It's a nice apartment building(s) with good exercise and amenities, but the pool is only accessible to those who live at the Pearl. I like living here, though it's sometimes loud. Staff at the front desk is very friendly and helpful

This has been a great complex to raise a family. Any maintenance issues have been quickly addressed. The community events have reduced significantly since covid. Hopefully it resumes. I do have issue with the reduced hours in security after 10pm/11pm . I feel the rent is pricey, there has been a raise in homeless people in the parking lot and car vandalism so security and cameras should be a priority.

The buildings are clean but need to update some areas in the apartments such as windows and wall finishing. The staff is nice and most are service oriented. I like the location and access to major roads. I love the quiet nights.

I have really loved this community. People are friendly and helping. I have found a tremendous dog sitter that lives in the apartment complex and the area is very god friendly. Management answered all of my questions and made the move-in as easy as possible. The downside is slow maintenance requests (but not awful service) and there is a strong stench of marijuana.

A beautiful community with a great location and some of the best apartment management I've ever encountered. Our AC went out last summer and they immediately hired the Ben & Jerry's truck to give out free ice cream to residents. I think that anecdote's really representative of the kind of management and community at the Blairs. I do wish the maintenance staff wasn't so dismissive of me, however; I feel like every interaction I've had with them, they've ignored me or outright been rude. So overall it's a great place to live, but maintenance staff aren't friendly.

GREAT LOCATION. We've been living here for about 4 YEARS now and absolutely love it. The place is clean, quiet and the common spaces are really cool. The staff is very nice too but can be rigid with rules like with parking or activities.

Community is ok and relatively safe. Management is friendly but slow when taking action. Neighbors can be noisy at times and destructive. Parking is expensive and towing is rampant. The overall building is no longer as desirable.

This apartment complex is going down hill fast, they are overrated and why too expensive for the huge lack of community activities, service, maintenance, and so much more. The roofs are horrible and they kept fixing and patching the ceiling, never the roof. They hire third party contractors without vetting, one was a convicted sex offender, avoid this company if you have children

The staff here is wonderful! The apartments are really nice and spacious on the inside, it's a lovely community, and walkable area. Whether you have a car or not, it's really easy to get around the city because the metro train station is a five minute walk from the building!

I’ve lived at this complex for over 5 years and am finally at my wit’s end. Out of patience and understanding, I have refrained from going the course of leaving negative public reviews (especially during the worse times of the pandemic) despite the countless inadequacies and broken promises we’ve had to endure during my time here, and yet it’s apparent that my patience was taken for granted time and time again. There is never-ending, seemingly year-round construction constantly taking place nearly every morning and throughout the day. I understand that maintenance work is inevitable, but management has routinely misled residents about the completion times for certain “renovations.” Timelines are regularly extended for months and even after 5 years’ worth of “completed projects,” there doesn’t seem to be any discernable improvements functionally or aesthetically. If you're someone who works from home or wants to enjoy your weekdays off in peace, this place is not a suitable landing spot. There was a very recent change in management and the new building managers have continued to go out of their way to inconvenience current longtime and new prospective residents. They conduct themselves as if their only concern is extorting as much money they can from renters and making their partners richer at the resident’s expense. (I.e. Predatory practices from Henry’s Towing & renting what should be resident parking spaces to nearby businesses.) The parking is extremely limited and overpriced, going from $90/month when I first moved in to now over $150/month to match the cost of a single tow, which I believe to be a shady tactic that should be investigated or at the very least reviewed by Corporate or Maryland Housing Authority. It’s comical to think that new residents WILL NOT be assigned parking, are put on a waiting list and are forced to find parking on their own off lot because a deal was made to block off dozens of parking slots, which remain empty 99% of the year, for a business building that never utilizes even a quarter of those “reserved’ spaces. Unfortunately, maintenance issues and response time have gotten worse and have been on the decline even before the pandemic started. Almost every issue takes several calls over the course of days, and sometimes even weeks, for the management office to resolve. There is a mice colony pervading the complex that seems to find its way into each of the three buildings as has been reported and discussed ad nauseam with multiple members of the community. No matter how many complaints are levied by the overall community, the incessant smoking in & around the building is never investigated and has been allowed to continue without the consequence of enforcing lease violations. After reporting recurring cold water temperature in November, the problem still isn’t resolved in February and I’ve had to resort to boiling water or showering at work more times than should be necessary. The appliances are cheap and we’ve had to call for the repair or replacement of items on too many occasions including: Over 5 fridge handle repairs and ultimate replacement of the entire fridge because the plastic handles couldn’t sustain the repeated use of the larger metal doors they were on. A dishwasher replacement, 2 microwave repairs & its ultimate replacement due to blown fuses. Useless repairs to an old washing machine which ultimately lead to its replacement. The inevitable cheap toilet seat replacements, 3 bathtub re-glazing repairs, and 2 front door lock & handle replacements due to a misaligned mechanism. And a window replacement after years of asking about the cloudy condensation-ridden windows that were there since we moved in and being told “it just needs to be washed from the outside,” (which was in fact false). After our 5th year renewal, we were guaranteed new paint and carpet (in writing which we still have and can provide), but have resigned to the fact that we may never see it as management(s) continue to kick the can down the road in hopes of us vacating so they’d only have to cover the cost when they are able to raise the rent and pass it off to a new tenant. The only bright spot through this entire experience has been the concierge team who I’m sure would probably do a better job leading this place as they are always prompt and consistently care for the concerns of the residents. We’ve never had a single late payment or complaint against us, have complied with every building policy, and have been extremely patient with the subpar service but in the end, we’ve become very disappointed with the way the complex continues to treat its residents. Until a proper management team is put in place or corporate attempts to personally assess many of these ongoing concerns…I cannot stress this enough, please avoid this apartment complex if peace of mind, professionalism, & comfortability is what you seek. The only benefit about this complex is its convenient location, but it is not worth the frustration considering the many other housing options in the area for similar rates. For the price levied against tenants, this place falls way under expectations and is severely lacking in many basic & essential areas that you would expect from a living community.

