Not what I expected :o(

They talk it up to be really nice when you're working with the leasing office. It's not. The office staff at Resident Services leaves a lot to be desired. The majority of the desk people there are rude. And service requests, in my case, are not handled promptly. In the case of spraying for insects, I've put in a request 3 times and they have not yet handled it. I have a large centipede problem and a lot of the very large outdoor cockroaches coming into my house at night. I have a 17-month old and if she gets bitten by a centipede, someone in that office and I are going to have issues. I'm to the point of calling my lawyer and trying to get out of my lease due to breach of contract. Yes the beach is really close to most of the houses, but the water is very silty and rough most of the time. Lots of people on the beach, but hardly anyone goes in the water. Violations are handed out for infractions to the rules, but only to certain people. If you're on the ---- list, watch out. I know this because I've talked to my neighbors and compared what I'm getting notices for with what they're not getting notices for, when it's the same infraction. The managers are very vindictive if you try to complain about anything... going so far as to call one older lady neighbor of mine at her place of work and argue/threaten her! I really wish I had researched this place better before I signed a lease.

    I have lived at IP from 2005 to 2008 & am very happy out here !! Sure we have the airplane noise...but that is to be expected !! But to have a yard in Hawaii this size is un-real !!! And off street parking !! People from the Mainland expect all these amenities...but in Hawaii...they are a valuable thing to have !! I park my car in my carport !! Protected from the weather !! Considering other areas...this is a very safe place to live...!!!

      Not too bad

      It's not so bad here. The bugs are annoying, especially the sugar ants~ they do handle pest problems very poorly. Unless there is imminent danger to yourself or someone in your household they expect you to take care of the problem. Resident services is really good with keeping residents informed about construction, the issue with the beach (which they said nothing will be changing anytime soon), and the airport. They recently told us that for the next week we will be possibly hearing more airplane traffic throughout the night. If you sleep during the days after working nights, I do not recommend living here. All in all it has been quieter where airplane traffic is concerned. Pets, well they do make it hard. We got a violation for having a tie out for our dog (unsightly yard/lanai) and made us remove it. Until they opened the dog park there wasn't anywhere our dog could run around without being off of a leash. The slat windows are terrible, and because they are open all the time (if you aren't blessed with AC), it causes a LOT of dust to accumulate throughout the house. I can't say that we would never choose Iroquois Point again, but it would be lower on the list. Also, if you came here during the day (which most people do when looking for apartments), there is no way you didn't hear an airplane fly overhead. Why would they promote that they have airport traffic when you can see for yourself?

      Dont believe the peopl that say to live here!!

      Wow! Really? I wish I had all that. ---- as soon as I got dogs there they were like vultures just watching the house and trying to find any kind of excuse to get rid of you or your dogs... oh yeah, so there's suppose to be a 45 day notice before they decide to just "toss you out on the street"... ummmm... so I guess to them 10 days is the new 45 days. If you read this and you really believe what (I'm very positive) one of the Iroquois Island Club "staff" put on here... I'm sorry, but you are seriously mistaken and should just run away. Don't move there... bugs... carpenter bees... no maintance services... un reliable rules... NO security... the one thing that they have... an unmistakable way of finding a way to nickel and dime you out of every penny you have. Stongly recommended that you don't live there and tell anyone you know that they shouldn't move in there... if you can blacklist them from the military! All you do is go to JAG and they will take them off the market for military to move in there and then they would go out of business. Come on everyone start a patition sending them out of business!

        Power Outages?? 3 times this week

        What the heck is up with the power going out three times this week? Its so annoying! Im currently taking online courses, and it just so happens that around 4 pm when I get home from work my power goes out for 4 hours!! Are they working on something and the management has forgotten to tell us? Is rent really going up? I cant imagine for what.. Im so glad that our lease is almost up!

          Happy here

          We've been residents at Iroquois Point for 3 years now and really like it. Yes, the Airplane traffic is annoying, but the management has build up this development by adding a (free) fitness club, improving the beach, building cabanas and providing lounge chairs and BBQs. They've also just opened a dog park that includes parts of the beach. Office hours are convenient and maintenance is very prompt. They have recently added a Canoe club of which I am a member of as well. The grounds are well maintained and I think it's the best value for your money. If you are willing to deal with the traffic on Fort Weaver Road, this is the place to be. They've also reduced the rent recently (unfortunately, there is now a pet rent and my dog doesn't even work).

            Be careful.

