Colonial ------ - All you need to know, if you are a young responible professional, DO NOT live here. If you are a Duke student DO NOT live here. If you love loud obnoxious music, ignorant neighbors that hate you, and drug deals going down... Then this IS the place for you. Whoever built this place was obviously in the typical corporate American mindset, the "worst, cheapest possible product for the most $$$, obviously profanity is left out of this review for fear of not getting accepted. (Love how American freedom of speech is censored by the internet.) The Garbage situation is ridiculous, have fun climbing over mountains of trash to take your garbage to the compactor..... and to the poster claiming law students live here and that makes everything OK.... That is backwards logic in my head, your profession dictates your morals and lifestyle???..... Catholic priests, Islamic extremists..?? We are all (regardless of race or religion, being ##@&ed by the corporate entity which we are paying rent to, demand something better!) By the way, I have lived in a predominately minority communities for a larger portion of my adult life 8/27 years and never had a problem.

I hate the fact that when I moved here, I was under the assumption that I could have access to the computer lab. This is not so, there is only one working computer and printer. The computer does not even have microsoft office installed. On top of this, if you cannot get there before the office closes, oh well. Thank God, I have mine fixed now! The biggest issue I have is this whole parking fiasco. I mean the apartment complex and the tow company having a partnership??? I feel like my guest is on a curfew. He has to be here by a certain time to park, if not he has to walk miles to see me. The office staff is not in favor of the residents. They are in favor of Chandler Towing Company. We should have assigned parking space. It seems as if there was not a lot of planning on the construction of the parking lot in thiis complex.

Ok...but not great
I would never recommend anyone move to Colonial Grand. I lived there many years, and it went up, then back down, then half-way back up. It has improved. The problem isn't so much the residents. A lot of people on here say it's because they're black. Yes, the complex is 98% African American, but it's a long shot to say that's the issue with the complex. I was the only white girl in my building, but all of my neighbors were super nice, polite and respectful neighbors and I never had to deal personally with anyone who was a cruddy neighbor. I DID hear and see plenty thugs there throughout the years, but you're going to have bad seeds everywhere you go. So to say it's because of rap music and noise and because of race, yes it's there, but to say it's everyone is ridiculous. My worst neighbor was a loud white girl when I first moved in! The real problem with the complex is the construction of the apartments. They're cheap. The walls are paper thing, you really can hear your neighbors pee, talk, shower, move, sleep. The way the apartments are laid out your headboard can go on one wall, the same wall your neighbors is on...so when it's jiggy time for them, be ready to hear it. Sounds like someones knocking down a wall with a hammer. You hear a lot of the noise from outside as well, and the hallways....really anywhere. They're cheaply made apartments and silence is not an option at Colonial Grand. You just can't get it. The office staff yes used to be a bunch of bratts when they were a different staff. But the last few years, they were actually really nice and great people. When the property was bought as Alta Trace is when the staff turned bad. Before I left though, everyone there did get problems resolved fast and were super friendly. Just avoid to older blond lady who runs the joint...she'll give you a death stare and thinks she's better than you. But luckily, she was only there a few times when I had to go into the office so I got to avoid her and her catty attitude. If I had to recommend you deal with anyone, I'd say turn to Garret....he's a doll and a little more easy going. I think if you're a younger person who doesnt mind noise then go ahead and move in! But if you enjoy a good nights sleep you may want to look elsewhere. You can live by Southpoint or Brier Creek for only a few bucks more and get a better apartment with more solid construction.

