Everything has been amazing. The staff has been very helpful and maintenance is always quick and efficient. The only concern that I have is that the fire department and maintenance man said that the AC sparks fires quiet often. This worries me. Even though mine is fixed now, I worry about the people living around me.

We're new to the Charlotte area and visited several other areas to see what fit us bedt. After several months of visiting back and forth we realized that the University area best fit our needs and that the Halton Park community was where we wanted to live. The homes are spacious and value is great.

I love the community so far. Quiet and nice. Neighbors are friendly and so are he office employees. There are some great features for this community. The movie theater and pool area are really nice and they even have a blue ray player. Visitor parking also helps because I always have a parking spot close to my home.

This community is just lovely---and safe. I am so happy living here. The grounds, buildings and apartments are immaculately kept. The amenities and activities are numerous, diverse and enjoyable. It is close to the University, and many other wonderful places available for outings, shopping and good food. My neighbors are very friendly and quiet. I would highly recommend.

It started out nicely. The past two years there have been unruly and rude residents that have rented. I would say the quality of this complex is deteriorating. Each year the cost rises without explanation. The fact that Basic Cable and Internet service each cost in excess of $45 a month does not at all make sense.

I lived at Halton Park for over a year, and I never had any major issues. My apartment was very spacious, I had upgraded appliances, and it was generally a great place to live. As far as noise - I could sometimes hear my upstairs neighbor walking around, but that's expected, as it's an apartment. When it's warm, there are kids that play in the breezeways, but the noise isn't too terrible. I think noise depends on the particular building that you live in - I never had any issues with my neighbors. I will say that visitor parking is pretty bad. I personally didn't run into too many issues because I had a permit, but it was definitely a hassle when I had friends over - visitor spots fill up completely by 10PM, and some of the spaces are VERY small. You're almost guaranteed to have to squeeze out of your car to avoid your door hitting the car next to you, regardless of if you have a compact car or an SUV. The staff was always courteous and friendly. Maintenance always responded to my requests within a day or two. All in all, I enjoyed staying at Halton Park. I had to relocate for my job, but I definitely would have renewed my lease.

I live at Halton Park now and I'm SO tired of the noisy neighbors, above and next door. Plus, all the garbage in the hallways. It's living in a friggin low rent place only it's not low rent. Don't bother wasting your time calling the office about anything because they rarely answer and when they do they don't do squat about noise. I called twice about the same loud neighbor and their response was "we knocked on the door and nobody answered". Really? No duh. They have a peep hole and knew why you were there. Do not move here unless you love a noisy neighborhood with trash all over.

I know I'm going to get some nasty comments but I actually renewed my lease...until like..July 2015. Here's why and hear me out. Noise - it's like two miles from UNCC. Expect some shenanigans. At least everyone in my complex is friendly and nice. They pay rent just like me and if they want to have people over. Do it. I'm in my mid-twenties and work a day job - so I'm not in school but I was at one point so I know it's important to have a good social life blah blah. If it gets out of control, I ask them to turn it down a notch and they do it. One of my neighbors also knocked on my door the other week because I left my key in the door. It's called neighbors and living in a apartment complex. If anyone really wants to complain, complain to AMTRAK for running their stupid train at 11pm but not after the really really late show with Norfolk Southern at 1:30am. Security - This is Charlotte college kids, remember this housing market makes ZERO sense and the hood is always a mile away wherever you stay in the city (until you hit Huntersville). They have alarm systems in the apartments and I arm that sucker every time I leave. I've never had a break in, and my car has never been broken into. Yeah, I've heard gunshots but remember there is a straight up ------ nearby (refer to the first sentence). CMPD hangs out here alot watching Netflix (seen it) and I haven't seen anyone arrested here. I think they just stay here so they can wait for something to happen nearby in said ------ establishment. Help keeps the place safe and I'm pretty sure two of those guys live in here. My girlfriend has had to park at the volleyball court and walk to my apartment multiple times and there has never been an issue. The only flashing lights I have seen has been a firetruck from when someone put a cig out in a bush and started a brush fire. And an ambulance from some frat boy having alcohol poisoning. If that's all I see then deal because it's Charlotte and it can get WAY worse. Parking - There is like 10 visitor spaces and 9 of them are taken by residents who I think struggle with the idea of walking. That being said, having friends over is like putting the space shuttle into orbit. At least the towing company is AWESOME I've seen them legit take a Camaro in under 20 seconds - so parking for residents like me in the middle of the place is actually REALLY good. It's a give and take on this one guys at least it keeps the ragers from happening. Management - One mean person, the rest are nice. Stuff is fixed really quick. Overall its all about what you are looking for. This place is just two exits down from where I work. I'm ok with living here because trust me, I've seen and stayed at places 100x worse in Charlotte. If I didn't feel safe I wouldn't stay here and if I didn't think this place was great for me I'd move and this post would be completely different, trust me. All apartments have their cons no matter what guys this isn't a hotel.

