Overall the community appeal has diminished. This is specifically due to a rise in criminal activity (home invasions, car break-ins etc.) and general disrespectful conduct amongst residents. Drastic increase in rent and no improvements.

Just moved in two days ago, but very pleased with the apartment condition and customer service. The apartment has great space and a very practical layout with everything we need. The kitchen has good counter space and the bathroom is very large for a one bedroom apartment.

This has been one of the best apartment ever. It is a quiet, peaceful, clean community. The grounds are kept up very well.The office staff are always very helpful and friendly. The maintenance won't stop until the job is complete and correct.

I have been here for five years now and will not renew my lease this year. Though they are currently updating the paint job the price paid for rent is not comparable to other places close by. You definitely do not get the most for your money here. The walls to the apartments are extremely thin both smells and sounds travel easily through the walls. While in the bathroom you can hear the Neighbors full conversation even though they are just speaking in regulartone of voice. Dogs throughout the neighborhood continue to howl and bark for hours on end at 3 in the morning. Several people have complained and reported this however the problem has not been fixed.

I have been here for about one year, and the staff is always friendly . If I need assistance, I would visit the office or call. The office staff is always eager to help new and future residents. In my experience, I would have to wait at least one day for a follow-up.

As a new resident the property seems very well kept with friendly staff. It is in a good location as it is close to raliegh, durham, or chapel hill. Having town homes as an option makes Colonial Grande unique to other complexes. It seems to be a safe and quiet community.

I lived here for 4 years in the past and left and moved away to Raleigh. I love this community so much that I decided to move back. The maintenance team is great. They responded very fast to our request. Also Malisha was very nice and helpful with the application process.

I truly have had no complaints while living here. The apartments are more spacious than any other apartments I've viewed since, for the price/type. Also apartment is in a good location to nearly everything!! Durham, Raleigh, Cary, Chapel Hill...all major interstates (as 147 takes you to 40 or 85 easy). I have no major complaints. If I had to complain about something however, it would be with yearly rent inflation.

Since I've been at living at Colonial Grand apartments myself and family have enjoyed our stay the beautiful landscape of the neighborhood and the friendliness of the neighbors. the staff has been excellent very professional and always available when I need them.

Overall I believe this is a nice place to live. The staff are very personable and quickly resolve maintenance matters. I am continually impressed with amount of work completed by the limited staff available. One area of improvement would be more communication about community awareness (e.g. burglaries).

It's ok I guess for the what I'm paying. I was living at Brier Creek before and I saved $100 by moving closer to work. But now I think that $100 more was worth it to live at Colonial grand Brier Creek. Cleaner, newer, more amenities, overall a better place for only $100.

Overall, I enjoy living in this community. The office staff is great and the community is always well kept. The parking could be better (not enough spaces). The noise factor inside of my apartment (from people using the stairs and from my neighbors) and the area schools are my biggest complaints.

The grounds are beautiful, the location is close to my work, and my apartment layout is lovely (it's a 1BR with sunroom). Only caution is that you need to be very clear with the office staff in writing about your move-out date to avoid extra fees. Being a responsible tenant for months won't help you at all.

The office staff are all very friendly including the manager. The complex is quiet including the weekends. The property is well maintained and free of debris and trash. Landscaping on the property is professionally managed. Sometimes you can hear the upstairs neighbor but is to be expected.

Overall my experience during last year was ok, just had some issues with my unit. I think for the money I am paying monthly I should get my money worth, I was not happy with the unit condition, I was spectating a cleaner place, with better carpet, and they were other issue as well, not point to mention now, I have to say Cindy the manager she is very good when it come to help and solve a problem.

This has been a wonderful community to live in. I feel safe, the maintenance is swift, and the office staff is great! The rent has increased each year I have been here, but improvements have not always benefited the whole. We went from 2 car care bays to one, but gained a dog park. I don't own a dog, so that was a loss for me. The access to the onsite gym is quite a hassle, since it seems the code is always changing due to people giving it out. The most inconvenient part about it is you have to go to the office to get said code. Also, you can no longer pay rent onsite, it must be done via online website. I don't like that. But other than those few things, I enjoy this community very much.

