The property is looking dry ( grass etc. ). Great amenities and friendly staff!! I heard renewal increase is outrageous and people move because of that but I have not seen that yet as our lease is not up as of yet.

I would not recommend for anyone to live here unfortunately. Getting in was a pain so many mistakes. I have called and went into to office. To make requests it’s unfortunate and disappointing. That no one really follows through. So many issues that are not addressed. There are some employees whom are amazing. Thomas and jarred are amazing with trying to help me!

My rent is now Doubled! The house has holes in it from termites and it’s falling apart. The closet doors never stay in, the bathtub plumbing is still not fixed, they maintenece doesn’t come for a long time and doesn’t fix it the first time, the tent is outrageous for what we are given. The jacuzzi is always broken, the safety is bad, homeless and theft and fights always. No supervision at the pool or playgrounds.

The community is amazing it’s just the Maintence team needs works. They work around the problems instead of just fixing the actual issue. They say they’re going to one thing but then do the opposite and it doesn’t even fix the actual issue.

Think long and hard and do your homework. The jets are deterrent enough. Not a gated community, there’s a gate there for inconvenience. Complete lack of consideration by a large percentage of tenants regarding vehicles, noise, dogs, kids, “campfires”, and the little bit of personal space you may have.

I can’t stress enough how dirty the house was and crappy to have to deep clean someone else’s filth as you are trying to move in. As residents we are expected to do move out cleans and leave apartments as we received them. However, I will be charged if I move out and do not clean the home but it is acceptable to pay $3000 and move into a dirty home.

Very noisy, poor electric and water infrastructure. Staff and maintenance are mostly friendly and competent. Units are old, but pleasant. Beach is dirty. Amenities are nice, but frequently unavailable. Location is out of the way and not convenient.

Maintenance will ignore your requests forever. We moved in and had some minor repairs we requested. Screen doors were broken and fell off with the 1st use. But this is VERY important in Hawaii as the main room is not air conditioned and you must rely on a breeze to cool your house down below 80 degrees. Unfortunately without the back screen doors working the result having a complete infestation of cockroaches crawling in and flies in the kitchen making the entire living experience miserable. We also requested some power outlets be fixed which were not working since move-in and for our dishwasher to have a utensil rack. That's all. Our leasing manager sent 3 emails, we submitted 2 online request, and 3 in person calls over the course of 3 weeks. It wasn't until I threatened to not have to pay a complete rent since we have an incomplete home that someone showed up.

Kapilina Beach Homes was our dream place when we saw it online. We thought it was too good to be true and kept waiting for a downside. When we arrived the first day we were amazed at how beautiful and clean everything was and was greeted by a very helpful and kind staff. We could not have found a better place for a better price.

Since moving in last year(2021), I have experienced a great community. The staff (all) have been courteous and have helped me every time I have called. The property is well maintained and there is lots to do here. Thanks to all the staff.

The property manager Kelei is very passionate and caring she takes the time to help you as much as she can The Effort she puts in to helping you become a resident here is beyond words can express I enjoy living here and I am glad I have moved my family here The amenities are beautiful here and so is the scenery here is remarkable

We recently had a plumbing problem in our home (which can happen anywhere), and we got a hold of maintenance, who arrived within 15min and fixed our problem. Btw it had to be snaked from the roof. You wouldn’t get that kind of treatment anywhere else.

Location was one of the best place to be in Hawaii, other thing to consider probably not so much. Anything in the lease agreement wasn’t never hold account for. If you plan to stay here don’t, it not really worth your money.

It is a great place to live and have kids but I would not recommend it if you do not like bugs and do not wish to live in a "beach shack". The Maintenace is terrible, the houses are falling apart, staff is under trained but very polite.

A very welcoming community with lots of amenities and activities! There is something for everyone! The weekly farmers market is fabulous! Everything is walking or biking distance in this gated community

Although its location is far from work for me, I would recommend this place. Security gated community, elementary inside, pool, gym and a beach all in one location. The neighbors come from all walks of life, which I like, but I don't bother them in hopes that they don't bother me. lol. For quiet I rated a 3 as there is noise. The kids, the neighbors partying, motorcycles and all else, but I like it. I like the sound of some karaoke over the weekend even if its past midnight. Allowing people to unwind and enjoy. The sound of happiness.

Great amenities and can’t beat the location. The homes aren’t the most amazing but they’re very functional and the grounds are kept fairly clean. The beach, pool, restaurant, dog park, px, and splash pad are great amenities

Wonderful area, friendly staff, quick maintenance follow up and excellent neighborhood. This has been a good experience for us. Central air and soundproofing of windows would be a great addition however

Orher then the rent so high and the water contaminations. I Love this community, neighbors are friendly, mind their own business. My neighbors are totally friendly. I love this neighborhood. I love the staff along with maintenance super helpful and friendly.

------ they are always late for maitntinece requests. Offices never gets back to me. People be waking around with their dogs that have no leash on. People waking around stealing stuff at night. Security meds to be more on it

Kapilina staff has ALWAYS been friendly to me. My family has lived here for over 9 years. I’ve built a community of friends and a great relationship with the Kapilina staff. So many amenities that I don’t even take advantage of.

Awesome community from office to grounds keepers. As with any community there will be unhappy residents, you get out of life what you put in!!! Many activities within the community every month, easily accessible beach, gym, pool are great perks for living in this community. The biggest downside is the ease of non residents to enter that may have bad intentions but hard to get around that if claiming to go to beach.

Responding to work orders in a timely fashion, 15 days and counting is not acceptable. I am now looking to do the repairs and fixes myself. Again work order submitted on 18 April and as of 4 May no one has reached out to me.

The homes are old… so you have to remember that GreyStar, Carmel, Blackstone, Kapilina didn’t make these issues. They inherited them. But the houses are starting to fall apart. They patch them the best they can and that has to be enough.
