We have lived here for over a year and we really do like it. There are a couple things that aren't the best (high energy bills for the terrible wall AC units) but overall it's pretty nice. The amenities are great but hopefully they don't add to much so that the rent goes up a lot.

Living at Kapalina Beach Homes is truly beach style living. The beautiful beaches are particularly at your back door. The grounds are always well maintained and the staff is always a huge help.

Living here is great. The only compliment I have is that we live under the direct pathway of commercial planes. There's always something fun going on and the community is clean and beautiful.

The community is beautiful! Maintenance and Resident Services are friendly and responsive! My son loves the splash park and beach access! Parking and the speed bumps are the only issues we've come across. We love the community so far! So glad we were referred.

We love living here! So many amenities that make living far away from all our friends and family easier! We enjoy the beach, splash park, dog park, dog beach, amazing restaurant, the school so close, having a mini mart within the community! And soon the pool!

The community is away from the hustle and bustle of town. Down sides are planes go over low heading to the airport and you can not watch a movie or tv program without having to pause phone calls are the same way. There is no insulation in these homes so it does get really HOT. And if you run your a/c you will have a large utility bill. Utilities are not billed from Hawaiian Electric Company so electric cost more here. The staff are friendly maintenance is very friendly and do great work.

So far so good. Although I don't agree with the rental of the A/C, but what can you do? I do like and hope to enjoy all the new & upcoming amenities being built around the property. Everyone is friendly (staff) and like the new entry gate system installed. Maintenance couldn't get here any sooner to install A/C's but what can one do? Maintenance is always friendly & polite.

Beautiful, peaceful, and serene. Homes are beautifully remodeled, the beach is close enough to walk to and the maintenance staff is quick to respond and very kind. There is a farmers market every weekend and the pool is almost done, with a new weight room to follow. What is not to love? It's wonderful here - you should check it out.

Absolutely love the neighborhood. Love all the new amenities and being so close to the beach. Everyone helps each other out. It's like a whole family around.

Kapilina Beach Apartments is an outstanding place to live. Great service and great amenities. Private beach, gym, lake and dog parks all make this place what it is.

The neighborhood is wonderful. The new addition of the restaurant on the beach is just one more added plus. Staff is friendly and helpful along with a great maintenance staff. I'm very excited for the community center to open up.

The amenities from the beach to the dog park to the new little restaurant and all the walking trails is just a few of the options while living here. I am planning on living here for a very long while ! Maintenance is great here always answer right away. The staff are wonderful people. And I feel safe to walk at night throughout the neighborhood which is key in my world.

We have lived for nearly 10 years and love it. No better place to live. The staff is awesome and the maintenance crew does a fantastic job. Love the renovated beach. Can hardly wait for the community center to be completed.

I have been here since 2011 but am rapidly beginning to hate it here. Last year I was forced out of my unit due to renovations. I picked a new unit and it took over 2 months for them to renovate iit. I was also required to put down a full deposit on it yet the property is offering 500 dollar deposits to new residents. 500 for NEW RESIDENTS BUT 2500 for old established residents????tonmive into a new home you pay your pro rated rent utilities deposit and then 2 weeks later your rent is due, plus moving expenses. You basically have to come up with 5 to 7 grand in one month. While new residents pay first month rent plus a 500 dollar deposit. GREAT WAY TO REWARD LOYALTY AND STICK IT TO YOUR LONG TERM RESIDENTS. Finally parking. I live on 110th and its like an obstacle course getting down Ibis! Most of the homes on Ibis have multiple vehicles and some of them are not legal(taxes haven't been paid no safety check) but the Car ports are full of junk. How about spending some of the money you screwed me out of to tow some of those pieces of crap. How about making them clean their car ports so we can navigate ibis with fear of hitting a kid or animal running it from between illegal cars or when I turn into Ibis I can see if anything is coming. I'd go down Heron but because of the screwing I took on my new lease I can't afford the additional gas!!!! Maybe next year my family and I will move back on post where community standards(just like in the lease I signed) are actually enforced.

