I have lived in the apartments at 1350 N. Lakeshore Dr. for over 2 years. I've been overwhelmed by the extra effort the staff has put in to making every day as comfortable as can be. The apartments are immaculate and well kept, not to mention, this building has the BEST view in the city. The roofdeck was recently renovated and is nothing short of magical during the summertime. Any service requests (which can be completed online) were answered immediately and taken care of without question. If you are looking for a quality apartment with great management, I HIGHLY RECOMMEND 1350 N. LAKESHORE!

I've been living at 1350 for almost two years now. I started off in a studio and then upgraded to a one bedroom. The feel of the apartments are cozy and comfortable. The view from my apartment is amazing - overlooking the brownstone buildings and the lake. I've never had a problem with management or anything with the building for that matter. The building also has an online system where you can pay rent and put in requests for work to be done in your apartment. They are so fast at fixing everything, I love how if I have a light out or if my toilet overflows - they come asap! The rent includes heat/AC, internet - everything except electric and cable tv. The doormen and women are awesome - Angie is my favorite -she 's the sweetest. I forgot my wallet and she paid my cab fare. Definitely beyond her job. Overall - It's a quiet building, other tenants are nice and there is also a mini mart inside which is incredibly convenient. I'm renewing my lease again and happy to be a resident here.

DO NOT PAY FOR VALET PARKING!!! VALET GUYS BUMPED AND SCRATCHED MY CAR. THEY DENIED IT. I had to pay #3,100!!! Thanks to Valet guys! $240 PER MONTH!!! Your best bet is to do a quick inspection of your car when you pick it up and report any damage you see immediately, but even if you do, the valet may try to deny he did the damage. Better option would be parking on State St. Good luck!!!

I have lived at 1350 N Lake Shore Drive for a year and a half now. I have lived in other high rises and must say the door staff here is IMPECCABLE! The maintenance team is also superb- they always come hte next day, are super polite and go above and beyond to help when they can. I have never had a problem with the management team either, which is pretty rare in Chicago. They always respond to my emails/calls and try to help out in any way they can. The rent was recently icnreased quite a bit on me (10%) when I was told by the previous management team it would never be above 5%, but I udnerstand this was a bad year so I will wait to see what next year brings.

If you like a management staff that can't get anything right, subpar amenities and walking up and down hundreds of flights of stairs, then this is your place! Kim the general manager is incompetent at doing a 3rd graders job, let alone run a building in the gold coast. I have lived in many high rise buildings in my time, this is by far the WORST I HAVE EVER SEEN. I have lived there for 2 years now, and haven't not had fully functional elevators since I have been here. My wife and I feel as if the management emails are demeaning towards residents and if you are a dog owner you are made to feel like a second class citizen. Good example about the elevators: today is August 31 the biggest moving day of the year, and there are no functioning elevators. We had to walk down and up 16 flights of stairs. Please trust us when we say this is not your next place you will be happy at.

I'm going to keep this updated, but here's my impressions so far. PROS: Dog-friendly: the building (1360) overall is very dog-friendly. The dog park is great, if it's open (see below in: cons). You won't find that kind of space in the location anywhere, which is great. Dog bags at the exit when you take them out and a garbage can to put the bags in when they are "used." So nice! Great use of space: the square footage may look small, but the use of the space is simply phenomenal. They utilize every singe inch so well. We have 2 people in a 738 square-foot apartment, but it doesn't feel cramped, unbelievably. There is a large walk-in closet and then another large closet in the (large!) bedroom, so 2 people can easily live in a 1-bedroom. Views of the lake/location: speaks for itself. Spectacular. Actual building: the walls are very sturdy and thick. No problems with noise from neighbors. Very clean. Food: They have the grocery in the building, which is AMAZING, and then also Tuesday/Thursday they have food brought in to purchase that is typically delicious. Door people: nothing bad to say ever, they are all AMAZING. CONS: Projects: They are always "improving" the building which mean major inconveniences for residents. These projects have YET to be finished even remotely near to the time they promise. For example, they just built the dog park, but now it's closed because of a scaffolding project taking place that was supposed to take a week. A month later, it's still not done and the park is closed during summer, the prime time for it! They are improving the elevators, which is fine, but I don't know what the deal is and how it could POSSIBLY take as long as it does. They are down to 2 elevators and have been for months and months and months. They claim "10 weeks" per elevator but the biggest joke in the building is that they must have their weeks and months confused, because it's going to be closer to 10 months than 10 weeks. Every time they promise it will be done a few days later they put out a notice that essentially says, "oopsies, 2 more weeks!" So it goes in Chicago, I guess. Laundry: price is a little high on the machines, but the laundry overall is very clean and easy to use. Utilities: The "fixed price" of utilities does NOT include electricity, so that tends to make the utility bill total fairly high, kind of annoying that it wasn't explained to me. The utility bill includes heat, A/C, gas and its $65/month, and any electricity is more, which makes it pretty expensive. They claim that it includes "free internet" but the internet is shaky at best and they block all streaming. (Don't know why they even provide it and advertise it!) If you want to actually get anything done, you HAVE to have your own, which I was planning on anyway, but it's annoying they try to sell you on the building with it. Pet deposit price: yeeeeiiiiikes. Steep. Overall, it's a great building in a great location. I'm happy here.

