It is anything BUT positive! RESORT LIVING??? FALSE ADVERTISING!! I have lived here a few years. Don't believe the good reviews especially posted in 2019. It is probably from staff that live here. The work out facility machines are always broken, the machines are dirty and the floor is REALLY dirty! The bathrooms in the work out building are dirty and never supplied with toilet paper or paper towels. I have had to request a few times my self to get the bathrooms stalked and the dirty muddy floor cleaned. My family is to the point of not even really using the facility now. The beaches are dirty. Trash everywhere. Kids have picked up cigarettes, and nasty stuff. It's rocky and NEVER cleaned! POOL! The pool is dirty. My kids who normally love to swim are grossed out by the pool. The hot tub is always broken. MAINTENANCE! Let's talk about how they have literally cut their maintenance dept. in 1/2! Management has told me they just don't have the people in maintenance to get the work done so I will have to wait! So it takes about a week to get anyone to come to your house and then a month or more to get anything fixed or replaced if your lucky and they remember! We waited a month for appliances to be replaced. I had to ask about four times to finally get it replaced. I'm still waiting about a month for something else to get fixed. I have been told they are scaling back on employees and they just don't have the staff right now. Let's talk about RENT! My rent has been raised every year I have lived here. For what? Every year I have lived here the quality of life has gone down. Ask anyone who lives here. SECURITY! They let almost anyone in. I have friends who have gotten thru with a smile and a wave. Cars speed thru here never stop at the stop signs. We have had so many near missed in our car AND just walking thru the complex! ELECTRIC BILL! Yes, everything you have heard in the news is correct. The management here raised the electric bill by A LOT w/o any notice to anyone here! The company is in a deficit and is trying to make it up thru the electric bill is the way I have understood it. We have a little more time here and then we will move. RESORT LIVING?? I don't thing so! Where is the resort???? I am sure there will be a comment from management saying: "please come by our office and we will work with you to fix everything and make your experience a good one." Well that's where I have been. In and out of the office trying to get my stuff done. Almost begging to get something fixed sometimes! THIS IS NOT THE PLACE FOR YOU RIGHT NOW!!! Spend your money elsewhere. Don't believe the false advertising!

Kapilina homes has been one of the nicest places I've ever lived in. The people here are extremely nice and it's a very safe and quiet neighborhood. The amenities for the residents are fantastic also brand new gym, pool with a small computer office as well as a mile stretch of beach. By far one of the best places you can live in. Although it's a little far from everything else, it's worth the drive.

I have lived at Kapilina for 8 months. I love being so close to the beach, our beautiful view of the lagoon, living in a single-family home, easy access to walking paths, grills, pool/hot tub, dog park, D'Lish on the weekends, great and frequent beach parties hosted by Kapilina and D'lish, paint parties, community Facebook pages that allow for connection to neighbors...it's really an amazing community. There is no other place like Kapilina on this island. I looked, because Ewa is far from town, where I was working! I like Ewa Beach. Not so crowded and busy. So close to many beautiful beaches, sufficient shopping options (although we need a Target closer!). Down sides...distance from town. Pool often closed due to inconsiderate residents. Power seems to go out more frequently than other locations on the island. Expensive, but it's Hawaii-expensive. Reportes of very significant variances in utility bills (mine has been pretty consistent so far). Fear of significant rent increase (like, $300+/month) at time of lease renewal (I already can't afford to live here...did I get a $300 raise in the last year? No. lol. Funny but not funny, ya know?).

If there was a way to give no stars I would. This place preys on people arriving to the island be that military or civilian. Offering "resort style living" well don't be fooled. I'm sure most people's definition of "resort style living" is not cockroach and mice infested homes, astronomically high utility bills, crap maintenance, and "security". We lived in the townhomes for just over a year. Our electric bill was always between $350-$450... yes a $100 difference on any given month. After resigning a new lease in September our electric bill hit over $700. In September and October my husband was gone for the most part. My toddler and I spent our days out of the house, I went from doing laundry 2-3 times a week(diapers) to laundry once every other week. Our bill in October was just under $1,000! I went to the residential manager and asked for an explanation. She pulled all of our "reads" specifically on Halloween our usage was insane. We were home maybe 2 hours that day. Her explanation for that was that sometimes they group two days together yep that makes so much sense... Hawai'i has cockroaches. It's a thing everywhere BUT infestations are not! The buildings here need to be treated for infestations. Yet the property will not. We also had a mice problem. We are very cleanly people and our neighbors seemed to be as well. After leaving this property we've now rented two other homes, all bigger in size one with central AC one without. My electric bill even running central AC 24/7 at 74 in a bigger house never went over $200. They're crooks plain and simple do not rent here. The island is beautiful, housing is expensive, electric is expensive but it is not nearly as expensive anywhere else. Try Ewa Gentry if you want to be on that side, it's right outside the gate of this awful place and significantly cheaper!!