A lot has changed...
I will be honest and admit that many times the overly positive reviews are written by staff members trying to appear as residents. I will not do your intelligence the disservice of trying to propagate that thinly veiled facade and will instead just be truthful. My name is Adam and I have been the Service Manager at Colonial Grand at Research Park for almost 2 years now. Many things have changed for the better since the time I arrived and will try to give you an accurate picture of what the property is really like instead of the mix of "I hate this place" and "I love this place" that you get from these reviews. So, here is the breakdown: 1. Parking: Used to be a terrible problem but the property manager started a parking pass program that has gone a long way to solving that problem. Make sure you have a pass and you will be just fine. 2. Noise: Yes we have a few residents that like their music loud, but every complex does. I don't think it is anywhere near as bad as described in some of the reviews, but I suppose if you live next door to one of the few it probably is irritating. 3. Grounds: The picture of the compactor overflow area at the top of the review was accurate for about 2 years ago, but I can assure you that the grounds are picked up thoroughly 6 days a week now and it looks nothing like that now. 4. Service: I just ran last year's service numbers for the complex last week and here they are: 97.7% of service requests completed in 24 hours or less, 99.9% within 48 hours. I take completing my residents requests very seriously and assure you that if you have a service need it will be resolved promptly. It is a beautiful property in a great location. The staff is dedicated to the residents, both office and service staff and I would urge you to look past the extremes in these reviews and come by to check us out for yourself, you will not be dissapointed.

I have lived at Research Park for 2 years now. I moved here from Atlanta and can say that my time here has been great. The staff is very responsive and I've never had any issues.

After 7 years we are leaving, will will miss you all!
We were one of the first people to move here, and yes have seen some changes. Our overall experience was greater than average. The maintenance crew always responded quickly and cared about making us happy.We have never had a problem with parking as we have a townhouse with a garage.We have seen management changes over the years, but they have always treated us with respect and willing to listen. We will miss everybody at Research Park!

WARNING!!! STAY AWAY!!!
I really do not know where to start with this terrible apartment complex!!! First I'll start with the parking....it is the worse!!! First of all if you come home past 8pm there is no place to park! I've gotten a ticket from Durham PD for parking on the side of my building when there was not parking, and the management said there was nothing they could do!!! I've complained to Peggy(the property manager) and she offered no real solution, then I complained to colonial corporate and and still have not heard from them...keep in mind this was over 2 months ago!!! Then there's the walls(which are paper thin)and you can hear your next door neighbor washing clothes and even flushing the toilet!!! And then there's the people who let their dogs take a crap in the middle of the walkways...talk about nasty!!! Then there's the poor lighting around the complex, especially the mailbox and the trash compactor!!! Oh and the trash compactor is the worse as well, it's like people make it there own little dumping grounds!!! As for noise and the so called "------" people I cannot say that I've witnessed those people, although I have heard some crazy loud music in a car late at night! It basically is just the quality of the property, the management, and the corporate office that is terrible!!! My lease is up in August and I cannot wait til August 13th!!! Trust me do not be fooled by a nice outside...just because it looks good does not mean it's good for you!!! So I got another ticket again from the courtesy officer Smith...I mean WTF he lives here so he should know the parking situation!!! I'm breaking my lease with this terrible place!!! They are the worse...I HATE IT!!!!! Do yourself a favor and don't let the exterior fool you!!!! Then to top it off these bastards have the nerve to raise my rent $103...I'll be damned!!! With all the issues I've had with these people...I am moving!!!!

Well, I guess if you don't care for black people (I noticed many of the people who have written reviews would prefer a lighter group of neighbors) then no, this isn't the place for you. From what I've seen, most of the "------" crowd these reviewers are referring to are college students. Have you lived around college students (especially guys) lately? A lot of them are have parties, hang out all night, play loud music, etc. It doesn't necessarily have anything to do with the fact that they're black, so LEAVE YOUR RACIST VIEWS OUT OF IT!!! Don't try to disguise it by saying that the "caliber of the residents has declined." If you can afford the rent, you can stay. If you don't like the area, move. Brier Creek is right up the street. It's one thing to complain about maintenance, parking, or management, but dirty ------ babies??? Come on...

