FIND SOMEWHERE ELSE TO LIVE!!!!
Well where should I start...I signed a year lease at Ayrsley and regret every month of it. From day one we have had problems with this apartment. I have a three bedroom and I think a two year old could have built a better place. When you first sign your lease you get a paper to fill out for all the mistakes that are in the place so you are not charged when moving out and one page was not enough. The carpet is CHEAP and forget laying on it. It feels like you are laying on nails it hurts so bad. Our molding was put on wrong, our toliet had problems and one of the workers left us a surprise when we moved in, pee in the toliet!!! Thanks for cleaning the apartment before we got it. The grounds are horrible, there is dog poo everywhere. The neighbor's front door of their apartment slams so hard it rattles our place and has even woken me out of my sleep. I also have had problems with my neighbors...they sure know how to match, put a family with three kids above a couple with none...the noise level is a serious problem. The maintenance for our first few months was horrible, nothing got fixed, but then they hired someone who cared and I am completely satisfied now. At first it would have had two stars from me but now I give him a four!!! Now comes the staff...HORRIBLE HORRIBLE HORRIBLE!!!! No one ever calls you back, so don't bother leaving a message, they are very rude and have made comments that are just wrong and out line, and they have been through a few staff members and management since I have been there...mmmm...I wonder why??? Overall for the money I would look elsewhere.

Welcome to HELL!!!!
Parking gets 3 out of 5, so I guess someone got lucky, the apt. I lived in had 2 cars at all times parked illegally due to NO parking. Grounds get 3 out 5 and from a distant I guess it does, but try walking the sidewalks and you'll notice 15 million piles of dog poo! Safety......the first week living here my neighbors car was stolen, I've seen someone be arrested and escorted out of their apt! And just this week I was questioned by the cops about my neighbor. The leasing office is also aware of the issues involving crime in within this complex because they are nice enough to post signs warning you to be careful! Construction...if you're hoping for this review to get better stop reading now. All of the doors on the upper kitchen cabinets are crooked, our dish washer wasn't mounted to the wall, the bathtub was finnished incorrectly and we were unable to take a bath without the bottom of it peeling, that only took 6 months to fix! The insulation is horrible, one room in the apt won't stay warm causing our electric bill to double! The carpet is cheap and all the walls except ones in the kitchen and bath (which are required by Building Codes to be Semi-gloss) are flat paint, because its cheaper! I hope you don't like to cook, because the fire alarm goes off when pre-heating the oven, using the cooktop, and even when using the toaster-I'm dead serious, no eggsageration!!! These are only a few issues. The maintenance has improved. From my understanding 6 months into our lease they hired new maintenance men and they are very friendly and fix everything quickly. The office staff has changed twice during our stay and while the smart elects are gone, the new staff still can't seem to do anything right. OVERALL the apts are nice, but you still end of over paying and the EXPERIENCE IS A NIGHTMARE!!!!!

We moved into Ayrsley early last year and renewed our lease for the maximum. They respond quickly to issues, whether maintenance or rowdy neighbors. The apartments are very nice. The rent might seem steep but not when you factor in the extras that are part of the rent. While looking for the apartment, when I added up the washer/dryer fees, garage fees, alarm fees, and cable the rent ended up being higher at other complexes that weren't as nice. Shopping is nearby and expressways are convenient. When we first moved in they were still building in the area so yes it was a little noisier but now that they things are winding down the noise is much better. In my experiences with the staff, I would say that they are more formal or reserved, but they haven't been rude towards me. When there are issues they like to nip them in the bud. Yes, they shut down the pool when some families abused the pool and clubhouse privledges. But I think it sent a clear message that this was not acceptable. After break-ins they facilitated a crime watch. They do not hide issues from tenants but bring them out into the open and ask for everyone's cooperation in improving any issues. Every complex will have a few bad apples or an occasional break-in. There are families and children her but they don't run wild. I am home every day and so is my elderly mother - so I am pretty aware of what is going on here. The bottom line, we wanted to renew for 2 years but 18 months was maxium allowed.