DO NOT MOVE HERE. I mean it. This community has been rebranded several times because of its reputation. All they do when reviews start to get bad is change the name, add an amenity or 2, and same thing over. And those amenities? Live as far away from them as possible, because you WILL pay for it. Oh, you have kids and want to live near the splash pad? YUP. You'll pay for it in your utility bill. Even though the entire community is charged a fee for those amenities, not everyone pays the same. Some pay more than others. It's ridiculous. Just listen when we say... do not move here. You will regret it. This place is a money grab. Also, don't ever expect to get your deposit back when you move out, no matter how well you maintain your home.

So many issues with management and utilities. Sooooooo many! Constant battle. We have lives here for a year and a half. I love where we live and what amenities we have, but there has been so many issues with bugs to start,parasites and fungus in the landscaping which destroyed soooo many of my plants and has cost me 100's of dollars to remedy and so much time to maintenance( and still is $$). Communication is worthless... no one communicates at the office or with maintenance. It's just very very poorly ran, which blows! I love living here, but wouldn't recommend it for anyone because of these issues. I wouldn't want to put my word on this craziness. Maintenance has recently upped their game so hopefully that continues. Also, there is CONSTANT issues with the utilities and no one at Kapilina is willing to lend a helping hand or provide any logical reasoning. The utility company is technically the military and is processed through some random company that has no clue what it going on. Our meters are not accurate ATALL!

When we first Moved in January 2019, Our family was so excited because of the "resort living" but that changed when we are consistently we having power outages and issues with Maintenance taking weeks to fix issues. Then biggest issue is our electricity bill keeps going up when we havent changed a thing with usage. Too many issues I really want to break our lease and LEAVE!

These homes are so old and in need of repair, but maintenance only slaps a new coat of paint and calls it a day. Sewage lines are always getting backed up and we have power outages ALL THE TIME. The entire grid here is failing and nobody will take responsibility to repair or resolve the issues. Greystar management is HORRIBLE. No customer service. They will lie to your face and steal from your purse. Yearly rent increases of $200.00 or more PER MONTH. This is a terrible place to live. The power goes out every 3-5 weeks, just for you to then be hit with an astounding electric bill. It is SO BAD, the local news covered the corruption: … Planes fly over all day, the bugs are insane, and the homes themselves are glorified cardboard. Every year, the rent goes up $100-300 a month, while your utilities increase tenfold. They also forget to write things in their lease, like the rate by which you are charged for common water, then never follow up with you when you contest that. The entire place is a joke, shiny and pretty on the outside, but rotten to the core. The amenities are nice, but so not worth it. If you're reading this as a prospective renter, RUN!!!

This place is seriously fishy and committing some sort of scam. The bug infestation is outrageous, they only selectively mow areas every week, the power goes out at LEAST once a month, and last but not least: utility bills. Utility bills in total go from $250-1100 a month depending on where you live in the establishment. Some places get charged $500 just for their water bill because kapilina claims the tenants are responsible for the water sprinklers attached to the grid of their home (yet don't get to control how often they are used), electric bills will go up $200 monthly without proper explanation. Yes Energy says it's Kapilinas fault, Kapilina says it's Yes Energy and NAVFAC's fault. Either way, no one is willing to take responsibility and I HIGHLY suggest anyone who is debating living here to stay FAR away!!