Colonial ------ @ RTP - Bottom Of The Barrel
When I first moved here, it was a nice place with some really good neighbors. Since then, the management of the property has changed and they have successfully run it into the ground. They have let the less than desirable residents dictate changes through negative behavior without any attempt to make the place better. There are still some good people here but they don't live near me. My neighbor upstairs has small person complex and stomps on the floor like an elephant and the person below me thinks they live in night club and can play their thumping hip hop as loud as they want. One neighbor has late night visitors that they get in fights with and then throw their trash everywhere. I am tired of seeing trash bags outside people's apartments for days and trash all over the grounds. Their are so many pigs living here that going to the trash compactor can be an adventure in itself. Nothing like stepping over piles of garbage lying short of where they should be because people are too lazy to walk a few more feet to dispose of it. I even saw someone drive by the trash area and throw their trash out the window without stopping. There is no more recycling because someone stole the bins and the management is spineless. The bottom line is if you are a respectful person who wants to live in a nice place, look somewhere else. This place continues to spiral downward with no end in sight. I have had enough of the '------' and will be moving out as soon as I can. Happy New Year!

If you like rap - this is you're place!
I've lived in this complex for 4 years back when it was owned by Steven D. Bell. Then, the quality of people were wonderful. Young professionals, students at Duke, classy. Now, they lowered the rent, and the qualifications to live there are a lot less. Pretty much if your drug dealing job can pull the rent, you're in. The complex is now full of a lot of jokes. Thugs throw bbq's in the courtyards all hours of the night making so much noise and talking "yo man dat's cooo" loud enought o hear through your windows on your couch. This summer at the pool, one day I went and there was a lawn chair int he pool, a broke off gold fingernail gold colored tip, and a ripped out dreadlock lying on the concrete by the entrance. There are basketball games every other day outside the townhomes, so when you pull in to go ome after you rlong day of actually working your real job, you have to slow down or you may take a few hoodrats out...and noone wants to go to jail for taking out the trash, literally. Be smart, and move if you have anything of any value or just enjoy living by respectable humans. The price isn't as great as it may seam. You get what you pay for....the hood.

Stay Away!!!!
I lived there out of necessity for four years, and I totally regret it. They lost our rent once, and after we moved out lost our final water payment then sent us to a collection agency two weeks later because of their mistake! Extremely unprofessional management and quite often don't answer their phone. The apartments themselves were nice, but not at all worth the hassle of living there. I wish I had seen true reviews like this before I moved there. Save your time and frustration and move to one of the many beautiful apartments/townhouses in the area.

Nice, but......
I've been here since June 2006. Took an apartment there mainly b/c I worked across the street at GSK -- could walk to work. There were a number of problems with the place when I first moved in, 1 (no burner pans on the electric range) which took them 4 weeks to address. The previous management team I found to be very unprofessional, and I got the distinct sense that many of the office staff had not a clue as to what they were doing. I will say I have noticed a slight change fot the better since management changed -- there appears to be a more professional team in place at the front office. Other than that, I've found the staff to be fairly responsive regarding repair requests and such. However, I don't think I could fully recommend renting here for the following reasons: 1. The dumpster is a mess most days. I consider myself a conscientour sort (double-bag my trash), but it is usually overflowing with trash, and the compactor is broken more times than I care to remember. 2. Tenants -- I've noticed the caliber of tenant declining since I'vestarted living here. Most of my neighbors, and many of the people I encounter living in the complex are nice and courteous, but you have a disruptive few who hang out all hours of the day and night, don't know the meaning of the phrase "trash can", park anywhere they see fit, and just make it miserable for the rest of us. 3. Location -- not very ideal, imho. It's really only close to one notable point of interest, SouthPoint Mall. A bit of a trek from Brier Creek. I've just renewed my lease, but only b/c I'm using this year to save towards the purchase of a house.