New Apartments in SW Charlotte - Recommended!!
I moved into the complex in December 2007 - before the complex was completed, therefore, I was one of the first residents of the complex - and I have enjoyed my stay thus far. Because my apartment was located near a garage, which had been rented to college students who turned it into a club/hangout and there were frequent parties, I did have problems with noise for about a month, but management corrected the issue immedietly and updated me on the progress of the investigations. Requests for maintenance, other services, and rent payments can be completed online, which is very convenient and mainteneance requests have always been completed within 48 hours. My lease ended after fourteen months and because of budget cuts, I started searching for a new complex, however, I consulted with management about a new deal since I didn't want to leave the complex nor the area (S.W. Charlotte), and the staff was more than willing to assist me and finding what I was looking for, which resulted in me renewing my lease. They are always very friendly as well and I have been acknowledged on a first name basis. Another plus is that a washer and dryer is included in the price, gym use, pool, cookout grills, computer/printer usage, black appliances, as well as cable. The only disadvantage is that an extra $25 hook up fee is applied to the first month of rent for cable upon signing the lease (if cable is requested). An alarm is available which works, but if MONITORING BY POLICE is needed, there is an extra charge to be covered by the tenant. The only complaint I have is that not all of the floorplans come with dining areas, which is obviously a vital aspect to a living area for personal use as well as entertainment purposes. For the price of the apartments as well as the extensive building time not to mention the overall design and structure of the apartments, I was very surprised that a dining area was not included in some of those floorplans. Also, because more tenants have occupied the complex over the past year, families with children have moved into the complex. Because of rules that have been violated, the pool was closed for a few days during the summer of 2008. I disagree with this move because the actions of several people affected the entire complex. Also, kids are prone to skateboard, loiter, etc. I have heard skateboards as early as 5 AM!!!!! But I've never witnessed any extensive bothersome activity. Overall, CG at Ayrsley is a great place to call home, whether it be for a college student or working professional, with a movie theather, shopping centers and malls, resturants, and I-85, I-485, and I-77 conveniently located all within a 5-mile radius.

NOT WORTH THE MONEY
This apartment complex is not at all what I thought it would be when I signed the lease. I got a first floor apartment, and I honestly expected noise because I knew people would be above me, however I did not expect a family with 3 children to be tumbling around at all hours. Not to mention the kids are roaming around the exterior corridors at all hours (and I mean all hours, I was leaving for work at 5am and a 12 yr old kid was riding his scooter right outside my door). My alarm has gone off twice, due to people coming and shaking my door in the middle of the night. Apparently, there is a law in Charlotte that all alarms must be registered (monitored or not) and since I called the cops because my alarm was going off at 4:30 in the morning I was fined $100. I tried to get the apt complex to pay this fine, since it is technically their alarm system and is a standard amenity in all apartments. They did not know about the law and refused to pay the price, they just sent a letter out to all of the residents to let them know about it. Gee, thanks for letting my $100 mistake help everyone else--except me! There just isn't a lot of care from the apartment complex on the part of who they let rent (meaning I don't think they are doing background checks if residents are going around and shaking other resident's doorhandles) and who gets to make the calls at the office. It is a beautiful apartment complex, but it won't be for long when there are kids running amuck and throwing paper airplanes and toys around and the groundskeeper doesn't even touch it for a good month. God only knows how the inside of these apartments look!

GOOD
I love the area, everything is so close but There has been a lot of breakinns lately! someone broke in the gym and took the tv, someone broke into main office and cops arrived an hour later, a lot of stealing going on, staff is rude sometimes, but since the other manager quit or got fired is been better.

Nice Apartment Bad Managment!
I have lived here for about 4 months. I have had no problems with my apartment. No smells,cloudy water etc. But the managment staff is not friendly. And they will not bidge if they are in the wrong. They messed up my online rent payment and said it didnt go trough. But no one contacted me about it so they charged me a late fee. Even though the leasing agent pulled my account up and saw that they were in the wrong. Besides that Its been very quite and nice to live here. The only other thing I would say is the parking situation should be taken care of if you dont get home right at 5:00 you have to park a building away from your apartment.