            My husband, young daughter, and I just moved from there after 8 LOOONG months. Unfortunately, the house we picked was in the flight path. And I do mean IN THE FLIGHT PATH. At times it sounded like a jet was flying through the living room and that was with the windows closed. Just forget keeping them opened during the day unless you want your hearing damaged. If our house had been on the other side of the neighborhood, near the gun range, it would have been more tolerable. The planes are supposed to fly elsewhere between 1900 and 0700 but they don't always. On the plus side, my daughter now sleeps through anything. The management is nothing, if not interesting. Don't violate the 30 pages of your handbook rules or they'll send you a photo of the violation along with a letter. The one time we called the 24 hour security line in the middle of the day we got a machine encouraging us to leave a message. They are good about repairs but you have to request each individual repair. Don't ask a repair person to do something other than that assigned repair. They won't unless they have the repair slip in hand and I have yet to see them have more than one at a time. It is a beautiful location but a bit too far from "city" things for my taste. If you like the beach it 's wonderful. Where else are you in walking distance from the beach, in Hawaii, with affordable rent? If you're miltary there is a ferry or you can kayak to work. It certainly saves gas. It's quite kid friendly. The speed limit is 15mph and there are TONS of cross walks. There are quite a few playgrounds but there are the very noisy planes flying overhead. The elmentary school is supposed to one of the best public schools in the state. All in all, I'm happy to be gone!

              Like staying at your in-laws (or Can we leave yet?)

              Community Activities So much to do here! My favorite program offered at IPIC is the "Sleep Challenge". I live in one of the duplexes and get to hear everything my neighbors do or say! I get treated to snoring every night and even know when they go to the bathroom! Currently, we are being offered what I refer to as "The Stereo Wars". Every evening, three or four of my neighbors try to see whose system is the best. Some even add in whooping and hollering to help their team. A Whitney Houston wanna-be and the Wicked Witch/Cackler often join in the fray! These marathons can last until 2AM! Bonus points for making the dogs howl! Parking is a wonderful community contest offered by IPIC. Anyone can play, whether resident or visitor! I play this game every time I come home. The coveted prize for this event? I actually get to park in front of the house I pay rent on! Can't wait for the 4th of July Ultimate Challenge! When I get tired of the parking contest, I can always play the Mowing Game. The object of this game is to get your grass mowed (and trimmed) before you get a fine. This sounds simple, but beware of Little Miss Golf Cart! She will get your address mixed up with your next door neighbor and you ll get reported! I have never lost this game, but once I got a warning for going six days without mowing! The threat of a $50 fine sure straightened me right up though. Another of my personal favorites: Mirror, Mirror on the Floor the Rotten Wall Game including Rushing Roaches. This is pretty easy. Just jump outta your skin when you hear that loud crash as your mirror (or whatever you hang up) glides quickly and forcefully to the floor! The resulting hole in the wall will free the many roaches and termites imprisoned there! (Due to the "thickness" of the walls, nails longer than half an inch are not allowed.) Amenities This place offers wonderful amenities including plentiful, short bursts of electricity-free periods at no extra charge! (Got surge protectors? I play so often I m considering buying stock in any company that manufacturers these little microwave-savers.) And as long as you carry a flashlight, you can enjoy lighted walking paths to the beach. They even offer a Yacht Club for all the millionaires living in IPIC. Don t forget the full size appliances from 1986 (dates are stamped conveniently on the back). I haven t found the beach showers or restrooms yet, but they must be there since they advertise them. Guess they re over by the resort-style swimming pools and keiki water park. Maybe it s another fun-filled community activity- Find the Amenities! 30 Minute Emergency Maintenance Is 30 minutes long enough for a whole fridge full of food to spoil? My watch said it took 3 days to get that fixed. And the gas leak- 4 hours just to show up? Maybe I need a new watch. Staff We have staff here? Gotta go! My yacht is waiting!

