The apartment community experience was initially less to be desired. The management appeared to not be able to hold other residents accountable regarding dogs, noise within the apartment, etc. However, it is getting a little better.

My experience at Colonial Grand at Research Park has been only positive. I realize I'm not aligned with other feedback, but I have always received prompt, courteous and professional attention from the office team, and especially the maintenance team, since moving here in 2015

I've enjoyed my time in the community. The maintenance team has been great and the office staff has been great. I get responses to my requests quickly and I appreciate all that the team does to keep the apartment complex clean and pretty.

This is a very pet friendly community, located close to downtown Durham but not so close that you can't have a peaceful evening. Because it's not brand new you get beautiful trees and a little more square footage for the price.

The community is fine, just my 3rd for neighbor. I've basically stopped complaining because nothing has happened. I hear the noise all the time and it interferes with my work and sleep every single day and night

Very friendly staff but getting maintenance handle has been frustrating from day one. Arrived to Moved in at 10am and the apartment wasn't ready until after 4pm. Still has tape around light fixtures and ceiling fans after a week of living there. Missing smoke detector and bathroom fan cover. Not acceptable at all.

So far it has been positive, outside of this recurring problem. I have no complaints. I had to resign my lease and the rent did go up so I was hoping that the level of service would go up with it but that doesn't seem to be the case.

Colonial Grand at Research Triangle Park is by far the best community I have resided in. My experience has been nothing less than Absolutely Amazing. The staff care! Maintenance is timely! Neighborhood is clean and well kept!

Before leasing, everybody seemed super nice. After showing interest, the demeanor changed. The uni is infested with roaches, broken fixtures, dirty subpar condition. The common area is nice but that's about it.

I have had good customer service at the leasing office so far. Only a few things needed to be checked on once we moved in but they were on it as soon as we advised them . Great living space and is in a nice area .

Management at this community sucks! It's hard to get in contact with them. Overall communication is horrible! Maintenance is currently short staffed (as is everyone) so nothing gets done as promised!!

We have been complaining about mold and water damage for 18 days now. Even after maintenance, the maintenance supervisor, the office assistant manager, and multiple leasing agents have seen it with their own eyes, a contractor has not been called to deal with it. I get left without communication for days at a time even though I'm told I'll be updated every step of the way. I take almost daily trips to the office to ask for updates. Every time I'm met with less answers than before.

Donald is amazing; food truck day is the best; I enjoy walks around the neighborhood; I enjoy being able to take advantage of the fitness center; the location is awesome- right off 147 and Miami Blvd.

I am extremely upset with the management here and at the corporate office. There is no concern for the residents and such a massive lack of communication. I have had barely no resolution for a bullet hole in the wall and ceiling that occurred June 5th. Today is August 5th and the repairs are not completed.

This is the worst apt community I've lived in by far. When I initially moved in I was coming to North Carolina for a new job and rented the apartment site unseen. When I received the apartment it was completely filthy. The walls were dirty there were cooking stains all over the kitchen. it stunk. There were dead roaches in the kitchen. The garage had garbage stains and chalk from the previous resident. it had not even been swept clean. I was told by management that I could take it or leave it. Since I'd driven from out of state the entire day I had no choice since I started my new job the next day. My next-door neighbor smokes marijuana at all hours of the day with children even inside. I complain to the office but it continues. The smoke comes into my apartment, it gets on my clothes. It's terrible. People play loud music at all hours of the night. My neighbors two doors down are constantly playing loud music and fighting at two and 3 o'clock in the morning. I mean they were outside like it was 1 o'clock in the afternoon walking up and down the sidewalk. After about two hours the police finally arrived walking since he lived here and came to find out that the person causing all of the issues was a fellow police officer. So much for asking police residents for help, it continued on for another hour before it cleared up. The office staff is also very unfriendly and rude. When I first moved in they were very nice but as soon as I started to complain about the condition of my apartment I was treated with such rudeness especially by the assistant manager Janet. I would advise you not to move here, it is not worth it. I have been here a year practically and I cannot wait to move! Did I fail to mention that they also charge you for cable TV whether you use it or not? I do not use cable TV I like to stream, I have several streaming services but it is non-negotiable so I am stuck with paying over $70 per month for cable TV that I do not even use. Trust me this place is terrible! Do not move here!

Feel like more of a priority given to animals than the children in the community. Apartments in need of update (HVAC units, appliances, water heaters, etc.). However, painting the buildings twice within a few years took precedence.

This has been a very good experience. I've had good (and quiet) neighbors who seem to observe property rules. I think the towing arrangement is a bit predatory here but that's not a reflection of the community or the office staff. That is a management decision that is injuring residents and their guests.

I thank all those in the Leasing Office for their help. I also thank the Maintenance Team for all their help.I thank them for putting a new panel up on the vertical blind. I also thank the Leasing Office and the Maintenance Team for a taller commode. I thank all of those who have helped me with my trash when l was at the trash dump.

Great place. The staff is very approachable and attentive and we have never had any issues. The community is pretty quiet and peaceful as well. We never have issues with utilities or parking. Would definitely recommend.

I just moved in and I am really glad I chose this place. I toured and loved how nice the apartments are, the grounds are well taken care of, the balconies are HUGE, and they are animal friendly. Donald in the front desk is so freaking nice and so patient. He answered all my questions and concerns. I called at least three times a week for a month and he never seemed annoyed. Only negative is the parking. Limited parking in front of building because of garages. And limited ability to get a speciality parking or garage.

Donald made sure I was very taken care of. My apartment was very clean when I moved in and all of the appliances are in perfect condition. The parking could be a lot better. Overall I am pretty satisfied.

Do not waste your time moving here, unless you intend to look over your shoulder everyday for God knows what. Let’s just name these few; • the staff is rude and try to always place blame on you for any concerns you bring to them. Absolute control freaks in the areas that don’t need it(why not be it in areas that HELP the residents). • lady in office always “accused” me of having a child (weirdest thing for someone to say to you) • within the first 3 months of living here my parents rental car was towed(they partner with company to antagonize residents) • one of our cars was hit while parked • one car was broken into • apartment appliances didn’t work a full year • fees for EVERYTHING These are just a few. I will go in detail for each of these at a later time.

The team up front was more than delightful to work with! They made everything so easy, and made me feel welcome. The area is very well taken care of also - Beautiful landscaping, upkeep, painting etc.

Make sure to research all options before selecting this community. When I initially moved in my apartment, I loved the experience. It's been a revolving door of neighbors (sadly those who commit domestic violence) and an increase in noise disturbances.
