Overall, from the amenities, Security, leasing process, staff and quality of the homes for the price I give the community an 8 out of 10. The only two downsides I see for living in this community is the key fob entrance to the front gate and how the billing system works here getting a bill through a third-party that you pay on another site.

How would I describe my experience here at Kapilina? It’s okay. We have the amenities such as beach, pool, clubhouse, gym, and restaurant. Also all the playgrounds, lagoon and trail. The big shared yards where the kids can run around. I understand the home we are in was vacant for a while and did not seem as move in ready as we were told but we rolled with it. It was not clean, and still some minor things need fixing. Wish the utilities was separate or wasn’t due with rent or counted as rent payment. All else is okay.

No one comes to fix anything in a timely manner and they don’t follow request of resident when making maintenance calls. They single people out in the community. They give the run around when you ask for help with the third party billing company. We are the last HECO list to get power restored when power goes out.

The maintenance is absolutely terrible. They never call like they say they are going to. They show up with excuses instead of fixing the issues. They dont do as they say and they leave the Tennants on and island with issues without care or concern. Completely terrible and unprofessional!

No one is on the same page you always get different answers from different individuals. Upper management doesn’t get back with you when you have an appointment no Pono. So sad to have to deal with these actions

The marketing strategy pursued by Greystar has resulted in large crowds in the neighborhood on a daily basis, overrunning and often damaging/ruining public facilities. Those who don't live in this neighborhood benefit greatly, but those who pay rent are having their common recreational areas ruined, and occupied to the point they can't use them, because they have jobs.

Order was just to fix my closet doors. He was very kind and friendly. Did his job surprisingly quick. House was a mess but he did not make me feel like a slob lol. He even fixed my screen door that was not in the request.

Kapilina has forgotten those of us who have been there for multiple years. The communication is horrible and what is said can not be trusted. Still no explanation on the electricity scam that occurred. A little honesty would help.

The homes are very outdated. Geckos, cockroaches, and ants are a problem in every home due to poor insulation. So far the maintenance has been very poor at responding to requests in a timely manner and are not calling at all even though we are requesting to be contacted first. My experience so far has been 10+ days of waiting for a response from maintenance. I believe calling should be mandatory before every visit. The landscaping team trimmed the tree by my front door and left everything there. They did not clean up. The water quality is questionable and has a history of being tainted with fuel. The positive thing about Kapilina is the amenities such as pool, hot tub, gym, and the proximity to D’lish, NEX and beach. As a side note, I am terrified of my first electricity bill. With a history of outrageous prices and impossible resolutions, I only pray I don’t have the house that is charging 1200$ a month for electricity even though I don’t even have an air condition unit.

There are residents with ripped screens on their windows. We have some windows with no screens. The music and outside noise can be heard through the windows and walls. Some people are not picking up their own trash that flows into our yard. Some people do not align their cars correctly in the guest parking space, so that no one can park in the empty parking space.

Rude leasing staff, trash everywhere, animal feces around home on move-in. Ants and roaches infested the place after one night. Kapalina’s management and maintenance are deplorable, making for a disgusting, unacceptable experience.

I am formally requesting immediate action regarding unresolved maintenance issues in my unit. For several months, I have been submitting work orders to have my shower repaired, yet the problem remains unresolved. During this time, my household has been forced to rely on only one bathroom, despite paying rent for two. That remaining bathroom is now experiencing the same issues, leaving us with no reliable option. This situation is not only inconvenient but also unacceptable given the terms of my lease and the obligations of property management to provide safe and functional living conditions. As a resident here for over five years, I have witnessed a steady decline in responsiveness to maintenance needs within the community. This neglect is deeply disappointing and erodes the trust and confidence long-time tenants should have in management.

I love it here. I disregard negative comments and don’t let it get to me. The beach, pool and splash park is a family favorite. Maintenance response time is quick. Neighbors are happy and quiet. The parks are clean and I love having a community like kapilina.

The overall experience at Kapilina over the past year, has been pretty excellent. Maintenance issues however, are falling very short and disappointing. Management team is very helpful, but should take a closer look at the maintenance crew’s ability, performance and professionalism.

Maintenence Team at Kapalina are amazing!! Starting with the Person in charge of processing all of the work orders!! They are fast and knowledgeable, as well as very polite and respectful. They will Always ask before they begin working what the issues are and then when they are finished with the work, they will ask if there is anything else that needs attention/fixing. Very impressed with this Team!! Way to go Kapalina you have An Amazing Team!!

Good awesome quiet place to relax and enjoy. Near a lot of amenities and community is friendly. Finding yourself getting lost with a lot of things to do, and most of all having lots of fun doing it. Thank you kapilina for this new experience you provided me and my family with.

I had a problem with my shower not working. Within 24 hours maintenance came out and installed a new fitting. EXCELLENT service. The service person was polite and very efficient and completed the job within 20 minutes.

This was an amazing place to live, the community itself is great, everyone is friendly, the lady in resident services is great and very helpful but management has been non responsive and we feel ignored. We pay good money living here and take good care of our property and the amenities, we follow the rules and dont create any issues and this would be an amazing community if we felt supported by Management.

Maintenance is not great, and we have had police activity at two houses within 100 feet of our house. Beach access is a plus though. Water is questionable but the Navy does offer water testing after the contamination from a couple of years ago.

.I truly love my neighbors and the sense of community here in Kapilina, along with the great amenities. However, it’s incredibly disappointing how little care the administration seems to show for the upkeep and well-being of the neighborhood. Everything is falling apart. The landscaping is poorly maintained, and the tree in front of my house hasn’t been cleaned or trimmed in over a year. There are hundreds of chickens roaming freely, and many homes are dealing with rat and roach infestations—despite regular cleaning and pest control efforts. Previously, pest control included both inside and outside the house, but now it’s limited to inside only, and even that is inconsistent. Getting maintenance requests handled has become a constant struggle. It takes repeated calls and follow-ups just to get basic issues addressed. As for security—it’s virtually nonexistent. There is no longer a real sense of safety in the community. And sadly, these are just a few of the many issues. There’s so much more, but I simply don’t have the time to list everything.
