Do not move here. When I moved it I liked it even with having deal with the bugs, termite infestations, rotting wood, old housing structures that you can’t even hang heavy things on walls (ex: no mirrors or tv mounts) and also without having access to so many of the amenities…But they changed owners and are now changing rules and can “update” basically anything they want in your contract. They are giving out extreme fines to a ton of people that you have to pay or you won’t be able to renew your lease, or in extreme cases they say they’ll evict you. DONT MOVE HERE ITS A SCAM. Also some people’s rent just went up by $500…It’s crazy, don’t do it.

It all seems great when you're moving in. Everything looks awesome. There's a pool and a hot tub, beaches, a restaurant, events, farmers market etc. What they don't tell you is that they don't maintain the property like a resort. I've been here 9 months and my hedges have not been trimmed at all. My grass is constantly over grown. I put in an urgent maintenance request and they never called or anything, they showed up FIVE DAYS after my request that the sink would not drain. I had already fixed it myself out of my own pocket. And now they have introduced new community standards that I did not sign but are threatening to fee MANY residents for having ANYTHING in their car port besides a car. So the broom that I have for sweeping off the driveway and patio can't be in the car port. Oh and the very neatly hung things on the wall aren't allowed or I'll be charged $150. Sure there are some pretty awful carports, but how about just some guidelines rather than these archaic rules. Then throw in the fact that the hot tub is broken more than its working, the pool is closed half the time, the beaches haven't been cleaned since we've been here except when the residents got together one day to pick up. We will NOT be renewing our lease and we will NOT be recommending Kapilina to any of our friends who may be looking for a rental. NOT worth the money. PLUS, They're hiking up the rent $500 to everyone so now you'll be paying almost $4,000 a month for VERY OLD, VERY OUTDATED, VERY SMALL place that's "resort style" living. If this is resort style living, count me out!

We are moving out. When we moved from the mainland this placed looked good, and they made it easy from a distance. After eight months into our ten month lease we started looking elsewhere. The airplane noise (both commercial and military) was unbearable, worst in the morning/afternoon, and as late as 2:00am. The expansive grass areas were half dead, and the place was infested with ants cockroaches and even rats. Then they reduced the frequency of pest mitigation allowed. Then the prices started going up...a lot! Our lease was $2640 in Dec 2021, then the renewal offer was $2950 Aug 2021, and now our place is listed at $3250. Neighbors were great, many military families, but teen kids seemed to run free and unwatched, seemingly looking for unlocked doors. Pool/spa and excersize rooms seemed to be closed half the time, and security (Securitas) seemed to be more interested in enforcing petty rules and ignoring actual problems. And now you can not have ANYTHING in your carport except your car. All you need to do is read the local Facebook group and it will tell you all you need to know

This place is a scam. The houses are very unkept and worn down. Insect infestation inside the homes with feces everywhere, no matter how many times you put in maintenance request to fix this issue they do the bare minimum and never actually fix anything. Roosters crowing constantly all day long. Directly under all flights flying into HNL and military jets therefore the noise level is unreasonable. Power outages constantly, property damage done by gardeners or negligence to the community, amenities restricted or taken away, it never ends.

Aloha?? I’ve been a longtime local resident here since 2006 and I’m super delighted to call this beautiful Beach Resort Community Paradise, “Home”?? our hale is roomy and spacious, the yard is huge with panoramic views and gentle trade winds flowing from the mountain to the ocean, it’s absolutely heavenly. The gorgeous stretch of sandy beach lagoons with tropical umbrellas and chairs for your sunbathing comfort is amazing. The views are stunning & breathtaking especially on Wednesday when we swim, enjoy a cocktail listening to live entertainment and eating deliciously great food at our beach cafe “Delish”, love the luxurious amenities all around, but my favorite is the fitness room, pool & jacuzzi. I appreciate the staff, management team, maintenance team member “Daylyn” so super pleasant and helpful, grounds team and Security team here at Kapalina Beach for the “excellent service” that they provide to us residents. Superb!!! An Extra shout out to management team“Brandy Y”and accounting ‘Liza M.” for being so professional, kind, and personable. I appreciate you both?? Mahalo to you all. While living here we’ve been blessed over the years to meet some of the most wonderfullest people and “neighbors” that became our life long friends. which makes living here at Kapalina Beach “my home” such a delightful experience. Here’s to many more yrs??