                Mixed Bag

                I've lived in Iroquois Point for about 6 months now, in one of the townhouses. Having come from base housing on Hickam, I have to say that IP is definitely an improvement. Although the resident offices and maintenance aren't quite up to the par I'm used to from the mainland, they are definitely good enough, given the price. Like any other place that offers decent pricing, expect some hassles. I struggled with poor plumbing and a horribly inefficient air conditioner since I moved in, but kept at the management, and they DID fix both. It took a little longer than it should've, but honestly, for the money you'll save living here, it's a difficulty that isn't too hard to accept. Bear in mind that there are quite a few low-income families living in this neighborhood, so the management office understandably is a little strict on some of the rules. On the other hand for the low rent, the neighborhood is remarkably secure, and especially safe for kids. While I'm not sure if I'll be renewing my lease six months from now, it will depend on whether or not I can find a better standard of living at the same price-- something that I found difficult before moving in. I definitely would not move here permanently, but it offers a stable place for the three and four year tours people typically get here. Supposedly the pool is on the back burner indefinitely, and the water at the beach is pretty sub-par for Hawaii, but there is a decent elementary school, gate guards and security patrols, day care, a REALLY nice gym, and talk of putting a bar in beside the cafe. I'd say probably half of the residents are military as well, so this helps keep the neighborhood a little quieter. Parking is EVERYwhere, and they've held at least five community events (concerts, mass yard sales, fitness events, etc) since I've moved in. The gray boat also offers quick access to Pearl Harbor, Hickam AFB, and even H-3, allowing you to completely bypass both Fort Weaver and H-1 in the mornings and evenings. Additionally, although they threatened to close it for a little while, the military shoppette is here to stay. Bugs are everywhere, but after several months of keeping the house clean I notice less than I did on base, maybe 2 or 3 of the giant roaches, one centipede, and a couple beetles since I moved in. Ants are an issue, but they're the tiny "piss ants" that are pretty much harmless. My roommate and I just started cleaning off the counters, and putting certain food items either in ziploc bags or the fridge, and they all but went away. Once again, there are bugs in the houses, but definitely not any more than what I was used to on base. Additionally, I've noticed that they've begun to really church up the streets, and attempt to make the area more desirable-- surprising given the low rent (only $1650 currently for 4 BR townhouses w/ central A/C). To sum it up, IP is worth every penny I pay, and if you find yourself in the same situation, it's something to consider. I probably wouldn't move in here if I weren't military, as they definitely seem to cater to GIs more than civilians. All in all, take your time to pick a good house if you decide to move in, and bear in mind that although the housing is a little dilapidated, the amenities definitely make up for it. Keep in mind that there a good deal of satisfied residents that either don't know to post on this site, or don't care to. I'd personally put the satisfaction rate at 50/50.

                  I like this place!

                  I have lived at Iroquois for approximately 7 months now. I am about 2 blocks from the beach and overall, my experience with the leasing, office and maintenance staff has been wonderful. The fitness club is amazing and I love the little tv's on the treadmills and bikes. One of my kids favorite things to do is get ice cream at the cafe. And the beach seems to get nicer by the week (they are constantly improving it). I do hope the pool happens soon though. I truly feel this is home.

                    Security is non existent, and rampant crime

                    They advertise a 'secure community" however there is NO security patrols during the day. Security at the 'gate' is a joke, half the time they are just sitting in the booth not even checking for decals. Teenagers ran rampant, breaking into houses, graffiting cars, houses, stealing cars by going in the house, "borrowing" the extra keys and taking the car later. Usually they are "nice" enough to put the car back. Management is a joke, rampant rule changes. Perhaps they have never read the landlord tenant act, they can't just changes rules after you signed a lease. Don't live there unless you are OK with having you house being used as a teenage hangout and trashed during the day.

                      Just moved In! Enjoying it so far!

                      I read through the reviews here before I went and checked the place out. Must say the staff has been very nice to me and any concerns I may have had they answered and took care of right away. So, so far the place is great got a house that s close to the beach and enjoying it everyday!