Its not the place, its the people (well, a lot of them)
You may think the buildings are nice enough, the grounds look good, and the staff adequately does their job, but lets talk about whats below the surface. For the first 6 months or so, things went smoothly, then the clientele started a gradual decline. Buy renters insurance. Why? Well its a good idea, but more importantly when your apartment burns to the ground because people are so lazy that they forgo the 5 empty parking spaces, 10 yards from the building, to pull up to the curbs to save them 10 extra feet of walking. There is no chance that a fire truck could make it to some of the buildings. I know, i witnessed it first hand at 3am in the morning when the alarm went off (which started the month long fire alarm escapade) and the truck could not maneuver between the 4 junkers parked in the fire lanes. CG has since painted firezone lines. However to no avail, since people still park their cars within millimeters from the end of the painted line, which still in the way. Thats when the handicapped spaces are already spoken for by someone who is clearly not handicapped. I've seen a few cars on cinderblocks, where their dubs were stolen in the middle of the night, probably by a neighbor. If you have an apartment with a garage, use it. Put the car in the garage, or away from the building. If you have the luxury of owning a flame retardant vehicle feel free to park it outside the garage. Residents will flick their ashes and cigarette buts on the roof of your car. Children will fling poo and charcoal off of the balcony above you ... wait, why would anyone be grilling on the balcony, or allowing their pet to defecate on their patio anyway? I've also caught a few slackers urinating off of the 2nd story balcony during a break from a late night binge. Back to the laziness. Who stole the recycling bins? If you are an environmentally conscious person, who takes the time to seperate your trash from recyclable items, it will annoy you that one day the bins simply vanished. That was about 8 months ago. I guess they weren't that useful since the majority of the residents mistake the words "glass,aluminum,paper" for "throw every piece of crap you can find in here". As well as "cardboard" for "don't struggle that extra 10 feet you lazy sack of poo, just toss all your bags of garbage in front of here". It annoys me beyond belief that people toss their garbage bags on to the ground, when the dumpster is literally 10 more feet. You may also notice a constant beeping from the surrounding apartments. Don't worry, you aren't going insane .. thats your neighbor who is too busy to change the battery in the smoke detectors. They typically just drown out the noise with drum practice, or loud music. If you are an animal person, then you'll really appreciate the many many varieties of dog poo on every grassy area that you can find. Why would someone be considerate enough to clean up after their pets, i mean its good fertilizer right? You'll also enjoy watching the stray cats hunt birds, and rip through all of the out of place trash bags and pick over House Party 5's left over chicken bones that were tossed into the street. If you are a sportsman, feel free to join in the various session of neighborhood streetball. 4th of July is a huge time, drawing 100s of people to someones garage for grilling, wings, 40s and hoops. Enjoy the selection of crotch rockets and hoopties that pump the sick beats at all hours of the evening. If you can get past all of that, please pay the extra $10 per month for the view of a courtyard. That way you can watch your neighbor, who drinks 22oz cans, from brown paper bags, while smoking in his wife beater every day when you get home for work. If really makes the places feel homey ... or homie, whichever interpretation you choose.

Some crazy stuff happens here
I think some of the people who live at this place are all right, but some of them are werewolves who only come out during the full moon so they can terrorize their neighbors. If you open your windows at night you can hear them howling all over the apartment complex, I am not joking. Walk through the place in the morning and you will see chicken bones and scattered balls of white fur, the only evidence of their hunting. The guy who runs the office has a ----------------- and a ------------, I think he is -----------------. He is their leader and no matter how much you complain about what's going on he will ignore you and tell you stupid crap you don't want to hear, like how he has 2 kids and the clubhouse has wifi. Big deal, loser, I'm forced to run to my apt. with a can of pepper spray in my hand so the werewoof can't attack me! Also I saw a guy get arrested here once; he lived in one of the townhouses by the mailboxes. ---------------