I can't wait for my lease to end. They increased my rent by $300! And now my electric bill is $800! Was $350 for the same period last year. They use Yes Management and have them bill us $.28/kw instead of $.18 that is charged by HECO. The management will not work with you and will not renew your lease if you speak badly of them. The amenities are not well kept at all. The grass behind our houses are always overgrown, the beach is dirty and super rocky, the included appliances are old and when you put in maintenance requests it takes 3-4 months before anything is done. Don't move here they don't care about the people just $$$z

Do not rent from here. Your rent will increase each signing, your house will be constantly breaking down due to age and not being modernized, we've lost power 5 times now in 2 months -even in good weather with no reason for it to go out. The average electricity bill is appt $500. The "luxury" amenities consist of a pool that is murky due to not being properly balanced and constant poop events, the hot tub is not hot on the rare occasion it is actually open. Do yourself a favor and run the other way. ****update, this month's electricity bill doubled and was $1,000. As you can see the management tried to reach out to me below to ask me to contact them, yet they have a history of threatening people to delete negative reviews or they will not renew their contracts or even evict. Go on the Kapilina Resident Access page and read the threads or ask people if they would move there. Again, check out their resident run Facebook page before you sign anything.

For the most part I enjoy this area. There is room for improvement especially the way maintenance is handled. Kapilina needs to implement a scheduling system for work orders. Losing the power at times is a hassle but it's the fact that the grid is old. I do feel that my water and gas are overpriced but the electric isnt horrible. We have been here 2 years and will stay until the Army moves us again. I'm satisfied with the amenities. Some neighbors do nothing but complain and that can be annoying.

I love living here. The proximity to the beach makes it the place to be. As mentioned previously, the thing that has made living in Kapilina so great has also been the amazing staff at resident services. Evalani has especially been a huge lifesaver. She is thoughtful, diligent, and responsive.

Moved into Kapilina in 2017 and we have loved living here. The amenities have made enjoying paradise on a daily basis a lot easier. While there have been inconveniences from others that live in the community, I understand that living in a big community, there's no real way to avoid that but Kapilina tries to accommodate as much as possible. The thing that has made living in Kapilina so great has also been the amazing staff at resident services. I have never had an issue with them and Evalani has especially been a huge lifesaver at making our stay amazing. Just recently she and Sonny (tech) were quick at helping me with the waterfall that decided to come from my AC duct out of nowhere. He arrived promptly and explained what needed to happen and what he would be doing so I would feel at ease about what was happening. Overall I love living here and the service that we have been shown.

The best amenities on the island. The homes are large, neighborhood is safe. Great if you have children. The community itself is a big draw for me and they are per friendly. The airport is near by and can get noisy, but so worth it.

From the moment been drive through the gated entrance, my wife and I knew this would soon be called home Our representative, Ciara, explained everything clearly and showed us multiple layouts to ensure we found the right layout. The application process was straight forward and only having to pay $500 for the deposit was a welcome change in Hawaii. The actual move-in day went without a hitch. We have now been in the 4-bedroon condo for a week and are extremely happy we made the decision to move to Kapilina Beach Homes.

I live here for almost 3 years now, and I am so glad we found this community that we can call home, every month they do fun activities by the beach and they have an amazing farmers market on wednesdays. Every time we run into trouble we know that the resident service office will help us, Evalani Exner is always nice and as helpful as she can, our problema always get fixed in a short amount of time. Thank you Kapilina for this beautiful experience!

Ms. Evalani helped get me my house when everyone else just put me on hold. I was renting 5286B, which was okay but wanted a place closer to the school for my daughter. Evalani took so much time out of her busy schedule to help me and my family out. I sometimes get asked at work, "why do I live so far away from work?" If it wasn't for Evalani going above to help us out, I wouldn't be living here now. Because of her, the school, and the community, my family is quite happy here. Mahalo, Greg Mohr