I love living at The Blairs! The staff here is so friendly and they really make it feel like a community. I love the monthly events that are scheduled as well. The rent is affordable and the location is so great. It's close to the metro, restaurants, and shops. Highly recommend moving here!

Advertisement for common pool availability is not - it's limited according to Pearl front desk to Pearl residents. Gym is kept reasonably clean. Yoga room - space with easy to clean rubber floor was not returned to open status since COVID closing. Maintenance is friendly and responds well to fixing emergencies.

Overall I've really enjoyed living in the Blair's Community. The price point and the proximity to downtown Silver Spring and the metro has been very beneficial to us. There are issues that we've had with the Blair's over the years. These issues include bandaid fixes on bigger structural issues, many miscommunications with the management office, and no follow-through with fixes needed to the apartments.

I have actually lived at the Blairs (East) for almost 5 years and downsized from a 2-bedroom to a 1-bedroom after the first 2.5 of my time here. LOVE it!! Love all the amenities, staff, concierges, size of the apartments (balconies), laundry lounges with large washers and dryers on each floor, covered parking options, scheduled attention to potential pest deflection, community activities calendar/live outdoor music/food trucks, and the location to the metro, major highways, grocery + convenient stores. I think the only thing missing may be a pool! But it's easy not to miss it with all that we do have. I also really appreciate how responsible our management has been regarding mask wearing in common areas and elevators during this continued pandemic and fluctuating guidelines. Kudos!

I just moved in last week, and Mileyda made ut a very smooth process. I moved in less than a week after touring the apartment because I loved it so much when I toured. The giant windows letting in as much natural light as I could want is what really sold me. It's also been a nice place for my dog to live as well.

I just didn't like being charged a $1,000 transfer fee. I only moved because my husband died and I needed help with the rent. My sister moved in with me to assist with the rent. Especially when I explained why I was moving. That expense was really hard on me. Finances were extremely tight at that time. I do plan on staying at Blair Plaza as long as I can. My apartment is very spacious compared to other apartments in the area. I am doing everything I can to get my daughter at Blair Plaza. But at this time your 2-bedrooms are above pay range. I can't believe your 2-bedroom 2-bath is over $2400 a month. I will keep looking for specials to get my daughter in her.

The building is quiet and the rooms spacious. Management is responsive. However the building is 70 years old which causes repair issues such as loss of hot water and water leaks. Nice amenities such as terrace.

Blair House is a large and diverse community off of a pleasant street on the DC/Maryland boarder. We love that we are in walking distance to the metro and all the shops and restaurants of downtown Silver Spring, and it is a quick and easy trip into DC. The building is vast and well maintained. We are very comfortable in our spacious apartment; we love our closet space, balcony, and gas stove. Laundry rooms are on every floor. Staff are pleasant and responsive. Amenities downstairs (gym, rec room, outdoor patio with grills) are very nice. We are a short walk to the pharmacy and grocery store. We're very pleased here.

I have enjoyed living in the Blair's. I started off in Blair House and moved over to Blair East which I thought was more cozy and it allowed me better access to the subway shopping and eateries. I have gotten to know the team here and my experience has been great.
