Stay away. From talking with other residents rent never goes down only up. Mx doesnt fix stuff! House is falling apart. Looks too good to be true. Utilities are outrageous! People continually move out. Cars are always racing/revving their engines till late at night. Front gate is always broken. Security is a joke. Not sure what they do. Theyll be posed up and you can practically walk up on them because theyre on their phone. Placed a report and was told it would be filed and Id be contacted. Never was contacted. I just cant with this place. Should have listened to others. It might be good for some but I think most dont move because its too expensive to.

Overall Ive had an excellent experience here. The only things I would fix is our ant problem and maintenance running my outside lights over. I watched them do it and I was very upset for their lack of respect for my things. It seemed like he was in a rush and ran it over. Other than that Ive had an excellent experience here. We love the community, we love the amenities, we love our home.

I enjoy living in Kapilina for the most part. Its really nice to live near the beach, neighbors are friendly, Kapilina Staff are helpful and friendly, maintenance requests are quickly tended to. The downside is living in the flight path. Its not as bothersome as prior to COVID, but if you work from home it can still be pretty disruptive when you are trying to talk on the phone or video conference.

So far my experience has been a rollercoaster... there have been times I really enjoy it because some neighbors are helpful/there for each other and thats great. However the security issues stress me out so much. The break ins lately, robberies, peeping toms, people coming up to back porches in the middle of the night, the theft... I didnt realize how unsafe this community would make me feel? Im lucky to have a dog that alerts me to noises outside, so I feel a little better about that. But otherwise Its made me anxious. Other than the security I have no complaints... its just something I hope gets better or maybe the security gate can be more thorough? Not sure what we can do to help it get better, other than Im purchasing a security system soon.

Good neighborhood with resort like amenities and its own beach and lagoons. It would be quiet if we weren't in the landing path for both Hickam AFB and HNL Airport, as well as the military shooting range beside the school/beach. People are always moving in and out but that's fairly common when majority of your neighbors are military. Feels very safe around neighborhood at all hours and at the school. Since it's privately managed, the lease rates fluctuate greatly with market, so its not a great long term solution unless the govt/military is paying for your housing.

Great if you love your house falling apart and termites. Nothing actually gets replaced when it comes to termite damage. They fill the hole and pai t over it. You can literally kick out the wall. Thats how thin they are and have enough termite damage where you'll be fine if you go through the wall. Besides termites, you also get to share your sockets with ants who make nests and get ripped of for ------ homes for heavy prices.

Kapilina Beach made it very easy to view the housing options through to finalizing our lease. Since we have moved in, its been wonderful, especially all of the amenities. Its a safe community for our family, and an oasis to come home to.

At 10:00pm 3/7/2021. Just Caught a creeper looking into our home ! Very disturbed and don't really feel safe. LOOK OUT FOR : White Male, about 6'4, Cast/broken arm, wearing glasses ! Kapilina is a wonderful beach residential community that gives you everything you could need to live a comfortable life in an uncertain time they follow the COVID-19 guidelines yet still find ways to make the community interactive and fun which is difficult considering the times we live in. Our beach access is beautiful the resident service office and maintenance staff are very responsive and always ensure the resident is taken care of. Im very happy with my decision to live here and highly recommend Kapilina Beach homes to anyone who wants to live in south Oahu.

This community need more and better securities to handle any issues that happens often in this community. Also, this community has very old homes and the house we live in has too many issues, especially the windows are super poor.

Customer service is great here they try their best to accommodate your needs. Everything is in walking distance. I haven't had any issue with the neighborhood. The only thing I would complain about is the electric.

Living in Kapilina with it's amenities is resort living. The community feels safe and living this close to the beach is a dream. Outdoor walking path surrounds a lake, basketball and tennis courts, parks and playground equipment for the kids adds much fun and recreation for the family.

Roosters, Karens, missing windows on move in for 5 months then they fix it. No follow up have to make multiple work orders to get anything done and I physically had to go in the office multiple times to get the issue addressed. The pool is packed in a bunch of screaming children always jumping into it not the relaxing place it seems to be online.

The location and amenities are wonderful but the housing is poor and unless you like living with mice in your house, yes, I said mice, in a community where pest control does nothing about it so you have to resort to handling it yourself and where the lights and fans come on all the time becuase other residents remotes controls your lights so your already expensive electricity is even higher because you cant control the lights I wouldnt recommend moving here if you have other options. Not to mention there is not adequate parking for all the cars in a household without having to walk down the street

We have been at Kapalina since last May, overall our experience has been positive. W!qhen we have needed maintenance our requests have been responded to in a timely manner. The maintenance workers are professional and helpful. A few times the office staff has been slow to get back to my wife in a reasonable time when she's needed help. We love it here.

We are having issues with safety around the neighborhood. We have people taking stuff from our housing area that dont belong to them and/or looking thru the windows. Please I would like for you to do something about this matter. I think is a big issue and needs to be address now. Have your security (securitas) do more than just sitting at the front entrance. If so have them do a better job checking on visitors/strangers and not just let people in like they own this community. Keep creepy persons and burglars away from this community. Thank you. Thats just one issues of many but one of the main ones

I hate it here. Its not worth the price to live here. Residents arent courteous. Maintenance doesnt always do theyre job right (toilet still broken after they fixed it). Instead of calling you back they just schedule you for appointments without telling you that you have one. Resident Services never answers their phone but will be chilling in their office. If you need something, youd have better chances of driving over to RS. At least then you dont have to hear the not just better living, a better life crap as much as I have. If you need help, call Leasing bc they always answer...but they wont miss a chance to take all your money. Neighbors suck.

The amenities are good. The Kapilina staff is always courteous. Having D'lish and the beach so close, with farmers markets and get togethers, in non pandemic years, is worth it. Electric bill is sky high, and we don't always get a straight answer as to why, but that's an ongoing issue

Cool area but not worth the price. The amenities arent consistent, pool is closed a lot with short hours, workers arent very professional. They advertised a lot of extras but then after move you realize they are closed. Home wasnt in that great of condition, took over a month for them to correct.

Please refer to my online review of the property. Everything I have to say is in there. Nothing has changed from that review. My only suggestion at this point is to maybe cater only to the military or something. That way you wont have as many complaints.
