I like the office staff and maintenance staff but the exterior maintenance of the grounds needs improvement. AC is not standard in every unit and streets look like used car lots. Rent increases seem to be every year. Amenities and location to beach are pretty good. D’lish is good but always runs out of food and the drinks are not good…needs a real bartender. Live entertainment quality has really gone down hill of late. Beach is beautiful but debris should be occasionally raked from the sand…

People is nice and really professional its butiful and there's fun things to do wit kids school right in the back that's awesome. It's really different from the other side of the island but it's nice nd relaxing. The only thing is it needs to have more lights or britter lights at night cuz it can be really dark in some spots

Since moving in to Kapilina in 2017, the security has gotten worse. We are supposed to be a gated community with security at the front but the amount of theft has significantly increased in the community. Staff are awesome and do their best to take care of your needs. Electric bill is outrageously high and no one can tell me where my meter is or when the bill is truly read so we can manage our usage to see if we can lower our electric bill. It is crazy!! Maintenance team are responsive and helpful!

Overall I would say Kapalina is a Diamond in the rough - a real gem especially living in a beach community. Until recently I would have given 5 stars on safety but reports are rising on senseless petty crimes. My main disappointment lies in the fact of unfair rent practice - we moved from across the street to the ocean side and pay 4325.00/mo. The family who moved in to our old residence also moved across the street to the beach two months later and they are paying $3800/mo. We share a wall, the houses are identical. I understand small fluctuations in rent but the difference of $525.00 monthly does not align with any consistency. We are great renters- we treat our home as if it were our own and always pay on time. I’ve tried to have conversations to find some mutual resolution, sadly my attempts have been ignored.

The community of just fine. Or issues are house long it takes for maintenance to fix our issues. My wife and I both work we have kids and a pet. Even when we asked to be called to set up a time, it doesn’t happen or they just show up. There are so many issue we just live with because we know it is a pain to get maintenance out in a timely manner.

When things are wrong Kapilina blames the military and asks for our patience; when the resident has an issue about the repairs, but the rent is going up- here is Kapilina management response to the resident, "there is nothing I can do about it" ----------- July 2022. Kapilina is false.

Allowing cars in without the proper paperwork for their vehicles and themselves. Drivers license #1. Gated community! It's ridiculous, the steeling has increased, the speeding and total disregard to stop signs especially at school crossings. Terrible! How is it my nephew ringing my doorbell at midnight, why I mention this is because he has no license and the vehicle he was driving was 5 years back yet security let him in. Unbelievable.

We made Kapilina Beach Homes our home because we love the environment of Family Orientation and giving our daughter the lifestyle that we once grew up in, playing outside with our neighbors and feeling safe. The community pool, easy beach access, a mini mart/gas station, and elementary school is a PLUS!

Overall, Kapilina, management, and maintenance are great (especially the maintenance crew). Utility bills are out of control making this neighborhood a kess economically viable option for me and my family. I understand that everyone is experiencing a price increase with more coming but mine went up roughly 28% without any change in habits which makes me suspect that I am may not be paying for solely my own household or there is an accounting mistake.

Cost for housing may seem exorbitant even in light of the dated & poor energy rating the unit may have along with the unregulated growth of chickens & cats, but the amenities, square foot per unit, abundance of landscaping (mature trees & grass) and access to the coast (which is quite good) beats most rental properties in Hawaii period.

Living here has been an experience....a poorly managed water crisis that could have been communicated much better. Many pet owners that don't bother to pick up leave walking areas a mess along with the litter that blows around....safety is not bad and the housing is what it is for 50-60 yr old buildings.

Biggest issue is each year the rent goes up so the community is too transient. Eventually priced right out of community while not providing any more services then when first moved in. Income doesn't rise to match rent raises. Long term renters save community money because no need to get staff in to clean, paint, etc. for next resident. We have been here 7 years and are at the point of being priced out which isn't what we want but we are hitting the ceiling price wise and that wasn't the case when we moved in. Not smart business and hard on families who then have to relocate by force.

This is a great choice for any family. You can feel that the community is safe and protected. This is a place away from the big city. But it has good amenities. There is a Navy mini mart and gas station on the premises. The school is easily accessible. The beach is great!

I have had no issues since we moved into Kapilina. The community is great. Very helpful neighbors and very quiet in our neighborhood. Maintenance gets things done and in a timely manner. Staff are very welcoming and do their best to accommodate to your needs. Amenities are such a bonus to living here. It is a perfect place for families.

We love it here just don't like street lighting (too dim or not enough), some residents not following rules such as parking on grass areas, not picking up pet waste or not leashed, people playing football in pool with no concern for others trying to enjoy swimming.. last visit to pool this past Sunday, a little girl got hit in head, others were being backed into or forced to move out of their way. Tried calling office but no answer, just voice-mail. Should have some kind of attendant or security checks periodically since no lifeguard there.

The rooster population has exploded here. The noise is constant and sleep is hard to come by. There is no peace. They crow at all hours of the day. Have to carry a stick on walks to keep the hens from attacking us. And nothing is being done to resolve this issue. Quality of life here has deteriorated great since we 1st came here almost 3 years Go.

I’ve been very sick since moving into Catalina due to mold and contaminated water. The amenities, staff and community are fantastic. The homes are not, unfortunately. Some serious updating needs to be done to the actual homes. Also, the security folks are horrible and inconsistent. They would not allow a friend in the gate to take me to the emergency room when I was vomiting blood., among other issues.