DO NOT MOVE IN THIS PLACE!!!!! PLEASE! DO NOT!!!!! Based on the internet reviews I was a little skeptical about this place but my roommates convinced me to move in here because Halton park is the only place who has 3B/3B. The apartment is pretty standard and that works fine for me. But the prices are too high for what you get. First of all, the security is TERRIBLE! I had my car got broke into on thanksgiving break (how nice is that?) and the police told me that 4 other cars got broke into in the same day! And my neighbor told me that 3 cars got broke into like 2 weeks before! So the police told me to talk to the office about security problems and I did and all they said was they sent out the emails couple MONTHS ago. I guess my car got break into b/c I didn't read the email that they sent out! I still see couple cars with their windows busted! And Still haven't seen a security guy/ car! Second, the staffs are just as Terrible as their security. I was enjoying beautiful weather outside couple days ago with TWO of my friends - No drinks (drinking bottle of waters), No music. But the staff kicked us out cause I have too many guests and there were only 6-8 ppl in the pool! if two guest are too many I was wondering how many guest I can have! So I called the corporation because at that point I can't stand their attitudes but of course the corporation never answered and called me back! I pay $1200/ month and I think I deserve to have 2 guests! I can't think of many stories but the staffs are terrible! Third, the wall is too thin (like paper thin) and you know what your neighbors are doing. I could even hear when someone's knocking my neighbor's door. I do understand that a lot of college students live in this apartment. I do understand having fun, going to the parties is very important for them ( It was really important for me when I was in college) but they won't stop partying everyday! like Monday to Friday! Also, this place is dirty I saw ppl don't pick up their dog's poop! Gross! To be fair I should include the upside of living. It's cheaper compare to the apartments in uptown but it's still kinda too pricy for what you get! They let me paint walls as long as I paint it back to the original color when I move out. Very close to 485. like a minute or two away from 485. They have 3B/3B units so you don't have to worry about sharing bathrooms.

Terrible place! Only good if you do nothing with your life but work and sit on your lazy butt and don't care about anything but appearances. The office staff is uneducated and uncaring, and prices are too high for what level of service and facilities are offered. I cannot wait until my lease is over! I will never live in an apartment again. Living at University Terrace is much preferred, even if the buildings are older and smaller.