Looks like a great place when you drive through the complex but the wolves come out at night. Do you like music? If you do this is your apartment complex! Noisy disrepectful neighbors pump the latest Rap/R&B hits from their cars from around the clock(Ludacris seems to be a neighborhood favorite). A couple of residents have put up basketball goals and have their own barnyard basketball tournaments well into the morning hours. And when counting sheep just doesn't work for you just try counting the sound of a rubber ball bouncing off of the asphalt until you can't think straight anymore.(I just heard someone drive by bumping 50 Cent from their car)- nice. Random articles of trash flow down the streets like tumble weeds in Texas. The one and only garbage drop off point is frequently overflowing with a mix of bagged and unbagged garbage and seems to be feeding the local stray cat population. A couple of community street lamps near the garbage drop off point are blown and adds a nice back-alley feels to the garbage drop experience complete with stray cats running between your legs and rap music pumping in the distance.(More rap music outside as I write this review, unknown artist)- very nice. The pool is poorly kept. One day it is green in color - the next it is clear but has garbage and plants drifting at different depths. A person renting an individual car garage from a line of car ports recently had an air compressor stolen from his garage. Theives apparently broke into his garage by bending apart the sliding door's panels and pulling down on the emergency release cord dangling for the power door unit. Dogs continually deficate on lawns and their owners refuse to pick up the feces even if you are standing on your front porch - nice touch ------ babies - very nice. Who doesn't like dog poo after all. Half of the time maintenance is taken care of quickly - the other half of the time it comes 2 days to 2 weeks after a maintenance request is made. The weights from the clubhouse exercise room have been slowly disappearing over the last 2 years and someone has tried to break in to the soda machine in the weight room. A soda machine - can you believe it? Check out the weight room to see for yourself - a lot of missing weights and a soda machine that looks like someone thought it was a piggy bank. I decided to get a gym membership after the employees indicated that they were not considering replacing the stolen weights. I wouldn't replace them either if I were them but that's part of the reason I moved in here - to use the exercise facilty. I could go on and on but I think I've made my point very clear. This apartment is on the decline. (More rap music) something about "so much bling make they eyesight blurry" - very nice touch ------ slobs.

enjoyed living here
I moved into a 2bed 2bath here at Colonial about two years ago. They put in brand new carpet into our apartment and we never had a single problem in it except 2 lightbulbs went out and a few ac filters, maintenance usually came the very next day. I use the back entrance everyday and have never had one problem with parking, usually I can find the same space everyday. I really don't have any complaints that everyone else has. I was in the clubhouse the other day picking up a package and noticed that they installed new computers in the business center. I can definitely tell a difference in the staff in the past year, their much more helpful than when I initially moved in. The property also looks cleaner and better kept. Unfortunately my work is taking me out of the state and thus I will be moving out, otherwise I would be staying here for another year.

DO NOT RENT HERE!!!
The pool is closed again. Second time this month. On Thursday the pool inspector came out and found that the emergency phone was out of order. Instead of getting it fixed right away this management team could not get off their butts and get someone out to fix it until Saturday. As a result, the pool was closed all weekend and over 5 days in total. They seem to care less about the inconvenience of their residents. The BBQs have no propane. Residents have been asking them to refill them them since before memorial day. It is now the end of July and we still can use the BBQs. There are no remotes for the TVs in the gym. Most people can't reach the controls. They took away because someone was stealing the batteries. He they have superglue for that! The vacumn in the car area has been broke for months and they continually have a problem with the trash compactor in the garbage area. The place literally stinks. There used to be umbrellas and tables with chairs in the pool area. After some of the unbrellas broke due to a few wind storms, all the stuff was just taken away. Now we have no shade at the pool. STAY AWAY FROM HERE. I'm moving at the end of the month.

