The staff and residents at Kapilina have been extremely welcoming. The neighborhood feels safe and secure enough to let our young adolescent children explore independently. They are consistently in awe of the beach, the farmers market, and other community amenities.

    Great beachfront community with access to a preschool and elementary school. Beautiful neighborhood and spacious homes. We have lived here for 8 years and are loving it. Our neighbors are awesome and make living here enjoyable.

      All and all for a 3 bd 2ba I enjoy the location and amenities when open. But if I can share concernsRent is to high for the concerns of the property. Stray cats, loose dogs, poor plumbing, ridicules energy bill, termite damage throughout unit, poor lighting, uneven walkway to front door and dark, poisonous tree flowers leaves and pods all over front entrance and lanai.

        The community is all right honestly. It isnt too impressive. Also the outrages electricity bills make this place ok. Overall the experience again has been ehhh. Security really isnt too good. My neighbors apartment has gotten broken in 2 times kinda stupid if you ask me. Not sure who is allowed in but seems like as of now anyone.

          Very noisy at night, no every security person is courteous, lot of pet drops in some areas. Simply not a whole lot of quality. I dont know if COVID-19 has created the environment we have, but I dont like it at all.

            It's been the worst place I've lived...and I've lived in many cities in various states. Total racket. Greystar only cares about profit. They allow major repairs to remain undone for weeks, often times months. Only good thing is the beach, and that a being generous. Homes are hold and filled with bugs, chipping paint, bad plumbing.

              Very poor maintenance both in house and outdoor. I feel like most of the money is spent on beautifying the neighborhood yet the units are not well maintained. The cutting of the grass is every other month.

                Ill share the above comment on Google and yelp for marketing purposes. The place is beautiful and so are the people. But the management tries to run the place like a 5 star condo HOA when its base housing taken over by a private corporation and turned into an apartment complex. I would not recommend this community to a friend with the way its currently being run.

                  Maintenance is hit or miss. Sometimes problems are fixed and other times only bandaid fixes. It seems like when I submit requests online for some reason most of the time the office never gets the requests.

                    We enjoy living here, the community is very nice and we love that it has a pool, the the elementary school in located in the neighborhood so its very convenient. We also love the convenience of having a cafe right now the beach, specially if your not wanting to drive far for a good meal. Our favorite part is the things they offer for the whole community, such as the farmers market, pool parties etc.

                      We needed a flexible rental that gave us enough space but also dog friendly. We felt very lucky to find Kapilina - we have a nice cottage within a two minute walk to the beach, a great dog park, and great amenities like the very well-appointed gym.

                          The quarters are good but a little expensive. The noise is really bad because of the airplanes and neighbors with loud motorcycles , trucks, and loud music. The beach, gym, pool, is great. The Commuity is to far and you beeps a vehicle to get to the stores.

                            Only reason its a no is the change in rent makes it difficult to make long term plans. When the lease is coming to an end, severe anxiety sets in and uncertainty if I can afford the increase. Its not the way I would choose to live if I didnt have kids in school and Im trying to provide some stability for them.

                                Kaitlyn helped us every step of the way during the leasing process. She was quick with her responses and knowledgable when we asked her questions. Brad installed 3 of our AC units in one day. He was quick and friendly. He kept the unit clean after he left.

                                  I love living by the lagoon. Its beautiful, I like that its so close to the ocean. The pool is lovely, and I like that its so central. I wish there was less air traffic. And that people obeyed the speed limit.

                                    Great area, great community. The houses are not great, old, falling apart. But the community has great amenities and we are practically on top of a quiet secluded beach! The gym and restaurant are nice, and I love that the pre-school and elementary school are right inside the gated community. We chose this place for the beach, not the house and we love the community!

                                      Getting maintenance to actually address issues is a problem. Not consistent with their leases they offer from resident to resident. That goes for rent on same size units as well. Security can be rude and uncaring.

                                        It can be better but its not too bad: great amenities, friendly neighbors, lots and LOTS of bugs.The maintenance crew is pretty friendly and helpful, ground maintenance seems almost non-existent, apparentlyfrequent power outages. I think living in Kapilina depends on how much of their word you expect them to live up to and what you are willing to tolerate.

                                          Kapilina is overall a great place to live. The proximity to the beach is the highlight of our stay here and its an easy walk to enjoy the sunset nightly. The only issue I have is my yard, I have dead brown grass outside my townhome and a bunch of weeds inside my little yard that I cant seem to control.

                                            I like it a lot. The only things that I do not like are young teenagers in my area, chasing chickens and riding dirt bikes in the street and through the yards. Other then that the neighborhood is good.

                                              This is probably the worst complex I have ever had the displeasure of living in. The houses are held together by duct tape, but they advertise as resort living. There is black mold under the kitchen sink, maintenance will only spray it with bleach. I’m pregnant living in a house with black mold. Kapilina does not care about the residents they will raise your rent hundreds of dollars and ignore every request you put in. Half the amenities are closed but yet they are still charging us for them. They’ve been closed since the start of the pandemic! Yet they feel the need to raise rent!! Run don’t walk away from this h*ll hold!!!

                                                We pay for services and amenities that we have no access to or is continuously shut down. We pay a ridiculous amount for no more lawn care, broken sprinklers, termites and ---- maintenance and community center workers. The rent goes up but the service always goes down. The houses are falling apart and I'm pretty sure this place would be condemned if a real inspector actually looked at this --------. The floors are uneven and the windows don't close properly; nor do the doors as there are cracks everywhere.

                                                  First, pros: •nice community! •ocean! •maintenance to fix issues •amenities cons: •infrastructure is old+thin walls •next to connivence store that constantly makes loud noises •under commercial flight paths+jets fly over our house every day. •bathroom is small, hot, and smells like an outhouse-plumbing problems •toxic smells •no fences around houses. Dogs get out+people cut through our yard to get to the store and look in at us through window •gardening crew has no system, often random. loud and chaotic. Mowing, blowing, wacking. Then they come back and do what was just done. Happens for 3-8 days month. Can hear all of this noise from everywhere near you, it’s an all day thing. •were not told we’d be living next to a military GUN RANGE. The guns go for 9 hours many days a month. Absurdly loud and constant. Asked if this was a quiet place for someone with chronic illness+someone who works from home and were told it was. Rent is being raised but nothing has improved. New management is taking over and they are creating more rules that are actually quite extreme and you will be fined for breaking them. Could have been an amazing place, but there are SO many downsides. Honestly cannot wait to move.

                                                    A: It depends when you go, if it's traffic time about 45-60 minutes if it is not traffic time, it's good about 30 minutes. Morning traffic is crazy, you either have to go about 5 and take Kunia Road or wait until 8 after all the schools start otherwise it takes almost an hour.

                                                    A: 30 minutes or so, depending on the time of day and traffic at the gate. There are quite a few Army folks who live here who commute, do carpooling could even be an option.