I've lived here since Aug 2011, and I just agreed to renew my lease for another year. I've read a lot of the complaints on here, and I feel sorry for a lot of the people who wrote them (especially the students). They are going to have a terrible time adjusting to the real world after college. -First, this is an apartment. You are going to hear your neighbors, but it's really not that bad. I didn't know the people beside of me had even moved in until weeks after, because I'd never heard them. The girls upstairs (both petite), one you never hear, the other you hear every move she makes because she's a fast and heavy walker (she's a waitress). The majority of the noise is from the inconsiderate college aged crowd who go stomping out at 10 pm, in party mode, with their friends or on the phone loudly proclaiming how drunk they're going to get...then they come stomping in at 2 am, drunk, in party mode, falling all over the place, on the phone loudly telling their bff how drunk they are. Or the ones that stay in and have a party...throwing trash, furniture, and each other off their balconies, only to complain about how bad it is here. -Parking - resident parking is fine. I rarely have to park anywhere other than directly in front of my building...and if I do, I'm not too lazy to walk that extra 30 feet. I know how to park between those two white lines, displaying my resident parking sticker in the specified place (amazing how many people don't know which is the left side), and not leave things in my car to be stolen. I've never been towed and never broken into. Hmmmmm. Visitor parking is a hassle. If some people could pass a credit/background check and be approved residents, they could get a parking sticker and not have to park in visitor parking. There's half of your visitor parking occupants. I agree there does need to be more visitor parking, especially towards the back buildings. -Dog Poo- They just started the PooPrints DNA testing...so the lazy people who are too good to pick up after their own dogs will have proof it was their dog. The apartment provides poop bags, and all you have to do is pick it up! Even if they didn't, you're just nasty if you leave dog poop laying everywhere. Get a $1 poo-bag holder from the dollar store that hooks on your leash and pick up your poop, you lazy *%&@#%$! I have a dog, and I pick up her poop...I don't want to step in yours trying to throw it away. -Quality of apartment/appliances- A lot of it has to do with how it's used and maintained. The appliances in my apartment are GE, were here when I moved in, have had minor issues (had the icemaker replaced, microwave vent cover replaced), and work just fine. They are not substandard appliances. The construction materials are your basic residential construction grade materials...the same things that goes into $300k houses down the street. If you stain the sheetrock here, you're gonna stain the sheetrock anywhere (that's your fault!) -Misc - I just had a roommate move out. I didn't know her before we met here in Charlotte (we were both students at UNCC), but she seemed to be very clean and neat. After she moved out and I went to make sure her bedroom and bathroom were ready for the new person moving in, I was shocked. Some of you people are just nasty and have no consideration for other people's (rental) property. It's no wonder some of the charges you've gotten after moving out. -Office staff - The group that was here when I first moved in was great. I have no real complaints about the current staff. They could be a little more consistent with communication, the apt newsletter, things like that, but those aren't essential to living here. I've made a few complaints, and they have been addressed quickly and adequately. The maintenance staff is great...except for the one guy who will not look at anyone or speak to anyone...he needs an attitude adjustment simply because he makes you feel like you aren't worth his time to return a friendly wave. Otherwise, maintenance does a great job and are very friendly. Basically, Halton Park is a nice place to live as far as apartments go. The staff can only do so much when people refuse to be decent human beings and follow the terms of their lease. If those people can't follow an apartment's lease terms, how are they going to comply with HOA terms/rules if they ever grow up and buy a house?

Horrible! Horrible! Horrible! Can not wait til lease is up! Parking sucks! Especially if you live in the back of the complex , I wish this was fully explain to me before signing the lease. You pay all this money for rent and can't have visitors if you wanted too bc your visitors wouldn't walk to walk miles to come see you after a certain time. I've had several babysitters quit on me bc of them having to walk to just get to my stupid apartment. Staff members ----------------- are both careless and need another profession they are not friendly and helpful . I hate this pale and I will and am not going to recommend this place in the future!! I CANT WAIT TO MOVE OUT!!

I am currently a tenant and we cant wait until our lease is up the noise is loud my neighbors are so noisy you can hear everything!!! The visitor parking is awful I live In the back and the parking is all the way in the front near the rent office which makes no sense their should be parking near every building. There has been several car break ins on the property. My apartment was broken into and this has just been the ultimate NO NO! I don't feel comfortable and I don't feel safe. I love dogs but a lot of residents don't know how to control their dogs they have them on the porch and they bark at my three year old and myself constantly. They don't clean up after their dogs. The back building are lacking lighting so walking from visitor to apartment is dark at night time. The staff are friendly and nice they have been very helpful during my lease term. They are very timely with fixing anything that needs repaired.

Been here for over a year (this is my 2nd review I did on 3 months in and now this is my year review), just renewed my lease not too long ago. I really do love this place. Yes there is noise sometimes and the parking an be horrible after 11pm when I get off work. But I'm not complaining because this is an apartment complex, if I want my own parking I would get a garage or move..you live with other people as you would in a if you lived in any other neighborhood. No where is going to be the perfect location especially living in an apartment. Now, after a year I can say I do love Halton Park, the staff is nice and they will work with you if you are ever late on rent. They know your names and faces which is a huge plus knowing that they do remember me and what apartment I live in. The only problem I continue to have are little tiny silverfish bugs that continue to invade my house. It's not that bad I may spot one or two in a week but they are still very annoying to see even after having an exterminator come several times in a month to rid of them. The walls stain VERY easy and so does the carpet and the wood cabinets. So if you have children these are two things to be careful of. Overall I renewed my lease to keep it at the price I rented it at in 2013 on a renew special but even if I didn't receive the special I would still renew at Halton Park. Close to my job, close to my parents house, close to school. The most trouble I have seen is one loose pit bull that wandered to my doorstep but was a sweetheart who was just lost. That's pretty much it, never experienced nor seen any crime happen. Although I have heard my neighbors talking about one break in that occurred during the holidays. Safety is good (I live on the 3rd floor) so safety was #1 to me with a small child and living by myself. Parking is OK if you get there before 11pm. Landscaping is good (when people pick up their dog poo). Maintenance is very quick (which really caught me off guard) I put in several request and gotten things fixed quickly sometimes the same day. The only issue I can think of right now is when it snowed and the very back parking lot wasn't plowed nor salted good enough for people who needed to get to work. It was a hassle getting in and getting out. Overall I enjoy living here and hope that when my new lease is up the price isn't too ridiculous and I can renew again until hopefully ready to buy a house.