                        unprofessional management company

                        We've lived at Iroquois Point Island Club for about 2 years and would not recommend it. Our lease was up recently, and we did not renew it. There are many reasons why we did not renew it. Although the location is gorgeous and the houses offer older construction charm, the unprofessional management company makes living there very stressful! There are logistical negatives about the location that can be overlooked because of its proximity to the beach; however, the rudeness, unpredictable policies, and lack of accountability of the managers make it unbearable. Their management style creates a hostile environment, and many tenants have moved out because of this. Even one of the neighborhood managers agreed with me on this and blamed those "higher-up" from her. This is a common theme there. Everybody who works there blames somebody else former management, their boss, former employees, etc Examples of unprofessional behavior are numerous. I've walked into the residents'services office to hear foul language. Most in that office are very young and customer service skills are nonexistent. They are short with you and act as if you are bothering them. The whole time I was having a meeting with a leasing agent, she was sucking on a lollipop! Most everything I was promised, face-to-face, didn't materialize. They offered referral fees, but then didn't pay them because, as a leasing agent told me,that was illegal. That is false. NO ONE there EVER returns phone calls. You have to go sit in the office in order to get anyones attention. One of the managers agreed to renew leases instead of kicking out tenants for renovations. She was let go, and all those people were kicked out some with only 2 weeks notice. Some of those families had deployed service members. It is illegal to evict families of deployed service members under the Soldiers and Sailors Act. Their response was that the manager is gone and those agreements are no longer valid. She was an acting agent of the company and made legal, verbal agreements with tenants. Some of those houses sit empty and unrennovated months later. They made it illegal for you to hire a kid to mow your lawn and began to offer a lawn service. Now, only weeks later, the lawn service no longer exists, and you can't hire anyone to cut your lawn--even a kid! The previous lawn service provider that you could hire was a manager's husband's company. There are legal and enforceable rules and agreements in the lease you sign, but they will change the house rules and regs often. What was the rule when you signed your lease may not be the rule tomorrow. We got notices with rude, threatening language on them several times that we owed money. Upon going in to the office, the managers and accountants said that they didn't know what that was, and we didn't owe anything. Their advertising is deceptive. Their web site claims they are in a convenient location, close to the airport and 10 minutes from downtown. It takes 20 mins just to get to the end of Ft Weaver to the highway when there is no traffic!! It takes 1.5hrs to get to Honolulu in the am commute. It also says they are 7 miles to Hawaiian Waters(6 to Kapolei, same town), but it's more like 17! I drive it often!! They've been advertising amenities that were supposed to be completed early 2006 and late 2006 that are not completed as of 5/07! The pool and kids water park won't be happening soon, if at all. One of the leasing agents told me they don't have a permit for it. So, all they've had for a year is a hole!! There are no showers or restrooms on the beach. Oh, where is the horseback riding that they advertise? There isn't any right off the property either. I saw an ad in 2 different places in the same newspaper for them that gave 2 different rent prices for the same house. They don't have the military child development center anymore. The following is a list of other reasons why we chose to leave. They are our opinion of something negative, but might not be an issue for others: 1. Streets flood in the south neighborhood. It takes maintenance a long time to come pump,if at all. Some streets are impassable on either end particularly Edgewater, Albatross, and Bittern. Iroquois floods near the beach. We personally know 5 people who have lost their vehicles because of flooding. 2. There is a lot of noise pollution (airplanes, construction, and a military firing range next to the southwest neighborhood) 3. There is a sewage treatment plant on the property, and FREQUENTLY there is a foul stench. 4. Traffic is bad and getting worse. Ewa Beach is experiencing urban sprawl. There are houses going up daily, new traffic lights being installed, and more cars. A 2 year road project is starting for Ft Weaver (the only road in and out) that will negatively affect the traffic flow during the project. 5. You can t use the gym in peace unless you go during work hours. There are a lot of kids in the gym. Many use the machines with TV screens as babysitters for their kids while they work out. Older kids are goofing off on the equipment and come in just to hang-out after school,not to work out. 6. Constant harassment by getting false notices of owing money and by their managers driving in their golf carts on your yard right next to your house. Several times a week, I would be at my dining room table eating only to have a manager drive by and look in the window. However, it is in the rules that you are not supposed to drive on the yard. 7. It took forever to get maintenance to cut the coconuts. They need to be cut every 6 months. It took 6 weeks of us calling and coconuts falling and damaging our lawn and roof for them to come out. The coconuts are deadly...seriously. They let them get to football size before they cut them. Don't park or sit under one! 8. Yes, this is an island with bugs. However, I've lived in Hawaii for many years, in different places, and IPIC has a big bug and rodent issue. They don't do insect maintenance. They come and spray only for certain bugs. It's only once, not a routine service, so the bugs scurry on over to the neighbors. Once they called and asked if a Terminex agent could come on a sat am to inspect my house for a tenting. He spent an hour with me telling me what was going to be done, only to never come back. IPIC decided not to do tenting. We couldn't use our front door for the last 6 months we lived there because of centipedes falling off the warped door when we opened it. 9. In their lease they offer 2 hour urgent repairs. It took them 1 week, with many phone calls, to come fix my stove/oven that completely failed. It is listed as an urgent issue in their rules and regs. It took 6 months to fix the lawn that they dug up from their construction project (after the construction was completed). The new oven/stoves are dangerous for kids. They are very hot--too hot to touch. The gas burners have basically 2 settings high and very high! They never came for several other requests. 10. They don't care about the "aina". They have cut down many old trees; I've found floor tiles (which in old military housing have asbestos in them) washing up on shore in front of the homes they are renovating. They are building on areas that are considered historic sites. When we moved in, we were given a map of historic (some pre-European contact) sites that we were not supposed to disturb. They are building on those sites. I've seen paint spilled on the street by the professional painters. While constructing the beach cabanas, I've seen worker mixing in sand from the beach to make their cement. You do not move sand on the Island of Hawaii, it's illegal. They've removed a breaker from the ocean, and now the beach is eroding quickly. I watched a least a dozen trees fall down because their roots were exposed by the erosion caused by IPIC. 11. Their utilities are provided by the Navy. You pay in arrears to a billing company on the mainland. No one in the office or in the office of the billing company can tell you how you are billed. They submeter, so there is some question if the bills are actual readings or estimates. The meters are locked shut, so you can't see the readings. They are read electronically by phone downloads. I was told by a manager that there are no numbers under the cover, and that the multi-family units pay the whole building s usage, divided by number of tenants. 12. Frequent power outages. They even had a scheduled power outage that they didn t tell all the tenants about. They said it was last minute and unscheduled. The electric company told them at 4pm about an 11pm outage. It was last minute because they all went home at 5pm, and stopped informing tenants at that time. 13. They have made some of their houses into vacation rentals. This is changing the demographics of the community. You have temporary people that you do not know, moving in and out constantly. 14. Ewa is the hottest place on the island with the most sun. The negative about this is that you need your AC a lot. With IPIC's single-walled and jalousie construction, you will be using a lot of electricity. They don't cool or stay cool easily. Initially, it was easy to overlook some of these issues, and give the management the benefit of the doubt. They ve had 3 management companies since we moved in. The current company has been there a while now, and should have the bugs worked out (no pun intended) by now. It is now clear that they are incompetent. They focus on treating you well when they are selling you on their property. After that, you are forgotten. The military needs to be made aware of this situation. It s still federal property, and they ultimately should be held accountable for the treatment of the people living there. It's not an easy thing to move. It s disruptive on many levels. Spend a little more money, and have peace of mind. You can always get to and see the ocean easily anytime.