We love it here......
Colonial at Ayrsley is a wonderful community to reside. We moved in about a month ago and the only problem that we have encountered thus far is a light fixture that went out but it was taken care of right away by maintenance. The apartment itself is new. The fixtures are better than standard and some seem to be upgrades. There is no noise at all and no fowl smells (I don't know what the other poster is talking about??). Our floorplan allows us to park right in front of our unit but there is ample parking available for everyone. The area is nice and feels rather safe. Now as far as the staff, yes, they are rather short and they do come off as arrogant and rude. They should all take some training in customer service and friendliness. I suppose if you stay out of their way, they'll stay out of yours. If the staff wasn't so snooty and short, I would give the complex a perfect 10.

Brand New!
I have been living here for a month now, however I grew up in the area and am very familiar with the surrounding neighborhoods. Contrary to other posts, there are no funky smells coming from factories and no teenagers roming the area at night. The apartment complex is brand new, and that explains the landscape and road work. The inside of the apartments are very nice and the pool and workout facility are very well kept. The rent is a little pricey, but compared to other complexes in the area, you get what you pay for. Ayrsley is a growing community, and there are many ammenities within walking distance. I have submitted two different maintenance requests, and they have been taken care of within 24 hours. Everyone in the neighborhood seems courteous and management has not given me the cold shoulder about anything yet. There are pros and cons in every apartment complex, and I am just writing to point out some of the pros, seeing how the majority of the other reviews bash the place. Once the neighborhood is completely finished and the surrounding townhomes are built, Ayrsley will be by far the nicest community in the area.

Good experience so far!
I just got out of the military about a month and a half ago and moved into these apartments with my girlfriend. Overall, since we've moved in, things have been great! Admittedly, there were a few problems at first, though they were minor. We moved in on the first day that our building was available, and had no hot water. Apparently the construction people had hooked up the electricity before the water was hooked up and the heating element in our water heater burned itself out. We put in a maintenance request right away, and they came to fix it within an hour! It took no time at all, and the maintenance guy was fairly personable. Also, we discovered a few days later that the water hadn't been hooked up to our dishwasher, but again, maintenance was quick and efficient. We haven't had any problems beyond those two, except that UPS for some reason, denies that our address even exists, I guess because it's so new. But that can hardly be blamed on management. USPS seems to find the place just fine. Anyway, this place has been just fine. Management seems a little uptight when they present you with the rules, but guess what? if you follow them, they don't mess with you! We don't leave trashbags hanging out on our porch, and we make sure not to park across three spots. It's not that hard, really. No weird smells (like someone wrote), no evil management, no crazy maintenance problems. Everything seems pretty normal. The pool's nice, the grounds are neatly kept, and if you do what you're supposed to, it's a pretty normal apartment to live in.

Love the Apartment Hate the Mgmt.
The Apartments are nice, although a little pricey for what you get. The staff is very friendly, they will tell how you how sorry they can't help you with anything with a smile still on their face! They are brand new apartments so I have had to put up with garbage dumpsters sitting by my balcony, mud, no grass and shotty roadwork for the past 8 months but if you make an error they have a note on your door within an hour. They had an issue with people being disrespectful at the pool so they closed it for 3 days. What are we in high school? For the price I pay to live their I shouldn't be punished because someone feels disrepected. The maintenance came to the door and said he had a work order to look at an outlet on our balcony that someone called about, my son let him thinking I had requested it, but it was just a ploy to see what we had on our balcony.

DO NOT MOVE HERE!!!
The leasing and management is awful. They are sweet as can be to your face the first time and then jerks afterwards. They are too busy thinking they have the best community but it is not. They are new apartments but be careful because the carpet is cheap, there are unpainted surfaces, and cloudy water. For the price we pay we should be in Dilworth. There is no security which causes young teenagers to roam and hassle people. Good luck with getting anything you need after you sign a lease. A piece of advice do not do direct debit of rent because they will double debit you and not pay fees.