DO NOT MOVE HERE. I have lived in several apartments in the University area, and this is by far the worse. Parking is a nightmare, and on a regular basis I was forced to park several buildings away, and visitor parking is even worse. The staff in the office is unorganized and does not communicate well. We had an issue after moving out when they'd tried to bill is almost a thousand dollars for replacing the carpet throughout the apartment when the only document stain was in one bedroom. We have had other various issues throughout the year that make me advise no one to live here.

The worst apartment complex I have lived in during the four years I lived in the University Area in Charlotte. You can hear everything the people above you are doing and can even feel your floor rattle from people above you walking around. I had two women living above me (130 lbs max each) and could hear them walking around their apartment. My floor would rattle from the people below me playing music and if it wasn't during quiet hours, I was told "there is nothing we can do" by the staff. Appliances and Materials: Everything in the apartments is cheaply done. The blinds break simply from opening and closing them. If you move to this apartment complex either keep your blinds shut or open because by the end of your third month they will start to break from normal daily use. The dish washer even got to the point where it would come out of the cut out area it was installed into under my countertop because it was installed incorrectly. Not only was this dishwasher obviously installed by someone who had no business installing it, but it was so loud that you couldn't run it during the night without worrying about disturbing your neighbors either above or below you. Halton Park literally cut all of the corners when it came to their appliances. The garbage disposal would shake the entire counter so if glasses were sitting next to the sink on the counter, they would fall and break because it would shake the entire area. Our oven door became detached from the unit halfway through the year which has never happened in any place I have lived in my life. Parking: Parking was sufficient for residents, but any guests that you might have will have to risk their safety at night due to having to park at the front of the complex. This may not be an issue to some, but you have to take into account the poor lighting along with the wonderful people Halton Park decided they should rent to besides just students. I have never felt so unsafe in my life and would have to pick up my girlfriend from her car because of the amount of suspicious activity that takes place at night in this horrible complex. I worried something would happen on a 500 yard walk because nothing is done about keeping the place safe for residents. This apartment complex allows anyone to park in their visitor parking so the parking has also become a popular area for people to drop off work vehicles, pick up their cars that they parked for free during the day and return the next morning to pick up their work vehicles for another day at work. I've even seen a few people park in visitor parking, get picked up by cabs, go to the airport and return from cabs a few weeks later just to avoid long- term parking charges. So you have all of these people taking up actual visitor spaces that resident guests may want to use. Did I mention it has also become a popular spot for truckers to park and sleep overnight after a long- haul or on the way to pick up their next trailer? I have actually seen a man and woman in the cab of a Semi- truck... well you get the picture. Residents: I have also seen the children of the residents in this complex destroy property and try to break into multiple residences even during the day. I watched my neighbors leave and children go up to doors, check if they locked the doors and attempt to look through the peepholes to see if they can see anything inside. Gym: Halton Park likes to try to sell prospective residents on the fact that they have one of the largest gyms compared to other complexes in the University area. Although this may be true, the quality of their machines is horrible and unless you go at ridiculous hours you will barely be able to move while using them. You also get to enjoy the people coming through the gym to do their laundry which has a door connecting to the gym. If you are looking at apartment complexes in University do yourself a favor and AVOID THIS ONE AT ALL COSTS! It was probably the biggest mistake I made in my resident choices in the four years I spent in the University area and was so horrible I decided to move out of University and closer to the city. The place continued to go down hill the entire time my roommate and I lived there and in the end the place is extremely overpriced for what you get and have to deal with. I hope this saves someone from making the same mistake I made (the biggest living mistake I have ever made) by ever signing a lease here.

