Absolutely a nightmare they hate military. Are incredibly racist. ABSOLUTELY GARBAGE STAFF! Homes are in disarray. INSANE PRICES!!! Just and overall horrible experience! The community is like no other on Oahu, management throws resident events like breakfast on the go, July 4th events, Wednesday farmers market so that residents don't have to leave home to enjoy life. We are tucked away inside of Ewa Beach and they make that part of it easy to bear.

We like it here, this price a little higher than the surrounding neighborhood and the service is average. However the neighborhood is safer then outside of the community. We would recommend this to others and have in the past.

For the most part the experience has been fine. Neighbors mind their own business and dont intrude. The community as a whole seems safe and secure. While the housing is of good size, portions of the housing, such as window blinds, hardware (interior door handles, etc.) are dated and troublesome.

So far it has been great. The only complaint I would have is the lack of security in the premises being for example, now that we are more relaxed by Covid, some neighbors are bringing big group of follow to the pool and their is no one to monitor the behavior of these guest. Would be nice if they walked over several times a day to show presence and order.

This community has wonderful potential but a staff that seemingly doesn't care about enforcing rules, managing the property, addressing the speeding, fixing anything long-term, etc. Put a little effort into the property.

Kapilina has been absolutely amazing. We lived in Kapilina for 7 years, moved in when it was called the Waterfront at Pu'uloa :) The residence staff, maintenance crew, grounds crew, and management have always been amazing, kind, and great at what they do. We really appreciate all you guys. Kapilina is an awesome place to make your home.

Beautiful place! Lots of things to do and have a great time. Some people are nice and some are petty. Buildings however needs major improvements like thin boards/walls, termites and mice infested, mold issues, wood decaying, windows are a nuisance, sliding screen doors always come off constantly,

The location is nice, but that's about it. The houses are old and starting to fall apart. There was a crack in the wall of my daughter's room that went from floor to ceiling and you could see outside through it. When the power goes out due to a storm, it's up to the Navy to restore power, which is never quick.

I love the beach living here, but have been really frustrated in lack of communication and speed in requests as a resident. I'm also not a fan of closing the gym two full days/week for "cleaning" yet, when I got in the very next day, I see sweat stains all over the equipment. If the gym isn't being properly cleaned, why close it for two full days? It's a huge inconvenience.

Dont move here it seems great in the beginning but the novelty leaves when you need any work done on the house. The maintenance team is great but somewhere from the time you send in a request until a professional fixes the problem it can and does take months. To include when an animal dies in the vent system or termites eat an entire wall from your front room.

Its very pleasant living at Kapilina beach homes, the neighbors are very friendly, love the fact that I could walk to the beach, the food at the restaurant is very good and the little farmers market on Wednesdays is very nice.

Overall this community would be a beautiful community only if the maintenance were up kept. The unit are old, they have insect problems, the landscapers don't' pick-up the grass after they cut them they blow them back into every ones home/lanais. This all is just unacceptable to me!

Its crazy expensive to live in this community, the houses arent energy efficient and our utility bills make me want to cry. Also the location isnt ideal, planes flying overhead and gunfire from the marine corps base will make it difficult to sleep sometimes. Other than that its not terrible living here my kids like the pool and they keep it pretty clean, and the parts of the neighborhood with sidewalks make it pretty walkable. But to reiterate, its not worth the price just to live here.

Kapilina beach homes is like living at a resort. You have a pool, jacuzzi, gym, volleyball, basketball, splash park, walking paths around a beautiful lagoon, practically private beach with cabanas, lounge chairs and dining tables. Dlish at the beach restaurant menu varies every weekend and has been amazing during Covid. The food is always great. Maintenance is very responsive and fixes issues promptly. The homes themselves are well equipped. The homes are very sound proof. We feel like we are living the retirement lifestyle. Highly recommend renting from kapilina beach homes.

When we first moved here we really enjoyed community(delish, dog park, dog friendly beach). Then after a while the quality of the house is poor and infested with ants that seem an issue getting controlled. Its really disappointing you cant even get your lighting fixed in your house so you just out up with it because getting maintenance to come fix takes forever. And after 2 people walked onto our property I never felt safe here even knowing we have "security" at the gate who just sit on their phones and let people through half the time. I like living here I just wish this got addressed better.

Maintenance Crew, security and office staff have always been great! I want to make sure that I mention the Security team because people love to be rude to them and they are always polite and only ask us to please follow the rules. Ive personally witness residence being rude and the security team has kept there professional demeanor! I wish I had there patience. They are a great crew.

The neighbors are extremely loud but work within the community so they dont worry about how loud they get. The pool and bathroom facilities are quite dirty. The bathroom in the gym have been broken for almost 5 months. Water station still closed. Our plants into our walkways have been overgrown for months and still not cut.

We have lived here since 2016. Our entire family loves the property. Were grateful for the room, pet friendly, safe friendly, quiet community. We enjoy the amenities & school. Great neighbors, they try to maintain the communities beauty & hold community events. Theres a cafe on the beach & farmers market, pool, & gym. Its a must see, lots of options for units. We hope we can continue to call this place home.

Work orders cancelled without being completed. Office staff doesn't take any responsibility for decisions made. Site security doesn't provide any site security of any sort, besides harassing residence. Any and all visitors are being allowed to enter gated community for any reason, causing high theft, high noise levels and on occasion, threatening situations.

Management is not helping us avoid further conflicts with out neighbor the we had arrested twice already. She came back again last night and screaming on my face and my wifes face. We call 911 again. If something really bad happen and i hoping not but if something do Im suing kapilina because you guys are aware of the situation but refuses to relocated us.

We have incredibly loud neighbors, with regular midweek parties until 3-4am. Weve submitted maintenance requests that go weeks until addressed. Weve been told that Securitas is not responsible to manage noise violations or disputes. Securitas also does not take count of or watch guests/visitors and # cars in the community so at times there are so many cars parked down the road that we cannot pull into or out of our driveways- there are even cars parked on the grass, to double up.
