Kapilina beach homes are truly a dream come true. Living here allows my family to feel safe and we're able to enjoy the neighborhood with the guaranteed of having good time. From walks to the beach to the entertainment at the restaurant. This place is paradise.

I'm brand new to Kapilina Beach Homes and so far so good. The staff has been very welcoming and quick to respond to my service requests. I really like the fact that there is 24 hour courtesy patrols at the gate and access to the beach is just walking distance.

This is barely updated and maintained military housing with contaminants in the drinking water. Be prepared to use filtration on all your water and or buy bottled water. The kitchen appliances are ancient. The water and dryers are inefficient. The windows don’t fully close which would be fine if it was a quiet community, but it is not. It is impossible to peacefully work from home. The community services like the pool have been continuously closed. We also haven’t had a positive experience with the lady who mans the front desk. She is not customer oriented or resolution oriented. The positives are that there is a gym that has been open, though the yoga mats need to be replaced. The walking path around the lagoon would be great if the concrete path weren’t so badly broken and lifted up in some places that it’s a terrible tripping hazard. The maintenance has been good. They are responsive and helpful. There are just so many issues it’s impossible to fix everything. Prepare for peeling paint. They use cheap latex paint. The doors stick. There are also hawaii specific things that anyone coming needs to know, there are roaches, lizards (and their poop). The lenai’s are hard to keep clean and you will never get a full night’s sleep with all the feral roosters that go unmanaged.

Community facilities are nice. The units are old and could use some attention/updating. The beach is down the street, and they have food trucks once a week at the beach park. There is a beach cafe that is good! Electricity is very expensive and doesn’t always make sense. The grounds in general could use some tlc. With so much grass, I don’t think groundskeeping can keep up. Replace that with more trees and more native plants.

The main complaint I have in the community is that it is almost impossible to get anywhere in a timely fashion, regardless of time of day. Single households are allowed to have 6-7 vehicles. Vehicles are parked on corners of intersections and well into the street during peak traffic times, causing pile ups. There's no enforcement of the awful driving allowed in the community - for example, no one stops at the intersection of Iroquois and Cormorant from any direction. Especially during school pickup and dropoff. It is absolute chaos driving in the community and trying to find parking. Don't really enjoy that other people who I don't know are allowed to park their cars in front of my house at any time of day and I can't say anything about it. We enjoy our privacy.

It’s a great place to live. Beautiful environment with lots of amenities. Great people lots of activities and people are always out walking, exercising enjoying their morning and evening stroll. Plus a bar at the beach and the view makes it feel like a mini Waikiki.

Termites and ant problems need to be fixed and mentioned before move in. We pay alot for that? Security out front need to be a bit more strict how they let people in. Fans situation is crossing with other homes. Fb group mentioning alot of guys whether teens or adults being sketchy towards women.

kapilina has been by far one of the best communities I have ever lived in. all the staff are so friendly and kind. the people that live here, especially my neighbors, are like family. I really like the amenities in community

Being a previous military base, this community is on the Navy water system. In May 2021 the Navy accidentally released tens of thousands gallons on Jp-5 jet fuel and antifreeze into our drinking water. This effected over 93,000 people. Military people were put up in Waikiki hotels for 4 months. Civilians were left to fend for themselves. While I live in a nice home virtually across the street from the beach, the health repercussions are not worth it.

Amazing Community
This place it’s absolutely amazing when it comes to their level of service. I have live on island for approx 7 years in different places, but since moving in to Kapilina Beach Homes I have felt more like home than where I come from. The level of professionalism and service here is to the best I have seen on island. In one instance I asked for clarity on some documents and Mark Swain responded to my request. The timeliness of the response and attention to detail he provided upon our meeting was outstanding. His knowledge and expertise set me at ease with all the questions I had. I have never received this level of professionalism from any housing staff or maintenance personnel. I am still in disbelief how amazing the the staff at Kapilina is and how welcoming they make me feel. Must check out this community.