Kapilina Beach Homes: The Slum by the Sea I moved into Kapilina 6 months ago with high hopes, excited about the everyday resort style living they advertise. Six months later I am paying them an extra $5000 to break my lease and move out early. I saw all of the negative reviews before I moved in, but for some reason I thought it would be different for me. It wasn't. Details below if you need more information: Pros: Nice location, Beach is pretty, Dog Park is nice, Good place to take a walk, management personnel are professional but understaffed, underfunded, and not really able to help much. Cons: Heat - Our house was not equipped with Air Conditioning. Prior to move-in we were told that the breeze kept the house reasonably cool. In reality it was usually about 5 degrees hotter than the outside temperature. Do the math ... if it's 85 outside, like it is most days, it's 90+ degrees inside. If you get AC electric bill will be $500 plus a month guaranteed. The Beach and amenities - The beach is very pretty, and it's a nice place to go chill for a few minutes and enjoy the scenery, but that's about it. The sand is more rocks than sand, and there is nothing but reef beyond the sand. The lagoons are likewise pretty, and a good place for a stroll, despite a large sign warning of health hazards from eating anything you catch there. Location - Add 10-15 minutes to your drive time for anywhere you are going, every time you leave your house. On Oahu this turns into a big deal very quickly. Overall floorplan - The "Master Bathroom" has a shower that's a 3 foot by 3 foot square. If you drop something, you either have to be a yoga master to retrieve it or else step outside the shower. The washer and dryer are located in the middle of the kitchen, which means that you can't do laundry and watch the TX, or have a conversation, or pretty much do anything else at all because of the noise. Building materials - The floors are a cheap plastic material that they call "laminate", but it feels like walking on ridged plastic. Take your shoes off and imagine walking on it barefoot for a year and you will see what I mean. The windows and screens are old and have gaps that let in bugs and geckos. the closets have old sliding doors that continually fall off, much like the rear screen doors continually fall off or get stuck. The cheap vinyl blinds click and clack all night. Overall everything is pretty much just run down ... like a slum, not like a resort at all lol. Appliances - The refrigerator is tiny and old, and does not have an ice maker. Using ice trays takes up half of the tiny space allotted for the freezer, so there is not really enough room for use by a normal family. The stove is extremely base-level, doesn't have a timer or a clock, and makes the kitchen so hot that we often ate out in order to avoid having to use it. Our dishwasher is likewise small and looks like it was teleported straight out of 1978. Maintenance - Over the six months period I lived here we had multiple issues with these breaking down. The average response time for maintenance was about a week. The washer leaked when we moved in and it took over a month to get a replacement washer. The main toilet broke and I spent 5 days sharing the tiny master bathroom with two teenagers. "Resort Living" my --- ... quite literally. Grounds maintenance - The yard was all weeds 50% of the time. It got mowed about once a month. I complained frequently, it never got better. Summary - No matter what your situation is, there are better options out there. If you are military, stick with base housing ... the free utilities and professional management make it a no-brainer. If you are not military then find a nice modern house in Ewa or elsewhere for the same price. You'll be glad you did.

I have been here 3 years and the staff is absolutely great....Evalani is the greatest, she always helps me whenever I go into the office..Brandi is also great. Having a beach on property is also great. Living here reminds me of being at Eielson A.F.B .....a lot of planes landing (seems every 15-30 minutes) but a great place to experience. This year I do plan on buying a house but I will miss living here.

Here is the verbiage from your review you posted on our internal Resident Portal: Great for military to make friends live Aloha - If your military and moving to a brand new place where you don't know anyone. You couldn't find any more of a welcoming community. Of course there is always a few people who will complain and make drama anywhere you live. Here at KBH we as a community utilize the blessing that fb can be used for. Forgot something at the grocery store, lost a shoe at the beach or have an emergency? No worries. This great community has your back. Not to mention the beach is so close you can walk to the beach. Never the less I would still choose living here if I had to do it again. The elementary school & NEX gas station within the community is super convenient. Can't wait till the Pool opens. Townhomes are huge and have central air.

I thought the marketing was just that and likely too good to be true. In fact it was vastly under promised and over delivered. Great place to live. Constantly upgrading facilities and amenities. Reasonable rental rates for services provided. Close enough to Honolulu but not too close.

Kapilina Apartments is a very friendly neighborhood to be in. This has been by far the best experience I've ever had as far as living in a community. The staffs within the Kapilina Apartments really enjoy taking care of their residents. Rachel Ventura from the leasing office showed me and my family true care by ensuring that other than helping us with our contracts, she also ensured that we were taken care of. A five star neighborhood with five star staff members that will take good care of you.