This is the first apartment I have lived in since relocating to Chicago and I could not be happier. The location is ideal, walking distance to the beach, Michigan Avenue, Old Town, and all of the restaurants and shops in the Gold Coast. For the area, this is probably the best value for your money. The apartments are bright and spacious, with enough closet space in a one bedroom for two people. The building is well kept and hosts a variety of events for residents, including rooftop parties and restaurant meals in the lobby a few nights a week. While the building is not new construction, bathrooms and kitchens have been updated and the thick walls keep it incredibly quiet. Overall, I highly recommend the building!

I work at River North, so I walk to and from home everyday. I love the convenience of everything that this building has to offer. There is parking, $240 (which includes valet), laundry in the building (you can check availability and status online as well as get a text update. So far, there have been an occasion here and there in which the laundry system didn't work perfectly. We all know these are machines and at some point it will make errors.), storage is available for extra charge (same floor as laundry), central air and heat, maintenance staff always on duty, pet friendly, has a gym, sundecks and a private dog park. The utilities is a set price, which I find convenient. Even though it's a pet friendly building, it's usually very clean. I see some dryer sheets, that probably fell, in the elevator and some dog hair. It doesn't stay there for more than a few hours, you can always call front desk to let them know about that and they will get that done. We had a problem with our shower when we first moved in, it was too hot or too cold and a week later, the shower head just shot out of the pipe! They fixed it right away with a better shower head, end of the too hot and too cold water coming out of there now. Our walls are pretty thick, I only heard 1 neighbor being very loud, and I believe that was a rare occasion. I can hear certain noises here and there, but it's not that extreme. I think the only thing missing in this complex is a pool. Which isn't really a deal breaker for me. I will try to keep this updated.

I love living at 1350 N. Lake Shore Drive. The downstairs lobby is tastefully decorated and the common areas are clean and well maintained. My studio has a huge window with a gorgeous view of Lake Michigan, tons of closet space (with organizing systems), tiled entranceway and carpeted living area. The kitchen has plenty of cabinet space plus full size brand name appliances. The granite breakfast bar is large enough to prepare and or serve a meal on. The bathroom is very nice with a granite countertop and up to date lighting. The noise level is low except for the sounds of Lake Shore Drive traffic when the windows are open. The commissary store in the main lobby is a gem - well stocked and convenient especially during those harsh Chicago winters. The recently remodeled 22nd floor sundeck is an oasis in the city. An amazing view of the lake can be enjoyed while lounging on modern chaise lounge furniture or table chairs. The building is super convenient to public transportation, the Mag Mile, Oak St and North Ave beaches, lakefront bike paths and walking distance to the Lincoln Park Zoo, Millenium Park and many other Chicago treasure. The management of the building is professional and always replies to my requests/questions in a timely manners. 1350 N. Lake Shore Drive is one of the best kept secrets in Chicago - I highly recommend this building.

