This a cool place with a lot of nice people, the area is nice, and we're not to far from anything. The pool is awesome, and the fact that this place is pet friendly is really a plus. My only problem is the parking situation, parking here for apartments is horrible. Sometimes I have to park 3 buildings away from my building because there aren't any spots.

Parking is very limited if yo don't pay for a garage. My unit appliances seems to have a lot of problems. Office staff is very friendly and helpful. If you get a package delivered you usually can't get it until the next day, but that's probably due to late an apartment inconvenience I guess.

Office personnel frequently unavailable when needed, apartment needed maintenance (and still does), maintenance never showed to fix problems in the apartment, pest control needs to remove wasp nests, and I have to travel far just to throw away trash and I still pay a trash fee for that.

Horrid, loud obnoxious neighbors, neighbors using illegal drugs, not cleaning up behind their animals defecating, underage drinking and partying, maintenance slow to respond to service requests, foul loud obnoxious language in parking lots, neighbors fighting in parking lots, children hitting the apartment doors and side walls with basketball, footballs, and skateboards

It's peaceful and quite, any breed of dog allowed, nice neighborhood to take late night walks. Plus garage rental is affordable. Polite staff, nice pool, nice gym, plus the laundry room is nice to have when you don't want to drive across town

Up until this new lease renewal I have not had any real concerns. But with this new management team I have not had a good experience at all at this point I am really considering breaking my lease. It had gotten so bad that it just can't take it anymore

Had a mouse issue right after I moved in but they complex sent an exterminator who took care of the problem. Also had my car broken into the second week of living here. Initially had to park far from my building due to work hours. Parking spots are scarce after regular work hours. No issues otherwise. My dog enjoys the dog area daily.

Plus, minus overall. Most of my neighbors are friendly and the staff and management are super attentive - thank you! The one thing I would change is that at least one of my neighbors is a heavy smoker and the smoke smell leaks into my apartment ( makes my asthma flare up at times).

Our first year at the complex was wonderful. Our second year has not been. There are loud parties in the pool area more often than not. There were gunshots at a party recently, resulting in a large police response. Little has been done in response to this. The visual upkeep of the complex has also declined in the past year. Trash found on the sidewalks and in the natural areas is more common. Residents are not held accountable for the condition of their patio or balcony. There is a mandatory $50 charge for cable, whether you use it or not. The maintenance team is *great*. The location is also great, in my opinion. However, the good no longer outweighs the bad, and we will be moving at the end of our lease.

I've had a great experience at this community, the grounds are well maintained, the staff has always been friendly and take time to listen to concerns. The downsides are that the walls are way to thin for the style of this community. You can hear and smell very clearly what is going on the neighbor's home. The other concern is the structure and drywall/repairs obviously concealing very poorly, the floors are slanted the carpet not laid properly (nails exposed and broken steps are just covered versus being repaired). Parking is a issue throughout the community.

Peaceful and quiet for the most part. Maintenance is quick and efficient. Staff is friendly and actually know you by name and know what you have going on in your life. My small studio has felt like home for the past 2 years

Moved in excited, but was shortly killed. The person next door has a small dog she lets out on the balcony every morning around 7 am . The dog barks very loud, wanting to get back in for about 30-45 minutes, the balcony is literally right beside my bedroom window. They wake me up every morning, it's rude and inconsiderate . I've been stalked by another neighbor, and my window busted out as well as a friends window busted out. The office seemed like it was no big deal. I asked to break my lease for safety reasons and no longer feeling safe. 1st, I was told because of my situation fees could be waviered or I wouldn't have to pay as much to break my lease , he said he had to talk to the property manager . Later that day the property manager called and said she would address the issues and ignored the fact I wanted to break my lease. Two months later when I addressed that I still wanted to break my lease I was told I would have to pay 3x the rent. My overall experience with this community is poor. Only positive experience is the communication with Ms. Tatiana Moore. She's the only reason that I have ever been happy during my stay of my lease.

This is a great community to live in. It's location is central to major highways which allows you to travel to surrounding areas easily. The Office Staff and Maintenance Team are great as well. I would recommend this community.

This is a great community, with a great staff. Located right off the highway. Not far from your everyday necessities. Apartments are great sized, community is relatively quiet. The residents in the community are friendly. I am enjoying my time here so far

Living at Colonial Grand at Research Park is awesome. Loving the apartment and the community facilities. The staff is very friendly, helpful, respectful and really organized. Perfect central location to all that the triangle has to offer.

My apartment is cozy. It is just me in here, so I don't need a lot of space. Staff is really helpful any time I've needed anything. Residents could do a better job cleaning up after their animals! There was an issue with the guy above me when I first moved in (there were two incidents involving the police), but he was evicted and I've seen no issues since. Most people in the complex are friendly, but keep to themselves.

All went well, with the exception that I while I was given a key fob to access the exercise facility, the key fob still does not work for either of the entry doors. This was brought to the attention of the office staff, and still working on it, apparently.

Great experience overall. Leasing agents have been a joy to work with. Only problem is with neighbors who smoke leaving their butts in the grounds near the walkway and owners who don't pick up after their dogs.

It is okay but they have not responded to my window request and it is always hard to find a parking space close to my apt. Other than that it has been okay. Also it would be helpful to have computers.

I have lived here a little less than a year. The community is relatively quiet. Office staff is friendly and helpful. Maintenance staff has taken care of any problems within 24 hours if not the same day. Walls are a little thin. You can hear people walking up and down the stairs outside and when the up stairs neighbors flush their toilet.

The studios floorplan layout is beautiful with a half wall between the living and bedroom areas. The kitchen storage is a little tight, but getting creative with wall shelves is really helpful. There is even enough room for a litter box in this studio, which I hadn't seen in other locations.