I absolutely love Ka Pilina Beach Homes community because of its ambiance and its people. Everyone seems genuinely cordial towards one another. The neighborhood is good and the community center amenities are pretty well kept. As with every semi-private community, you will have faults and flaws but I earnestly believe that Ka Pilina management team is solution oriented to correcting the anomalies which have been inherited here from its previous US Army ownership. Iroquois Point was Iroquois Point back then. But, Ka Pilina Beach Homes has a new vibe and is thriving to make things better for everyone residing here. The Ka Pilina Maintenance Servants are very respectable and they arrive and finish what they have been assigned to performed in a timely manner. We have not lost any valuables while Ka Pilina maintenance team has been performing work within our home while we were not home. It is a good retirement place for those that are looking for a nice retirement location. My family enjoys the fishing, two workout rooms, the swimming pools, the jacuzzi, the hot tub, the privacy of the community lounge and the computer room. My wife has a disability and she enjoys the jets in the hot tub as they are beneficial to her health needs. We do have an extremely valuable community commodity called "God's Life Christian Church (GLCC)." GLCC is an absolute "must attend" church plant founded by Bishop and Senior Pastor Calvin Bethea and Co-Pastor Dr. Melrose Bethea. If you are seeking a church home, look no further than your own loving community and God's Life Christian Church @ Ka Pilina. Christians from all walks of life are welcome here and the wisdom imparted to our congregants is thought-provoking, challenging, and illuminating. Fellowship amongst all of God's family members here at GLCC @ Ka Pilina is foremost genuine. We, here at GLCC@Ka Pilina, have embarked upon a groundbreaking mission to provide the enhancement of all Christians seeking a closer walk with Jesus Christ. Our family were previous residents at Kapilina/ GreyStar Community beach homes located in Ewa Beach, Hawaii from November 2017 through January 2019. We resided in a 3 bedroom/2 bath flat home. Rent and utilities were always paid ontime and our highest utility bill was slightly under $300 for our timeframe living in the Kapilina/Greystar community. Our biggest complaint was our moveout process was handled poorly by Kapilina Resident Services. First they (RS) scheduled our move out inspection on a holiday, Jan 19th, 2019 and their resident services office was closed. I turned in all of our items (keys, car stickers etc. the next day Jan 20th to Resident Services, and was told by an employee in RS that we were good to go and passed our moveout inspection . No paperwork was given to me when I was at RS to turn in our items so I then left RS. I followed up the next day with a phone call to inquire about our $500 security deposit refund and was then told we had a $241 balance for our utilities. I had specifically asked RS in person on the 20th if we had any balances and was told no. We made the $241 payment online that same day and verified the next day via a phone call that our payment was received. We were informed by their employee, Liza M. that our security deposit would arrive in 14 days to the address we had provided them. We waited over 14 days and did not receive our Security deposit, so I then contacted Kapilina/Greystar to verify the status of our security deposit. I was then informed that we were not receiving our security deposit and our final bill was over $700!! We did a comparison of all our previous utility bills and the final charges are outrageous and almost double of what we paid our entire timeframe ! I have sent several emails requesting for a copy of our final bill to Kathy Mara, the Resident Services Manager for Kapilina/Greystar and she has not responded to any of my emails since this January. It is now almost June and she has not responded! We were only provided an online bill that states "Estimated Bill" on it. This "Estimated wording" is not on any of our previous bills. Please see attached. By law, we should receive a bill showing our actual usage and why our security deposit was not returned. We feel taken advantage of and believe they are overcharging residents on the utilities. We believe they sent us a pre-estimation of our moveout final bill and we have not received an actual bill. We would NOT recommend living in the Kapilina/Greystar Community!! Kapilina Beach Homes/Greystar claim and advertises to be resort style living, but the CONS outweigh the Positives which is why we decided to move after one year to another location on the island. Cons: *Homes are old and need renovations. No type of insulation within the walls. Some of our neighbors/friends who resided in the community had mold issues *We had termites, ants, roaches, flies, maggots and centipedes within our home. Even with monthly pest control requests it did not help and they still get into the home. Insects, geckos, rats, mice are everywhere in this community especially in the townhomes *Power outages were frequent while we lived in the community (longest was 36 hours) *The community is located in a flight path and you will hear constant planes and jets during the day and night. If you work from home this is a nuisance and it can be very loud. *There is no bus service or public transportation in this community. If you do not have a vehicle you will have to walk about 40-60 minutes to the closest store, bustop etc. or request rideshare such as Lyft/Uber. The mainroad, Ft. Weaver is about a 15 minute drive out of the community. *The Pool/Hot tub are always being closed for "Code brown accidents" or repairs. We barely used this amenity due to this and we also believe the pool is not properly cleaned or disinfected after each incident . *Utility bills especially electric can be outrageous. Ours never exceeded $280 but we never ran our AC. If you ran your AC, expect your electric bill portion to be anywhere from $400 -$700 . Yes, we heard horror stories from other residents on how high their utility bill was for the month. *Expect a Rent increase after one year. Our increase was $300 if we chose one year or $600 for month to month!! Kapilina Beach Homes/Greystar is absolutely horrible with service, value and honesty. Do not recommend living in this community!! The only pro for us was meeting great people residing in the community. Please do your research online and you can find nicer homes on the island for your family to live !