I wouldn't recommend Halton Park to anyone. I am currently a tenant counting down the days until my lease is up, so I can live in a normal environment once again. If you ask my complaints, just a few, and by few I mean a "laundry list." I had my vehicle towed from my building's parking lot because it was parked on the white line. The reason why I was parked that way is b/c the car beside me was completely crooked. The tow bill was $125. So be aware that if you call this place your home, you may have to worry about expensive tow bills and coming home to a missing vehicle. In that particular situation I actually called 911 thinking someone had stole my vehicle. I am typing this review from my phone because my internet has been down for about a week now. But other than the noise, randomly getting your vehicle towed, poor internet connection, constant rate changes in rent, ETC.., it's a great place to call home.

My lease is almost up but I spend about a year here and only have a few complaints. Noise can be an issue as I feel the walls are very thin (neighbors above). My room was located nears the stairwell and people walking up and down would shake my whole room. The other issue is parking but only at night. It can be hard to find a spot near your building the later it gets but it's not a terrible walk. This place is a great mix of families and students. If you're a student and don't enjoy the party life and want a more quiet environment that's pretty close to campus, then Halton Park is for you. Grounds are kept up. At night you may see a few things on and around the grass, but I always see a maintenance guy going around picking it up the next day. They handle all service requests pretty quickly - either day of or next day. If you got a 2 bedroom or 3 bedroom with a set of friends, rent amount is not bad at all. They have a volleyball court, pool, and gym. The gym is small but it's never crowded. Equipment is not broken or old. Overall, I enjoyed living here. I'm not leaving because of problems with this complex, in case you were wondering. It was a pretty quiet environment that wasn't too far from campus. They also had a nice inclusive deal for us. Management and maintenance is helpful! If you think this is written by staff, leave a comment and I will happily give you my personal information so I can tell you more about my experience. Note: There are W/D hookups but for a small fee you can rent a W/D from them. I noticed I had to select an option down below about it.

We lived at Halton Park for a year and a half. Overall, our experience was good. We did have a few noise, pet mess and unleashed dog complaints that we presented to management. The noise complaints were taken care of promptly. The issues with pets are a little more difficult to manage. This is especially true when dealing with a stubborn tenant that refuses to follow the rules. Noise was an issue with one apartment in our bldg. The tenants would come in late at night and make a lot of noise on their way up the stairs or even sit outside their door talking and drinking. Safety was not a major concern. However, we did notice a strange group of young people who did not live in the building sitting in the parking lot each night around the time I would pick my son up from work. Management may have been notified of this because I later noticed more police presence during this time. Kerwin in maintenance is a true asset to the company. He is genuinely friendly and a professional. I believed his knowledge as an electrician has saved the company a lot of money. Near the end of our lease we were unsure if we should renew due to uncertain circumstances. There was a hiccup that occurred during this time. However, I expressed my concerns to Brandi the property manager. I can honestly say that she apologized and responded in a professional and timely manner. She also stated that she would use this experience as a training tool for her staff to improve future business practices. I would recommend that anyone having any sort of concerns email Brandi. She will respond promptly and respectfully. Another important thing to know about Halton Park is that the carpet is replaced EVERY TIME a tenant moves out. This reduces the risk of bedbug infestation or pet odors. The home was clean when we moved in and there were no mold issues. Unlike the filthy mold infested apartments that we moved into after leaving Halton Park (and will soon move out of). The Kitchen at Halton park is also large and has plenty of cabinet space. My son also enjoyed using the fitness center. Overall, our experience at Halton Park was good. I would recommend it to anyone looking to live in the University area.

I got charged $50 for not picking up my dogs feces when I actually did. Supposedly the maintenance staff was sitting in his car watching me. (A little creepy). I had told them that I did not have any doggie bags with me since they ran out, my dogs had pooped an hour ago and haven't ate anything since, so I thought that they probably did not need to poop anyways. I did go back out and pick it up. I still had to pay the $50 fine since they told me I had to pick it up right away. The staff there are not all that nice. The walls are paper thin, I can hear everything! I live on the first floor and I have had to call the front office about 5 times in one month before all the loud music and partying stopped. The neighbors are okay. I walk out and say hi a couple of times and they just look at me like I am an alien. How rude! The apartment complex looks okay but I will be moving out once my lease ends!

The staff at this complex will nickle and dime you to death. When you move in there we be multiple problems that will need to be corrected, and will take a month to get it corrected. They will not tell you that the garden level apartment bedroom window open to everyone's heating and cooling units. When everyone has their air or heat on at night the on and off of the macines will not let you sleep. There is only one trash receptor and for some it is 1/2 mile away!! Not to mention the horrible sewer smell that comes up through the toilets!
