Sometimes neighbors across the street does karaoke loudly at midnight, keeps us awake…. Then there are people blaring their loud music driving by in their cars, with windows down, music with swearing words…. And teens driving playfully in go carts… sometimes recklessly, my concern for their safety…. Ten years ago things were quiet and respectful between neighbors….

Making sure you can be reached by phone and speak to individuals who aren't in the state. Make it where you connect with people that are here in the state who knows about the complex and not transfer you to Hawaii branch and you still don't get a person on the phone. That was my biggest thing waiting for 3 to 5 days before getting a response from someone.

I like the community just certain issues like with the gate lines. And rent price differences for same type units. I mean I would have lived in the flats area with same amount of bedrooms for 100s less of the rent

We've been here a month. So far, everyone is so kind. The neighbors are great. The staff are always polite and professional. They are quick to respond to any maintenance issues that arise and it's been a great experience so far.

Moving in was a breeze and made my very stressful move just a little bit less stressful. The house was in good condition, the family and I love it. Huge shout out to Brian for making it easier and his punctual personality for getting us the help we needed when we asked for it. We have been here for almost a month now and we love the amenities, the state, and the people. The management team seems to be on top of our needs and we get a response right away no questions asked just action. So far I would recommend living here.

Please see my previous comment section about the rent increases and plane activity along with the other factors listed. Also, as a side note, when moving people in, please try to consider where you place people and maybe don't put people with screaming children who scream all day and night (no seriously this is a real thing, we are up almost hourly at night because of this child) attached to the same house as people without children who like their sleep and their quiet. I know you can't 100% control all of that and you like to fill your units but the people with kids like having people with kids nearby so they can all play together the people without kids like living around people without kids because they don't have kids and with the closeness in proximity of all the houses and echo chamber that the design of the community is, the sound is amplified and it makes what used to be a happy situation a not so great experience with these types of situations. Just a thought.

Houses seem fine at first, you can tell they are older Navy housing that they took over. They never prep the houses properly they just paint over old damage and repairs. Maintenance team is great for the first month then they are extremely slow or give you a whole days time of when they might show up, which isn’t great when both people work and you have animals.

Kapilina once offered the safety and upscale living that came with its fantastic amenities. However, rent has risen substantially, yet the standards that once made Kapilina worth the high cost are no longer evident. Rules are no longer enforced, and the security guards no longer patrol the neighborhood to ensure these rules are adhered to. A neighborhood board is needed to maintain the essence of Kapilina

Just don’t. Nice beach, but this is Hawai’i, there are beaches all around you. Nice pool (when it’s open). Maintenance slacks. When tou need something replaced….. and you will… it’ll be a cheaper alternative to what you had…. Management could care less about you staying here. They will raise your rent out of control asap. Also, DONT FORGET ABOUT RED HILL!!! The water is trash. DO NOT DRINK THE WATER IF YOURE STUPID ENOUGH TO MOVE HERE…..

I just moved into kapilina and on my first initial visit I was amazed at the staff they were so pleasant and provided a welcoming spirit easy to talk to and attentive to detail. They are a joy comparing to other facilities. My family and I are extremely happy and satisfied with all that came with attaining our keys the ALOHA is awesome kudos to the leasing staff the resident staff and maintenance staff members everyone I’ve been in contact with to situate our home has been a joy. I highly would recommend anyone to live in here. Thank you to Ariel, Brian, Madison & Kaylyn for all your aloha. I live on a quiet street, there was couple of incidents we noticed about people being sketchy with electric boxes here in the middle of the night. House is literally slapped together. Paint is horrible, paint keeps chipping and it’s all over my floor, things break left and right and i haven’t even lived here for a year. Bugs galore. Electric is outrageous and i don’t even use that much electric!

It was a really great community when we first moved in but wasn't until Jan 2024 when we first noticed it going down hill really fast. The amenities are great but with adult residence not supervising their young minors at all times we find vandalized property in means of graffiti, broken items, trash all over the properties. It's not just the unattended youth but adults as well. Once things can go back to it's former glory we can feel safe and recommend this community again. We hope the company and management realize that the access to and from this property is only one way in and one way out. We rely on having the community rules provided to each resident in the leasing agreement we all read and signed to be followed and security and along with management enforce this rules should residents and their guests not comply. The community feels safe overall. We have had multiple issues of random loose dogs wandering around our house and that's when I felt the least safe. I have three kids so I worry because we don't know where these dogs come from and if they're friendly. Other than that, our immediate neighbors are really nice. The community has great amenities that we've been able to enjoy. The public places are clean and well maintained. And I appreciate the weekly Wednesday Night Markets. The security at the gate are meticulous and we appreciate them. The front office for residents have very kind and patient workers.

Kapilina has gone seriously downhill since I moved here in 2021. Rent keeps going up, it’s impossible to get any work done without some sort of suffering and sacrifice and no one cares. I used to love this community and the management that works here but majority of the amazing ones have left. I’ve been living in the dark for a month after being told my lights were fixed which is comical with how much I pay in rent. I had to get a tetanus shot after stepping on nails their roofers left behind. My tires also sustained damage and no one did anything. My floors are scratched and covered in dried paint from maintenance. Bugs are everywhere despite pest control supposedly coming out. My pots and pans were stolen by maintenance when my stove broke. No one has actually addressed the issues at all despite being told for years now. While the school is great and the neighborhood has a lot to offer, honestly it’s just not worth the rising prices.

Love living here. It’s not perfect but it’s a great place for families. Great amenities, community activities, the beach and community helping each other. It is what you make of it. There’s not many places that offer what we got here. If you look for only negatives, you’ll find it!! Be happy and look for the positives! Enjoy what we have!!!! It has been wonderful living here. The staff, especially Francesca at the pool, have been so kind and welcoming. The only problem we've had are a muscle car starts and another's car alarm goes off. The community is great!

So far all of Kapilina Maintenance have been really amazing at doing their job in a timely manner and being very respectful to my home every time they come to fix any problems that my home may have. They usually get it all done in one visit if they don’t have to order any parts. Herme Dustin and Sunny all have been really amazing. I love the community itself, but the maintenance is horrible! I used to live in the community years ago and it was harder to live there but now they allow practically anyone to live here but with that there are more problems. It’s honestly turned into the “HOOD” and is turning out to be more ------.

Nothing can be done about -------s who think they are the only ones in the world. Ewa is full of those kind of -------, there is nothing Greystar can do about it. And some items were stolen off my back porch and the stuff had nothing to say about it other than "CALL HPD". Why we pay for a gated community then?

It's definitely not like it's ADVERTISE SO CALLED RESORT LIVING, AT IT'S BEST NO WAY. LOW DEPOSIT TRAP , AND FAIL TO DISCLOSE EVERY YEAR RENTAL RATES GO UP , THEY SHOULD ALSO MENTION THE OL MCDONALD FARM OR CHICKEN FARM IN YOUR COMMUNITY.