                          Know What You're Doing

                          I've read several reviews, some good, most negative. I've lived in IP before, and am moving back in. Most of the things that I've read are on the head of the renter. Maybe my family is just lucky, but our agent is honest and informed (Even though it's been a couple of years since he helped us the first time, he knew my name when I walked in the door). We were given a list of the houses that were available, and we did walk-arounds on every one, NOTICING such things as presence and conduct of neighbors, road traffic, yard conditions, presence of insects (looked through the windows and back door), and appliances (HINT: If the blue plastic is still on, the appliance is probably new). If we didn't like a house, we marked it off the list. We asked some residents about the school, the conditions, etc. Like I said, we may have been lucky, but our agent told us about the airplanes (not like we couldn't hear them), about the certified checks, about the traffic, etc. In fact, he even told us the beach was not the greatest for swimming (understatement). We also looked at rating sites BEFORE signing the lease. In the past, when we had a problem, we called maint. If if wasn't fixed to our satisfaction, we called again, as many times as it took until the job was done correctly. As for yard care; yeah, I guess it sucks that you have to do it, but who doesn't mow their yard? Even if you don't have time, there are kids who come by and offer to do it for $$. Are there negatives? Sure...there are everywhere. Do I like Fort Weaver traffic? Of course not...but all these things are the renter's responsibility to find out. Trust me, IP is not the only place w/ maint issues, traffic issues, noise issues, etc. Many of the rental places on the island are the same, if not worse. The amenities are good, the prices are fair (for the island), and the area is fairly secure. If you're comparing this to communities on the mainland, it's not going to measure up. For communities such as this, w/ comparable amenities, the price is reasonable. As for bugs, yeah--they're gross (my wife particularly hates them) But they're all over the island...not just at IP. The AC? Yeah, it sucks to pay for them...but we were told in advance. As for certified checks, how many bounced pers checks would it take before you came to that decision, if you were the landlord? I'm guessing they got more than a few in the beginning...many places besides IP do the same thing. Besides, you're just renting, not buying...if you end up hating it, MOVE! Before the response comes in, no--I don't work there--I just live there...and I'm not saying it's the greatest on earth, but it'll do for a while...BUT KNOW WHAT YOU'RE DOING! Don't just blindly sign a lease...make an informed decision--you're the one who's going to be living there.

                            Glad I'm gone from that place! Two Thumbs down!

                            When we first moved in the place was great!!!! Then they started coming up with all kinds of stupid rules! Our rule book went from 10-15 pages to like 60! They were giving us warnings because of my neighbors stuff but never gave them a thing. The leasing agents seem really nice but the area managers don't care! One day I came home and they started construction right next to my 4 month old daughters window, they gave us no warning at all. All the dust and crap was blowing into an infants window. No wonder my dauther got sick! They took 3 months to finish. Nothing like 3 months of your hpuse being covered in dirt! Then they left all their trash there in my yard for another 2 months! Their workers steal water from your house, While building the sidewalk they decided to use our water for the mixing of concrete without permission. Before we moved out I tried to talk to my area manager and all she would say is how it was our fault and that we should have done this and that. Nothing like being atacked by the people who are supposed to take care of issues.<br>The same manager tried threatening my friend who was in Iraq, about his boat being in the carport. The management gave him permission to leave it there while he was gone, then tried saying he had 10 days to move it or they would tow it at his expense. Guess they never heard of the Soldier sailor act! I would not recomend this palce to anyone. Stay away!!!!!! Oh yea I almost forgot. The security at the gate is a joke. While i lived there one neighbor had someone try to steal his car, a lady had her house broke into in 20 min, and a girl was taken to an empty unit and raped! So much for round the clock security! What a joke!

