I would recommend Yorkcreek Apartments with some caveats which are potentially relevant. They have a good value proposition considering the relatively low rent, the utilities covered, and the size of the apartments. Before I start sharing critiques, I should mention I have renewed my lease twice. There is some inertia since I don't want to move, but it's honestly not that bad. My first weekend living there, I walked out Sunday morning to see three fresh liquor bottles which had been tossed from balconies. I looked down farther along the buildings and saw two more liquor bottles which also seem to have been tossed from different balconies. Now, Yorkcreek has zero control over litter on Sunday morning bright and early, but it does give you an example of what they're up against in trying to keep the grounds clean. Each building has 12 units. I suspect it only takes one or two of those units filled with less respectful tenants to make the experience less than fun. Yorkcreek bans fireworks, but the tools are the type to still be lighting off fireworks at 3 a.m. in the middle of a thunderstorm; mocking societal expectations and ignoring bans simply make it more fun for them. The tools are also the type to have >100 lbs dogs dropping deuces and leaving them where they fall. Most of the time they are nice enough to have a dog do that on the grass and not the sidewalk. That being said, Yorkcreek still has a policy against the possession of cannabis in any form on their property with the threat of immediate eviction. It has been legalized for recreational use for several years, but Yorkcreek feels entitled to wait until you have already signed the lease to tell you about this policy of theirs. The sheet you sign with the agreement on this was clearly drafted when cannabis was illegal and Yorkcreek seems content blindly going forward with their inertia. Other unstructured notes: The communal trash bins often fill and mound over. You're supposed to keep your garage clear enough to park a car in it and not use it for storage. Your garage is likely going to be a short walk from your apartment; that short walk in the winter is the reason I purchased crampons to fit over my shoes since I fell too many times walking across the sheet of ice they create by plowing and not salting. The AC units are wall units and while being very loud do not effectively cool the entire apartment on warmer days. The location itself is prone to having frustrating traffic around it particularly during the Christmas shopping season. I pay for Verizon internet and it has been rock solid. Electrical and water utilities have been very reliable. The exterior door to my apartment building has not been functional for months; I received a letter which scolded me along with the other 11 units for propping the door open... it literally doesn't shut. As such, there's no security provided by the door.

Cheaper than most apartments The apartments are OK the community is pretty ------ garbage all over the place people at night always trying Break in cars and garages looking to steal im always worried if somebody's gonna break into my apartment maintenance are never coming around even when called if you slip up a penny off you will be charged multiple times without even being told until you have a $200 fine even though you've been a loyal tendon for years never been behind on payments and they won't even threaten you with court true story. Peoples cars are always being toted away and there is always a scene going on with the cops called i've even seen once a whole building surrounded by Overton officers in their vehicles there guns drawn and aready one murder since I've been here .

it's been okay for the most part. Don't store any garage items in the garage. They WILL come up missing. Neighbors are loud. Too many people in the area in my opinion. Too much $ for a one bed. :( if you're not a people person, I would suggest looking elsewhere. Don't get me wrong I'm 23 I've lived here for 3 years it's been okay but if you're looking for a place with a garage I'd suggest looking into a place with a garage attached to the apartment. I like to be outside. Last time I had tools in my garage someone stole every single one of my tools and left me a pickle fork. York creek said they couldn't do anything about it. That about does it for me. Find a place that has cameras or somethin. Maybe look into your own home. Save your money. Neighbors are too much in your business. Nobody works Besides YOU. I can promise you that! I mean if this is really where you want to move go for it. The experience might be fit for your life if you'rea people person with bare minimum of everything.

Over priced. Extremely outdated. Heat doesn't work. Terrible AC system. Multiple things broken. gave a list of things to be fix and has never happened. Tried to charge me a cleaning fee twice. Garage was filthy when I moved in. No couple day grace Lyon rent. If you pay 1 day after due date they change you extra. Was told I'd have a one bedroom available for rent that then never became available. Ended up in way bigger space that I don't need and paying way more in rent then if I was in a 1 bedroom.

