I have issue with communication with Kapilina Team members. Being charged for things and getting refunded is difficult. It really shouldn't be so hard when its a greystar issue. Maintenance isn't knowledgeable about things they come to fix. Very frustrating when you have to keep calling for the ame issues.

There are some things that need to be worked on but there has been some improvements. My place is quiet, feels safe, beach is near, school very close so convenient. The pot holes though are terrible need to be fixed

Living here has changed. Your staffing has changed. Upkeep of this property is really going to ruins. You call it better life better living, just cause of your amenities, well thats not everything. Your managers for the different areas need to get out and look at the place and see how MESSY and run down areas are with out dated cars, flat tires, parked in 1 spot for 2 years that we have seen, the crime thats happening, your security team, WHAT Security..Sorry you guys need to get it together. And our calls to the main number, Never does anyone answer. Will I get a response to this , you guys ask for feedback but does anything get done, are we being heard, have you gone on FB and look at all the thngs being posted about crime. Oh, and the road coming into this place is CRAP..how come not being paved. the light out there on North road, is out, sooo dark .Lets see if you respond. We like it here, quiet, no one bothers, but it could be better, as it was.

Trying to understand the update on the pool area. If this is an addition of a grill in a pool area where there is no supervision. That's pointless and a lawsuit in the future. But yet, there haven't been information sent to the community on what is being done. Just rumors from the community

There are several issues that management is trying to resolve. I am not sure if it just takes time or what. Overall the community is amazing. The only downside is the road coming in needs to be maintained more (too many potholes). The other downside is the location you have to drive 20-30 minutes (due to traffic) to get to Home Depot or Walmart. Otherwise it is a good community.

It’s lovely place, but they painted it tacky colors after move in; and maintenance is way behind. Could be a wonderful place but seems to be struggling. I do like my rental house but am consider moving due to lack of maintenance in community and how remote it is.

The lawns are never mowed in a timely manner. The grass is often knee height before it’s mowed. There has been an increase in crime and security does nothing. The location is beautiful and quiet (other than the air traffic)

At Kapilina Beach Homes you will experience comfortable living. Happiness all depends on you and what you make of it. Our family enjoys the community entertainments and event. We utilize the pool area, and gym. My grandchildren can go outside to play and enjoy themselves. They especially loves the beach area where the can fish.

Pool area is closed a lot. I’ve rarely heard of a hotel pool being closed down as much as Kapilina‘s pool. Also the electricity goes off more times than I’d like to think. Once electricity was off over 8 hours and many items in my freezer were starting to unthaw, maybe we need generators for our housing, not just the Hale.

I enjoy living in this community. I am always kept updated on any incidents or events through email. Having a gym and pool area on property is great! I don't have to travel far or fight traffic to get to them. Being in walking distance to the beach is also a bonus.

The houses are old and need more upkeep than is currently provided. The community also has a significant problem with off leash dogs. But the amenities are nice. I think the office staff try very hard but there are many residents who don’t leash their dogs and these dogs bite kids and other pets.

A mi me gusta mucho la casa donde vivo y la comunidad, pero hay mucha gente que no sigue las reglas y eso molesta mucho. Por ejemplo en frente de señales que dicen no pescar, la gente va y pescar y nadie les dice nada. En el área de la piscina dice que solo 2 invitados por casa y llevan mucha gente en especial la gente local, no usan la ropa adecuada en la piscina, los niños no los controlan se la pasan gritando y corriendo, entiendo que son niños tengo una también pero se debe poner límites y respetar a las demás personas que vamos por un momento de relajación o distracción pero de verdad que hacen pasar mal momento y estan las personas que trabajan ahí y no les dicen nada no entiendo. El playground de los mas pequeños entran de todas las edades y lo destruyen lo usan hasta brincan la cerca destruyen la puerta y nadie hace nada. Siempre miro reglas en todas partes antes de entrar a los lugares pero no las siguen.

They’re overpriced for old housing and when people do fall behind on rent,, they are quick to take legal action without even giving people a chance to catch up with rent. These are hard times we are living in and people are not merciful, at least this corporation. yes we all know it’s a business but it’s still getting very difficult to even live with these high rental prices. Corporations need to understand that too as long as a tenant is trying their very best to catch up. That’s what should be taken into consideration. And be patient to allow them to have organizations that can help in these difficult times, especially when we just came through an employee shut down.

The staff sell you on the amenities and that you're living in paradise. There have been nothing but problems since we've moved in. Maintenance doesn't communicate, it's difficult to get work orders complete. The lawn is never mowed. We pay fees every month for pest control, general area maintenance and lawn care but nothing is ever done.

We have enjoyed our stay at kapilina. The community is quiet the air conditioning is a plus. The town homes are nice and quite. And the street we were on no one bothered and very minimal trouble. We were residence since 2017 and haven't had an ly problems while we lived there. Today was pur oast day in our unit

My experience in general in the community has been good. However, I think the maintenance of the yards goes lacking often. It is too long between mowings and no seeding or fertilizing of lawns is done.

My experience with this kapalina Beach homes it's the area where you can be safe You can go walking to the beach to the pool do whatever you want and you will not be bothered and if you do need help they're always there so it's an excellent family place.

Lip stick on a pig! The community has much potential to be a very nice place to live if Kapilina would put some effort and care into the maintenance and upkeep of the grounds and housing. I enjoy the beach and the overpriced cafe/restaurant at the beach.

The gym and pool are quite nice, walking to the beach is a great amenity. We were told we can fish in the lagoon but then there’s signs saying you cannot. Sometimes maintenance will be delayed and not show up when they say they will.

It’s been a nice transition so far. My family is loving it. Just adapting to the longer drive times is the hardest part. My neighbors so far are kind. Kind of too soon to tell to give a true and full review because it’s only been a month in the community. We’re hopeful for a grate experience.

the community when we moved in 4 years ago was lovely and we felt protected and very comfortable. the entire feel of the community has changed somewhat with standards being lowered and the quality of the services seems to be of little concern to management.

I love our community here at Kapilina and even though there are no perfect places outside of heaven this place is a great place to raise a family and enjoy the beach within a short walking distance and the pool, splash pad, parks including the dog park and DLish make this almost pretty close to perfect for my special needs child and I.
