My fiancee and I moved to this community to be closer to work! The neighborhood is quiet and has good forestry and very close to grocery stores and major shopping is a 15 min drive. However, since moving in, we filled out our pre move in check list for anything that needs to be fixed, it never got done. We had a few issues that needed fixing, it's a coin flip on whether or not it gets fixed. The dog park is nice however people do NOT pick up after thier dogs and it's disgusting most of the time.

The staff in the leasing office and maintenance are nice. Most work orders are filled. However the issue of trash being left in the breezeway by the neighbors continue to be an issue. It looks tacky.

My over all experience is good. The building im in has some wear and tear. I believe this may be one if the older buildings. I do miss the food trucks on thursdays. The people in the office are nice and easy to contact

Overall it's been positive. The apartments I've rented have been in good physical condition. However, I don't like their pricing practices especially when it comes to renewing your lease. It's very clear the leasing agency relies on high turnover by forcing you to move out or transfer to charge new tenants more. They show no incentive to keep long-term tenants; once your lease is done they don't even allow you to transfer to another identical unit if the price is lower than your renewal cost. Another issue I've experienced is the customer service and communication from the leasing agents at MAA Research Park. Most of them have poor attitudes when speaking in person, and don't reply to emails without follow-ups. The only exception is Jess, who in my entire time living here has always been a friendly face in the office and has really proven to be there for the residents to help you with any issues. The other highlight from MAA Research Park is the maintenance team - the staff here has been excellent at responding to maintenance requests, often fixing issues within 1-2 days and they always stop by with a positive and friendly attitude. I would continue to live here, but it will greatly depend on how they treat me as a returning tenant and make sure the value of the apartment makes sense to other rentals in the market.

Lots of amenities to look forward to. Maintenance staff is always available. Repairs are done quickly. Lots of green and tall trees. Not enough privacy unfortunately. If you live downstairs, you are the envy of everyone above you. Biggest downside.

Maa research is a relatively quiet community that has good amenities. Keep in mind this a smoking community and common areas like stairwells are not looked after and free parking can be very limited and only paid parking is guaranteed. Trash often builds up in and around the trash/recycle area. In general I can not recommend this apartment complex.

Quiet community that provides a private and simple way of living. Maintenance crew are always working to better the grounds and make timely repairs. My current apartment is in great shape with new appliances added when I arrived.

The first six to 8 months was okay. Then it became very noisy, terrible parking for visitors to visit and the appearance of the building with spider webs and trash hss become unbearable. I have been waiting on a new refrigerator because this one does not work well and full of moisture and it takes two days or more to make ice. I have put in 2 or more requests and nothing has been done. Water leaks even after it was fixed at one time. Offered to clean my carpet after I renewed the lease after one year as an incentive. That never happened. So I rented me a carpet cleaner and done it myself. The noise is unpredictable as of the last six months and that has been reported as well. So much dog poop because some of the residents doesn't clean up behind their animals. And also when I spoke to one of the associates about transferring to one of the townhomes it was stated that there were a waiting list and the list was only for the people that applied from the outside and since I was already a tenant I couldn't

Where to start. Main office acts like they’ll always be there if you need them but the minute you move in all communication stops. They don’t answer the phone, they don’t respond to emails, you can only text them and they’ll stop responding mid convo. Parking is terrible. If you don’t pay for an assigned spot and don’t work a typical 9-5 you’ll have a hard time finding a spot. Trash is all the way at the front of the complex. If you don’t live near the main office you’d have to use your car to take your trash out and hope you don’t lose your spot. Maintenance will walk into your apartment even if you tell them you don’t want them in there unless you are home. Had maintenance workers on separate occasions leave my front door unlocked, or tried to walk in while I was home even after I told them to hold on so I can be decent. Complex is quiet for the most part b/c there’s nothing around here. Right across the street from an industrial park. Got a publix, Sheetz, soul food restaurant, and chipotle up the street but you need a car to get there. There’s nowhere to walk. The kids playground is about the size of a parking spot. If you live on the first floor there’s beeping from the utility closet that maintenance takes their sweet time turning off. There’s gnats, water bugs, spiders, and more always around your apartment. Plus trash that neighbors like to leave by your front door. You can hear neighbors in their bathroom, everytime they close their bedroom door, and conversations in the kitchen. Every Monday they cut the grass, so if you work late it will wake you up. The apartment builds condensation so there’s mold but you can’t open the windows or else ants will get in. A friend of mine came to visit and was harassed and followed by another tenant. When I reported it they told me there was nothing they can do even though this complex has police escorts. Raised the rent $165 and made no changes. You have to let them know 2 months in advance if you’re renewing your lease which makes no sense because most places won’t even let you tour or apply if you don’t plan on moving in within a month. Rent is late on the 6th, they start evictions on the 9th. Not a realistic time frame. Only reason I renewed my lease last yr was b/c I couldn’t find anything before the deadline. Won’t be renewing again.

Walls are too thin. Plumbing can be heard through the walls. Outsiders take over the pool. The exercise room equipment is never cleaned. Abandon cars are not dressed that are taking up visitors parking. Limited counter and cabinet space in the kitchen. Staff is friendly however and maintenance responds quickly. Rent is reasonable. .

Community experience is ok. I feel like they are doing a better job with keeping up with the landscaping and cleanliness of the property. I still feel the inside of the apartment could be better based on the amount of rent being paid.

Pretty disappointed about the issues being caused by other residents. I've had an on and off issue with marijuana smoke smell around my residence. It's difficult to pinpoint exactly where it's coming from, but the warnings from the staff have not seemed to stop people from smoking, and having the smell drift into my residence. The unit smelled really bad on move-in, and thankfully it's gotten marginally better, but it doesn't seem like it's an issue that will every go away. There's also major issues with trash pickup, when I arrived back at my residence after the holidays there was a veritable mountain of trash outside the compactor. I've previously seen pest issues and can imagine that this is a contributing factor. Again, this seems to be more of an issue of residents than the actual staff, but given the scrutiny I underwent while applying for the apartment, I'm having trouble figuring out how such degeneracy is allowed at the complex.

The townhome was not clean and repairs needed to be fixed. If you work remotely, DONT move here. The internet reception is horrible. In an 8 hour work day, I have to log back into my laptop 20 to 25 times. That's no exaggeration. Property staff, all but manager (because I have never met her) is polite, courteous and professional. If your a walker like me, there is nowhere to really get a good walk in. No parks, no trails and not enough sidewalks. Of your like me and work from home and don't have to drive much. Your surroundings and community are everything.

I've had a pest issue of roaches for months. The pest guys comes in and barely sprays. The issue was not resolved and I want to leave but have to pay a penalty for an unresolved issue that is not my fault.

Staff and maintenance are absolutely wonderful here. Any questions that I had were quick to be answered and anything I needed done was quick to be fixed! The only downside is parking here. But the location is nice and It's quiet here!

So far my neighbors are some of the best neighbors I have ever had. This community is TOP TIER. I would absolutely recommend anyone that is looking for a new home to come here. My commute to work is 8 minutes kids school is 9 minutes away. I love it here!!

$1,748 to have a water bug crawl on my shoulder in the middle of the night, greet me in the bathroom every morning, welcome me home after I get off from work and entertain the guest. $1,748 to have mold grow on the windowsills in every room of the house for several months $1,748 to not be able to use the hall light, bathroom outlet and kitchen lights to barely work. $1,748 to fight off overgrown bushes down a dark path after work, while receiving a free work out going down a long hill. $1,748??