worst 2 years of our life
If we were staying for our entire lease, we would have lived here for two years (we moved here in Dec. '06). When we first moved here it was mostly graduate students. The quality of residents has seriously declined. Don't let them fool you with the fact that the actual apartments themselves are pretty nice - the complex itself is a disaster. In the past year we have had an assortment of unpleasant experience, including seeing our neighbor peeing off their balcony and having a child fling poo off their balcony onto our cars. People park on whatever curb or handicap spot they see (a firetruck could never actually get in front of our building if it needed to). The pool is always full of unsupervised children, many of whom probably don't even live in the complex. I try to never walk around by myself at night because I don't trust the other people that live here. The management staff tries to act professionally, but we have found them to be fairly incompetent. They misplaced our move in inventory that detailed the condition of the apartment when we moved in. They have lost our rent checks. A few months ago they told us they could no longer take two checks for rent - but didn't tell us until after we had already turned in our checks for the month. the next day, after moving money around and writing them a new check for the full amount they notified us that their policy had changed again so they just went ahead and cashed our old checks (this could have been avoided if they gave us our checks back when we had asked for them). We then got to spend the next week trying to stop the old checks and having to get a certified check to pay the rent. Over the past year the fire alarm in our building has gone off at least a dozen times - with no fire. There were multiple nights where it went out for hours. We are terminating our lease to move out, and its definitely worth what it will cost us. If you do decide to live here, make sure you don't have a bedroom that backs up to a stairwell. If you do, you'll know exactly what time your neighbors come home from the club because you will hear them tramping up the stairs. Also, be sure you like hunting for animal poo while you are walking around, because no one that lives here cares to pick it up.

I would not come here again
We have a garage and people park in front of our garage, also people park in places that make it difficult to travel through the complex. Noisy neighbors, problems with fire alarms to the point that they go off all night long. If we wanted to stay here after our lease (which we will not be) the price to stay is over 10% higher for the same place under a year later. Location is bad too..

not too bad
i would have to disagree with some of the previous comments. The staff is friendly and the maintenance guys react comprehensively. The apartments look great, the neighborhood is calm and quiet and the complex is really nice. Despite all these nice words, I would not recommend this place to any of my friends. And here are my reasons: 1) The location sucks. It is far away from everything. The nearest bus stop is 2 miles, gas station is 3 miles, grocery 4 miles, and restaurant 5 miles. Most of the restaurants won't deliver. 2) Contract renewal. I was warned by many but didn't believe until I experienced myself: the rent would go 10% every year. So if you are prepared to pay an extra 70,80 bucks every month after the first year, welcome. 3) Trash. The dump is always overloaded(i wish i had a picture to share with you) and nobody cares to separate the recyclables. 4) Ultra thin walls: Although I had some of the quietest neighbors, I was still able to hear a little too much of their privacy and intimacy.

Overpriced Project Housing
When we moved in last year, the complex seemed nice although all the previous tenants complained it had come down miles from where it used to be. Within 9 months here, the quality of the complex continues to sink like a rock. There are still some nice families and young professionals living here, but for the most part neighbors are rude, loud and inconsiderate. It seems they have stopped having high standards for tenants, as the luxury community appears to be mostly populated with thugs. Loud parties at night are frequent, and just this weekend a party spent the night throwing solo cups, trash and chicken bones off their balcony into the parking lot. Trash is everywhere, and parking is poorly planned. Walls and ceilings are thin so noise is always a problem. I always know when two of my neighbors are getting busy, and I can hear another neighbor in their bathroom blowing their nose, etc. The complex no longer feels safe after dark, and many neighbors have told me they have had their car or apartment broken into multiple times. I would say this is an internal problem of the complex, as we are in the middle of RTP and there are few other residential areas around. Parking is so bad, that people park illegally in handicapped spaces or firelanes, and although the management put up notices that this would be enforced with towing, nothing was ever done. I have even called myself to try to have a car towed and the number the management listed as our designated towing company is not open past normal business hours. The maintenance staff is nice and friendly and gets the job done right, but if you want it done quickly you are better off talking to them directly as the office staff will notify them days later of an issue. Generally the office staff is not helpful unless you are thinking about moving there. In the past months, many of the previous amenities such as the business center and recycling have been removed, and hours have been restricted on the gym even though access is card secured. They say they are pet friendly and breed restricted, but they kicked one girl out with a friendly husky but allow other huskies and TONS of pit bulls to stay, some of which are aggressive. There is no consistency. If you have children or want to feel safe, pick another complex. We are leaving as soon as our lease is up, as our rent is increasing and we have found much cheaper, bigger apartments in nicer communities in the area.