DO NOT MOVE HERE!!! They never notify residents of crimes occurring at the complex. There was a man shot at the apartment complex, google it. Numerous car break-ins. Pay rent by 9th of the month or they file court papers $200 fee you pay for them to file paperwork AND then get summoned to court even after you have paid it. Over grown flower beds, saw garden snake several times. Ant and mold problems galore.You can never get the temperature right in the apartment due to very old thermostat. I had to hang a thermometer to know the real temp. Busted water heater and all they did is bring a fan to dry the carpet and to blow moldy air through the whole apartment. The people in the office are nice enough and seem to be powerless, but even said to me they wouldn't live there either. This place is not safe and is a nightmare, especially if you have children. Enough said.

WARNING! Do not move here. The staff is horrible! I was told washer and dryer included and it was not, I complained got it added then they charged me, $45 a month. I was told no move in fees if i acted within a week, more lies. I switched my power within 24 hours and got charged for not getting it turned on fast enough. Prepare for them to rip you off. I am currently in the process of getting out and 30 days ago I put in my 60 day notice. I recently got a message to renew my lease, they didn't put my notice in the system. Luckily I double checked the notice and took care of the issue, however be prepared for lots of lost paperwork. If I wanted to stay, rent would be an extra $200 a month for a longer lease, ridiculous! I am glad I only rented for 7 months. Now about the actual apartment....DIRTY and GROSS! They did nothing to clean, I moved into a dirty apartment. The tiles are falling off the wall in the bathroom and there is marker on the floor in the kitchen. My toilet and water heater both leaked, and my AC sounds like someone is playing the banjo. INSECTS! lots of them. I started to spray myself. I even took it upon myself to fill cracks in the walls where I know they were getting through, because they failed to do it for me. The neighbors are loud and trashy. They have to send out reminders for people not to hang out and make a ruckus near the pool at night. My neighbors have feet made of lead, at 3 am i hear stomping. If you still stay here after reading this, you are setting yourself up for failure. Prepare for outrageous charges and a horrible, and overpriced apartment.

DON'T DO IT!

As the previous person said they're extremely friendly and professional when showing you an apartment and getting you in and everything but after that you're on your own. The only positive is I never felt uneasy or unsafe, it's pretty quiet and you get a very safe feel. EXTREMELY slow response to maintenance calls, RUDE and UNFRIENDLY staff/management, the tow truck companies will tow your company's car if they're there for more than 24 hours after management SPECIFICALLY says for them to park in the visitor spots. The walls are thin, you can hear your neihbors above, below and beside you. Plus while they are very nice, spacious apartments their prices are ridiculous. I definitely WOULD NOT recommend this place.

NightMare on Research Park!!!

Good Lord help me with this review, ok...first Staff: They sound nice when u're tryin to get d place cos they need ur money, but after then ure on ur own.if u hav to live here, do not live downstairs or hav anyone above u, cos u can hear ur neighbor FLUSHIN, and if u have one like mine who uses the bathroom every 5mins, well goodluck. 3rd my son had a slight accident with the garage door with the car, its been 1mth and they still havent fixed it, telling us we had to call someone to fix it and pay for it...Hello, we have Renter's Insurance!Parkin is a NIGHTMARE.They r slow to respond to complaints, Oh and yeah...The Gym is a complete messssss. Their 2 threadmills have been broken for 3mmths now and they still havent fixed, their water faucet/fountain in their office has been broken for 3mths now they still havent fixed it so y would they take care of ur problem when they havent fixed theirs. Pls am beggin u, stay away. am glad i paid for 7mths and this is my 4th mth I will be jettin outta here....don't forget STAY AWAY!

If your the one paying, move where you deserve

as a current resident, I promised myself that I would forewarn all prospective tenants as only an honest American would. rent is fair, maintenance is good.. issues are usually handled same day which is major plus..thats about it. parking is a nightmare.. if your not off work or out of school by 5pm on the dot. you can cancel finding a close park! towing is not enforced as often as it should. Staff are more than unprofesstional. Very rude, and ill mannered. The only one that had the qualifcations to work with the public would definitely only be to and thats Kay and the Property Manager.. thats sad. Personally I look at leasing offices and anywhere else I spend MY HARD EARNED MONEY the same way I would any restaurant, if the service is bad doesnt matter how good the food is Im not going back!!
