Everything is great, except for the management. There was a roof leak, that was fixed 2 MONTHS after we told them about it. There is a very obvious disconnect between management and maintenance. We discussed receiving an upgraded dishwasher with management, but were given a dishwasher not up to the specifications agreed upon. They lost the form we had signed to renew our lease, then threatened to charge us the monthly rate for rent (which was almost double normal rent). Etc..

I would never recommend coz dog ---- is everywhere, people let their dog take ---- anywhere and they do not even pick it and due to which the community smell disgusting. You don't want to go out walking coz you may step in ----.

Great curb appeal, parking is kind of tight at times. Love the spacious apartment feel and updated appliances. Hot water does not stay hot for long, but not too bad. Love the patio, pool, and gym accessiblity

Our apartment is very spacious. Enough room for our two Pitbulls. I love how there are poop bags stations all over the property. Very quiet area, security is great. I feel safe walking to my building coming home at night.

In short...I believe the other management team was Better!..its just not the same community....When I first moved in,its was a very nice community, but now....everything moved so slow here,if your looking to get something done your going to be waiting for awhile.

Janet the assistant manager is AWESOME. She listen to the tenant and come up with solution that help bother parties. Both maintenance men are professionals and get the job done. They should all be recommended for their hard work. The only NEGATIVE behavioral I have found is the manager, Tiffany she is very dishonest and unprofessional.

This community is being sold as the perfect option for individuals who work in the RTP area and would like to balance commuting and life. This is not the case this place is unsafe dump! There clearly is an identity crisis going on and senior leadership needs to rethink the strategy at this community

Its obvious some people who live here are not as clean as others. I keep getting roaches from a neighbor. I think unclean people should be fined or recieve other disciplinary actions. Parking is always an issue after 9pm. Visitor parking is limited to most apartments.

The office team is not that great. I had to stay on top of them just to get everything completed for my move in. And there were things that needed to be fixed when I moved in and maintenance has yet to come and fix them.

Please do something with that nasty dog park and hazardous playground. The dog park is a drain for water/sewage. Its disgusting and flea invested. When it rains, it turns into one giant mud/sewage puddle. Then management has the nerve to complain when people bring their dogs to the playground area. No one would want to step foot in that nasty area to even let their dogs play. Not to mention it's not safe. The dog park is in the back of a residential garage building and is right next to woods. Once, I saw someone just standing in the woods smoking. If anything was to happen no one would know because it's so secluded. Also, the playground is a hazard too. The equipment is old and rusty. No wonder children just randomly play in the street with sticks. They are bored, and the playground is a mess. With all the new developments in the around RTP, Colonial Grand needs to step it up in the amenities area to keep up with the competition and not just focus on how the front of the complex looks. Landscapers come here twice a week and yet they can't seem to landscape the playground and dog park into a safe and inviting area.