                              This place isn't for anyone!

                              I am so glad that my lease is almost up. We have had problems after problems. The staff isn't friendly. They will be friendly to you at first because they want you to rent. Then, they will treat you different once they have you renting. The staff walks around and find things to give you warnings or they take pictures of your yard and sends you notices. For example: They will take picture if you have a bike in your garage and send you a notice to remove it. Another problem that we have come across, you have to cut your grass more than twice a week so, that they wouldn't complain that the grass is long! If you live near the ocean, there is cat problems... over populated with stray cats running around. The electricity goes out a lot. You need to hope that you have an understanding boss so, that they know that it is not your fault that you didn't wake up. My bosses completely understand that the electricity goes out a lot at Iroquois Point Island Club. The paint is peeling off the walls. It takes them awhile to cut coconuts off the trees. Coconuts and branches are falling. Not safe for anyone. If you talk to the front desk receptionest and you need help in a situation, she will give you attitude! Some of the staff, depending who you talk to on the phone or in person, will give you attitude. They've been telling the community about building a swimming pool and I've lived there for almost 2 years and they still haven't built it. The beach doesn't have restrooms. If you call the security to help with a situation, they won't show up!!! Living in Iroquois Point Island Club is not worth the drive, if you want to drive that far just to feel like you are being watched constantly than this is the place for you. Oh and the price you pay is ridiculous especially if you have so many rules and regulations. The advertisement is not what is expected! Go somewhere else. I do want to see changes made with the staff and the community. If not, don't go there. I don't recommend anyone renting from here. I dread going home because I'm always thinking what notice do we have next to take care of! You cannot please the staff! Very unhappy place to live. The only good thing at this place is the coffee shop, NEX, school, and weight room. The only reason why that is the good thing there is because you don't deal with the Staff that works at the Island Club.

                                Keep Looking

                                We moved out here to get away from it all out in the middle of nowhere with fantastic views. The low flying airplanes really don t bother us too much sometimes it s a hassle but not too terrible. Iroquois Point is a prime example about how seeing dollar signs bite you in the rear. Living here saved us money for a little while. Now, we re back to getting nickled and dimed to death one of the reasons we left our first rental house. <br><br>Here s a sample from a community newsletter. Read and decide if you want to live here. I regret renewing our lease. We want to move as soon as possible and thankfully, we have a military clause in the contract.<br><br>We thank you for taking the care to maintain the lawn surrounding your home and doing your part to keep Iroquois Point Island Club clean and beautiful. We also understand that the upkeep of your yard can not only be hard work, but it can be time consuming. We are pleased to announce we will be offering an optional lawn Maintenance Service here at Iroquois Point Island Club! <br><br>While we greatly appreciate the efforts that most residents make to maintain their lawns, we are still finding that some residents have not complied, and have resisted our requests to fulfill their responsibilities. To solve the problem, we have no choice but to increase our frequency of non-compliance fines. We also would like to advise you that effective April 23, 2007, violation fees as per your Community Policies will be enforced on a weekly basis if your lawn is not maintained:<br><br>P2 Residents violating Community Policies for Iroquois Point Island Club may be charged $50 per violation as a violation fee, due within 14 days of the receipt of the violation. <br><br>Previously residents were given 10 days to maintain their lawn, whereas now, fines will be issued on a weekly bass if lawns are not maintained. Also please keep in mind that receipt of multiple violations may result in non-renewal of your Rental Agreement, or in some cases if not corrected, eviction.<br><br>A reminder, we have lawn equipment available for your use at no charge at the Lawn and Garden Center, hours are Again, if you are finding that you are not able to maintain your lawn as required, please take advantage of NEW Lawn Maintenance Service and enroll today! We look forward to providing you with this new service!<br><br>There s a flyer inserted into the newsletter that advertises optional lawn care service at $120 per month hmmm many folks just had a rent reduction by $100 or more dollars per month.                                   This place SUCKS!

