Experienced a very welcoming community both by staff and other residents. Love the beach access, love D’lish, and think these old homes are super kitch and cool. Living without much ac is hard to get used to, and the roaches and ants are a challenge but no big deal.

The overalll aurora of Kapilina Beach home is satisfactory.. the outer appearance is beautiful and the access to the beach is amazing. However, the speed and efficiency of maintenance is horrible.. not to mention the sneaky, and frequent increase in rent the longer you stay there..

Honestly, I feel the utility bill especially the electric bill it way too high. There wasn't public transportation until recently; however, the bus only comes once early in the morning, and then once more in the late afternoon. It would be great if the bus could come through the community throughout the day so that residents who live in Kapilina have a way to get around. I see a lot of residents walking on the side of the roads going in and out of the community where there are no sidewalks and is not safe at all.

Leasing team is great. Resident services doesn’t respond and one of the desk personnel seems like she hates people. Maintenance closes work orders that haven’t been complete and my place has a leak that may damage the property.

At first, everything was organized and clean, but over time, people who don't follow the rules live here, and no one supervises. It's absolutely unsafe, and even the security guards let people in at will. Now, I wouldn't recommend anyone to live here.

Just getting acclimated to living in Hawaii with out AC. Apartment should have been cleaned up out side pryer to the move in date. Kapalina guide say's all homes have 2 AC units, there are none in our apartment.

My experience here at Kapilina has been very interesting. The first year we had a couple of incidents on our street (stabbing, unit almost catching on fire, and drama within other neighbors) But so far, this street has been the best yet. Since previous neighbors moved out. My family and I feel very safe. The community team keeps it super clean and always makes sure our grass is cut often. It’s unfortunate we have to move but this is a great community. If I had a choice, I would stay or come back.

You don’t want my thoughts about how awful the maintenance is here. We are here only for the amenities and that’s it. If you don’t like bugs or noise then don’t move here. Maintenance is extremely slow and usually don’t finish the jobs.

The community is stunning and exudes a sense of security. With ocean views and direct beach access, it’s a truly picturesque location. One of the highlights is the presence of an elementary school and a preschool for the children. There’s also a playground complete with a splash park and additional amenities. The customer service is exceptional and very supportive.

We moved into Kapilina without seeing it first after being stationed in Germany. Huge mistake. The townhome we live in was filthy when we moved in. Absolutely disgusting. Also, everything was broken. (Maintenance was good about coming to fix things, I will give them that). The entire community is run down. Our neighbors are loud late into the night. It feels unsafe to let my kids outside alone. The pool is crowded and dirty. The way they do utilities is shady. Just pay a couple hundred more a month and live somewhere else.

So far so good. Only been here about a week. I like the amenities. Staff is very professional and helpful. I am just getting used to being here. Everyone seem active. Lot of sports activities. Pickle ball courts, basketball, beautiful pool and gym. Nice dog parks.

Kapilina beach homes fixes the problems in my house when it needs to get fixed. The only problem I have is my dam electric bill that’s all it keeps being high but could be my kids too but I’ve never had my electric how high it is now. But the neighborhood is very quiet and the people are very friendly and it’s a good community to live in. I’ve had no problems while living here at all the whole year I’ve been here.

Just don’t do it. It is not a “resort-style living” at all. Cockroaches and ants everywhere, landlord applying so many coats of paint to the walls that they peel off, painted over spiders and geckos, people parking their cars in the road and on the grass, amenities frequently unavailable due to breaking or “scheduled maintenance” that you find out the day of said maintenance, absolutely no communication from management when communication is the bare minimum, insane electricity prices, grass that’s frequently taller than a prairie, the creakiest stairs you can imagine, trash all over the lagoons, dog poop in all of the yards with a lack of pet waste stations, POTHOLES, very uneven and rocky sidewalks/footpaths, etc. The rent is insanely high to live in squalor. 6/3/25 update: we have now discovered termites in our townhome and the heating element in our dryer has completely gone out for the second time since we moved in last October. We put in work orders for both of those things in the evening of June 1 and have not heard back. The lack of communication while charging over $3,000 in rent is crazy. 7/11/25 Update: Despite putting in a work order for pest control on June 22, we had not heard anything regarding the work order by June 27, so I emailed maintenance to request a status update. I did not receive a reply from maintenance. I emailed maintenance and the general Kapilina Beach Homes management email address on July 1 to follow up on the work order. Finally, I received a response from maintenance that day. We subsequently scheduled the work order for July 3. When we requested a time frame for when the work would be done, we were given a ridiculously large time period of 9am to 3pm. As I work from home with an infant and four animals, a time period that large truly complicates my day. Nonetheless, July 3rd came around and the vendor showed up at approximately 12:15pm. They proceeded to spray insecticide along the perimeter of the front of the townhouse before making their way to the backyard and letting themself in to spray the insecticide all around the yard and the lanai. I did not receive any communication from Kapilina Beach Homes or the vendor to let me know the work was being performed. The last time insecticide was sprayed, the vendor told me that I needed to keep animals and children away from the areas that were sprayed for at least one hour. If it weren't for the security cameras, I never would have known what time the vendor sprayed the insecticide in order to ensure the safety of my animals and infant child. Kapilina Beach Homes and the vendor put my family at unnecessary risk by failing to communicate. This failure to communicate is an ongoing issue that needs to be addressed.

I've enjoyed living here for over a decade now And look forward to living here for at least another decade if possible. Only problems I have are all the chickens that appeared in our neighborhood within the last 3 years or so before Then it was such a quiet neighborhood, But now we have chickens that and tearing up our lawns every day and run around making so much noise

Really like how community looks out for one another maintenance team is really awesome. however the staff at main office/residental service have days where they are nice other than that theyre just straight up moody and not friendly to keep a conversation with. as far as living wise very beautiful area however bugs are a problem.

When I first looked at living close to the beach this community met that mark. It's walking distance and has great trails for dog walking. But the lagoon has been off-limits ever since I moved in, we can't paddle board, nor do any fun activities on The lagoon. But all other community features are good for the location. Just a bit far from everything. 20mins to the grocery store, or other shops.

My plan was to make Kapilina my home away from home but due to how strict they are with the rental agreement, I see how homelessness is such a big problem here in Hawaii! I don’t feel like I’m welcomed here from so far away!