I am glad I did not move there.
Here's my personal opinion of the apartment complex: Pros . The clubhouse is nice, though I recall the fitness room lacking dumbbells and other major muscle machines. . Its proximity to shopping centers such as Super Wal-Mart and especially Starbucks and McAllister's. . The young man who work in the office (drives a classic BMW 2002ti). His name might have been Randon or something like that. He was mad cool and very genuine. . It's a brand new and nice looking apartment complex though I don't know how good or bad the quality of construction is. Cons: . Mandatory Time Warner cable fee that Colonial Grand is known for even though we would have used DISH Network satellite service. . 1 bedroom-units are too tiny. Living room is deep but not wide enough to accommodate other than a couch. . Cheap washers in units. Dryer is okay . You can almost reach and touch your neighbor's balcony. . Seemed to me that once the apartment complex reaches above 95% occupancy, parking is going to be a nightmare as in most other apartment complexes in Charlotte. . The area is ------ and reminds me of the Eastland mall/Albemarle Road part of town. Spend five minutes sitting in your car in the Super Wal-Mart or the Food Lion parking lot down the road and you will see for yourself. . The location is too far from the center of the city. For those who rely on public transportation, you would have to wait for the bus on Tryon next to a filthy stinking garbage can, in the sun and the rain because CATS or the city did not install a bus stop canopy. You would have to catch the bus to Arrowood Road, get off the bus to catch the train if you are lucky and get to the station on time, then ride the train another half an hour Uptown. Basically, it will take you an hour.

HORRIBLE MANAGEMENT
The management sucks!!!! They are very nice at the beginning but once you move in it all changes. In my opinion, they are all very unhappy people that love to show their power. Get a life, you're working for an apartment community. If you were that good you would be working at a way nicer place. And the mailman sucks also.. he cannot get the mail right to save his life.

The worst management staff, cheap material
The management staff is just as sweet as apple pie, until you move in!! They will do all the can to get you in, but once you are in... they forget about you completely. I moved in on a Saturday, the following Monday two apartments got there doors kicked in and robbed for everything they had. There are hardly any street light on the outside, only near the main office, but is that safe for all the residence. The apartments are brand new, which are subject to constructional errors. There was a leak in the window seal, from a rain storm. The rain caused everything near the window including my mattresses to be soaked. The management staff told me that I should have had rental insurance, and if the carpet was damaged they would replace that and offered me a humidifer. But of course the carpet was not damaged because the mattresses caught all the water. The staff had no sympathy for my damaged goods. I have had a work order in for two days, to fix my toliet from running water. And the shower doesn't work from time to time. Colonial Grand at Ayrsley is a very convient location, but they stated that they are a luxury apartment, but I haven't seen any luxury yet. And with the price that I pay for a 3 bedroom, it should be the Trump Towers.

Dissatisfied with rent price!!!
The leasing staff at this apartment complex play an awful game of "What's the most I can dup this person for". I moved in December 2007 at what I thought was a great price on a 1 bedroom only to find out that a month later they were offering the same floor plan with greater incentives. Then a month later they drastically reduced the rent price to what the market price is for an apartment in this area. To my disappointment, it's like they're punishing those of us who moved in early. And they are not willing to offer any incentives or let the early renters take advantage of this lower market price. What a major rip off and shame on you Colonial Properties for allowing your leasing representatives to take advantage of people. I lived in an apartment a few years ago and when the market price dropped they would at least give renters some incentive to continue renting with them. Like $50 off a month, etc. Therefore, unless you want the ugly surprise of finding out that you neighbor pays $200 - $300 less than you do DON'T move here. Go find somewhere that plays fair, also there a brand new community opening near Super Target and Harris Teeter which is a much better place that congested WhiteHall Commons and Ayrsley are for shopping. Also it's like a Nascar race to try to get on Tyron Street. This apartment complex is in the worst place possible for egress to a major road. And this complex is near all the factories on Westinghouse and the smells can be nauseating at times. Take my advice find a lower rent or brand new lower rent apartment somewhere else.