                                  They advertise this area as a wonderful family community. Sure, they have a few community playgrounds and there are some spacious yards if you find a back unit available ... but it's not worth it unless you've got no family. You cannot have any kind of yard enclosure to ensure that your kids don't go to the neighbor's tempting trampoline or too close to the street when you have to pop inside to use the restroom or tend to a crying infant who can't be out in the sun. You can't take your crying infant outside with you because you're not allowed to have any kind of shading device to shade yourself while you watch the older kids. They're forcing residents to remove their nice, well maintained gazebos from the premises. And because there are no yard borders, you'll sometimes find other kids playing in your yard and with your kids' toys because their parents left them outside unattended. Kind of a shock to walk out your back door and find children that you don't know. If you have a back unit you can't drive in the grass to unload groceries while your kids remain asleep in the air conditioned car and you certainly can't leave them unattended in the parking area at the street as you make several trips past the front unit and your own to get to your door. There are constantly managers driving through yards to photograph any "violations" so that they can fine you $50 a pop. $50 if your potted plants are closer than 3 feet to each other, $50 if a couple weeds in your yard have sprouted overnight to longer than 4 inches, $50 for not coiling up your garden hose after playing with the kids to keep them cool in your unshaded yard, $50 if you hang a swing in your tree, $50 if you get caught driving in the grass to unload a 200 pound air conditioner at your door instead of trying to manhandle it 100 feet to your door. These are not exaggerations. But, we don't mind the sound of the planes because you just get used to them and the kids love them. The bugs are annoying, but it's Hawaii and you'll get them anywhere. They'll come and spray if you tell them that it's a problem. They're starting a new lawn maintenance service that will cost $120 a month if you don't want to do it yourself. It's no joke about the walls actually getting so hot that you can feel the heat radiating from them. You can have ACs installed, but they'll charge you $60 to install them in the master bedroom or the dining room and $270 to install them in any other room. Oh, and resident services employees are not always very friendly. They've suddenly lowered the rent to try and fill up all their empty units, but the rules are getting more and more strict and ridiculous and more people are leaving.

                                    this place is just fine

                                    I am a mainlander, and I have no problems living here. Yes, there are lots of bugs and geckos, but so what? This is Hawaii..you get bugs and geckoes at the Hilton, too. The planes don't bother me, so I wasn't worried about that. But don't let anyone fool you...they are coming in for a landing, so they are low and loud. If you don't like the noise, stay away. The bedrooms are small, but closets are big. I have plenty of storage for my stuff with a 4x6 shed in the yard. It is me, 2 small kids, and 2 cats, and there are no complaints about room for toys, blankets, suitcases, and all the stuff that goes in closets. Maintenance has always been out within 24 hours of a call, and they even brought housekeeping once to clean up after some bathroom work. I have no a/c, but the breeze is always blowing. Jalousie windows with screens, so bugs are kept to a minimum. Not much you can do about the aforementioned geckoes and roaches other than call for pest control, which is provided. My only complaint really is the traffic, the speed limit is 15 and there are speed bumps and road dips, but no one abides. Keep the kids away from the street.

                                        Obviously, I am a mainlander.<br> <br>However, no fault of IP, my military family was not told of the differences living on this island would incur: smaller homes, limited storage, super duper expensive, and rude people (and I am NOT referring to the locals) Granted, some of those things can be expected anywhere you move, but we moved to IP because its the only place on the entire island that has homes we can afford (though thoroughly HATE!!!) and still get all our stuff inside!!! <br><br>But yes, IP is a horrible place to live!!! <br><br>The rules change often, and rather than just letting current lease-holders maintain the rules stated in their original contract, they get threatened with fines or termination of contract. <br><br>If you live on the south or north side, your homes have no a/c. To get a/c you must provide the window units (that they insist on mounting in the walls) which costs you $60 a unit (they wont allow you to self-install) and you are only allowed two units per dwelling! <br><br>Some rules are so vague that whoever is the area manager at the time can decipher them however she chooses to. Ex: altering your lanai. One manager says trellising is considered an alteration. Another manager says its okay so long as its not attached. Yet another says that it cant be taller than the provided fencing. HELLO???? <br><br>If you live in Puuloa (the "normal" housing with central a/c) then you fight battles over parking spots. And dont even start on the electricity issues (plugs that spit sparks at you everytime you plug or unplug something!)<br> <br>And yes, of course there are bugs! However, I have never, ever lived anywhere where pest-control didnt treat the dwellings every six months (IP DOES NOT DO THAT!!!) I have only ever lived in tropical climates, so this excuse that its an island is a bunch of crock!!! Pest control only works if it is used. and like everywhere else in the US, it is up to the landlord (or LLC) to take care of it!!!<br><br>Pricing: I have yet to figure out the pattern. Apparently, prices go up every six months. Some people get notices that its going up, and others get notices that its going down!! (two of my neighbors got conflicting flyers for the same exact sized unit, while I got no flier at all!!!)<br><br>Management: I got a citation because my grass was too tall, yet, my neighbor who hadnt cut his grass in so long that you could tell the lawn was mostly weeds, got no warning at all, and two days later had an IP lawn crew cutting his grass for him!!!! <br><br>Overall: there are NOT alot of choices to choose from on this island for people with tight wallets, pets, large families, or just a lot of stuff... so IP is too often the ONLY choice regardless of all the headaches. so would I recommend it? Heck no!!!<br><br>oh and The Private Beach: HAHA!!! Not a place for small children (or any children for that matter) There are BIG rocks, slabs of broken concrete, piping that I can only assume is sewage piping, and just generally a dirty beach. (great view though!!!) LIke that matters.<br><br>If you can find someplace with central a/c and carpeting and pest control... GO FOR IT!!! But if you like to be hassled,dont mind sleeping with the roaches, dont mind walking on egg-shells, or having your property stolen right out from under your nose,(or just have no other choice) then IP is the place for you!!!

