great place for you! Close to the beach and lots of amenities. The down side is constant barking dogs, crying and loud kids (walls are thin) and lots of air traffic! People say you get used to the air traffic but I never did. It's especially annoying when watching tv or talking on the phone. The planes fly over all night long. If it's the beach and community activities you are looking for this is it! If you are not military be prepared to put on your clothes to go get get or a gallon of milk over 3 miles away!

I'm concerned with the continuing rising cost of rent, but otherwise I'm very happy to live here and like this home and neighborhood very much. The house is bright, roomy and clean. The cost of rent is high but is still below the average rent for Oahu.

Wonderful location! Lots of activities. Feels secure. Great neighbors. Excellent views from beach. Fine staff. Love the Farmer's Market. The only real issues are the bugs and the noise from the jets over which management has no control.

Waterfront is definately a outstanding community. They are very family orinanted. Events held on our community is for both as well combined; children, adults, and family. Waterfront community keeps us active, entertained, and safe. A family you always wanted.

It is a very quiet community with a great dog park. Lots of friendly neighbors. The homes are old and painted over many times on the inside. There are lots of amenities that you get with being a resident that makes it a very good deal compared to a lot of other communities on the island. The beaches in the community are great and an awesome place for a BBQ with friends

If you are looking for a nice,safe and things to do in your gated community, welcome this place is where i raise my kids without worries. We got plenty of police officer lives here and security guards at the front gate and Military police patrolling inside and outside of property. We have farmers market every wednesday and once a month movie night at the beach for families and lunch wagons and sometimes we have luau show and we got weight room,dance classes, yoga,zumba and the nices beach on the island.

Be sure to visit and experience the property before making a decision, especially all management policies. Airplanes over head create lots of noise. The beach is man- made and the sea floor is full of large rocks making it a pain to use. The fitness center is swarming with children who are brought along by parents.

Overall, this wouldn't be that bad of a place to live, but it does have its issues. Beside being so far away from the freeway and having to deal with all of the traffic in the morning, the area is really nice and there is a good sense of community here. I like all of the events that they have, like the movie at the beach and the slide on Thursdays when school was out and the Farmers Market every Wednesdays. It has beautiful scenery and management seems to want to work with whatever issues residents have here but it feels the issues with this place can be overwhelming at times. Everyone complains about the utilities. Its hot here and the wind doesn't always travel through the windows, besides the fact that you want to keep the windows closed to keep the flies, ants and other insects from getting in. Yes there are plenty of ways to deal with the heat and keep your utility bill from rising but you definitely have to get creative living here. I have an issue with the paint. As soon as I moved in, the paint in the closets and in the bedrooms started peeling if anything even slightly rubbed up against it. You can see that there are multiple layers of paint underneath but this paint on the top seems like it has a rubbery or plastic substance and with all of the humidity on the walls, it takes nothing at all for it to peel. I hope they don't make me pay for that. Hawaii has a lot of bugs and it feels like they all live here. Ive seen a lot of houses being treated for termites, but at least they seem to be doing something about it. Im also worried about the little red fire ants I have in my home. Maintenance has sent people to spray it but it seems like it gets worse each time. Ive read up on the fire ants and try to do what I can but theres only so much I can do. I hope that they do something to rid this community before they get out of control.

My family and I have been living here in Waterfront at Puuloa for several months now and we are very happy to be living in this awesome community. We have the beach and the new amenities (barbeque grills, tables, cabanas), gym to work out, basketball and tennis courts, the neighbors here look out for one another, security here is real good at what they do and I feel my kids are safe here. We have our own kids flag football community here and much more.

The beach looks great in pictures, but you need shoes to walk on the beach or getting into the water. There are sticks, rocks, and even glass along the beach. Quite a few residents do not respect others when it come to noise.

We are very happy with our new home. The sales staff as well as maintenance and customer service are very helpful and willing to ensure our satisfaction. The home is older so the floor plan is quite roomy and they've renovated it so that the flooring and windows are updated. What we love the most is that it's on the beach and for a nominal feel it's a pet friendly community.

Waterfront at Puuloa Townhomes is a third rate community. Old military houses combined with the overgrown grass and tumble trash weeds make for a quaint living experience. A full eco system of ants, roaches, spiders, geckos, rats, mongooses, and birds will greet you and your family behind every door, bush, and overhang. Go to the beach for some peace and quite, for some reason the planes do not fly over there.

Need to slow people down, they speed and I have been passed while driving the speed limit here. Motorcycles think this is a speed way and some people do not have respect for residents that are sleeping early in the morning by playing their radios or CD's load enough to vibrate the walls of the homes on the Iroquois Ave.

The unit can with stand an internal paint job walls etc. Updated appliances and bathroom remake. Blinds for the windows are Generic they are affordable blinds in the market that will make the apartment more comfortable.