They bribed people to write good reviews here. Yup. It's true. If you write a positive review on this site, the building is giving out 100 dollar Lettuce Entertain You gift cards. I was tempted to do it myself, but was quickly snapped back into reality. I received my lease renewal again and they have increased my rent another 40 dollars. I understand that it's a renters market so I can accept the increase. However they have now imposed a mandatory $45 utility fee, something that I have NEVER heard about, as when I signed my lease the first time and last year, utilities (except electricity) have been included in the rent. Of course we still have to pay electricity in addition to this fee. The building claims they provide free internet. It is horrible service, very slow, and at times not working. This is not what I would expect. Maybe this is why half of my floor is vacant. I won't even get started about recent events with some of the doorpeople. The turnover is so high, they don't even know who the residents are. Guess it will be time to start looking for a new place.... I previously wrote a review raving about the building. Well, recently a few things have certainly fallen short. First, I got my lease renewal. They are raising my rent 50 bucks on a 460 sq ft studio. I've paid my rent on time every month and have been a dependable tenant with few requests. I find this high, especially since they have done nothing to my apartment (it is nice, though). Secondly, I'm starting to think they care more about the dogs in the building than the actual residents. To put this in perspective for you, they were scheduled to redo the roftop deck of both towers. They were going to put grills and fire pits on both rooftops. I was so excited about this. Now I come to see that because of "unexpected expenses", my tower will not be getting the renovated rooftop deck "this year" but that the other tower will, in fact, get their new rooftop. This is interesting given the fact that the one getting the renovation is the building they show prospective clients. But the biggest kicker is that the same day they post about the rooftop, they also post about the new "dog area" that they are building outside the building, complete with benches, an obstance course, brick pavers and, this is the best, a doggie teeter totter.....is this some kind of joke? The dogs get more perks than us! The dogs on my floor urinate on the carpet and it took several calls for them to "clean" the carpet as opposed to spraying scented spray over it (which I saw them doing) I would also like to mention the elevator issue. I will now spend 12 months with 1 out of only 3 elevators out of service. This seems ridiculous, especially since only one elevator goes to the laundry floor and of course, that one is now out of commission for 3-4 months. While most of the door people are wonderful and friendly and helpful, there are a few that are rude, don't even call up to your apartment when deliveries are there, and don't even look up or greet you when you walk in and out. There are a lot of really nice things about the building, don't get me wrong. The building is generally clean, the gym and grocery store are great, the apartments are updated, and the door staff are usually helpful. I just hope that they can get it together in order to deliver the excellent living situation that they promise and keep in mind the value of their residents.

Draper and Kramer, More Like Helen and Keller
You've got to be kidding me guys. I've lived in this building for over two years. I JUST resigned my lease (for a whopping $100 more than last year PER MONTH for a studio! Thanks for that.) only to find out that they decided to take away one of the three elevators for renovations. At first glance, this appears to be a spectacular upgrade. It falls short by a landslide when they casually mention that each elevator is going to take 3-4 months! Is that a joke?! Who on god's green earth did you hire? So you're telling me that the already painfully slow elevators are going to be 2/3 in action for the REST OF MY LEASE!!!! I love how they just spring renovations upon the tenants. Ohh, by the way guys, we will be shutting down the roof (the ONLY selling point for the property) during the entire spring! Really??? You couldn't do it over the winter? You had to wait until April to start the renovation process? The reason I am writing this review is that I reached my breaking point this morning when I read an announcement in the elevator that casually mentioned that the roof renovations are taking "longer than expected." What they anticipated to be a two month project, now is going to take TWO YEARS! TWO YEARS TO ADD FIRE PLACES AND GRILLS? Seriously?? This makes me want to punch a baby seal, and I love baby seals! So they've reopened the roof (that's been closed for a month, by the way) for the time being. Ummm. What the heck have you been doing with it since it's been closed?? Now, the entire summer we have to put up with the jomokes from the South tower on top of the North tower tenants on the same rooftop. Whoever is in charge of scheduling, hiring, and overseeing renovations needs to be hung from the nearest tree. If I drastically underestimated timing and failed to notify my customers in a timely manner like Draper and Kramer, I'd be out of work in a heartbeat. I will NOT be re-signing my lease again next year and I'd strongly advise anyone who is considering living at 1350/1360 North Lake Shore drive to reconsider. Fool me once, shame on you. Fool me twice, shame on me. Tisk tisk.