                                          Our family is the type that chooses to see the glass as "half full." We've been blessed living here, but it's been a choice and a challenge at times. It's been a challenge w/the rules and what we see as double-standards. Our grass is a centimeter too tall and we get a notice, but other yards have tall grass for days if not weeks and nothing is done. I can see why they need to have rules, but it seems they are picky and sweating the small stuff. I've complained several times about residents driving way too fast thru our residential neighborhood and nothing has been done. That to me is a far bigger concern when we have a lot of children riding bikes, walking and playing here. Would I recommend Iroquois Point? It's not for everyone. Patient people who can shrug off their picky rules will do fine. We enjoy the beach here.This is better than our older housing on Schofield Barracks, so we are thankful for that, but if you don't like rules this may not be for you. If you have a good attitude and choose to enjoy it here, you can do it.

                                            We wish we'd never heard of this place

                                            We moved here because we were desperate to get our pets out of quarantine. What a mistake! The inane rules alone are enough to make you feel like you are living in a prison camp. We can tolerate the planes and the bugs & lizards (although it would be nice if the screens actually fit on the windows to help keep them out), but when we are receiving notices every other day about some new rule it gets to the point of ridiculousness. Also, in the summer it is horrible without central A/C.

                                              Could be better, could be worse

                                              Hubby & I have lived here for almost 2 years. Yes, there are bad points, ants, roaches, a/p noise. The beach is not inviting (although they make it look pretty). Traffic is painful. But not all is bad. Roomy places. Nice yards. Privacy. For the price I think all is reasonable. Rude staff? You betcha! Rules that apply to some but not all? Yup. But I'd still rather this place than some of the wa-a-a-a-a-y overpriced matchbox cave-dwelling highrises around here. It's like anyplace - it's what you make of it. Bitching won't make matters any better. Deal with what's here, or move to whatever "better deal" you can find.

                                                I like it here

                                                I have lived at Iroquois for 2 years, and for the most part, really enjoy it here. <br><br>It is really hard to find a decent sized house in Hawaii for very reasonable rent, with a huge yard (if you cut the grass regularly, it looks really nice, I just wouldn't walk barefoot on it), and are actually allowed to have a pet (99% of rentals here in the islands don't allow pets). Not to mention the full size washer & dryer I've never had problems with.<br><br>The award winning elementary school is awesome. Super safe for walking to school. Air condition & computers in every room. Good staff. And, at the moment, not maxed out at full capacity like other schools in the area that have track schedules.<br><br>As for previous comments on the "plywood" walls (it is not plywood, but actually tongue & groove solid wood), bugs and non-airtight jalousies, that is a typical Hawaii house for you. Try to find a house anywhere in these islands built 25 or more years ago that is NOT built like this. This is a tropical island, insulation is not needed.<br><br>Outside is a private, peaceful neighborhood that you can enjoy walking or jogging around in. I love that!<br><br>I lowered my electric bill by about 40% by putting in flourescent bulbs. (I don't have central air and have only 1 air conditioner). Also, our electric rates are lower than on the outside. <br><br>Maintenance is quick. Pest control comes as often as I request. The fitness center is brand spanking new, not to mention state of the art.<br><br>Yes, the traffic IS Horrible (I do hate that), the residential office staff are jerks (more concerned about the "image" instead of the residents), the jets flying overhead are irritating, and I wouldn't dare step foot in the hazardous-to-your-health beach water (though it's nice to look at). But I think there are more positive things to this place than not.<br><br>I just got a letter to renew my lease agreement for the 3rd year, and my new rent has been lowered! I wouldn't be able to find a 4 bedroom house anywhere on this island for the price here!

                                                  A: It depends when you go, if it's traffic time about 45-60 minutes if it is not traffic time, it's good about 30 minutes. Morning traffic is crazy, you either have to go about 5 and take Kunia Road or wait until 8 after all the schools start otherwise it takes almost an hour.