Horrible. My neighbors pitbull killed another dog in front of the building, but they would not even allow me to make a complaint about it and asked me why I think this would make me feel unsafe. Furthermore I have complained numerous times that maintenance requests aren't being completed, but it never gets better. When they do come out for maintenance, they do a lousy job and complain that they will be fired if they spend money to fix things properly. Absolutely no indication from management that they care about residents, either from York Creek or Land and Co.

Let me start by saying, I love my apartment. It also helps that I have good neighbors in my building. I have a problem with the fact that my rent has doubled this year but I guess it's happening all around the country but still unfair to those that pay their rent on time every month. It seems like a punishment. I have problems with my garage door not opening sometimes and maintenance is getting better at repairs to my door and other things in my apartment. Kudos to maintenance for having a better timely response when I call for repairs. Overall, I like it here!

We liked it at first, but soon there was many things going on around here that I just don't feel safe here anymore, there's been too much theft and vehicles getting broken into and getting damaged and the apartments can't do anything about it. There is NO security or security cameras and the tenant is not allowed to put cameras up outside the apartments. I feel like we pay too much for so little too no security and don't feel valued as a tenant.

Being here has pros and cons. The maintenance staff are quick to resolve issues. If you have an insect problem, they have a professional come in once a week and spray. They keep the foyers vacuumed and yards trimmed. The accounting team is even as helpful as they are able. But the management team does not return phone calls or e-mails when there are other issues, even when photos and documentation is provided about other tenants. The constant turnover in the office staff is unbelievable! I am appreciative the rent is lower here and is basically the only reason why I stay.

The maintenance on the property is most always been very good. The physical appearance while driving through shows that York Creek is committed to making sure the grounds and exterior of the buildings are kept in goof repair.

My neighbors have been pleasant and tend to keep to themselves unless there is an emergency or obvious disturbance. I enjoy the garage space I have, without it I would not be able to store my old car in the winter and bikes for the summer.

Overall it is a good place to live. Couple of complaints about how management works when it comes to notices and fees. Definitely very thin walls because we can hear everything from all our neighbors even though we try to be courteous and keep quiet.

Horrible do not move here they don't keep these apartments up they are dirty have mold they give you old out of date stoves/ sinks/ air conditioners that break and mold ! It's so old in here not worth the money and they keep raising rent not even worth what it costs. You are going to find previous dirt and trash from the last tenant

York Creek is a big Apartment Complex and I understand that there are a lot of people here but it is a little unsettling how much crime and cops that are always here. I also think they need to work on cleaning up the outside more I always see trash everywhere.

I enjoy living here my neighbors through the years have been pretty good. This is a clean apartment complex. I have had only a couple problems when I had to call Maintenance and they fix the problem in a timely manner. I like the location of this apartment complex it is around everything I could need.

My apartment itself is ok. AC doesn't work and the water pressure is laughable. Within 1st mo of moving in, I had my valve stem cut off. There needs to be some sort of way to monitor the property and keep our property safe

Very cheap apartments, but the price is not cheap. They keep raising my rent after each year but the apartments and services do not get better. Would not recommend these apartments and I would love to move.

The community changes every few years, people are constantly moving in and out of your building. The 24 hour maintenance is great when your in an emergency but it's hard getting things done long term. Rules are constantly changing every time a new lease is signed. It's okay, but not great.

BED BUG INFESTATION
This is going on my 3rd year living at this ---- whole. We have nothing but bug problems in this building. This is my 3rd time now getting bed bugs and on top of that roaches too. When you let the leasing office know about the infestation it takes 3-4 weeks before anyone comes out to spray your place. Absolutely disgusting!! The security entrance door is a complete joke. Since I have been here there has been multiple car break ins, garage break ins, a girl was raped in her car in the parking lot, a dead body was found and list just goes on. maintenance is a complete joke. Called to have our outlets fixed because you can’t plug anything in because it just falls right out the wall. Good luck on getting maintenance to come and fix that. My kitchen sink is leaking and under all the sinks - bathrooms and kitchen, the fake wood is warped. The walls are thin, you can hear everything. I’ve never turned my heat on in the 3 years I’ve lived here because it’s just too damn hot. I keep my loft window open all year round. The “air conditioning” is a joke. You mind as well move your bed into the living room because it doesn’t reach to the bedrooms so in the summer you are dying from the heat. My stove burner, the big one only works when it wants to. The refrigerator- bottom shelf doesn’t even fit into this fridge. When you put anything on it it falls to one side. Do yourself a favor, do not move into this crappy apartment complex. I’m literally in the process of finding a new place to move and contacting a lawyer for the bed bug infestation because by law they are suppose to tell you the maintenance of the building and never once was I told this building is constantly infested with them. They need to burn these buildings down and start over, York Creek will respond with we’re sorry your unhappy .. blah blah blah!!! I’ve read so many reviews in the past few hours and it’s the same crap. Anything that someone says that is nice or a compliment has got to be a fake review. One more thing .. your rent goes up every year even though they do absolutely NOTHING for you for your rent to go up.