A great place to live
The buildings are updated, clean, and in an amazing location. The staff (especially door staff) is incredibly nice and helpful. Any maintenance issues I've had have been resolved within 24 hours. I don't have any complaints about my experience living here.

rude staff, no internet streaming allowed
Door staff isn't the most friendly, as others have pointed out. At times, they have been downright rude. Makes me uncomfortable. When we moved in, we were told that dogs were not allowed in the building, and I was happy about that. Of course since moving in I have seen people with dogs on a regular basis. Thanks for the honesty, leasing office! Really irritating to feel deceived. Latest here is that they try to lure you with the promise of free internet, but starting feb 15, 2012, Hulu, Netflix, and other sites that offer streaming movies are now blocked. If you want access to these sights you have to pay extra. Ridiculous. The apartment is freezing cold in the winter, no matter how much we mess with the heat. We've had staff come look at it as well.

Rude Door Staff - Headache to Deal With
The building is nice. Leasing office staff are very nice. However, the door staff are the worst. Everything is an effort for them, like they are doing you (who pays high rent which pays their salaries)a big favor. Don't try to ask them anything when they are on their cell phone with a personal call or reading magazines or newspapers. They are not courteous.

An ideal place to live!
I have absolutely loved living at 1360 North Lake Shore Drive. The prime location (in the Gold Coast and across the street from the Lake and walking distance from nightlife and Michigan Ave, yet in a neighborhood setting), the cleanliness of the building, the convenient amenities (grocery store in the bldg complete with alcohol and daily fresh danishes), the programs put on by the building (such as wine tastings, holiday parties, and viewing the Air and Water Show from the rooftop--all for FREE--and Fooda, wherein the building invites different area restaurants to the lobby and you can purchase your dinner right there), my friendly and professional neighbors--I've had a terrific experience at 1350/1360 through and through. I am thankful for having been provided with such a nice place to live for the past two unforgettable years. I would also like to take this time out to really commend a member of the maintenance crew--Mario--I have just thought that he is so incredibly delightful...so fast to respond to and fix any problem within the apartment and always pleasant and without complaint! To be honest, the reason I'm moving is financial :/ but I understand that the property's value and location is ideal and this building's rates are definitely comparable to the surrounding rates. I'm a teacher, so I do not make enough money to live in the Gold Coast long-term (though I have loved pretending for the past two :) and I'm "settling down" :) I think if I were still single, I'd try my best to stay in the apartment and be willing to struggle a little financially to do so...I've loved being across from the Lake and having my friends over to the rooftop or just going up to the roof alone and enjoying a glass of wine with my neighbors while watching the fireworks! Being able to walk to the neighborhood park and also downtown and having a bldg that is so dog-friendly and in such a safe area (especially for a single gal!) has been a dream! (And, I've never in my life been inside of a building that even has a gorgeous view from the laundry room!) I've always felt safe and happy as a resident of 1350/1360. If only money grew on trees, I would never ever move from this apartment!

Lovely building, painfully lacking in customer service.
I am very perplexed at my interaction with this building's leasing office. The building itself is gorgeous, albeit a little sanitized in that way many corporate management-run high-rises can be. I had a bizarre experience where I had signed a sub-lease, but the girl pulled out without explanation. Though that was upsetting and this girl needs to grow up and learn how to say something if she's uncomfortable, even that isn't as disturbing as my interaction with the leasing agent, ------. I hope she's reading this. I've worked in customer service myself for many years so I know a disgruntled employee when I see one. I initially thought she was being discriminatory, (she was rather brusque with myself and my elderly Indian parents), but after reading some of these reviews I realize this is a systematic problem at this building. The day I was in the office, she appeared to be upset that another agent was running late and her malcontent over the office's dysfunction bled over into her interaction with us. She was, without qualification, very rude and unfriendly. I left the office, ostensibly with an apartment (pending credit/criminal checks), with a sour taste in my mouth and a knot in the pit of my stomach. Not how you should feel when you just rented an awesome lake-front apt with a view! In the end, when my original sub-lease fell through, I had the opportunity to rent from another tenant in the building who was moving to Louisiana, but I chose to spend more per month at another building because that leasing office just seemed more interested in their tenant's comfort and satisfaction. I felt, acutely, that ------ didn't want me there. She may not have meant this, again, I bet she was just in a bad mood, but the fact that her mood was so palpable gave me pause to want to enter into a professional relationship with her and her office. I'm sure those apartments rent themselves; they're beautiful. But I am troubled by the snobbery and disregard I encountered there. More than anything else, it was the attitude towards housing and fair housing at that, which I'm left pondering. If the management is reading this, please know that I have taken my thoughts to your corporate office, specifically to ----------- as well as to HUD. Your behavior really struck a chord with me and my sense of civic duty, particularly in this political climate.