Overall, we have had a positive experience living at Kapilina & we don't plan on leaving any time soon. Beach life & a fun, active, friendly community--doesn't get much better than that! The positives definitely outweigh the negatives. :)

Beautiful place completely spoiled by huge rent increases after one year. Close to amazing beaches, plenty of things for young children to do, wonderful farmers market weekly. After one year here rent went up several hundred dollars a month just at the end of the pandemic which is affecting everyone and makes no sense.

Walls are thin. Children are unsupervised. Mail will sometimes get stolen from your front porch. Potholes. Beach has too many debris and trash. Never used the pool yet as we had a ghost pooper making it unsanitary. Hot tub sometimes works.

Wonderful place, safe place where my children will grow up with a lot of love. The community helps each other, we are loving our new home. Children love the freedom that is provided here. We've already made a lot of friends, I hope to stay here for a long time.

Leasing is a problem. They always go after your money if something is lost or stolen. The maintenance is bad and they just replace broken appliances with other appliances they can find in unoccupied units on the property. If it wasnt such an amazing location in Hawaii I would never want to live there.

Very expensive, about a 1 hour commute if you work in Honolulu. Sometimes very responsive to service request, sometimes ignore you completely. On a flight path so lots of air traffic noise. Friendly staff.

Bathrooms are too small. Resident services is terrible. Airplane noise everyday. Bugs, rodents droppings etc... Rent is too high. You have to purchase specific ACs and pay to install. Utilities too high. Resident services very unprofessional. Would not recommend this place to anyone.

Very lovely place to live. My neighbors are great and the staff in the office are even more wonderful. Maintenance responds quickly for urgent matters, which is a must for me because Im not always home to explain the situation. To my knowledge, the more you know the easier it will be. Thank you

At this time, my only issue is with maintenance WOs. I'm not if it's just not priority to repair work orders properly because I would rather not be charged for the things in the home not getting repaired properly.

This is a wonderful place to live. The staff work hard we feel blessed with the space and Amenities it's a perfect family place especially small kids. We love that we are away from everything it makes it very exclusive and safe. If you have small children run don't walk here.

The staff was very friendly and helpful they made it easy to move in. My kids love to play at the splash park and swim at the beach. The amenities here are awesome they keep the community nice and clean. I feel safe living here especially with having kids. It's a great place and community.

Termites. Crappy lease agreements. Noisy. Crappy communication. The people that live here are wonderful, management, maintenance and landscaping on the other hand, are not. This is not to say they are bad people, I just don't think they are good at their jobs. They don't seem to care about the actual people, all they seem to care about is filling the houses, getting their quota (or commission) and that's it. Once you move in, it's like you don't matter anymore. People are CONSTANTLY moving out of here, says something when people only stay 3 - 6 months! They are also sneaky with the lease agreements. Our first renewal, we were offered installation of Air Conditioners for free as an incentive, the next renewal, our lease increased $500/month because we now have AC in all the bedrooms... DON'T LIVE HERE!

Within one week moving into the home, we realize the bug infestation issue and constant air plane traffic over the home which made this home rental less desirable for my family. We will be considering other rental properties once our lease term is up.

Wishing the houses would be more updated and cleaned properly before you move in as new tenants. The upkeep of the Kapilina public property/ dogpark/ Yard (like cutting the grass, leave blowing, cutting trees, getting up stuff from the sidewalks etc) should be done more serious and regularly. Not everybody has Facebook, including me, so it would be nice not having to rely on neighbors keeping me updated about certain things going on, Kapilina should contact me as a tenant via Email, if its concerns my house/ street.

My experience isn't great. It's very loud here, my senses are overwhelmed on a regular basis, my resting heart rate was 60 bpm, and it is now 76 bpm. I have PTSD, hearing people fight, yell, and scream at one another is a trigger for me. I am on edge more so now than I have been in years.