I love it! Close to the beach and great amenities. I feel safe. I love the community. I love that it is gated and that there is an elementary there. Mostly I love that I can hear the ocean from my bathroom.

The community amenities are great. The community can be noisy sometimes when people bring loud music players to the basketball court or pickle-ball court (we live right next to both). The maintenance staff is quick to respond and always courteous.

Work orders need to be taken care of. The neighborhood Is very noisy. Security is a joke. They let anyone in. They done even care that the vehicle doesn’t have the stickers. They just wave them through.

The community has gone through a lot of transitions in the last 8 years. I am generally pretty happy with everything. there are short comings in maintenance, pest control, grounds keeping, availability of the pool or the splash pad and some breakdowns in security that caused me to install cameras. It is a great alternative to apartment living, and the neighborhood is second to none in Ewa Beach. there is always room for improvement.

Kapalina Community is getting overprice with old rental houses falling apart which required minimum fixture. Ever since KAPALINA opt for a cheaper Security it has brought crimes with it. Cars are been stolen from carport and things are stolen from houses.

Moving in was great and easy. The community is well kept and everything is so professionally kept. I love what kapilina has to offer, my kids favorite part of course is the splash park! The first even my children and I attended was the Super Bowl event. It was so awesome and I appreciate everything that was offered. Thank you for such a wonderful living environment.

Maintenance took over two months to get a new dishwasher installed. We reported it broken when we first moved in. Other than that, we enjoy living close to the beach and having the school in the neighborhood.

Don't rent here. Go somewhere else. Unless they knock them all down, rebuild, and negotiate better electric costs with the Navy you will ---- you living here. The maintenance people do not care and barely make minimum wage. The gate people are even more annoying. They can't legally stop you. And it's against the law to require ID access for a public beach. It's a waste of our money having them there.

So I placed a work order on 20 December for a plumbing leak in the ceiling causing a water mark. My main concern was mold as my wife if 21 weeks pregnant which I expressed in the maintenance request. Someone came out the 26th and said someone else would have to come fix the issue. The 27th someone came out and said the same thing. So finally on the 3rd of January that same person came back and fixed the leak. He also patched a hole in the ceiling from when my thumb went through testing how wet the drywall was. So instead of cutting a hole where the wet spot is he patches the thumb hole and cuts a hole away from the area where the issue is. So we were waiting for someone to come test for mold and after time after time of asking we finally get a date for Belfor to come to test for mold which was 10 January. A whole 18 BUSINESS days after I expressed my concern for mold someone was supposed to come. Well my wife took off work which she does not get paid when she takes off, the person doesn’t show and we get zero notification from your office or Belfor. And the excuse I get is Belfor had an emergency. Well to me and my family this is an emergency and no one in Kapilina seems to care but they act like they do. So I express my frustration and we try to reschedule and get told we can’t do it that day because Kapilina workers have that day off. So if this community actually cared about its residents I think someone would be able to come in on that day to be present for the test. The only reason we have to have you present is because of YOUR lease terms. so then I email asking if we can break our lease because we do not feel safe in this home due to your negligence and it gets ignored. This place is a joke, your staff is a joke and your policies are a joke. All grey star and black stone care about is bringing in money and once the money is coming forget about taking care of the people giving you the millions and millions a month. This place sucks!

They provide many events for the community to participate in, and even have a small beach side restaurant that serves themed meals and drinks. It feels like a safe place to live, with a front gate monitoring traffic and regular security rounds made in their vehicle. Grounds maintenance does a good job of keeping up with keeping things looking good. The community is pretty quiet most times, only in the past year or so there as been and influx of feral chickens who are a nuisance because they are multiplying quickly, make a lot of noise, and have ruined my personal plants. There are some good staff and some that don?t seem to really care or not very helpful. The previous property manager was never accessible and didn?t reply to anything.

Chickens are a nuisance that they don’t even try to get rid of, yards gross with tall grass unless you live on the main road, maintenance doesn’t do their job and lies about it, rent is all over the place even for same exact floor plans on same exact roads, pool is always closed-