All around great place to live!
I am incredibly happy in 1360 N Lake Shore Drive. I was surprised to read some of the previous comments as I have never experienced these issues. The building itself is so clean and well-maintained. Any maintanence issues have always been resolved within 24 hrs. I find that the response is better than any other apartment I have occupied. The apartments are updated and mine had many new things when I moved in (countertops, carpet, freshly painted). The views are incredible from the apartments and especially from the rooftop deck. The amenities are great and the door staff are generally friendly and helpful. The location is incredible, with everything within walking distance and convenient buses right outside the door. I haven't had any issues with the management and my application and move-in was handled professionally and with courtesy. I love the free Starbucks coffee in the morning, the store on the first floor AND the fact that they have fresh pastries delivered daily from a bakery for sale at the store. Seriously, where can you beat that?

1360 N Lake Shore Dr building
Love it! contrary to some reviews on this site, I've had a great experience since applying. The leasing agent was fantastic - she explained all the policies and the approval process. Just before move in she arranged a walk through for me. She made notes of a few things she thought needed to be addressed and they were. From the day I moved in, the front desk folks and garage staff have been polite, considerate and friendly. The two bedroom offers alot of open space and large rooms; views are fantastic; laundry room and roof top are all very good. Any maintenance issues have been resolved the same day. I've had three friends live in 1350-1360 and they loved it. I can see why - don't imagine I'll be moving anytime soon... Great place to live!

This building is in a great location but Draper and Kramer are out pricing themselves. The laundry room is a major negative.The machines are overpriced compared to other apartments in the neighborhood and machines are constantly out of order.

Clean building, perfect location
We have been impressed since moving in at how clean the building is, and what is even better, I have never heard a peep from our neighbors even once-the walls seem totally soundproof. The rooftop deck is wonderful, and everytime we have friends and family over they love the view! It's also a nice touch that there is a view of the lake from each apartment. The gym is never crowded, and it's nice to have a business center. The laundry room has an amazing view, and the staff is friendly. We love the store on the first floor-so nice to have. The location is the very best-there is nothing better than walking out of the building in the morning and seeing the lake. We have been happy here since moving in! The only complaint I have is that the no smoking rule on the roof is not well enforced--I see people smoke up there frequently.

Don't waste your money at this place!
Look anywhere else! Overpriced and the staff is very rude. If you're going to pay that kind of money, you certainly can get better. They jerked me around when I applied with ridiculous criteria that seemingly changed by the day. I have never experienced anything like this in my life! Very shady application process.

DO NOT RENT HERE
The leasing office in this building has absolutely NO regard for the tenants or prospective tenants. All they are concerned about is money- including money that is not justifiably theirs. They kept my $400 "move in fee" that was supposed to be applied to 1st months rent in a situation in which I was unable to move into the building. Be cautious as they will refer to fees one way to your face but have you sign off on something quite different. They also avoid calls if they don't want to deal with you! The staff is incredibly uncaring, unhelpful and disconnected. I would never, ever recommend Draper and Kramer or this building to anyone

Manager -------- makes bldg horrible
WE LIVE HERE NOW... DO NOT MOVE HERE!! Don't pay more than 1200 for any 1 bdrm apartment. They will try and tell you they cost more but no one pays that. You can go next door to 1400 and have the same views for much less money and without the nasty manager. Until they replace the bldg manager DO NOT MOVE HERE. The bldg is beautiful with great views.

Do NOT move here if you have a dog
While 1350 calls itself a dog friendly building, nothing about the management here is friendly towards owners with man's best friend. Just to give you the latest information, all dog owners received a memo letting us know that if we ever walk in the main entrance to the building, we will be fined $100. If a dog that is not yours is ever visiting you in the building, you will be fined $500 and given 10 days notice to vacate. If you use the regular elevator and not the freight elevator, you will be fined $100. I should note that the freight elevator is probably 30 years old and is insanely slow. There is also only one freight to serve all 22 floors. It is frequently used by maintenance men in the morning doing trash and recylables removal and waiting 10 minute for the elevator is standard. Also,we are still forced to use the back entrance in the middle of the night which is dark and in a side alley/ driveway. I never feel safe using this entrance once its dark and late at night. Do NOT move here if you have a dog!! It is not worth the location! They make your life miserable!!! All of us dog owners are moving out.