We have rude neighbors which is to be expected. Half of my apartment is falling apart. Instead of fixing or replacing it has a temporary fix. Like WD-40 in my windows in stead of replacing something that's obviously broken. Everything is outdated. My neighbors run a "secret" chop shop put of their garage. The kitchen sinks are small. My rent gets raised almost $30 a year which is ridiculous because this place does not match any other newer place around here. I feel I've lived here for so many years and my rent continuously gets raised. The heated floors need to either be inspected or just downright replaced. They work half the time or they are constantly on because some other apartment happens to have their heat on. I could go on and on but, I'm hoping you get my point.

Since moving in- 6 months ago, there here been gunshots heard around my building at least twice a month. There has been a dead body found in the parking lot. There is police presence in or around my building weekly, if you get packages sent via anything BUT Amazon to the Amazon lockers, forget about it, it's all getting stolen. Garages are constantly being broken into, catalytic converters stolen off of vehicles in the parking lot, and vehicles just getting stolen out of the parking lot - and NONE of it ever gets addressed, no announcements, no cameras in the parking lots or around the buildings, no security? The walls are so thin that I can legitimately hear my neighbor clearing their throat, having conversations, throwing up. It's annoying to say the least. It took two months for anyone to come from maintenance when I did call - we have learned to just handle things ourselves as far as repairs go. Our garage door opener opens a neighboring garage every. single. time. And the front door security system is a JOKE. the door is constantly being ripped open, rendering the lock and buzzer system useless. If It were affordable to break our lease we absolutely would. For as big as the complex is, for as much rent that is paid, this place is laughable.

It is an ok place to live although our maintenance isn't very helpful . You don't get bothered unless you're late on rent or they need something from you. Otherwise living here is good just make sure you don't need any assistance from maintenance.

We,ve had suicides, murders, gangs tagging property, garages broken into, car windows smashed and tires slashed but luckily our rent goes up every year, even during the pandemic when everything and everyone was in lockdown. If you manage to save money for a down payment on a house, don't worry, your savings will be gone, and then some, by the next lease renewal so you don't have to make a decision whether to renew your lease, they have made it ever so easy to be trapped by rent for the rest of your existence. In all seriousness, the maintenance department is wonderful but unfortunately I don't think they pay them enough because they always seem to be short staffed and workers don't seem to stay very long. All that extra rent is obviously not going to pay the employees that really matter, the ones fixing and maintaining your unit. But hey, what do I know? Those degrees in business and finance probably don't provide me with enough knowledge to weigh in on the matter. Don't bother decorating your deck for the Christmas contest either unless it is solely for your enjoyment. The prize of a rental discount goes to friends of the business office employees. All and all, if you are desperate and need short term housing, this is probably better than most, especially with the Kent County Sheriff's department here all the time. I personally would not have stayed beyond the first year had my credit been what it is now, but every year rent increase exceeds my salary increase so they got a long term renter whether either of us wanted it or not.

Ok place to live, nothing special. Walks do not get shoveled or deiced in the winter. Dumpsters always overflowing. Some people have loud vehicles. Security is good by having a locked outer door and intercom system for each apartment block.

I was almost evicted for something i should not of been. The manager however did a great job finding out the truth and let me renew my lease. I am very happy with my home and I plan to continue to rent for years to come.

It's pretty quiet in the building I reside. I feel that it's difficult to live in an apartment complex with children though, many of the policies aren't children friendly. We've also have had a lot of issues with maintenance and water being turned off day after day for repairs. It's affordable but has not been the greatest experience thus far.