The way in which this property is (isn't) managed is quite surprising. The management sporadically enforces rules on and off, sometimes inventing fees and/or penalties outside your lease contract. You may place a bag of trash outside your door overnight, and discover a $30 "lease violation" bill. However, you may literally have a neighbor that has trash bags outside his/her door for weeks, who never get fined. Did you get a note that a neighbor complained about the noise in your apartment? They won't have records of who it was, or the day or time at which it was to happen. Speaking of records, their photocopier was broken the 3 times I signed leases with them, and they failed to deliver copies as promised all 3 times. The parking situation has gotten out of hand; cars now park at curbs all over. This is not only a driving hazard when you leave in the morning and have to literally squeeze between two cars, but a hazard if the fire department or EMS vehicles need to get into the back of the complex. This has been an issue for over half a year. They once put letters on people's doors stating that these cars would be towed, and then did nothing. Likewise, the trash situation is horrible. Recently, the trash compactor broke, and the complex took 4 months to repair it. In the mean time, industrial trash containers were hauled in, and trash got _everywhere_. Broken glass, metals shards, and rotting foodstuffs were all over the ground. More recently, the complex has decided to completely abandon its recycling program without notification to the tenants. Additionally, they seem incapable of emptying the trash cans at the mailboxes before the point that they literally overflow on the ground. This complex only well maintains the grounds in the front of the complex, so new customers will see it. Trash and litter are pervasive, and courtyards away from the front are often not kept. Mulch is not delivered to these places, so they turn into mud factories. Night time feels dangerous to be out walking a pet; light bulbs are essentially never replaced. Broken light fixtures are never repaired. Do be aware that to live in this complex, your water and cable bill are bundled into your rent; to be late on your cable is to be late on your rent, and default your deal. You must pay for cable; you do not have to option to not pay for it. Recently, the complex increased the cost of water over 100%. While we are in a drought in Durham, the price of the water provided from the utility has not risen. The complex has used the excuse of drought in order to increase their profits directly out of our pockets. I don't recommend this property for families with children. You are likely to have a neighbor complain about the noise your children make through the thin walls, there is trash and dog feces all over the grounds, and you don't want your kids out in the evening when it's dark in the courtyards or parking lots with the burnt-out bulbs. Additionally, the cars driving around looking for parking spaces constantly is another hazard. If you require a repair inside your apartment, you inform one of the desk people, who act very kind and professional while not actually getting your issue taken care of, until you call back a couple times to 'remind' them that you still need someone to come fix it. Bottom line is that they don't work for the tenants, they work for the management company, and they make that fact quite clear. Not only do they not resolve personal tenant issues, but they are incapable/unwilling to resolve property-wide issues. If you consider moving in here, be sure to take a walk around the entire grounds, not just the front, alone without a property manager, and talk to tenants you see around the complex.

HORRIBLE!!!
me and my husband, we live here and we hate this place. the apartments and the price ranges are fine but you'll go mad in here. first: we hear the neighbors all the time (of course they hear us all the time too)and it makes us nuts. second: Office staff. They are huge problem for us, i can't believe how RUDE, UNPROFESSIONAL, LOW QUALITY PEOPLE they are. third: there is litter everywhere and if you have kids just stay away from this place!

Not Recommended
Hi Folks, I have been staying in this property for one and half years and I would not recommend this place at all for many reasons. 1. Parking situation sucks at night. 2. Belongings in car left overnight are unsafe. Please check it with Police office to get an idea about how many car windows were broken in last year. 3. For me, the new Office staff is rude and not understanding. It was not like this before but now it is not good at all. 4. Rent keeps going up like approximately 10-20% every time you renew your lease, so if you are likely to renew your lease then go somewhere else. Overall, I will not recommend this place.
